Would give zero stars if i could, the staff is very unprofessional, and so is the manager whom does not answer their phone when being called about information that the whole staff should have easy access to, they also have multiple issues with water like every other month to where you will lose water for days at a time. they have excess parking and if you park your car there even though its on the lease and you talked to them about it. they will tow the car and not get you the information and will barely even try to get it for you and say you should come earlier or the manager has that info. i would not recommend anyone moving here at all, not to mention people speeding down the road and revving their engines almost constantly

This is a trailer home park. The trailers themselves are in mediocre condition. I moved in to a mobile home that was not cleaned, the toilets had no top and there were red splatter stains inside the refrigerator and bedroom walls. (Unsure what the stains were) I signed a 6 month lease that was completed and was still charged a balance when I left. The office staff is terrible never answer phone calls and extremely unorganized. I had to show them my lease was up because they were unable to figure out the verbiage on their own. I came to LA on a job assignment and unfortunately didn’t have sufficient time to look for something else. I would say NEVER get involved with this company. Take your business elsewhere.

I highly do not recommend moving here. They steal money and do not do their jobs. The people at the front desk are rude and act like it kills them to do their job. Horrible place to live. Not worth it.

Horrible places to live, no maintenance even though they charge you for it, no safety, horrible staff, horrible management. Don’t be fooled by the cheap rent, it’s low because they need to fill trailers that people move out of. They do NOT hold up to the lease agreement but expect you too. They also tag you with fees that don’t exist. They also loose your money orders that you drop in the office drop box. The water is never safe to drink. I repeat, DO NOT LIVE HERE!

Many trailers need power washing. Some yards have LOTS of vehicles being worked on. Looks trashy. Roads have lots of pot holes.

I have never met someone so helpful and caring like the representative Lashenique Beroid. Not only did she help me look at different homes but she got me the one I desired. I love my new place! Such a great blessing. Thank you!

Horrible people to rent from. I have been told one price signed a lease for another and charged for a even higher price. They never come out to fix anything. Dont rent from ANY of their properties they do not care about tenants only filling the place up with people. The trailer was dirty upon moving in and had spiders. I was told they would put the siding in quick and I still dont have any 5 months later. There are much cheaper places to live in lake Charles Id really look around first.Edit: When you sign your lease there is an option to pay 40 dollars to have your grass cut. You can opt out and cut it your self. Paying 40 dollars they only cut the grass 2 per month but expect you to cut your own grass every 5 days. If not they will charge you 50 dollarsAlso, you have to pay the water in a money order every month.There is an ice cream truck that parks at the end of streets and just stays there for a hour before moving to next street playing the song, even later in the day. Very aggravating either a newborn.The rodes are horrible and guest ha e to park in a unfinished parking lot that a friend has gotten stuck in.They tell you not to park on the side of the rode but the rode is constantly littered with cars so they arent keeping up the rules.Edit: They said we have an outstanding balance but we dropped off the money order. The woman called to talk about it so I called my husband to confirm. She called at the end of the day so we can not reach her unless we go down to the office, either of us was home. So now they are lying about receiving our payment and purposely being unreachable. Smells like theft.

Moved in in January and my air conditioner went out almost 2 weeks ago. I put in a work order the next day and I have called and left multiple voicemails and nobody will even try to contact me about fixing it and the office is always closed.

If I could give them 0 stars I would. I’m sharing my experience to make people aware, and to stay away!!! It is the WORST place to live. The management is rude, impossible to work with. The water is ALWAYS dirty and they are always under boil advisories that they don’t tell you about you have to find out because they post these picket signs stating it. They also sent out an email to residents stating they failed there water inspection. When they were told to correct it they still didnt. The infestation with cockroaches is disgusting. And no one should ever have to deal with that. They will look for any reason to evict you. They reel you in with their deals but trust me it’s not worth it!! Thankful to not be living there anymore!!

