The streets have major holes in the concert. Water coming up through the concrete cracks. One section has had water coming up through the big hole in the concrete for more than a year before it got fix. Over that hold they put down thick metal plates after the gravel washed away.After fixing that section of concrete the section next to it now has a big peace of concrete miss. They put down some gravel in the hole after more than a month of vehicles driving around the hole. The gravel is only temporary what they need to do is fix the hole and the cracks in the concrete throughout entire community. Before they developed into major problems.

Ive been living here for 15 years now and the management has slowly but surely gotten worse you ask them to repair the potholes it takes two years and then they only fix a couple of them you ask them to cut the grass thats their responsibility and they tell you the maintenance workers weed eater does not work and then you see him driving around property and the little golf cart with six weed eaters in the back and every year since Ive been here they always raise the lot rent and their excuse is its for maintenance but then when you ask them like to repair the potholes they come up with lame excuses that theyre waiting for upper management to get approval that takes two years and then they only fix a couple if your Contracting it out have them repair all at once not just a couple and come back later which they never do there is a fence that separates the property on the backside of the complex Ive been asking them for the Last 5 Years to repair that because we have coyotes and animals coming through the fence line and to this day nothing has been done butt they want to keep raising the lot rent every year not just $10 or 15 now !!!And now, theyre raising It the lot rent $24 to $30 more a month and their excuses they need it for maintenance what maintenance !!!! This is totally ridiculous now I could see a possible increase every other year of $10 more a month if youre going to do improvements and upkeep of this property ! But No work is being done to improve the look of the property Im at the point now where I am totally embarrassed when I have friends come over their cars are bumping through the potholes they see how maintenance does not clean or fix anything that is broken in the property when my guess refer to this park is a ghetto and trench holes that are banging the hell out of their cars and mine too for that matter now that I clarified that let me tell you about the water situation they shut off the water because a line or the pump is broken but you would think with all the money that they siphon from every resident here they would have that fixed spare pumps on the Shelf in case this situation happens but no they dont and according to the water EPA office they are to notify you with a notice on your door not just sticking a little sign out front saying that the water is off again if management and the owner of Creekside really cared because I noticed a posting from the owner of Creekside they would make more of an effort to maintain this property have people in the front office that conduct their self in a professional manner instead of blowing people off and saying ridiculous excuses why it takes 3 months to cut the grass 2 years to fix a pothole I would love to see comments from the owner of Creekside on these matters enclosing heres a few pictures of just the loan and I mean just alone in the grass they cant cut

Being a long-term resident for many years I can say that the mobile home park has gone downhill. Not only in appearances but also with the management staff. They always seem to find issues with their resident and change their policies constantly expecting immediate results. I do not recommend living at this place.

Scary place to live. You were advised to boil water before using it or drinking it at least once a month.. Water would be shut off for hours, several times a month for repairs. Roads would be flooded with standing, stagnant water year round. Visitors vehicles that park inside community are easily towed without warning. Worst of all, management and their employees were bullies and made life hard. They refuse to give you corporate contact info once you move in. Residents are always wrong and are bullied by management driving around on golf carts looking for people to place fines on..

Very well kept community, very strict about rules however and you will be fined!Never any parking and you cant park on the street after 10pm the tow truck goes through the neighborhood every day looking for cars to tow.

Well, once again the water is contaminated, as I say ONCE AGAIN. So we have to boil it.My moms freaking bird bath was stolen, so if people are stealing something that small what else are they willing to steal. The speed limit is definitely not enforced and there are kids that play out here, yet people speed....

Ive been living here on the property for 3 years and can say that Creekside has been stepping up their game. The place has been changing for the better. My neighbors home was in horrible condition and now I can see all the repairs being made. Everyone needs to understand that we live here and pay rent here and we have to follow the rules here. I came in last week and spoke with Stephanie and she was very friendly. Ive never had any issues with the Staff and Im happy to see that my whole street where I live is actually getting out and doing work on their homes lol. The people below just need to follow the rules or move their trailers off property. I did my research before I moved here in Lewisville. This is the nicest mobile home park that doesnt give trailer trash vibes.

Worst management and park in Texas. They constantly have water issues leaving residents days at a time without water. They are regularly out of office during business hours and NEVER let you speak with a manager. We have called corporate and next is the news. They have a class action lawsuit being built against them as well. They have many residents claiming they discriminate. Elizabeth is a horrible manager and won’t be there much longer if the residents have anything to do about it.

Its kind of a maze but very nice people. I ran into a few tenants that were very nice and helped me out finding an address.

