Dont even know where to start with these people....Bought a brand new double wide in early September 2017. Have regretting moving here almost since we moved in...- There is a drain at the end of our driveway that has had standing water in it since the day we moved in - Ive informed the office multiple times since moving in. One month later and they say they jetted it, however, I inform them that there is still standing water in it - clearly there is something wrong with it. They say thats the best and all they can do. After a period of 24-36hrs of rain in mid-November, the drain backed up to form a 40-50ft diameter small lake, completely covering my driveway, with the edge of the water about 3 FEET FROM MY HOUSE. I went in to the front office to complain immediately, but the office manager (who is on vacation for a week), nor anyone, will be able to address this until after shes back. I go in and talk with her once shes back from vacation and she gives me this story of how shes worked here 10 years and theyve tried countless (basically half-___ed) fixes over the years all to no avail. She even gave me the COURTESY of informing me it ONLY happens a few times every year, AND shes even seen it WORSE, YES WORSE!, than this last time. Keep in mind, my brand new house has been on this lot for less than 4 months - WHY WASNT THIS FIXED BEFOREHAND!!??!! especially if its been know about for years! It makes absolutely no sense!- We also have very low water pressure here and we are on Novi City water. But guess what... (oh it gets better)..., the park is responsible for the pipes and infrastructure here, not the city! So in order to get something fixed, I have to get the park to fix it! So Ive been complaining about this too since we moved in. They said they can hire someone to dig it up, but if theres nothing wrong with it (and its doubtful theyll even be honest about it with how shady theyve been so far), that theyll stick me with the $1000 bill - HOW NICE. The normal water pressure with no other sources running is laughable at best - my kitchen sink always sputters when its on. A simple flush of the toilet and try to wash your hands... the water pressure drops by at least 50%. Want to take shower while youre running one load of laundry... nope, good LUCK... the water is barely a trickle.If I had a second chance, I would stay very, VERY far away from any of these communities owned by Meritus.**OCTOBER 2018 UPDATE:- front office seems to give no cares about our drain problem. Regional manager also seems to care very little. Lake Pierre keeps thriving with every hard rainstorm we get here - it happens frequently enough that the neighborhood kids now know to come here for a quick dip during a rainstorm!!! Wonderful!All-around wonderful, competent people at the front office......**JANUARY 2019 UPDATE**- Regional Vice President at Meritus is giving me the run-around. The drain has not been fixed and is only getting worse. Every time it rains, the drain now backs up to the base of my home and takes at least 4-5 days to drain. This is exacerbated by the freezing winter temps as well (the 100 x 50 pond now turns into a literal skating rink). When cars drive by, the water splashes up against the base of my home. Calls to regional manager and complaints to front office are ignored, there is always an excuse as to why it cant be fixed. How long is it going to take until someone slips and gets hurt and/or possibly drowns?!?!? These people do not have a care in the world for you. I have small children and there are many others in the surrounding homes. Meritus and Oakland Glens seem to not care at all about the well-being of their residents. Currently in the process of contacting local news stations and a lawyer for help. Beyond angry right now with the incompetence and lack of compassion.
We just moved into our new home. The management and office staff have responded very quickly to help make our move smooth and comfortable. The neighborhood is quiet and we have friendly neighbors. I am quite satisfied with this community.
Im very happy I moved here! Staff is professional and courteous. I love my home, this is the first time Ive lived 8n a manufactured home and I love it. The homes look exactly like the pictures and prices are great.
I have lived here a year, currently renewing my lease. My neighbors and the people I have met through the community page are all great!! I had never lived in a mobil home community before and have found out its like a giant family. People always willing to help each other out. The office has been very helpful for me during some rough times especially during this pandemic!! Karen in the office has been very open and kind!! Moved in last October, then the pandemic. I work in health care and going to work and being stressed out, the last thing I want to do is come home to more stress. My neighbor and I have helped each other out with mowing our lawns. When Ive had any kind of issue on my end, Karen in the office has been very helpful and understanding of the crazy hours I work and trying to get my new lease signed. Glad Im staying at least another year!!
Currently living here. This place has a pool and playgrounds for the little ones . Its a great place to raise a family.
Called to inquire about lot renting requirements as im looking to purchase a trailer thats in the park but already paid off.. was informed that id need to pay a 60 dollar application fee and go through a credit and background check and more specifically they would look into the specifics of my credit report and study my DTIR to determine my approval, also lot rent alone also requires a security deposit?? thats one and a half times a monthly lot rent payment? which is over 500$? so basically i would pay double their entire annual land tax amount JUST TO RENT A LOT? these people are absolutely INSANE!!! no thanks, DEFINITELY PASSING on oakland glens! yikes!
Was a good place then they got new owners my step daughter lives there always payed her rent. She ended up getting covid19 and losing her job but still payed with her unemployment then unemployment got messed up and she had problems paying instead of helping her or understanding thry filed eviction on her and did not try to help in anyway. I understand thry need there money but thry could have helped her instead of kicking her out. And may i add she never caused problems and always keeps her yard and house up