The potholes on the roads are absolutely atrocious. There are so many busted up vacant trailers. Prices on the trailers are outrageous for what they are. They take forever to fix problems.

It is quiet for a large trailer park. How great is a trailer park? Guess that depends on the person.

I live here with my family. It looks nice on the outside. But you begin to see all the problems once you move in and have been here for a few days. They dont seem to fix anything unless it effects the whole park. The water always is either white as its coming out, because of all the air in it or its colored yellow-ish. Found out today the whole place runs on well water. I dont know how the biggest trailer park Ive ever seen gets all its water from a well. The water pressure is terrible. Weve called about it and notning has ever been done. Then there is the issue of paying the rent(s). Lot rent and trailer rent. It is automatically withdrawn from your bank account on the first. No choice about it. Thats stupid as hell. We were told when we signed papers that it went through on the 3rd. But water is paid with a money order. We were given a list of rules of things not to do. But we see just about every other resident of the park doing those things. We have been here 3 months and the police have been to the trailer next to us 4 times and one down from that. Ive seen police cars fly into the park racing down to whatever trailer theyre after. We were told that kind if thing led to an eviction notice. Theres a lot that is said when sign papers, but when you move in, it changes completely. I would not have moved my family here had I known all of this. I didnt even get a copy of the lease...

Stay AWAY! So one Saturday morning(oh this is the dog lease policy and, no pit bulls) a RANDOM pit bull jumped in my truck while them kids (MY 4YR OLD AND, 2YR) was in there. We reported it to the office and, no one seemed to care they told us to find the dog and, then theyll do something about it. Since then my son hasnt wanted to go to soccer because, he was scared. Then water is brown, the little street that is there has potholes, they pick who to tag as far as cars been parked. Theres NOT a safe place for the young kids to stand when waiting for the buses for school. It as also been reported that the kids stand in the street and, the office has yet to send out a notice for that. My advice to you is STAY AT YOUR OWN RISK!

Other than issues with setting up our payment in their system as well as us properly, we received a few notices about the satellites upfront and algae on home s well as a late notice which made everyone aware of the situation which was handled immediately. I have no complaints. It is relatively peaceful. Close to the city but far enough out to have a country atmosphere. The new management team is really fixing up the place well and removing the riff raff.

This park is an absolute joke. The owner is married and got one of the girls pregnant her name is Lauren Hilliard. All the girls in the office are rude and the place Is run down. Dogs and potholes all over the place. The water is always brown. I am calling the city to report them they really need to be shut down. My lease ended last month so I thankfully got out of there but its disgusting.

If you ever wanted to be a race car driver live here, everyone speeds like crazy here! I bet some cars reach 100+mph. New management is a JOKE. The list is honestly massive of why you should STAY AWAY.

This place could be great, but I have some very good friends who live here and I know they are getting fed up with some of the issues they have been having. From water pressure loss, and city services being restricted, to the shear disrespect and disregard of the tenants who have been in this community since they started. When the main office sends out an email just as they are about to rush out of the office so they dont have to deal with the tenants response, is nothing short of cowardly, spineless, and gutless! Again this place could be a great place to live if they only had a better sense of concern for the reason why they have a job.

If I could give this place 1/4 of a star I would. They have no care at all for your needs, they Take forever to fix something that is broken. All they care about is your money and that’s all. I would never have come here if I knew all of this.

If I could write a review with no stars I would, this place is awful. The roads are littered with huge potential holes, the trailers are infested with German roaches (the ones that are impossible to kill and fully get rid of) they charge you out the butt for rent, and if something is messed up even the slightest they expect you to pay for it even though you dont own the trailer. They charge for blinds that are barely even messed up, they charge for a jelly jar for the outside of the light fixture that we didnt even break. It was broken when we moved in. The trailer next to us that is vacant has been open to air out but the walls have been hit with the weather and are falling apart and it smells god awful from animals getting in it and peeing and pooping everywhere. I really dont recommend this place to anyone. Especially if you have pets, they are such jerk about so many things its not even worth it. They make you give them $1500 down for a place your not even renting to own. This place is BS. Dont live here.. find another place. This place is just riddled with drug heads and the cops are called out almost every single days for break ins, robberies, shootings, and drug busts. Not a safe place for kids or pets.. or anyone!!

