Richard and Kaitlin are an amazing team! They are very caring, quick to make sure all needs are met, and are super friendly! They provide quality customer service and they are just overall great and exceptional people!My fiance and I signed our lease yesterday and got our keys! We are so excited to be a part of Yes! Community. We cant wait to make our house a home! Thank you Richard and Kait for welcoming us home!
Friendly staff, quiet area, decent trailers, and after someone moves out it is completely refurbished no complaints from me
Three stars for the employees being nice. Waiting on a refund on our deposit and rent because we couldnt justify staying their even one night. It is a nice neighborhood at least.

I dont live here but have family who do. I used to live in a different Yes! community that had a wonderful property manager, which was why I recommended this one; I retract my recommendations; the property manager is rude and does not do her job. $800 a month in a move-in ready trailer whose A/C unit hasnt worked properly; torn up duct work under the trailer, mildew growing in a closet, plumbing issues, plugs that dont work and a broken stove .... but it was move-in ready.If those issues were not enough, it has been a battle with the property manager to get things fixed ... A/C wasnt fixed, rather one window unit given on loan to replace a central unit .... Rent with extreme caution...the district manager felt there was no problem in 100+ degree heat, metal roof and improperly working A/C

It was ok. Didn’t get an offer to see anything if even for future purchase. The ladies were very nice though. Just would’ve thought they’d show you around and maybe take your info in case something became available. Might as well hang a sign that says nothing available.

Who would pay for a lot rental AND a house payment when the owner could just pay for the house itself, or rent, for cheaper. Speed bumps are bad and dont work (unless extra wear and tear on vehicles is the goal). Good luck getting internet you want as the options available are trash. Etc....
I have known a few people that have or still are living there. Its a nice family community. I think the trailer are a little close together. If one catches on fire the ones next to it are likely to burn to. And you dont have much of a yard.
Ive lived here for about 6 months now and I love it! The neighborhood is nice and quiet. My neighbors are friendly, and the homes are beautiful! Definitely worth taking a look!
It is a great place to live. No body bothers anyone. No crime, if there is its VERY VERY rare. They fix what ever needs to be fixed in a timely manner.
The lady in the office was very rude. She seemed like we were disturbing her and was no help at all. I felt that my family and I were not welcomed there!
Been living here since late July and I have to say I love this community. The staff are amazing, and they maintain the grounds really well. I love that we have a pool, and that it is cleaned regularly. Its safe and very convenient for bus riding kids in the community to get to school.

We were lost ask for help because it was dark, the guy was drunk, threatened us and then his other half came out being very rude and I believe she had a handgun! We were lost just needing help!

Trailer Park clean well kept
They have seperate charge for every thing. Fence storage building pets it doesnt matter if it was there when you move in you will be charged a fee for it each month. If you pay to have it put in it stays when you leave. You purchase thru their contractor. You pay till you move and the next tenant continues so they never get paid off. Maintenance is really good though
My friends mom would work overnights and they gave us a hassle because of it. I do not recommend this place unless you do not work overnights. Then you cant have company over unless you want management to be hounding you about who comes over.

Worst experience Ive ever had in my life. Staff tried to accuse my pitbull of bitting a kid. Animal control said she was cleared of any wrong doing. The doctor said the kid was scratched from climbing a tree. Anyways my stay was less than 2 weeks. The manager cussed us and wanted us out.
New manager sucks! Were so glad we moved somewhere much nicer. We feel appreciated as home renters, and were not bombarded by unexpected visits or nonsense taped to our door. We havent needed any maintenance assistance, but the two maintenance men dont sit in the office shootin the chit when work needs to be done. All the maintenance boys do in Sherwood is drive around and tape things to peoples front doors, or they walk in without notice.Sherwood Village has gone downhill over the last few years, and I dont advise anyone to move to this community unless you buy your home outright and get away from all the corporate bull crap. They have move-in specials every month to sucker people in; it worked for my husband and I for 7 months, but then we got out.Renter/buyer BEWARE!!!
This place is too expensive to live. They deploy these tactics Free rent for a certain amount of time to get you in there then the hidden charges pop up. We moved my daughter out of there.
It changes managers every couple of months. Also, even if you own your mobile home, the price to rent your lot goes up every year.
Okay, the rent for a crappy trailer (I mean it really was crappy and old (floor felt like it was about to fall out in one of the hallways))... it was too high. We moved to a traitor to save money, and we ended up spending WAY more than we were initially told because of different fees left and right. When we first moved in we could smell the place had been bombed for bugs... (what bugs we didnt know until about 2 weeks later ..... FLEAS)!!! We had to bomb the place several times ourselves before we were finally rid of the problem (luckily we hadnt really moved in our furniture yet). About 3 months later we began seeing the beginnings of what eventually was the final straw for us.... ROACHES!!!! OMG!!! I decided to scrub the place from top to bottom shampoo rugs and throw out furniture... but no matter what, the problem seemed to only get worse!!! Finally on move outbday, I got a true grasp of how bad the situation was... the trailer had been boned by us twice by then, and the maintenance workers claimed to have sprayed (a claim I find highly questionable considering I usually had someone HOME that could describe the problem.... they seemed to never quite show up when either of us was home)... they would leave stickers on the door (kind of a check the block I guess) saying when they would be coming... and when they did come, they would be told of the problem and then we would be told they would spray next time.... gosh!! NEVER IN MY LIFE have I every felt so disgusted and irritated. I want to burn everything I own and just start from scratch. We already threw furniture away. ...... Oh yeah the internet SUCKS HORRIBLY! With that said....The community as a whole... VERY nice neighborhood. Aside from worrying about roaches crawling in my ear, I felt safe. The kids actually play outside, and there is a sense of community there. The outside is kept generally clean kept (they are demanding about that), and you dont hear a lot of loud music blaring during the week (occasionally/rarely during the weekends, but at a reasonable volume). Overall, maybe the trailer I got was bad, if you get a good trailer I would recommend living here for a good family environment.

Moved in a couple of months ago. Its a nice manufactured home neighborhood. Quiet and safe roads. The office staff is very helpful and willing to answer all my questions. Anytime we had any issues with the home and needed maintenance to come out they were prompt and made sure our issue was resolved. Only downside is the internet options stink only have att dsl but I guess thats a small issue in the grand scheme of things. There is a pool, a basketball court, a small playground with grills, and a little fishing pond.
HORRIBLE COMMUNITY!! Staff is rude they would rather smoke they are always on the computers shopping or on Facebook. They lie about pricing and rent. They do not care about tenants they are MONEY HUNGRY GRUBBERS!! RENTERS BEWARE THIS TRAILER PARK IS A SCHEME!!!
Dont sign the paperwork until you find out the charges for everything. Whats on the contract is JUST water, what youre actually paying for is completely different. We signed for $760/month havent paid that yet, or anything near it. First month was $835, this month was nearly $900.Secondly, if you enjoy Netflix or are a gamer (of any kind) I hope you like base DSL (5mb DL, 1mb UL) or satellite internet. Cause you will NOT get anything faster; regardless of what anyone on site says. The two companies that serve out here is AT&T (Not U-Verse) and HughesNet/Execede.Thirdly, before you move in find out how many times the home had been renovated. We found out after moving in that the one were in has been reno-ed 3 times in two years. Thats not something someone wants to hear. Your not allowed to take the blinds out, if theyve painted over the numbers on the side of your house, you cant put up a small sign in the window for others to find you, because its breaking lease terms.
They ripe you off with money and if you buy the house you can have anyone come over right? Well wrong if you get a house you need to ask if you can have anyone you want in your house these people are crazy and need to stop budding into peoples buisness
