The rent goes up every 2 years. They dont make any improvements. The pool has only been open 4 years of the 10+ that I have lived here. The manager and her family are good people, always willing to help their tenants out. But the property owners and/ or management company suck!

I recently visited this Manufactured Home community with my friend who is looking for a place to rent/buy. We were very impressed with the management at the site. She was friendly, honest, and direct with the process for renting and buying in the community. She did not try to sell us on anything and she was not pushy. To me this is a huge part of looking for residences. I do not want to have a salesperson, I want to have a real person who is willing to give me the facts. She was exactly that. She was also letting us know that they are improving their place by replacing some older models over time. I can imagine that this small little community will only get cuter. Yes, it is a bit older, but it has a charm that is all its own. I am not writing this from someone who lives there, but someone who was impressed with the management and the honesty we received, which is rare in this marketplace recently.

Web site is really bad. People want to see inside and outside the units for sale or rent. No one wants to a man women and dog. It someone driving down the road. Get it together.

I was very interested in renting a home. I set up an appointment to view the unit. On the date of the appointment I was told to leave by the manager. She said she was sick and all appointments should have been canceled. She said her manager should of canceled the appointment for her. All it took was one phone call to reschedule but I wasnt even given that courtesy.

Use to live there for about two years. Decent park, great manager who takes care of business but always try to be accommodating.

One of the cheapest places in manteca rent wise... One and two bedroom manufactured homes....