They give you first month free just so next month they can charge you 2x the agreed rent, plus when paying rent by money order you have to give them an extra $25.00 for each money order, that’s and extra $50 a month because you have 2 separate payments. Guess what it’s not even listed in your lease. At all there properties it’s a mess.

Ive never known such a terrible place to live. Rent is expensive and there are so many tenants management cant keep up with the demand for services. Forget trying to keep German cockroaches from infesting your home because Ive seen vacant trailers being left unlocked and not cleaned for months. It seems like they have a new owner every couple of months. Theyre always threatening to fine or evict and it constantly floods

Poor management. Maintenance takes forever to do they job. Pot holes everywhere no skirting in a lot of trailers. Pool is filthy. Took my rent and still evicted me. Gave me a court date while i was with the military didnt tell the judge l was with them even after I told them I was.the pictures they use look nothing like they actually do. Mark my words. Not a good place for a family to stay at. The pictures that are shown are lies! They trailers look nothing like that! They had a dead rat in the dam pool.

I swear I hate these people and the staff is less than basic. I do not care what situation you are in, DO NOT MOVE HERE, youre better off in elsewhere. I promise.

The very worst place I’ve ever lived! I’ve never had such horrible people I rented from! They don’t care about you at all we moved in October and it’s now May within that time they have not done ONE single work order I put in! But they always putting stuff on your door that they want you to pay! When we moved in we was told water was free 5 months later we get a water bill for $198 oh and by the way the water is so dang brown! You literally pay for water you can’t even drink and I honestly don’t think it’s even safe to get a bath in! I pray me and my family don’t find out later on it caused something. If your looking for a good place to live please keep looking don’t let this people do you the way they did me and my family and suck you in. I don’t know anyone that lives here that doesn’t complain about the place. They even have a Facebook page just for us residence to complain cause it makes us so mad!

Has turned into the ghetto. People break into cars out here. And the rent is definitely not worth it because of the environment. The childrens playground is horrible so that means they really just care about getting the rent, not about improving a safe and happy place for the residents.

I would not move here. The office staff is extremely rude, I thought it would change after some people left but they are still rude. Our home was full of roaches before we moved in. They said they sprayed for them and we moved in. Literally had roaches coming out of the walls and door frames, behind the kitchen counter, under the refrigerator. EVERYWHERE. One of the employs that was fired said it wasnt only our home she had 19 others waiting for professional exterminators. When we moved in the carpets werent cleaned and there was hair and toenails in the drawers in the bathrooms so we left for a couple days while it was cleaned. They didnt even say sorry. They call the roaches your friends. Also they have these machines that compost the sewer and at night especially on a hot evening or even during the day it smells like straight poop outside like its disgusting. The maintenance did a good job when they came. Our car was broken into twice. The park is broken. And the toilets at the pool are so disgusting you can not even walk in the building. The price might be the cheapest in lake charles but you are going to get what you paid for. We only stayed 5 months and got out of there.... take your money somewhere else please. Before we moved in I read the reviews and didnt believe them and I was totally wrong...

I like living here, I wish it was cheaper but its not a bad price either. The biggest downfall is maintenance... They are non existent or absolutely unprofessional and useless. If the maintenance squad was any help at all I would have very few or no complaints.

