Disclaimer: I have not moved in here but so far I am unimpressed both with the lack of response to inquiries and then the constantly ringing phone. I have had an issue with just getting my spouses application to combine with mine and despite these people already recieving money they have not replied to resolve the issue. Also drive into the area because the pictures online do not do it justice.

I moved here to be closer to home and because my best friend has lived here for over 10+ years.We where asked to move sooner than we had agreed and unfortunately the home was not ready and there was no proper walk through done. To begin there still are roaches we are dealing with, dead roaches in all cabinets,light fixtures where missing, trim around doors was falling off, cleaning was not complete, missing weather strip from doors, and more. The ac stopped working with in the 1st 2 weeks of living there. We called emergency and couldnt get to anyone and when I told the office they made it seem like I dialed the wrong number. It took another almost 2 weeks to fix it w/ 1 window unit. When we bring up getting refunded they act like they did not hear or read this and goes disregarded. I have been trying to call now, along w/ my husband, for 2 days to get an update on the work order we submitted. The main thing on this is the toilet thats running and the soft floor in the kitchen. Someone came out but since they never leave a note you are left in the dark. We are concerned that the floor will cave and when they finally do work we will be home with a newborn. Also the front door faces the sun, so we are burning our hands trying to get into our own home. When we ask about adding some form of shade, paying out of our own pocket of course, they say it needs to be approved, yet residents nearby are building things themselves left and right. I have never received any form of communication from the manager, we dont even know his/her name. The good about this place is the neighbors are all friendly and no one messes with you or anything you have outside. There is dog poop everywhere you go.

I was surprised by all the amenities they offer. Nice park. Drove through to check out location. Great price for a nice rental.

Good people but make you pay to much

The house is great, maintenance is friendly, Stephanie in the office is amazing. The only negative is there is a lot of cats roaming around and nobody cleans up after their dogs when they go to the bathroom. Otherwise, I feel safe there and so do my kids. I would recommend this place if you are low key and want a great community setting.

I looked up their website and visited the park. The park is very pretty, but the homes to rent cost a lot and there are very few of them. You mostly have to have a house already and you put it on a lot,and they charge 600$ a month in rent on it.

I remember my grandparents moving in, there was nothing but mud and a pond around them. Seems like management and neighbors are an issue there.Just going off of what my buela tells me.

This place is ridiculous, I’ve been trying to get my application to go through for about two months now but every time I call the manger hasn’t gone through it yet and maybe it will be done by the next day or next week. So far this has been a waste of time and money.I really like the area and the little neighborhood but why does it have to be so difficult to get into?

I tried to apply to live here but they make it extremely difficult, which shouldnt be the case considering it is a trailer park. I called the number that they keep replying with for 2 weeks straight and literally nobody ever answered. I finally drove in one day and waited outside the office, because there was a be back soon sign hanging and when the lady returned, I told her I had been calling for 2 weeks and she responded with attitude saying shes only one person and has to go out to the homes a lot and cant do that and answer the phone. I asked her who answers when someone has an issue or needs a repair and she just shrugged her shoulders. I left, I dont want to live in a place that makes you go through so many steps just to live there and then leaves you hanging when its time to call for help. As for the owners who keep responding with the same thing please call at your earliest convenience...., just save it, there is no point in calling because nobody ever answers that number.

After going through a month of waiting and being told I would get into a home. They gave me false information and a lot of excuses. I will not recommend them to anyone who isn’t wanting their time wasted. I was even left on hold and forgotten about. Called the next day and didn’t even get an apology just an “oops, my bad”. I sent this in a reply to the manager stating that she tried. For future residents. My advice is either upper management needs to get things done in a more professional and timely manner or y’all need to update yall’s future clients so they don’t have to call so much and don’t tell them they shouldnt be denied because that gives them hope and it’s so much worse when you tell them they were denied. This was the worst experience I’ve ever had trying to get a place and I’m very disappointed and hurt by the way things were done. We wasted a month on this. Thanks for your time

I moved in 12/19 with a years lease I had a great experience with all management especially (Stephanie) she was amazing she was very friendly and very professional and was able to explain any questions I had about the trailers without Hesitation they knew what they where doing I lived in 509 and it was a very beautiful new trailers so spacious and the master bathroom was my favorite open floor plans was perfect for my little family rent was worth it my Neighbors where friendly and nice lots of kids which I like since I had a young son the school entry way was perfect just a few trailers down and it was easy to walk my son to school they have a small playground that was always clean the mailbox area was always well keep as for as I know I didnt go there but twice a month to get my stack of mail lol the patios where spacious never had any issues with Any kind of critters or bug but im also a neat freak lol it was very quiet and on the weekends there was some loud music played but no later then 8pm and for me that was ok im a night owl anyways the Maintenance men where friendly and did everything very quick to fix any issue you had with out any hassel unfortunately I had to move out (not due to valley ridge)but a family passing but would love too move back soon...