I have just moved into oak land glean, and the experience has been absolutely amazing! and i love my Mobil home so much!!! this would be the first time of actually moving into a Mobil home everybody in the neighborhood is so friendly the people in the office are so helpful to me and i really appreciate them!!! and so nice to me and worked with me they are very friendly and nice and i don.t have any regrets moving into Oakland glen .
Moved in in november 2019 and i have to say its a nice mobile home park .... love the atmosphere have great neighbors and its a nice safe area and pretty well maintained . Very peaceful in my area !

Its not a bad neighborhood in terms of the people who live there (For the most part) but it was ran poorly and the swamp within the trailer park attracted all kinds of pests. Geese would walk along the streets and defecate everywhere.
Too many trailers. Way to close together. Streets are narrow & residents dont have much driveway area, so they have to park on the narrow streets.

Really enjoy the living in this community. Its been an amazing experience, living here. Its helped me get my life back on track since my divorce. Karen in the office has always been there for me whenever Ive had any issues that I need resolved. Much appreciation to Karen and the rest of the team here at Oakland Glens!
I would like to think two special women rhat help me in a time of need.Man I cant thank these two ladys enough Kim and Karen they go far above caring for the people in Oakland Glen. I have watch them when people come in and leave out they are so happy. I could sit here all day and say so many good thing I have seen then do for people but if u really want nice place to live and meet to of the nicest woman I have seen in a long time come to Oakland Glen and meet them u will leave with a smile for sure and a new home
I live here. If I could, I would move. The current owners and management of the community care only about one thing - money... it feels like they are spying on everyone. Only way its bearable is there are some awesome neighbors.
They are amazing, Karen is a wonderful woman and works with everyone that needs help and ask for it... they are an amazing park to live in and I would recommend it to everyone!!!!
Lived here about 4 years now, nice place to live, kids go to school right across the street, convienant location. The staff is very pleasant and understanding and will work with you. Kim and Chelsea have always been nice to me, Karen the secretary is so sweet and the maintenance men are helpful. I dont get all the negative reviews, lots of people live here for a reason, its affordable living in a nice area!

To much drama and park office employees have major attitudes
As long as you do as they ask, which isnt outrageous, they leave you alone. We havent had any problems with management. They do raise the rent every year which I dont see necessary. It is quite where we live which is close to the front. We have just signed our third lease and I dont see us moving anytime soon.
Youre better off living on the streets than here. Save yourself and your children. The 600 other trailers are their priority Even when you have no heat in half your house in -20° weather. The women in the office are BEYOND sexist and rude. My 5 year old has more respect in her pinky than all of them combined. Theres always trash all over the streets. Drug dealers every other trailer. People speed through the neighborhood regardless of the times children are present. You can have video proof they never touched your grass but will slap you with a $35 fee. Theyre only nice to get you moved in then its problem after problem. Parts of the trailer park flood due to lack of drains or drain maintenance. They wont ever try to talk to you in person. They will either leave notes, STALK YOUR HOUSE or force you to go to them. The mailman NEVER gets the mail right. They hired inadequate workers for the driveways and refused to clean up any mess that was left behind. Destroyed all my grass in the process (yet I still had to cut it?) There are cops in and out of here all hours of the night. Teens will break into your car, steal your gas etc. Select few tenants are good. For the most part this park hits the stereotype of Trailer Trash right on the nail.

I don’t have many complaints living here as I have been here the last 6 years but for my rent to go up 10$ every year for the first 4 years, then 18$ last year, to a whooping 75$ increase this year is insane. Maybe if it was something more like 30$ or 50$ that would have been a better pill for me to chew. I am a single mother and I loved the fact that I was able to live in a nice neighborhood such as Novi and send my kids to a nice school but, if they keep going up at this rate me and my kids will have to pack up and go.... They are trying to force the renters of the older homes to purchase the home and that’s just not in my plans to do. In no shape or form do I want to own a home just yet in my current situation and even if I did purchase the home I would still have to pay a whopping 600$ monthly to keep it here in their park. Karen at the front desk comes off a bit rude at times and even told the man (home owner)in front of me that he should be grateful that he isn’t a renter because they got hit really hard with increases, you should be blessed your rent didn’t go up........ as if that’s suppose to make people feel good about the constant increases here, and she always have an attitude explaining things to you that you might not understand. And for rent to be increasing soo much, the streets don’t look all that good, though they are a little better from last year, when they do make improvements to your home they put the cheapest parts in your house, and as a renter they try to force you to take care of things that they normally should. A dude living over here has even asked me if I had any weed to sell him as if it looks like I smoke weed, and the playground ..... I wouldn’t let me kids play there for nothing. It’s always bad words spray-painted on the play sets and the trees, young people smoking, kissing, and doing other things that I do not care to mention.Hopefully with the high increases they improve the park even more and most important......Hopefully next year the increase to renew your lease won’t be as high. I have my fingers crossed.

