New Smyrna is a really nice place, however this resort needs upgrades in front desk staff. Maybe some courses on customer service. It is not what you say but more how you say it. Not a great experience. When we checked in our room was not clean. The sofa in our room was old and nasty. We used the extra bed sheet and beach towels to cover it up during our stay. I will say the cleaning staff is much more helpful and friendly compared to the front desk. This resort is not what you see online. It is somewhat rundown. One great thing this Resort has is it’s location - on beach and walking distance to restaurants. We will definitely be back to New Smyrna but not to Coconut Palms Resort. I would not recommend this resort.

Been coming for years here and I would recommend however I was disappointed with the Travelers Building. The place was dirty and musty. There was trash that was found on the floor and under one of the beds from the people before. We had two units Room 2016 + 2017 they both were very similar in the cleaning Department. Both units have lamps that were missing from the bedrooms no ceiling fans in the guest rooms. In both units the ceiling fans in the living room didnt go very fast even though they were on high, in one of the units the light on the ceiling fan didnt even work in the living room. In one unit you couldnt open the closet door in the kitchen because the window covering was literally blocking the closet door, the toilets at the bottom where the bolts are looked dirty and Rusty and gross, the bathtubs in the showers were dingy and dirty looking and need to be redone. The master bedroom in one of the units didnt even have a picture or anything on the wall so it just looks like a cold room with no character whatsoever. In that same master bedroom there was an outlet that was like shoved in and cockeyed in the wall yet they still plug their lamp into it instead of just fixing the outlet so yoh would feel safe using it. The units are very outdated. On the positive side the location is great and the staff were very nice. I have uploaded 19 pictures of our rooms.

Mediocre hotel but expected for the price and location. We enjoyed being close to everything and beach views. Hotel was clean and staff were all very nice and polite. Lot of rust, loud AC, small tv, dated bathroom. Bathrooms had a weird clacking noise all day. We had 3 rooms on different floors all had the same noise.

Its great! Everybody at the desk is really helpful and nice, and gives us information or anything else if we ask for it. Our bungalow is really cute, but small. I dont mind, though. The bungalow was really clean when we got here, no dirt to be spotted! Plus, its really close to the ocean and the pools, which is really nice. 5/5 stars rated.

The location is good. Nice pool, easy beach access. The unit was newly updated, but tiny. We had a 2+2 unit with a fold out couch in the living area. Four people would be a crowd in this unit, and six it would be bursting. Plan on eating out or frozen meals.

The area is very nice. You can walk to restaurants and Publix. The property is older, but clean. It is steps from the beach.

My friends and I needed a place on the beach at relatively short notice for my 35th birthday weekend. We were able to reserve a two bedroom suite at Coconut Palms Beach Resort and we were super impressed with how affordable it was, so we were prepared to be less than impressed when we arrived. To our surprise, that was not the case. Our two bedroom suite was huge, gorgeous, well maintained, and had a beautiful view of the beach. The resort features a lovely swimming pool area and the hammocks on the beach were our favorite spot! The staff was FANTASTIC. I am amazed we got such a good deal and it was right where we wanted to be in New Smyrna Beach.

Every year we visit the resort. Its close to downtown, bars,music,restaurants etc. The resort is a 3xx, you cant beat the prices.

Very affordable and very clean place to stay. The very sweet, friendly staff knew the area well and were helpful. Our room was large with a gorgeous ocean view, and a large balcony. There was a full kitchen including an oven and dishwasher, pots and pans and utensils. Lovely tile floors and granite countertops, soft sheets, pillows and towels. Its right on the ocean and less than half a mile away from the shops and restaurants on Flagler, so you can basically walk everywhere which saved me from getting sand all over my car. If you didnt feel like hitting up the beach, the pools there were crystal clear and warm too. All in all a great place and we would definitely stay again.

We enjoyed our stay. Right on the beach and walking distance to a fun downtown street with several restaurants and shops. Only reason for 4 starts is because the floors were dirty when we arrived.

Great first time by the beach. Id come back here any day. Its nice. Sitting by the pool, on the balcony, or watching the sunrise. It is a wonderful place.

The only draw back was a 2 hour wait and no reservations taken. Beautiful place.

Beautiful place, units are clean inside out, and up to date.new appliances, furniture, etc. Having 2 beautiful huge and clean pools, ocean front view. Staff Is very pleasant. Resort is very convenient having access to restaurants, supermarkets, gas stations, convenient stores and much more. Love the place. Will recommend to everybody.