The neighborhood is ok. There was a shooting, a unfortunate death, infested with rats, dogs roaming around, etc. You pay for your house. HA!!!!! Thats a lie. They nag about EVERYTHING. You cant have almost... anything actually if it isnt to their liking. You may as well live in your home and not do anything to it or they will get upset with any....little....thing. You pay all this money monthly and every year it goes up, to be told to take things down.Its almost as if they have nothing better to do.

Ken the property manager is a very good manager. The office staff is very helpful. Management is new and trying to make good improvements over time. Ive only been here 6 months but am very happy here. Thanks Valley ridge and staff! Love living by the pond too.

Spaces are decent sized with a small yard. Been here 5yrs now. But for the past 2 Ive been having to deal with an unruly neighbor who plays loud music all night long(most times way after midnight). Very displeased with the way its being handled by the community management. Consider this before moving in.

Exceptionally well kit houses are beautiful there I know theyre trailer houses but theyre really kept well they are the really beautiful the places really nice the pond needs water but its always kept very clean cars go by there quite a bit too fast they need a sign or they need somebody standing after theres too many kids that are playing out there in the roads and these crazy guys are up and down just in the trucks blazing like if its on the highway so that needs to be done about that other than that everything is fine

Love it here!!! Great office manager and staff. Beautiful fishing pondlove my mobile home so nice and clean. Everyone keeps to there self. No problems ever!! I would love to keeping staying here as long as a can. Thank u for this great community and opportunity for me and my family. God bless

You know the saying you get what you pay for well thats exactly the case here.Theyre almost always short of Maintenance people so weve had the grass grow a good foot and a half on the public sites and alleyways. They take forever to get something fixed in the homes yet the rent goes up yearly, during warm weather the swimming pool is closed more often then its open its very disappointing to all of the kids and some of the adults, they close the swimming pool way too early compared to apartment complexes which leave them open till 9 or 10 p.m. here by 5 or 6 p.m. theyre closed very rarely do they leave it open after 6 p.m. and thats only if theyre open at all.Basketball Court is laughable broken, the Rings have no Nets, their just a couple of poles with no Nets on them, the cement is all cracked and the poor teens are out there trying to play a game its truly pathetic.Yet they charge anywhere from $750 to $975 per month to move in and a $500 deposit and each month you have to either mail in your payment or go online to make a payment and better not be late or youll get charged a lot on late charges.

A peaceful place to visit

Living at Village Ridge has given me a whole new vision of living in a trailer park. We moved to this side of town wanting to live outside of San Antonio. My husband and I both drive in heavy traffic every day; so definitely didnt want to live in the city. Village Ridge trailer park is actually pretty quiet then what I imagined. Theyve gotten rid of a lot of old trailers; which would make the place look trashy with new trailers. Theyve added the basketball goals; and a new park for the kids. The pool area is always nice and clean. When something is needed to be worked on the maintenance guys are good about getting it worked on. Theyve done everything they said they would do when we first moved in. I especially like the great attitude of “Mo, the administrative assistant!” I send him emails of my complaints and he always responds with an action that he on it. I don’t have to wait for the office to open to pay my rent; we conveniently pay it on line. Love it….so yes we’re happy here in our new trailer and decided to stay a little longer with Village Ridge.Sincerely,Diana

Ok its an older moble home community

The place is quiet to live at as no crazy loud parties take place there. There is a small problem of some stray dogs and the owners restriction on what material of storage unit you can put in, has to be wood only. They have quite a few new units available with brand new appliances and the mobile homes are fairly roomy compared to others I have seen in past.So all in all its a decent place to live.

Most employees here act like they dont want to do their jobs. not all of them, just some.

Valleyridge mobile homes has its perks. My husband and I have lived here since December and absolutely feel at home. They are really cleaning up the park and have worked with us. We take pride living in this complex and appreciate management for trying to make this place even better. I recommend this place to many people, and have never had a safety issue or concern. Good place to live but a little outdated and have noisy neighbors late at night. But for the price you cant beat it :) pool hours suck and they charge 50 bucks just to get in for the summer. If you like living on the cheap than this is the place for you my freind

New management just needs to leave people alone. When we first moved in, there were always kids out playing, and everyone seemed pretty happy. Now, 3 years later, there are no kids and you never see anyone out and about. Pretty quiet place, with the exception of my neighbors that live behind me.

