I have relatives who live here whom I visit - this estate is cleanly, well staffed, and quiet.

Nice, clean safe pleasant park with friendly residents and for the most part non invasive staff. Be aware of the Odd Stalking Lady who walks in the rocks....however she may be the park mascot.

The park is so big sometimes its hard to find the mobilhouses

Numerous manufactured homes some have peekaboo ocean views, wide price range many older ones totally remodeled, no HOA Pre 79s registration only post 79 prop taxed. Strict rental control.

Its a beautiful community with a lot of activities included at the clubhouse. But you have to utilize them. Happy residents and a great and safe place to live. Unfortunately I lived with a miserable person and chose to move on, but I would like to be there again. Very safe neighborhood.

We visited here as my brother in law lives here. We stayed with him for a couple of days and got to meet a few of the residents. Very nice place with great facilities. Rick and Jos wife Cheryl have been there a year and love it. If we loved in Southern California would consider buying a place there.

I run a moving company called buzzing along Movers some of the trailer parks Ive been through has their issues this place well cleaned well maintained definitely a place I would love to live and spend years of relaxation at. For the short time I was there experience friendly neighbors.

This is a nice park for seniors on a fixed income. Perfect location with shopping nearby. Unfortunately the current owners are trying to make some decisions to change the property and could possibly put owners out looking for a new place to live. The mobile homes are puchased, but the land is rented. For the longest time San Marcos has protected these seniors and created a haven for them to enjoy a secure, well maintained, home owner environment, but lately the owners have jeopardized this with hopes of selling it or raising the site rent. With over 200 homes, can you imagine how many seniors could be in jeopardy of losing their homes if a dramatic rate increase occurs....or worse if the park is sold or repurposed. Please beware if you are looking to purchase in this park. Ask all the questions you need to before committing.

My grandparents live here. Amazing community. If the staff sets up traps to catch a stray cat because their pet policy says all animals must be on a leash.