We stayed here in April 2016 the night before heading down to Cape Canaveral to embark on first family cruise with kids and my wifes parents. Watched the big dance tournament on the lobby TV only to see Carolina come up short on the big screen on the Carnival Sunshine. Special thank you to Don Jarvis and Frankie Roy (Manager and Assistant Manager during that time)for allowing my family to stay in nice, clean, safe Beach Side resort. And thanks again for allowing my sister and her husband stay on their Honeymoon and first 2 summers for vacation. For those looking this is easily a 7 day stay at beautiful New Smyrna Beach. Wished we had stayed first 7 days here then went on 7 day cruise. We will be back!

Location is awesome....steps from the beach and pool. Tiki hut and beautiful sitting area with hammocks, picnic tables, chairs & grills. Nice bungalows with full kitchen. Definitely will be back again.

The place is condo type weekly rentals. We went with friends. It was spacious & comfortable. The beds were also comfortable. Nice enough kitchen with all the necessary equipment. All we had to furnish was personal toiletries & food. There are 2 large fresh water pools & right on the Atlantic Ocean. Lots of restaurants near by.The only thing missing was a TV guide that could have made it better since they have a very complicated service, with no instructions.

Great family place... staff is awesome

The only thing that could have made our stay better was if we had night stands/end tables in the bedroom. We set up the ironing board so wed have phones accessible for the few days we set alarms. A hot tub would also be nice. The location was great, immediate beach access. Friendly staff. Room had full kitchen. Other guests were also friendly, which is a bonus!

Would have realistically given a 4.5 or 6 review if possible, but my family had a great time. The room was great-bathroom and kitchen had great updates. Most important things-air was cold, hot water never ran out. Staff was great, all the supplies needed in the room and when we ran out they provided more.The view was amazing! Only thing keeping it from a true 5 star was the property is older-needs a good cleaning and new painting. Pool bar needs to be open longer and the pool decor could be improved. Fitness center pretty spare but got the job done.Overall, great location, great bang for the buck and awesome time spent their with my family-would definitely recommend.

Ive traveled to alot of places and this is definitely one of the better places to stay in. Its not like a Hilton or a Marriot but for its a very nice beachfront hotel. We had the double bed suite with the kitchenette and two bathrooms. Nice 50 inch screen in the living with a sofa bed it was less than $200 a night on a weekend. Alot better than the other places. The view of the beach was great. The pool was CLEAN. Yes, it was CLEAN. We visited on Easter Sunday and I was really surprised to find out the hotel had easter egg activities for the little ones. This is definitely one of the better stays and were definitely coming back to visit again.Pros- Staff is amazing- Pool was clean- Room(s) were EXCELLENT- Kitchenette had everything you can ask for. Coffee maker, stove, freezer toaster.- Affordable- Beachfront- BBQ grills and hammocks and all these other extras private only to hotel guestsCons- Check out time is 10am- AC technician came to check our unit first day of stay.- Will let you know if I can think of anything else.Keep it up Coconut Palms, you earned our 5 stars.

Nice, spacious apartments. Furniture is quite dated. Staff is friendly and helpful. It is located right on the beach and a short walk from the main tourist street in New Smyrna Beach.

Traded 2 time share weeks for this tired little place. Coconut Palms should have been closed during this repair period. Bob at the desk is pleasant but very unaccommodating. Put us across the highway in a motel for the first 3 nights and then managed to get us in the main building just above the dumpster for the balance, Asked the manager if he could get us a good ocean view for at least part of our stay ... still waiting to hear back from him. Huge crane pulled in this morning and blocked my car in until after lunch. Enough is enough so were out of here tomorrow .... a day early.

Well we made reservations months ago and when we got here today they didnt have it. I have owned here for 10 years. We got stuck in an original room that has never been updated . Coffee tables missing the glass top. Tile missing in the shower floor. Just old used up room. Old ripped couch. Just hoping the bed is good.

Love not-so easy to access beach

We had a very nice stay. We stayed in a rental by owner and did not go through condo. Our unit was a bit dated but clean and this is all we care about because we are at the beach most of the time. Location is perfect. There are 2 pools which are well maintained and a snack bar with great selections for kids. For the price it was great.

The place is a bit ageing and would benefit from a bit of investment, specially in double glazing and sound proofing. However the personnel was so kind and accomodating that five was desserved. The location is excellent and price is reasonable.