The community is quiet for the most part. Reasonable lot rent. There is a pond and a park and a swimming pool. They need to add a road at the back of the property to connect to Pearsall Rd.

Forgot my wallet on one of the leasing persons desk next to a stack of folders. When I returned 5min later to retrieve it the stack of folders was moved to the position of where I set my wallet and my wallet was gone. It was a large black leather billfold style wallet. Im not saying that the office girls took it but it doesnt have legs a get up and walk away. They were keen to look around the desk for it and one of the office ladies even went through the desk and did not see it. Needless to say I will not be leasing here because of this...

Very nice and affordable Mobile homes. Friendly neighborhood. Child friendly with jungle gym park and community swimming pool.

My children and I have lived at Valley ridge for almost 3 years. We feel at home. Staff very understanding and prompt.

Its a decent place to be

I have lived at valley Ridge for a little over a Ridge now. The maintenance staff never makes me wait they come right away and fix it. I love the office staff these new people in the office are awesome I love Corina and Omar. They always kind and polite when I go in there. And helpful when I need anything.

Speed bumps suck..... new office people are nice. been here 7 mos have not had a problem with fleas. love my home here along with the area i am in. I stay to myself and no problems. yes if you dont pay rent like all other places you have singed a agreement to pay so why be mad if you get a letter saying your payment is due.... pay on time no problems.... pool hrs are not the best but again upon moving in the pool hrs were mentioned so why be mad...

I live here while it can be a great park there is one set of 3 kids that live here that cause it to be a living hell and the office wont do anything about it. They are 3 sisters that will steal from your yard beat up your kids pop tires they are a nightmare and there tweaker mom dont care the 2 worst ones are Cameron and serena all i know is cause of them i am looking to move elsewhere

I have lived here for a year now. I was going to renew my lease, but after this weekend I probably wont. All my pipes in my mobile home are backed up, I have feces coming up in the shower and tubs. Cant shower cant use the bathroom. Tried calling the emergency maintenance and the line is disconnected. Thinking about calling the Kens 5 news office and letting them know. This is a disgrace. No one should have to live Ike this. And we are not the only ones. The neighbors are also having problems. Im done with this place.

Been living here since Feb. and have had no issues. Neighbors are friendly and its quiet. There are kids that are in the street and dont move when youre driving but blame the parents not the park. Other than that no issues as of right now

PLEASE DO NOT MOVE HERE. We regret moving here and breaking the lease is out of the question.Do a drive by in the weekends and youll see beer cans, trash, and cars parked everywhere. Dogs and cats are everywhere going through trash and are infested with fleas!!! The staff are AWFUL they dont care to help and are rude, no matter if you pay rent on time on its DUE DATE. Oh the school by the homes is just as bad parents come to pick up there kids park in spaces just so they dont have to wait at the school. As of right now there has been 3 shootings in the neighborhood. Every community has its downfalls but its the staff that doesnt care to fix it.

I lived there with my mom and son. When we had a problem with our door or the bathroom. We would ask for help. They were very slow at doing maintenance it took them 3 weeks before they came to us. I dont recommend anyone living at Valley Ridge Mobile Home Community. The staff isnt very friendly at all.

THERE HAS ALSO BEEN 3 BREAK-INS IN 2 WEEKS! THE FRONT OFFICE KNEW ABOUT THIS AND FAILED TO LEFT ANY OF THE RESIDENTS KNOW. PLEASE, WHATEVER YOU DO STAY WAY FROM THIS PLACE! Went to put in an application and right from the beginning the girl Corrina had an ugly attitude.We left and made the decision not to go back because of attitude. Next day i realized she had not given me back my lisence and when I called her all she could say was she could not find it but I could go ahead and get another one that it was no biggie. I was pissed that she would make it out to be no big deal. Well she never found my lisence. Not a nice place to live and staff is not friendly.

Coming Monday I go in to explain about the letter they pull up the file saw it was paid in told me to disregard it like nothing this place is bs. I also told them that day that no one has came to fix are problem wit the floors in toilet they said they would get on it in still nothing this is gonna b are fourth month here and still theses ppl refuse to get there job done 850 a month me in my family can be living in a way better place than this I wouldnt even give this place one star they suck here we are starting to have flea problems again I feel so bad for my Lil ones because their legs are full wit bite marks their bodies as well Im so sick of it I just dont know what to do anymore...

Valley ridge does have nice homes yes .there is dogs and cats all over the place ..the staff are rude i have a had a couple of issues with my home that toi weeks to get some one oyt to fix but yet when your late on a payment they cant accommodate.
