Edit: Saw Toms review so I added the flyer for the raffle, just says to review the place, nothing about asking for 5 Stars.Been living here for a few months now, and Im in love with the home Im in. 4 bedrooms, 2 bathrooms, aisle kitchen and large open area floor the living room. The club house seems to have parties every weekend which is nice, and once the weather warms a bit Ill be happy to get in the pool. The car port fits 2 comfortably and 3 snug, and theres a fair bit or visitor parking near the clubhouse as well.Overall Im glad I made the move down here from Riverside, and cant wait to see how the future plays out.

I have been looking for a new place in the riverside county and I was very impressed by the cleanliness of the community. As well as the tour I was given by the manager a really lovely place. And very good vibes.

Went by to inquire on renting a place in this area last week and had the nicest most welcoming office manager by the name if Raquel assist me and show me around the neighborhood. What a lovely place it is. Id recommend this place to anyone

An interesting place. I visited a friend that lives there and it seems like a nice place with lots of diversity in the residents. I am not sure what its ratings are so if you are looking for a place to live check the ratings firstly so you will be happy with your move.

Pretty quiet place actually very quiet Everybody always keeps to themselves mostly I have seen a few sketchy homes but not too many the management can be a lot better I think the management was kind of full of themselves with the rules and regulations such as what you can do to your own home. But over all not a badd place to live.

I am so completely appalled at the unethical management of the King Arthur Mobile Estates under J&H Asset Property Management Inc. My attorneys will be in contact VERY soon. First of all I have done extensive research on the laws and tenant rights in regards to living at a Mobile Home Park prior to my mother moving in and signing an agreement. The woman who runs the place is constantly giving inconsistent information with complete disregard to these laws.My brother owned a mobile home and was selling in to my mother. I immediately called to confirm if a new deposit would be required, she said No fast forward to my mother applying to live at the site and that fact changed... now $500 is due before moving in.Application gets run, they try telling my mother that she will be denied based on a very old and past CABLE bill. I call corporate to inquire about a rental criteria that would state someone s application being denied because of the something of that nature... long behold my mother is suddenly approved.Now it is time to sign the lease agreement... the woman REFUSES to draw up anything short of a five year lease.... Civil Code 798.17 CLEARLY STATES If the rental agreement in excess of 12 months duration is entered into, then the last rental rate charged for the space under the previous rental agreement shall be the base rent... thus making my mother pay what my brother previous was increased to rather than starting over again as a new tenant and owner... which she is.Furthermore Riverside Municipal Code Section 5.75.027 CLEARLY STATES Pursuant to Riverside Municipal Code you are advised that you may not be entitled to rent stabilized (RENT CONTROL) program benefits under chapter 5.75 IF YOU ELECT A RENTAL AGREEMENT OF MORE THAN TWELVE MONTHS IN DURATION and that rental agreement meets the requirements of California Civil Code 798.17 clearly making my mother not eligible for these rights because thats just the way we do things here This woman even had the audacity to tell my mother you can just not sign and not move in here. Or you can agree and sign these terms as they are writtenI am contacting corporate, Fair Housing and my attorneys first thing in the morning. Per California law she has 72 hours to refuse those terms. BEWARE!

I recently visited this mobile home park and put an application in. The manager is not nearly as bad as the formerly mentioned reviewer Nicole Helton said. You are sadly mistaken on how Karen Shepherd runs her management office and policies, she was nothing but kind to my wife and I and we were in and out with plans for our home being put in without any problems or hidden agenda at all. I highly recommend this park to anyone!

Some friendly residents but lousy parking. No curbside parking allowed and guest parking few and far between if not being occupied by residents oppnq

Managment dosent fix things that they promise they will fix instead they just keep putting you off about it. They play favorites with residents & talk about the you if your not one of there favorites.

A massive amount of tweekers riding around on their bikes all hours of the day. Going into and coming from your trailer park. I thought you (or anyone trying to live there) should know.

Management is all about who they like

Very nice mobile home park.

Its clean and quiet but only give 3 stars cause the managers are lazy about fixing stuff and alot of the older neighbors are extremely nosey and judgmental in including the managers and the handyman.