The trailers are pretty nice and seems family friendly however the cops are called here what seems like everyday and theres too many heroins around.
It use to be safe here but a girl was murdered here this year and her newborn baby was beaten to death. Last year a lady was mudered here and another person. Then you have bad kids not being monitored destroying your property. It has went down bad NOW!
Pot holes that bottom out your car. Trash all over. They don’t salt, barely shovel. Trash goes weeks without being picked up. Very poorly maintained. They charge top dollar and I wonder where it goes. Certainly not putting any of that money back into the community.
As the office manager said, Its not our problem.Once they get you in, thats all there is to it, this becomes your problem. Your car will be broken into. Your car will be towed. You will be charged for them mowing your lawn, when they didnt mow it. I regret everyday since i moved in. Counting down till i move out!
Kim at the front office is a very nasty lady, she will be very nice so she can get people to sign then she will make it very miserable to live in Oakland Glens. The maintenance guys are also terrible. The homes are very close together leaving no privacy and no spot to park your vehicle. I do not recommend business with this management team at all.

Parking Nazis, they hate that their customers have cars. I had a flat on a car in my drive. They wasted no time having my car removed, couldnt even get my next pay check to get it fixed. Now with my driveway that can barely hold 2 cars I have a work truck that I park by the ALWAYS COMPLETELY EMPTY mail box parking lot a good walk away from my house that I was told upon moving was extra parking and today I woke up to a 1 day move it notice.....
Im looking around for a new place for my family and I if anyone has any recommendations, my only issue is that my credit is definitely still shot (not good at all, like around a score of 500 maybe) so I have cash only and a great job that I have been at for about 4 almost 5 years and I do make pretty decent money there I would like to say. I need something with 3-4 bedroom and I would really like to rent to buy if at all possible.

Visited Family here. The park seemed to be clean. Some of the mobile homes were in disrepair, but heard that the Owners were making improvements.
Kelsi and jasmine are so helpful in helping us get approved to purchase our home. Novi is a pretty pricey area to live and we got sick of the costs for 17 layers of paint in all of the apartments around town. Thank you ladies for being flexible with us and giving us our first home
These are nice Apartments. I cannot say that theres anything that stands out Above the Rest but they are not bad either. I do not currently rent from them myself but have a friend that lives there. Apartments seem nice and quiet.
To put it bluntly, this community is absolutely disgusting. The community does not enforce the rules requiring people to put their trash into cans, so it just sits around in bags outside peoples homes. Just drive through the community on a Tuesday late at night and see how many bags are just laying at the curb. Furthermore, trash everywhere means there are oversized rats all over the place. Wednesday morning always results in shredded trash bags everywhere with trash blowing in the wind.This is now the second year Ive dealt with rats shredding the insulation under my house for their nests. I live near one of the ponds and my neighbors dont use trash cans, so Im unfortunately in a hotspot for rats. I complained about this to the office, who told me its probably just raccoons living under my floors (how is this any better?) And gave me a number for some guy that they dont even know the name of the company for pest control at my own expense. Its nearly $600 per month for rent and overpriced water, and I was basically told its my responsibility to treat the community of its rat infestation. Their lease agreement states that they are responsible for health hazards in the community, but obviously they dont consider their rat infestation to be harmful to anyones health.
Now they have the police going around harassing people about their license tabs. You dont even have to be operating your vehicle illegally. It can be parked, clean, out of the way and completely inconspicuous and theyll go nitpicking and giving you tickets while you try to rest in your own home. Or impound your car while you mind your own business and not consider the fact that anyone who had hundreds of dollars to waste on getting their car out of an UNNECESSARY impound, probably wouldnt be living in their community. I guess they really think cracking down on peoples sitting vehicles is going to somehow help their trailer park look more appealing.
Well what can you say, its a trailer park kids. But the maintenance guys are really nice and helpful and go out of their way to help out.

I cant wait until my lease is up here. They are rude, petty and pick and choose who they are helpful to. One month was told only half of the rent was paid, they credited someone else with my rent money and tried to charge a late fee. No where to park and youre not allowed to park in the street. Park partially on the grass and car had a stick plastered on the glass which was unnecessary. It could have been placed on the windshield without the paper being taken off. Yet I see so many cars parked on the grass . DO NOT MOVE HERE ! I REGRET IT OFTEN. I have very nice neighbors but I cant deal with the front office staff.