Unbeatable price for beach front with two pools and walking distance from tons of great restaurants and the main street. We walked back and forth from the main drag several times a day for coffee, lunch, shopping, and dinner. Tiki hut has inexpensive snacks and drinks. Very friendly pool staff and even afternoon games!

Beautiful view from our room. The staff was extremely helpful & accommodating. We planned a last minute trip & as owners called the owner services. We spook to a young man who helped us to acquire a room for our stay for of the time we were in FLA. On another NOTE, the furniture is getting very outdated the couch had tears in quiet a few places in our room & in the main entrance waiting area.

The room we had slept 8 and was spacious with a great view. The down side was the parking. Only 13 spots for the entire building. We had to park across the street and then when we left and came back it was full too. We drove up to the main building 3 buildings down and front desk said we could park there. Such a nuisance. We had difficulty in getting clean towels (had to walk across the street and exchange our dirty towels for clean ones. Only available 3 days a week I believe) The elevator sounded like it was about to fall apart and a few times it shook fiercly. We looked at the permit in the elevator and it expired in 2018. Maintenance is supposed to come work on the elevator.

Very comfortable condo. Clean when we arrived. Staff was amazingly nice. Look forward to future visits here. Always quiet in the building.

Absolutely enjoyed our time together here! The place was very clean and cute and very well stocked! Only complaint we didnt get the ocean view but thats not the resorts fault that was my booking. The staff were very friendly and helpful. Pools are pretty shallow but perfect for my children. Being right on the beach this is a beautiful spot!

This is our current timeshare! I enjoy our timeshare because this allows me to plan a specific vacation for a non-specific life! The rooms are large there are two pools right on the coast of the ocean. A simple walk down the beach or down the street can get you into the town.

Pretty run down, needs a lot of work. Staff was very friendly and efficient. Two pools that were clean and well maintained. Cool little tiki bar with snacks and beer by the pools but it closes at 5. Not bad fir the price but really needs updated.

Had a great time here. The location was perfect for me. The staff was extremely friendly and accommodating. The woman that handled my check in was such a sweetheart and Im kicking myself for not getting her name. Dustin and Lee were extremely helpful, as well. Each morning I was there I saw staff out and about at 5am tidying up the grounds and pool areas. I was in a queen studio and the kitchenette had everything I needed. Dishes, cutlery, full size coffee maker. Great place for families. I would absolutely stay here again.

We loved this place! It was beautiful and peaceful! My kids had a blast in the pool and on the beach! The rooms were very spacious and clean! The staff was very friendly and outgoing !!! And the games were a blast!! I will definitely be going back!!! Thank you to all the staff who made our few days there a blast!

We had a nicely updated 2 bedroom unit in August 2018 and really enjoyed the multiple pools and close access to the beach. The pool vibe was really fun with lots of activities, and the location is perfect for walking to the quaint downtown with restaurants and shopping. Being 1.5 hours from Orlando is great in case you have cold weather and need something to do.I’d go back for sure!

We were very disappointed. There is a very unpleasant odor about the place. Our service was terrible. The waitress was pretty much nonexistent. Our food was underwhelming to say the least. Oysters Rockefeller: one of the shells didnt even have an oyster. Lump Crab Cakes: not a single lump of crabmeat. The texture was more like salmon patties made can salmon. Top it off, they were burnt. Snow Crab Legs: cold. Kids Mac n Cheese: it was $7 for a very small bowl of Kraft. Hope this is helpful in selecting your next restaurant meal!

Our accommodations are not worth the money. For a family getaway weekend we have experienced a poorly functioning a/c and refrigerator, we were not made aware that we would be staying across the street from the beach and down the street from the pool (this was not as advertised), and overall we feel that the room is not up to the cleanliness and comfort standards we expect. We paid over $700 for this weekend and so far the only redeeming qualities have been our friends and New Smyrna Beach. The city itself is excellent!

Place is great! Staying in the Royal Palms building. This facility has access to 3 different pools as well as being right on the beach. The Tiki hut is great for lunch and happy hour drinks right by the pool. It really is just a magnificent place to spend a family vacation ... Couldnt be happier

Arts and crafts by the pool, friendly staff, beautiful beach. Room had a view and comfortable, although bathroom tiles had a bit of mold only seen when sitting in the tub. But loved the low key environs. Will be back!

