I paid for a balcony and was told I didn’t and needed to pay

It was clean. The staff were very courteous and knowledgeable. At my age I dont know if Ill make it back. I would go again if time and finances allow. My wife and I liked the proximity to the beach and spent quite a bit of time walking the beach.

Overall very nice. Very comfortable suite. Next time oceanfront!

New Smyrna is a nice place, however this resort needs upgrades in front desk staff. Maybe some courses on customer service. It is not what you say but more how you say it. Not a great experience. When we checked in our room was not clean. The sofa in our room was old and nasty. We used the extra bed sheet and beach towels to cover it up during our stay. I will say the cleaning staff is much more helpful and friendly compared to the front desk. This resort is not what you see online. It is somewhat rundown. The only great thing is it’s location - on beach and walking distance to restaurants. We will definitely be back to New Smyrna but not to Coconut Palms Resort. I would not recommend this resort.

A very nice place. Our 2 bedroom with 2 baths and full kitchen with table and 6 chairs, was very roomy. Nice appliances & tvs. The ice maker was missing, so they gave us bags of ice. Very nice pools, (they have two), no hot tub though. The tiki bar was closed. Everyone was wearing mask. Ill definitely stay there again whenever we go back to New Smyrna Beach.

Its nice and our building is very close to the beach 30feet. Ground floor beach front. Nice inside, not huge but nice.

My family and I stayed 4 days, three nights in August 2020. We had a wonderful time. We were happy with the amenities in the apartment. We had a two bedroom, two bath unit with a full kitchen with a refrigerator with an ice maker and a dishwasher. Everything we would need we had, from plates and silverware to even a Blender! The beds and pillows were extremely comfortable and they gave us plenty of bath and beach towels. The pool areas were very nice as well as the beach access. They normally have a tiki hut that sells snacks and drinks, but due to covid it was closed during our stay. That was disappointing but understandable. The ONLY small complaint I had was that the door closest to our unit was out of order and unusable so we had to walk either through the lobby or around the building to access the pool/beach. Overall we were very happy with our stay. We would love to go back someday and we would recommend to anyone!

Coconut Palms II is our favorite place to stay in New Smyrna. The proximity to Flagler and the safety of swimming near the tower is perfect. Shout out to Nick at the front desk for taking such good care of us and all of the resort patrons that Ive seen him interact with. He really goes above and beyond. I hope management sees this and recognizes him for his hard work.

The resort was so super clean. No sand anywhere. Located close to night spots just a short walk. The beach was really walkable. The chairs in the sand were real nice and the cabanas too.

Location, service, everythings was amazing. Front desk staff were great. Pools are very nice, perfect temp, clean, not crowded. Shady areas for when its too hot. Room was a little dated but very clean. The air conditioning was a little loud in our rooms, the units probably need replacing, that would be my only minor complaint. Beach is nice, short quiet walk to Flagler Ave.

Nice and clean units have 2 large new allyou need but food and drink some cash two Nice pools and swings to sit and watch the beach cant wait to get back.

The only reason I am giving this resort 2 stars is because of the location.Looking online the photos and reviews seemed great. Once my husband and I arrived, you could clearly see these were not current photos of the property.Our pillows smelled like body odor and there were hairs on our linens. There was a body piercing left laying on our bathroom counter, a long hair hanging on the mirror, and hair on the fresh towels. There was dirt along the baseboards to the extent that I dont believe they had been even wiped down in at least a few weeks. The room itself didnt look to have been cleaned, the vents and vanity in the bathroom were rusty, 2 out of the 4 window shades were broken. We were texted by the hotel staff the first night and expressed these concerns. We were told that management would be notified and would follow up with us in the morning which never happened.I will say that the woman from housekeeping that stopped by to give us fresh linens was very pleasant and professional, much more than I can say for the front desk.

Right on the beach just walking distance from flagler Ave, this property has two pools to cool off in, one is deeper than the other. Friendly staff and very helpful front desk makes the stay so much better. Larger units have full kitchen so stop at Publix on 3rd and grab some food and drinks. Very clean room with fresh linens, larger bathrooms for comfort. Great stay-cation for locals.

Only complaints is the air conditionor is loud. Other than that great condos and 2 nice pools

Im giving Coconut Palms Beach Resort II a 5 rating because its conveniently located within walking distance to most of the go-to destinations on NSBs beachside. ️️

This property was perfect for us and in a great location. The floor in kitchen was popping up but that was the only thing we noticed. The kitchen was well stocked in kitchen for cooking. Nice soft pillows.

Nice beach, easy access to shops and restaurants. Staff responsive to issues within the unit, but AC was never able to be fixed on studio side, needed to be replaced. Landline not working in unit and never repaired. Some designated oceanview rooms are only oceanview if you are standing on the balcony. Needs continued renovations and TLC. Not up to Diamond Resorts expectation and standards.

Love staying here, great price, right on the beach, clean facility. We’ve stayed here twice now.

This place is nothing like it use to be. Upkeep is deplorable.

The location was great and the pools were nice. The front desk was very standoffish. They don’t seem to care about guests. The property offers no privacy and I didn’t get what I reserved. I was told that pictures from third party sites are examples of what I could get.

