Nice looking clean and well maintained mobile home park.

The best mobile home park in the county if you dont like hoodlums and gangsters all nice people well-managed oil too expensive of course but what is it these days I give it 4 stars 5 if I can move in have a golf cart raise a little cane! LOL hahaha going back!

Although not what i was looking for as it is a 55 plus. The conversation was very pleasant and helpful. The woman seemed very cheerful and happy with her job.

I find the Park to be safe and comfortable. Nice location for local events in the area. The folks who work here for Park Royale are very kind and always helpful.

I found that many residents to be extremely rude. I was visiting my grandmother and could not believe how mean some of them were. The manager Joann was mean to. Very short when I asked a question for my grandma. I hate the place, used to love it before the new company bought it.

The Manager Joann is rude. The other staff is nice. The new company is horrible my grandparents have been there for over 30 years I loved the place not now. They are are also getting expensive . Do not move in!!!

Very clean and spacious home and lots

Very nice seemed nice and quiet but absolutely loved the location so close to all the beaches 10 miles from Clearwater or st. Petersburg and everywhere in between was even less

Nice park homes a little dated but there are some new homes very clean very well-maintained. The people are friendly.

The rent here is too high. Every year it goes up. Pay property tax on land we do not own!!

I bought a new mobile in 2000 and like Park Royal very much. It is located in an area where you can shop for all your needs within a 3 square mile radius. The Park is well maintained and staff are most helpful and pleasant. You can be involved in many activities as well as many social events. Even has a doggy park and club!

The property is kept extremely nice. Management is so helpful. This is my permanent home and I couldnt be more proud.

UPDATE: Park Management changed about 2 years ago. The previous manager was awesome and her name was Terri. The newest park manager is a narcissist and a bully. When it came time for me to sell my home in Park Royale, I signed a 90-day contract with the current park manager, Joanne. I soon found out they were not showing my home based on they had no incentive to show my home because they are paid hourly. They are not commission based. As long as you make lot rent every month they could care less if they sell your home or not. My home sat there for 90 days and Joanne the new park manager only showed it twice. That was completely unacceptable. After my 90 day contract was up, I hired a realtor who was commission-based only and my home was sold in one month. NEVER, EVER list your home with Sun Communities park manager. They dont sell homes, they collect lot rent and enforce rules. Lot rent had risen so high it made it impossible to keep up if youre on a fixed budget. Lot rent nearing $700 per lot in late 2017 when you include W/S/T. The park itself is nice but park management needs to go. The manager lied to me about showing my home and I caught her lying to me saying she wasnt in the office when she was sitting at her desk in her office. (I was in the community hall and heard her say it because I was tired of being ignored) Shame on her.MY FIRST REVIEW WITH THE ORIGINAL PARK MANAGER, TERRI. This park was fun before new management company took over. Hired some lame country bumbkins...cowpuncher Paul and his fat faced old lady..forget her name. Good news I heard they are down the road...FANTASTIC!!! The Paek itself is decent but nothing special. Location is excellent thou!!!

Why does no one divulge the fact that NO ONE will finance MFD homes in Fla. I searched for two weeks in Feb. 2017 and finally gave up. I even went to my own bank and they said no way. (5th3rd). And that was with thousands in savings. income, good income, for life and a 813 credit score and no debt. Why would I put cash out know how limited the market would be if I decided I want to sell?
