This place advertises itself as a 55 and older park but there are many residents in here well under 40. There is obvious drug activity. There are children running around. The manager chooses who has to follow the rules and who doesnt. The home sales are monopolized by one lady who is of questionable character. I would steer clear of this place.

Worst place to live, ever. Manager is from hell! Never did get my water bill straightened out. Stay away....far away! They should have a star for zero!

I called this place to report a lost dog we had found at a business up the street. We wanted to be sure in case anyone reported it from the community they would be reunited. The woman who answered Connie I believe showed no interest, and when I offered my information she stated she had other people on the line that wanted to talk, and I should call back. No concern.... so if this dog was from her community it surely will not be found. I would think she would want my info in case the dog was lost by one of her residents..... disappointing.

Quite and friendly place year round. Real people are year round residents with a few fussy snowbirds that visit for a few months and leave. Generally speaking the management is good enough to balance the books.

This place is Scam management is the most unprofessional dishonest they call him JP he will cheat you out of every thing you own stay away from this place if you want to keep what you have worked hard for all your life. Hes areal p. Of shy.

I rent a mobile home here and I had reported damage to the previous manager almost 2 years ago. Several times after that I discussed these issues several times but NEVER got anything done and got nothing but lies that things would get done. Yesterday, I spoke with new manager and he was already here to assist with my issues. I am very pleased to have a manager do what they say they will. Kudos to our new manager.

From Bob Clark and Lani: Weve lived in this Park seven years, and have enjoyed the people here; and we feel the manager, Bill Walker, is doing a great job. Weve lived in other Parks and know the difference. Wed highly recommend it to anyone looking for a place to live.Were enjoying our retirement here and theres plenty of functions at the Clubhouse. The appearance of the park and the well-being of the residents seem to be a high priority of the management.

This is no longer 55 plus gated community. The manager has moved in his teenage kids. The security gate has not worked in 6 months people come and go that dont belong here. The manager can not get the rent right and writes the wrong lot number on the rent checks then sends eviction noticed to the people who has paid rent . He has towed numerous vehicles. The park owners are aware of this manager and do nothing..

This place is a S C A M ! The manager J.P Pani is a self serving CROOK that looks upon others for what he can TAKE FROM THEM!BINGHAM (his immediate supervisor) is NO BETTER THAN POND SCUM and is just as big a part of the predatory activities. Together the two (old buddies from high school on) of them make a nearly unstoppable team of Bandits and Snakes!I can speak of several incidents that I have experienced first hand involving everything from intimidation, physical assaults (One of the several on an 85 yr old woman!) Extortion, home invasion, theft and fraudulent schemes. They illegally evict people and take what they want.. and they have an entire table of 55+ to feed upon...DONT EVEN CONSIDER THIS PLACE FOR A MOMENT!!!!

I have lived in Fountain East for over four years and am proud to call it my home park. The manager, Bill Walker, is fantastic. I have lived in other parks and tell you from experience having a manager that cares about not only the park but the residents is hard to come by. Before Bill became manager the park was going downhill in cleanliness and one of the biggest problems was dogs. That has all changed.Our clubhouse is alway clean and neat as are the outside areas.

We have been here two years, we are in lot 206. The management here has been amazing, they have handled any issues we have had in a timely manner. The improvements we have seen over the past two years have been incredible. As a business man I understand how employees can put undue stresses on someone in management. I relate this to a park manager with residents, you will never make everyone happy and most people that complain are 20%. What I mean is in business there is the 80/20 rule, 20% of your people cause 80% of the problems. I would like to thank Kingsley for brining someone in that works hard and trys to resolve issues fairly.Keep up the great work.Gary

Older but very well kept. Larger lots,wide streets nice pool and clubhouse.Management of this community strives to keep the park clean & safe.

Management is crooked doesnt abide by Arizona tenant association rules always makes an attempt to make a quick dollar when its not ethically correct should definitely be under investigation for white collar crimes

I have seen a great improvement here at Fountain East over the last 13 months. It is very nice to have a manager that truely cares about the park and the residents. I dont know how he does it but all of his long hard hours are proving that he truely means that he wants Fountain East to be the best park in Arizona. The fitness room has improved dramatically with new top notch equipment. The clubhouse and the outside areas are always looking so nice and tidy. I am proud to call Fountain East MHP my home. Looking forward to the future improvements. A big THANK YOU to management for your outstanding performance.

I Have lived here for 15 years and the park is being managed in a superb way by the current manager. The park is clean and residents take pride in their homes.

Very dissatisfied our 55 plus gated communities is now an adult the manager has about 4 cars the gates do not shut people come go that do not live here. The managers home is trashed–and this is not a gated community anymore Plus the rent is extremely high.The rent is extremely high