Absolutely disgusted by the treatment we get here! The worst management I have ever dealt with. If you ever get to speak to the manager ELIZABETH be prepared to receive no help and get smart, snarky comments because she isnt willing to do her job. The office says they close at 6:00pm but if you try to go at 5:50pm the doors are already locked and the lights are off. When you try to knock on the door and they see you standing there, the employees INCLUDING the manager try to sneak out the side door to go unnoticed. When I went up to the manager and confronted her about how the doors were locked at 5:50pm and we were needing help from the office all she could say is, You can come back at 9am in the morning when we reopen. So I asked her to clarify, Doesnt the office close at 6pm? We were at the door at 5:50. Elizabeths only answer again was, We open at 9am tomorrow, so you can come back then. I understand we all have jobs and we want to go home but unfortunately the job at the front office is to be there for the residents living there because at the end of the day we live in the community and have to deal with your incompetence. All because you cant keep the office open until 6pm when its supposed to close. Management doesnt have to live there so of course they dont care about all the struggles the residents deal with in having uncaring managers who only come to work for their paycheck. Might as well change the hours on the office to 5:50pm if thats when you really close. And I highly doubt they have there cars towed whenever its not parked in a parking spot. But if a resident leaves their car parked on the side for 5 minutes to drop off someone/pick up something inside someones home or if a resident even has a tire touching their own grass in their own parking spot you better believe theyll call the tow truck to pick up the car without any hesitation.

This is a horrible place to live in you can’t have people come and visit you because there cars will get tow the personal at the office is not very nice they are racist against the Hispanic community they have a plumbing problem sometimes leaves residents with out water for days they also look for any excuse to charge your extra with out warnings I don’t even feel safe we have lived here for over 10 years and I can not wait to move out this has just gotten worse and worse I really don’t recommend anyone even looking at this community there is much better places than this.

Ive gone to the office multiple times and the ladies are very help full. I understand that at times they might be busy, but once they become available they answer the question that I have. For example you have 60 days after you purchase your mobile home to let them know if anything if wrong. You can go around and look at the community and you can see how clean it is kept and if you have any problems or dont like living there you have one solution really.. move out no need to be rude to the girls at the office. Yes they work there but they also have restrictions on what they can and cant do and thats when they run into problems.

Well ive been a resident for over three years... Have had almost constant issues with being fined for stupid things... I had a bent blind that took all of 2 seconds to repair but was threated with a $50 fine, threated with a fine for a flat tire that i never had. Recieved a fine for leaving my neighbors trash can in my drive way while i was out of town. Was accused of and threated with eviction for doing drugs behind my home at 2am while i slept. Received a $50 fine for having my car parked 1inch over the edge and threated with a tow and It was on the part away from the street next to my deck. Speaking of decks! Mine is slowly falling over, all of them on both sides of my home. Was told by management when i moved in that it will be reapired/rebuilt if necessary and that the water that pools in the center of my home and decks into drive way would be addressed aswell. So every few month for the first year i would ask when they would repair these things and they would always tell me that they apologize and it will be fixed shortly. Then they brought in new management who wont do anything about it because SURPRISE they dont have any record of an agreement and that im resposible for the flooding and deck repairs. They cheaply repaired holes in the walls and used cheap Walmart fixtures and sinks as well as the bottom of the line appliances. Discovered ive had almost 20 other residents living here before me, cause i still get there mail. I mad at myself because I was duped into and charged $30,000 for a well used cheaply remodeled 17yr old home on a 20yr morgage. Any how i was told that my niece and nephew needed to be added to my lease cause they were going through tough times and stayed with me for a couple of weeks twice last year, again I own my home. Contantly being told to mow to avoid a fine, though i mow when they mow behind my home. They contantly have water issues, we are regularly having to boil water to protect ourselves and thats if we get a notice in time. The water taste like pool water and pressure is unreliable. I have had many unexplained rashes and infection since ive moved here. I pay an outrageous lot rent almost $700 a month, cause they keep increasing it every year... What i dont get it that they have 553 units here... So if you do the math... thats, let say 500 units multiplied lets just say by $500 each... Well thats! $250,000 a month, over 3 million a year, but they cant help a resident fix a repair things they promised to do in the first place.... Other than that its a great place to live!

Nicest park in Lewisville hands down.Everytime I come to visit my kids and grandkids at creekside the place is immaculate. The property is really heavy on following the rules. If you can follow the rules you should move here.