This used to be a great place when Hometown owned it, now all they care about is putting as many trailers in as possible. They fine you even if you are trying to improve your lot.
The residents in the neighborhood are great to live around. Jasmine in sales is kind and does a good job. However, every other employee in the office has been horrible. They have no tact or even an ounce of care for the residents. Each time I have contacted them about maintenance issues they instantly shout how they have 150 properties to care for, and ours isn’t a priority. Yet, when our power bill was accidentally sent to them instead of our house they called us at 8am demanding we come to the office that moment and pay them.
It has its ups an downs.
TO THOSE WISHING TO MOVE INTO THIS COMMUNITY: Ive lived here for well over a decade and the new ownership as of August 2016 is terrible. In this community they want you to mow your lawn every week, so If you go on a trip and leave your house for more than a week make sure you expect a $50 fine because they say they had to mow your lawn for you. There will be no documentation stating that you have to mow your lawn they just do it. What the new management fails to realize is that most people cannnot afford to get smacked with $50 fees left and right.The new ownership of this mobile home park does not care about you. All they want is your money and to make this place look institutional.

Nowhere to park. Dont EVER plan on having guests over unless they have money to waste on getting their vehichle towed. Nosey owners who spy, and peek in windows. You can even catch them taking pictures of your cars and when you are walking your dogs. A VERY hostile place to be.

Manager Kim lies. The place is a hot bed for drugs. Cars get broken into. They are owned by meritus company. They say pet friendly but Im reality theyre not. I had a service animal registered with the state of Michigan and because she is a German shepherd which the office knew about when we got her them and their lawyer said we had to move. They have no problem violating the laws and in fact no problem lying to a judge. Last week a guy killed his wife in the community. Just dont do it.

I like my neighbors but as for the people in the office awful promises that things would be taking care of never happened. They are rude. Very upset wish I would of moved to a different park.
They sneak-cut your grass every week and charge you $50 for it even when you cut your grass. Theyre not consistent in the day that theyll do it either. Last time it was a thursday this time its tuesday morning even though you have until the end of tuesday to do it... Or so they say. And the people they have doing it do a poor job. They have lost their minds. They have no problem leaving an abandon trailer in the park though.. All the windows blown out. Mice all inside it. But theyre so worried about grass that doesnt need to be cut.

Recently moved in Lady in front office was very nice.
Lived there for a year and a half. Was diagnosed with an illness in May of 2017. Which required a service dog. When my parents got me the service animal they said she was fine. Then I started to get bullied by the park every week with an eviction notice unless I got rid of the animal. So then the park tells my family and I that we need to do a few things and after we did we could remain living there. Well we did jump through all of the hoops put in front of us. And I was still evicted based off my dogs breed. The woman Kim in the front office was verbally rude to my family and me on several occasions. She uses swear words that I dont even use. She threatened us to have Novi police and animal control take away my service animal. They lied to the court and tried to make us repay for rent already paid. Then their leagal advocate was just as rude. Never in my whole life have I ever had to go through such verbal mental and physical abuse from a mobile home community. And when it was ok for us to be there our car was broken into. And our kids stuff was taken. The park they want your kids to play at is always infested with teens having sex drawing all over the equipment and to top it off there is shards of glass everywhere all over the playground. And not to mention the man who lived next to us had 15 felonies and the state troopers searched his house for him just to find him hidding in his shed with a pistol. There are sex offenders who live there as well. Im seriously recommend no one who has disabilities or children or morals dont ever move here. Save your money and your family!
OVERCROWDEDquality of tenants has decreased due to rental move in specials, need to do background checks. Seems as if management co. is just concerned with occupancy rate. Every week noticing evictions or people moving out to avoid paying there rent.

I have hesitated posting this review for months because I just don’t give bad reviews, however, if I can help an unsuspecting person whose considering buying heaven forbid, or renting in this community rethink their decision or do more research then I’d feel better. This place is ridiculous to say the least. If you’re down with cops and ambulances rolling in on the daily, people being arrested in front of your home, kids play area being set on fire and vandalized, then by all means, this is your home sweet home.Oh, and the fire department comes screaming by literally every 15-20 minutes on 13 mile but, if you towards the back maybe this wouldn’t be an issue.Now, as for management, they are constantly pushing you to beautify your lot, but not picking up your bags of leaves that they tell you to bag up and put to the road, because they are supposed to come and pick them up, really? Expecting an old lady to repair her lawn that THEY tore up moving in as many new homes in as they could before the deadline.And last but not least, raising lot rent because somehow this community is high end living???Oh yeah, they care more about what breed of dog you have than the caliber of people they allow in. And by the way, the place is full of pit-bulls, pit-bull mixes, American bull dogs and mixes there of. So, if your squeamish of these types of dogs, beware.
