A very clean park. Very nice management

Does anyone know if u have to have your trailer to move onto the lot or is it a rent toownthen move the trailer or choose to stay?

I love the park, its quiet and have lots of friendly homeowners. No problems living here. Mgmt has been very helpful for us.

Lived there back in the nineties, it was nice upscale mobile home park back then, dont about now.

Been here 9yrs dont plan on being here 9 more management will be getting complaints from the BBB from me dont like the way Wallace fits the rules to fit him he is very unfair amd unjust, so when the complaint comes hope he doesnt be surprised not gonna sugarcoat anything with them anymore, i will be filing my complaints, yes the place is one of the nicest mobile parks but management makes it unbeareable to heres fromm

We live here and it is a well maintained park. It is the nicest one in town.

I have lived in this community for 3 years, it is a very quiet and nice community. Now for the bad part-management! The worst, rudest, intrusive, over bearing, UN professional busy bodies I have ever known! They put a bill on my fence saying I owed 40 cents from 2 months ago, the lot rent is even payments, so I am not sure where they come up with 40 cents but that is neither here nor there. 40 cents wont break me, I immediately called to let them know I would send someone with the money the very same day. Wallace, the husband manager informed me that they cant take cash that I would be required to get a money order and it must be paid asap. All they had to do was pick up the phone and ask me to add the 40 cents to the current months rent, but that was to much trouble.I know MANY people that live in the park, including a close relative of theirs that despise their rules which only apply to the favorites. FYI: Paying your rent on time and keeping the nicest yard & house in the park doesnt make you a favorite! I could go on and on, but I dont have the time since I have to go buy a 40 cent money order. I will be contacting the owners of this facility and reporting my experiences for sure!

Perfect place for Tiny House living. A great place to live but the managment are mysterious by driving 4 wheelers every weekend for an activity.Also the management is missing out on some free labor of clean up.Then again the management dont something free as of a free sign that could bring in potential renters.

Moved here 1993. Great staff and safe place to live. Never been imposed on by residence or manament. I would like to see lot rent $ setting down. Otherwise I am glad I made Western Villa Park my home 25 years ago.

Love this park. Have cramped there many times. Just need sewerage connections. But we still go . We like Martin creek park.

Yesterday morning my brother came home from deployment in the middle east, he did not know where to park so he parked outside my home. At 7.00 am the manager Wallace came driving by, jumped out his cart with a big yellow notice. I spoke to him. He said I am going to have this truck towed away if I see it parked here again. The man gave me no time to explain. He needs some manners and a little respect for my family.

The place looks nice but the management is unbearable. They yell at the kids and cusses at the residents. I recorded every encounter I had with them because they threatened to evict me over everything. My wife is paralyzed and he cussed her when our dog accidently got out and told her she didnt need a dog if she couldnt take care of it. We always take care of our pets and this happened maybe a time or two. Needless to say I told him I would give him a beating if he ever disrespected my wife again. I can go on about the stuff I saw there. I dont know how they are still in management with all the complaints. Honestly 1 star is too much.

One of the nicest mobile home parks in Longview Tx. Always well kept quiet little park with lots of trees and grass managers are great and take care of business. Would live in this place for sure.

The park is very nice, the people are super, THE MANAGEMENT IS THE WORST!!! THEY YELL AND CUSS AND SCREAM AT YOU AND YOUR GUESTS AND CHILDREN, THEY NEED TO LEARN CUSTOMER SERVICE BAD. THEY BEND AND CHANGE THE RULES TO HOW THEY WANT TO. CANNOT HAVE GUESTS OVER WITHOUT THEM CUSSING THEM OUT AND SCREAMING AT THEM FOR BEING THERE, EVEN SAYS WILL CALL POLICE AND PUT IN JAIL FOR COMING THERE. I AM NOT ALLOWED TO HAVE COMPANY IN MY OWN HOME THAT I OWN! TALKING TO LAWYER ABOUT ACTION

This is the very nicest mobil home park in Longview and probably East Texas. The management is the very best and stays abreast of all concerns to make sure each resident is informed of all items and running smooth.We do have rules and that is why the park is such a nice place to live.

The management needs to be educated. Grossly violates law and has no clue to an individuals rights. I would hate to be trapped in a lease agreement with a manager who thinks he runs my life.
