I would like to give it a big fat 0 stars. The property manager is never in the office. The tow truck company they use seem to be a little bit racist. And OMG the rules! If you like having 17 pages of rules to follow this might be the place for you. If not stay away from this and all other RHP properties with AHP homes.In response to the reply from Viking Villa AHP Homes or RHP properties- Nope not going to call. That is one of my issues with you. I recently changed my first name. The contract was Thomas and Jaime Yearsely 940 N 550 E Viking Villa. We lived there for about 5 yrs 2012 to 2017 I am fine with this info being public because I have thankfully been able to move. Please check your records again. I have included a photo taken from my front porch a few days after Thom died. I lived there for another year after.
We determine market rent by evaluating several factors, some of those include, capital expenditures, expenses, and the rental rates in the marketplace.Those factors include a property plus a dwelling. Not a little tiny square of land. $640 plus is enough to own a home here in Ogden. Its enough to rent 6 - 10 x 30 storage units. How do you justify charging folks who have lived there for years and own their mobile home? That is not right no matter how you try and justify it. Some sites should freeze. Thirty five dollars a month price hikes for you not owning the homes is criminal. The parking enforcement is a myth too. Cant get out on weekends.

ZERO STARS. My mother moved into this park back in 1995 to retire eventually, from 28 years working for the Federal Government. It was managed by Blaine Barnett and it was a 50 year old and up community. It was truly a wonderful place with caring management and tenants. Basic free cable was provided, and the lot fee was around $75.00. After Blaines departure in the late 90s, it was transferred to ARC. The lot fee started going up $20 per month every year. Services that were provided before were terminated. 50 and up was phased out without notice, and for all the seniors and older members who planned to retire here, they started being forced out due to fixed income issues, and loud disrespectful neighbors which made many upset, or feel unsafe. In 2013, Bayshore became the latest management of the property. Still the lot fee continues to rise which is currently at $615.00 per month for a single wide lot. 95% of the people who planned to retire at Viking Villa are gone. Taco Bell and large dogs bark from sun up to sun down. A complete transformation of people, and quality of living has transpired. Residents who have had issues with noise from loud tenants in 2015 were told by the upper management to work it out themselves even if the rules that are signed prior to moving in... are being violated. Quite a few homes have moved out and are not well kept. Cars parking on streets even though it is prohibited. Ive had 2 of my vehicles broken into, and had possessions stolen in 2014 and 2016 while spending some weekends with her to keep her company. Good maintenance man in Troy. It just isnt worth the money any way you slice it and....due to the environment that has been cultivated over the last 17 years plus. No sleep here for the working. Tweakers everywhere. Loud cars and bikes being loud as possible. And Three things that are certain in life.....death.... taxes....and the lot fee going up another $35 plus per month EVERY YEAR at Viking Villa.
This mobile home park needs to be boycotted. Over $600.00/monthly with a $30.00 raise yearly, for what? Slab of concrete. Rules are not enforced, parking everywhere when it says “No Street Parking”. Dogs barking from sun up to sun down as they are left outside the remainder of the day & night. Big breed dogs are not allowed, I see them all the time I drive in here while visiting.My elderly grandmother cannot enjoy her retirement because she’s surrounded my disrespectful neighbors & with yearly raises, eventually it will drive everyone out. No one else would pay for these outrageous lot fees every month, $45k-$60k for these new mobile homes. Ridiculous, Bayshore you should be ashamed!
Good community, very clean they take very good care of everyone, making sure everyone is happy and comfortable. Love the community pool that is clean and big!
Never answer phones and never in the flipping office. Takes weeks to get approved starting to think it is not worth the time. Wonder if the owners know that the management is never around to answer phones or provide basic office work in office. The answering service answers more calls then the managers. Should fire managers and just let the answering service handle things probably be more efficient.
Been here 4years the park has been good to my family the kids love the monthly Activities they have at the clubhouse and we go to the dinners they do it’s fun thanks to who puts it on
Cant have two TVs and a little bigger bathroom
Love living by the pool its a quit area and if you need anything the lot people are always there for you they did just went through the whole park and trimmed the trees

Absolute disgusting mobile home park... Bayshore just cares about getting RENT checks every month for a slab of concrete.Loud neighbors playing carnival music and slamming doors at 2am. Parking on the street when it says no parking everywhere. Overcrowded all the time. Tweeker galore.

Why is it that I can come here in the afternoon... Clean and wax my elderly aunts car... And have the maintenance man come by with his leaf blower and run residue into residents yards. Common sense says lay down a tarp like other landscaping companies do... Another thing... How do they sleep at night when they raise the rent THIRTY DOLLARS EVERY YEAR?! How do they except the elderly do even provide for themselves and enjoy their retirement? Over $600 for a slab of concrete! Then $200-300 for financing a $45,000 mobile home. Over $900 on a mobile home for just CONCRETE every month, are you kidding me?! This place takes advantage of the Mexicans and Elderly (Including my aunt, Ive only seen maybe 4 or 5 elderly people in here) because they have ran everyone else out with their high rent every month. How do you expect people to survive when you charge $800-900 a month for concrete! Absolutely disgusting! I dont know how this place is still selling mobile homes or havent been sued!

0 stars. Worst place to live. You’re treated super unfairly if your any other race but white not only from management but from some neighbors. Oh and if you have pets don’t even think about moving here.