Yes, the resort is right on the beach, but it is not very pretty like in Cancun or even Miami. Just brown. Here is a fact (and not a fun one and you can google this): Here are the Worlds Most Shark Infested Beaches. #2. New Smyrna Beach, Florida. Also, I was informed by owners at this resort not to walk on the beach at night because it is dangerous. Homeless people hang out there.This resort is not smoke free. You may smoke anywhere except the unit. Not pleasant having smoke blowing in your face if you are sitting next to a smoker by the pool.The staff at the resort were cordial at best. They gave me no information about anything upon check-in. All they did was take my ID, credit card, and hand me my room key. I had contacted the resort in advance to request a one-bedroom unit in the main building, on a higher floor. I got a one-bedroom in the main building, on the second floor right next to the elevator. I went back to the desk and asked if there were any other units available as I was concerned about the noise of the elevator. The person said, “No, we are completely full.” So, I headed to my unit. First, I found that the TV in the bedroom did not work and then noticed that the sliding door was broke, (not to mention the balcony and chairs on the balcony were filthy)! Maintenance was quick to try to attend to these issues. They said they did not have parts to fix the sliding door (really?). He gave me a pipe and said I should just place that in the slots on the sliding door to lock it. As far as the TV, he said “it was going” and needed to be replaced. He said there were no extras and would get a different one from an open room. Open room?? I said, “I thought the resort was full?” He said, “Oh, not it’s not full.” So, the person at the desk lied to me? I told him never mind about the TV and would see how it went. It did constantly continue to lose sound and signal throughout the week.Unfortunately, the first few days I was there the area was bombarded by “love bugs.” Not the resort’s fault, but while the bugs were there, the pool, grounds – everywhere were covered with these bugs. Dead bugs all over in the pool. Once they were gone (after a few days mind you), they did not clean up the dead bugs laying all over very well. Owners there said that was not typical. Thankfully, they at least did clean the pool.I love to lounge by the pool. There were no umbrellas for the lounge chairs by the pool or area along the fence by the beach. Only by the tables. I did not see any place where umbrellas could be rented either. A couple times a day, I saw a truck drive by renting chairs/umbrellas while on the beach. You could not take any chairs from the resort to the beach.Note that beverages or food are not allowed within 6 feet of any pool. You cannot have a beverage while in the pool, or set it next to the pool and they patrol.The pools were nice and there was a tiki hut, which was open from 9-5. I thought the menu items were too pricey though. I ordered a margarita one day and it had no taste for $7.00 in a small plastic cup.While I was there, they did an insect inspection. I was told they would start at 10:00 AM. I found this to be very inconvenient as did other guests. Some guests there complained about bed bugs! I will say that I did not see any bugs in my unit at all.One thing people complained about also was that there were no vending machines or anything to purchase any items that may have been needed (sunscreen, aspirin, milk, snacks, etc.). A small area with items for purchase would be nice. You would need to walk to Walgreen’s about four blocks away.I was standing by the elevators (one was broke) as I was going down to check out. A woman came up behind me with a large overflowing trash bin. When the elevator finally arrived, she pushed past me, and since there was not enough room for me with my suitcase, I had to wait for the next one. So…the trash is more important than a guest?All in all, the stay at this resort was acceptable, not paradise.

What a great week we spent in New Smyrna Beach at Coconut Palms Beach Resort! I loved waking to sunrises over the ocean, walking the beach and sitting by the pool a bit. We had fun exploring the area, eating great food, kayaking at J.B.s Fishcamp and more.

Checked into condo it is definitely out dated, there is a difference between furniture having a beach washed look and just being plain worn out, bottoms of socks are black from the dirt on the floor, crumbs on table from last resident, dirt caked in sliding glass door tracks, hair found in sheets and on pillow cases, do they even clean these rooms when people check out? If I had the money I would check out and go somewhere else. Only reason for 2 stars is for the beach if it wasnt for the beach being so nice I would give our room rating a 1 star! Plenty of small shells, soft light sand, no seaweed or driftwood all over the beach. I am not one to talk badly but this room is pretty dumpy, I have stayed in Red Roof Inns nicer than this condo.

Worst place I have ever stayed with my Travel Advantage Network plan. Did not alert me they would be resurfacing all the outside stairs and walkways on all 5 floors. The noise level is unbearable, were breathing in cement and old paint dust, and they still have to spend the next 3 days sealing all the floors. During those 3 days our movement in and out of the condos is limited to their work schedules.We booked two rooms for the week to come here and scatter my brothers ashes at sea, then spend a peaceful week celebrating his life. Our time together has been ruined.And on a side note, the ceiling above one of our beds leaked for three days, they came over twice, it only stopped because the rain stopped.A Sorry from the Manager for ruining our week.