This is the second visit to this property. This visit, our room was a little worn but clean. Location is great, pools refreshing, Karen, the front desk mgr is awesome! Very helpful and accommodating. The challenge with this property is getting the room you want. If you get through Booking or a Travelocity you can’t be guaranteed where you land up. They are robo assigned. So e times you luck out with a great room, sometimes not.

Close to Flagler Ave and right on the water. Room was clean and comfortable.

Nice property. Close to Flagler so lots to do & see with short walk. Friendly, accommodating staff. A huge time-share sales staff on site and we weren’t bothered or even approached by them (thankfully).

My room had massive water damage in the main room no gfi plugs in the bathroom and very few working plugs. I also was supposed to get an ocean view room and got one with no privacy and a get view of the parking lot spoke and texted many times with staff and the Workman let it slip that they were not supposed to have rented the room and have known about the bubbled ceiling and bowing wall and peeling paint but could not move me I booked this for my daughter’s graduation and couldn’t even iron her robes for lack of amenities promised and sleeping in the room made my sinuses bleed and woke with a migraine

I’ve stayed at this property a few times. You can’t beat the location. The staff is professional and takes care of your every need. I’ve never experienced any issue that was not resolved to my satisfaction.

Very clean lobby. Friendly staff. Our room wasn’t ready for early check-in but that didn’t make us upset. We arrived after Fathers Day weekend. We planned on swimming and playing on the beach even if the room wasn’t ready. The two pools were clean and the kids enjoyed them. The other guests were friendly. Close to all types of shopping and restaurants. Also close to the main beach patrol and lifeguard tower.

We arrived early and was told I would receive a txt message around 4 that my room was ready. Never received a txt. I called the front desk at 4:45 to find out our room was ready. The room was very outdated, the sleeper sofa was torn, and we didn’t have enough towels.

Positive: Beautifully updated, great location, and great staff. Negative: No.

We loved that the resort was right on the beach and had pools and cabanas available. We felt very safe with the staff and other vacationers wearing face masks. Very relaxing and wonderful time. We will do it again.

Overall it was ok..They only had a small refrigerator and no stove. There was no ice machines or a blow dryer..Everyone was very friendly and the pool was nice. For what we paid to stay here it wasnt worth it.. Loved the location..

This is an ok place to stay. I booked the studio. It had an adjoining room with only one door in between. I could hear everything in the adjoining room. The balcony was extremely small to the point that only one adult could stand outside at one time. I think it was more for aesthetics. If I were to go to New Smyrna again, I would try another place to stay. This place didnt wow me.

Positive: Great location, privacy very nice. Right on the ocean. Very clean & comfortable. Has just about everything you need. Negative: Tv.s are small, if that is an issue for you. I figure, forget tv, I have the ocean! Bathroom a bit small, but doable.

Positive: Our lovely, two-bedroom, ocean-front condo view was fantastic! The location is within walking distance to the shops and restaurants on Flagler Avenue. Dustin was extremely polite and helpful and texted a few times to ask how our stay was going. Negative: Our condo was in a different unit from the main complex (which was fine), but the parking was very limited. The overflow parking was down the block, across street in a gravel lot of another hotel complex. Also, he exterior windows did need to be was

Liked our room set up. It’s nice to have bedroom and sitting area and loved the nice balcony with beach view.

The room was average and was NOT a king size bed more like a full and the bed had bed bugs. My husband and myself left with bug bites. Fortunately the kids slept on the pull out couch and did not get any bites. The sliding glass door was super hard to open to get to the balcony. A staff member got in the elevator with my daughter and my self with NO MASK on! Also the pool was not easily accessible for guests because they had the back doors locked. It was not a great experience at all.

Situated right on the beach, Coconut Palms is a great place to enjoy the water and sun. The buildings are older, but well maintained and comfortable. There also is ample parking. Loved it!

Staff was very friendly, location is absolutely perfect to the beach and to Flagler street. Easy to get to the interstate, and great stretch of beach. Hands down will stay here again.

The room was not as shown. Everything was sticky, we had to put towels on the couch just to sit down. The table was very very old and worn with glass ring sticky marks. The air didnt work well. No headboard on the bed so the pillows kept falling down. The ceiling fan was wobbling like it was going to fall any minute. Also, someone was banging aggressively on our door late at night and scared myself and my daughter half to death. They kept banging. I asked who waas it, could I help them and they kept banging. Finally, they started laughing and went away.The next day someone was also trying the side door (Room507A) over and over and screaming was going on inside. I did not stay the second night because my fear was heightened to the point I didnt feel safe.The staff was very friendly. The outside area was comfortable.

On arrival we found the room location not what we expected. The receptionist, Azalia, was extremely polite and patiently managed to find another room available. She made our stay perfect for us.

Bed and pillows are so comfortable. We didn’t have the full ocean view but happy with the partial view from our balcony.

Plenty of room to social distance. Two pools, private area on the beach, and of course the whole beach.

It felt like home but yet vacation. Love that it’s on the beach and the ocean view was amazing.