My wife and I have been living here for 18 years and we both have seen major improvements. This place is a wonderful place to raise your family. I have to disagree with several comments on here. If you maintain your homes, you wont have to b#@&* about it. Its that simple do the repairs needed and if you dont like it MOVE OUT. Everyone likes to get mad at the office staff for doing their job. If they didnt do their job - Everyone would be complaining how trashy it is. Bottom Line: The place is nice and clean, the office staff and maintenance are very friendly and helpful.

Hostile, defensive, and eager to enforce rules they dont follow themselves. Grass at the lobby will be a jungle, and they will force mow yours for a charge. Tow trucks parked against the rules, but good luck leaving your vehicle parked like this for over an hour.

My parents work so hard to pay bills and once we pay them they change us and one time we got charged for leaving our trash bins outside and one time the trash workers didn’t even pick up our trash so our bin was full of trash the water sucks and the park is so disgusting I haven’t seen them clean it once and I have been living here for 10 years we once got a fine because our curtain thing was open

This place is the worst! They were supposed to install switches so they didnt turn off everyones water and I thought we were supposed to get city water. The sign at the office said the water would be off from 3 to 5 PM yet its 10 PM and no f***ing water. Cant use the bathroom, wash your hands, take a shower. Yet I pay an enormous amount of money just for the lot rent. Take forever to fix pot holes, they dont care about residents. My car has been towed twice and it was parked in my own damn yard! If youre not Hispanic you sure as hell arent getting any help and youll be the first to get forced mowed and fined for BS! I HATE living here and cant wait to move.

Run away!!! If I could give this a 0 starts I would. The parking space is very limited, they don’t even have enough parking space for residents and if you are a visitor is imposible to find parking since residents have to use the visitors parking. The management staff is rude and helpless. If you park on the street you will get tow because they make money off of you having agreements with the tow company. I was reading review from this lady about the staff being nice and stuff. Of course, you are a newby all they want is your money, once you are here they won’t even take care of your isssues.

I moved in a year and half ago. The community and people are nice but the office is shady. They sold me home with mold and rot and did not disclose it. They did not repair the issues that were brought to their attention. The few issues they did fix were half assed and took over a year for them to do. After so long you get tired of nagging. In the contract it says they are responsible for any plumbing issues but we’ve had a leak that we let them know about 6 months ago and they still haven’t resolved it. The office people do not know what they’re talking about half the time and make themselves sound very uneducated. If they’re people skills and customer service were better and they actually tried to do good by their sales I’d recommend them but I cannot recommend this place. Run!

Lot of speed bumps and pot holes and always has water on road even when not raining even months after a rain.. pot holes have not been fixed.

We tried to view homes on a Saturday where their hours were from 10-2. We showed up at 12:50 and the place was not open without a sign. When I called, whoever I spoke with said because she was posting rent she closed up early so she could leave on time. Then I asked if this happens monthly and she replied yes. So if this happens every month why are hours not adjusted? Theres no sign, no hours, no updates. Just a rude lady offering no help to customers on weekends. While standing outside their doors, 3 other potential buyers came by and had the same experience. Waste of time and money. Glad we didnt move in.

THEY WILL FIND ANYTHING EVERYTHING WRONG WITH YOUR HOME AND FINE YOU AND GIVE YOU 2days to get everything fixed and they will give you the papers telling you what needs to be done a day or 2 late and if you dont get it done they will fine you! Yet, you drive down the road the same issues are on another trailer and no fine at all.Trailer #157 needs so much work its unreal! They will say they did all the repairs that need to be done but they wont be done! DO NOT WASTE your time or money on trailer #157 needs a new AC unit, new heater, need new Insulation, needs new floors in EVERY room, needs new roof, and sooooo many other things wrong with it. Yet, we were put into the house with all of these issues and only 2 years did they do some repairs but they only lasted maybe 10months.

I want to thank everyone on here for your reviews, i take reviews very seriously and when 98% of the reviews are warning people to stay away that really means something.We were going tomorrow to purchsse a home and live there now we will not waste our time!!!!! This is the worse place to live management sucks adding new rules and stuff on lease with option only car about towing and finding things to charge you more on rent if someone walks there dog and doesnt pick up there poop and ta on your yard they will take a picture and charge you 50 dollars when you dont even own a dog if your not of Hispanic ethnicity then they dont take your opinion or listen to you at all very prejudice this is the worse neighborhood to live at this newer management is rude and not worth the cost you pay for rent if you want a good place to live I would recommended a motel over this place any day.

Very bad experience living in this place, my car was towed for no reason, it was parked correctly, I was told that the owner of the mobile home # 206 made the report that was parked in there place when that place is for visitors, the office they did not help me at all, thinking seriously about suing this place for violating my rights and not respecting the provisions of my contract