I recently moved to Viking Villa just a little over a month ago and I am loving it here!! This is the first manufactured home community Ive ever lived in and the manager JuliAnne made the process so easy and pain free. The park is clean, quiet and my little girl loves that there is a playground right here for her to play on! I look forward to calling this our home for many years to come. Thank you Viking Villa for making this such a great experience for me and my children!! :)

Confusing lay out. Google Maps guided us to here while we were looking for Latter Day Saints chapel. I turned around and found a different route. Suggestion: put sign up Chapel >this way!.
Sad to see that Viking Villa is not what it used to be... When Blaine left, everything went downhill.Horrible management, parking on the street to the point where you cannot get out of your driveway, partying neighbors AFTER HOURS. Mobile home that is ONLY supposed to have 4 people, not 8+. This mobile home park should be ashamed of themselves!
This is a horrible place to live! Cant do anything Right! The management doesnt care if your elderly or not! They love to put letters on your door to try and kick you out if THEY fail to check their mail! If you have two weeds in the yard your getting a letter. Try and call the management and they dont answer! If you do get someone they actually tell you Try not to take it personal. This place is a joke and i feel horrible that my mother lives here!
They are homes, not much of houses. If you can do better, look elsewhere... Otherwise I wish you better days ahead.
My elderly mother lives in this mobile home park and this place is just horrible... Constant noise and drug activity going around in here... Neighbors throwing a Christmas party until 1-2am, drug addict neighbors constantly making noise all hours of the night, loud neighbors that block the streets to the point where you cannot get out of your driveway. What does management do about this? Absolutely nothing. This place just makes me sick. They dont care about anyone that lives in here, they just care about how much they charge a month for just a slab of concrete and continues to raise the amount every year.... This place is absolutely disgusting.
I wouldnt ever move into that trailer court. The people that live and manage it are so badly up in your business its kind of scary. If you work a graveyard shift you will automatically be treated like you use methanphetimines. They will walk right into your yard and take pictures of what they feel are in violation according to their rules. They also will use/makeup any reason to evict you and try to steal your trailer. It doesnt even matter if you are in treatment for stage 4 cancer either. They really are out to own every trailer that is in that park. They really can make a persons life miserable.

Its clean but a bit overpriced and overly strict to renters yet unwilling to fix issues governed by the villa.
I really would have liked to check this place out as I am looking to rent my own home but when I visited doing thier regularly posted business hours I found a note on the door stating that the office was closed for the day. I was very disappointed.
I feel like this park takes advantage of those who cannot afford housing. I feel like the park is not well maintained they do not check out the problems as good as they should and they continue to raise rates every single year despite having several vacancies and several run-down homes and vacant Lots where people have taken their property and left. The management in the past has been very inflexible and unforgiving lets hope that the new management can learn from the past mistakes and create an environment here thats friendly for all. The amenities that are provided here are very limited at best.

Never lived here but visited several friends who did. Decent place but can be expensive.
To me it feels pretty safe, me and my friends are outside a lot here and theres hardly any traffic (and by that I mean theres like 1-2 cars passing by)
Mobile home parks are a trap! Ive lived here for 10 years and my lot rent has gone up by $300/mo. I pay almost double what I pay for my mortgage! The only way out is selling your mobile home or paying thousands of dollars to move it onto property if youre lucky enough to own land that is coded for manufactured homes. I cant get Comcast here, I cant get a recycle bin, centurylink wont bury dsl lines here, and Im not allowed to install fences for my yard. What am I paying for? Swimming pool access for the summer months? A park and clubhouse thats closed for a pandemic? I feel like Im being robbed! Im selling my mobile home asap! Do yourself a favor and buy a house!
Nothing good to say about Viking villa. No on site manager. No one to help with anything. The same number that nobody answers during the day is the same number for after hours emergency s. Office hours say one thing but the actual hours are never. Management (if there is any) never returns calls. Corporate office Bayshore realty doesnt care.
The staff is rude, rentals extremely high, offers alot, delivers nothing. Greedy, very unprofessional, and greedy. Recommend, keep looking.

This place is outragesly EXPENSIVE!with another rent hike of another$ 30.00. Some house pmts are less to get, certainly nicer, property, and apts, for what they want for just a tiny lot pmts (rent), you could live in something really nice. Ridiculous!
The Property Manager is great. Although she is new she is there for her residents.I sent a friend in to inquire about purchasing a home there and she said she would rate JuliAnne 5 stars.Out of all the Bayshore managers JuliAnne seemed sincerely interested in helping him find a home.Hope she stays managers come and go a lot.

I wouldnt recommend anyone living here. Management is complete garbage, they clearly dont have a lifs since they are always giving you letters for everything. They have stupid rules and they dont care for your needs. Management should just get off their high horse and accept that they are a complete and utter waste of time and resources to this place.
Ever since the mobile home park received a new manager, the park is a lot more eye pleasing. It no longer has the Ronclare look.

I think Terry is a great park manager and besides a few street lights that need to be replaced the park is kept very clean. Terry does a good job at making sure everything stays in running order and has been VERY patient with me. I unfortunately have not been able to pay my rent and am in the process of eviction, which is my fault. But I only have one complaint for Viking villa or bayshore homes... get a new attorney... my experience with Robert Poulson has been a horrid one indeed. ... Bayshore and Viking villa needs to find a new attorney...
