I chose this park due to its proximity to Banner Desert. The application process was a breeze to get through. Waiting took a little bit, 2 weeks for us, but once we were cleared, we were able to move in the next day. Dawn, the manager, called me a day after move in to ask how things went and to welcome me. We also had a few neighbors come by to ask if we needed help with anything. I’ve been a resident for a month and it’s been quiet and peaceful.

We have lived here for years and now property management wont come out for SCORPIONS living in our ceiling. WE RENT FROM YOU, HOW CAN YOU SAY WE ARE RESPONSIBLE FOR PESTS?! ABSOLUTELY UNACCEPTABLE

Southern Palms has been great since we started our long stay here. Property is clean, dumpsters are neat, laundry room is clean as well! We love it here, and our pups do too!

We felt that the management was poor. It was very difficult to get ahold of anyone when we were trying to get a place here. I was worried it wasn’t a legitimate place because the process was so rough. However we did end up getting a spot here and it has been smooth ever since. As far as trailer parks in the metro go, this is a nice quiet spot. The other residents have been so friendly and really looked out for us. The roads are slow and few people drive through which is huge for us.

I have lived here for over a month and I really do enjoy living here. You can here the train, but I always wear ear plugs when I sleep anyway. I havent had any issues with water or electrical and I can easily pay my bill online. The management here is also pretty prompt when you have a question or need help.

Lol i dont live here, i just feel super unsafe when visiting

Berry nice place to live what we most like from it it’s the cleanest and quite to, also the moving in process was quick thanks to the extraordinary job from management staff .The only point I will like to bring up to the tableIt’s about getting a little more strict on the cars park on the street rules and regulations, other then that everything else looks fantastic..

Very nice and plenty of different things to do

The move in process was quick and easy. Theres always available washers and dryers to use in the laundry facility. I havent swam in the pool but it does look nice.

Very run down trailer park with management that does not care about its residents. Dont take my word for it, if you have any issue with anything that has gone wrong in the trailer park, try and talk with their maintenance man and see if he is able to talk to you without losing his temper and yelling at you and scaring your children. This trailer park is also 20 feet away from a railroad track that has massive trains coming by at all hours of the day, making it impossible to sleep a solid 8 hours without being woken up by a very noisy train that is right on the property line of this trailer park. There are far better mobile home parks to live at in Mesa, not to mention Mesa has numerous mobile home parks scattered throughout the city, this is certainly one to avoid.

Renter beware, the management company took money from my deposit and said it was for an ending water meter read . We NEVER hooked up the water to our trailer, nor the sewer. The trailer was only there for 5 weeks and we didnt stay in it. When confronted the manager kept insisting it was in the leasing agreement and she made no sense. How can someone who never used the water have an over $90 bill?? Shady business there. VERY SHADY! Go elsewhere!In response to their reply. I know there is a base water charge as I was paying it monthly!!! This money was charged to me above and beyond the monthly water charge that I was already paying in the monthly rent. It was extra that was taken from my deposit at the end after I had already been paying it monthly. There is no way there was an end water meter reading when we never hooked up to the water in the first place. YOU ALL ARE SHADY!!! I wonder how much money you have stolen from residents over the years. Taking money from their deposits for frivolous water meter charges. A class action lawsuit needs to be filed against you all!!!!!!

Great place to live but the new third party management is rude. I miss how the park used to be before the third party company. Made my 5 star rating go down tp 3 star rating. I still love the place I just dont like the new management system. Poor customer service.

Very good place to be! Very friendly staff, and always eager to help you! Their is 24/7 security as well. A win win for you as well.

VERY CALM, COOL AN COLLECTIVE

I just moved to Mesa AZ to complete an accelerated RN program. Since Im going to be a full time student for a year, my husband and I purchased a trailer! I was very worried about leaving/selling our home in AK and downgrading to a small trailer. The park is actually nice! Its very quiet and without any rif-raf. Lots of kids enjoying the swimming pool on the weekends and after school. I havent had any issues with managment, even when we were doing some remodeling and the yard was a mess! Most of the residence seem to care for their trailers and yards. No garbage or junk around the houses, they are even building a few cute tiny homes in the back of the park. It would be nice if the park would invest in a nice grass area for those of us with pets, its seems that almost everyone here has dogs. There is a train near by, but hasnt been a bother, my husband and I actually enjoy our 6am wake up train. The neighborhood is fine, a typical suburban city neighborhood (nothing like our native land of AK), lots of access to stores and activities.