My fiancé and I moved here May of this year and have not gotten our front door, master bathroom tub knob or water pressure fixed. Everyday we call about our work order status . We were not told when we moved in that water was not included in the in rent. They shut our water off over 20 dollars, so I went and paid that and they took 12hrs to turn our water back on because the office failed to put our payment in the system. They never answer the office phones or the emergency phone. They have attitudes and customer services is trash. They expect us to pay for them to cut our grass weekly for 50 dollars or 40 if we sign up for some type of program. They told them about snakes that we have seen in our driveway and our neighbors and they told us “what do you expect us to do”. We pay $1045 and honestly paying that much is really not worth it. They told my fiancé we wasn’t allowed to have our pit bulls because they don’t allow that breed but my fiancé submitted to them twice his VA papers that clearly says they are service dogs for his PTSD and Anxiety and he needs them at all times. This past 4th of July they emailed me saying we were not allowed to pop fireworks for safety reasons but people still were popping them till 2am. We are currently looking for another place.

This fuccin place succs! They chargin us $50 for lawn care n not even doing it. They tried to charge us $50 to pressure wash the trailor cause they said we need to do it. They charged us $50 for having 2 wheels on the dirt saying we parked on the grass. Were in a 3 bedroom trailor but theres only room for 2 cars since part of our car cant be in da dirt.

I hated it at my husband and I moved there from Virginia we were promised a certain trailer but then our trailor changed 3 times. Then we were given the wrong key on moving day. Our trailor was invested with roaches all they did was bomb the house and spray raid which did nothing so after bombing the house 8 times we called the exterminator and took care of it. Our carpets were torn and we not inserted properly bu everytime we mentioned it there was a different excuse. It took 10 months for them to fix the broken fire alarms. We had 2 tempts of someone trying to break in the trailer my husband bought me a gun just so I could protect my baby and my self when he left for work. People are inconsiderate and blast music so loud it vibrates the trailer not even concerned its late. Also there was a time where peoples rent was stolen from managment so they could afford drugs we didnt even stay the whole year we found a much better home and left. However, I will say I did have good neighbors who knew of these issues and would check on my family from time to time and when something was going on they would let us know so we were aware.

Moved in I march was promised a new fridge we are now in June still no new fridge and the one they put in here leaks bad. Not to mention when they brought it to our home it was full of roaches we had to constantly spray to kill them all it was just nasty. We are told to keep up the yard and of course we do and the next day they will ride that heavy ass lawn mower through the yard and make big ruts. This place is a joke and they dont care about anything but their rent and wont fix a damn thing.

Was promised a drive way when we moved in back in April. Its now November and we still have yet to get one. Weve complained multiple times and now were being told by the maintenance people that they arent paving driveways anymore. The area is poorly maintained, pot holes everywhere as well as unsupervised children. Would not recommend this area to anyone

Worse place to live. I have a huge family and thought we had found our a wonderful place to live. It was and unforgettable horrible experience. The staff treats you like you are worthless. We have soft spots in our wall from water damage and it destroyed all of my electronic items in my bedroom. We have eater drop in the light figures. Our sink is leaking for the second time and not fixed. On top of all that my bathrooms have flooded several times in the last 2 weeks. They came a did a temporary fix and failed to complete fix it until my husband went up there for the 6th time and told them it had to be done today. We were unable to use any water in the house or bathrooms. We have kids. So trying to leave in the middle of the night for the bathroom is super stressful. So today they came and did some work under the trailer on the pipes. Things seem to be running okay. We have a huge mess of water to clean up every where but at least we can flush the toilets. We were told since we are moving tomorrow they havent bothered to fix it since we are movin. They let us live in unlovable conditions for almost 2 weeks. On top of all this when they came this afternoon to fix the flooding our airconditioner magically stopped working. The trailer became extremely hot. My daughter suffers from eczema and asthma and cannot live in hot smothering conditions. Knowing they wouldnt come back to fix it, we were extremely frustrated and worried. Then my husband found it odd the airconditioner gave out with no warning signs and fairly quick. He decided to check it out outside because the associates were very ugly about fixing our flooding. My God, I didnt think human beings could be more spiteful. The airconditioner plug that controls the cooling was magically unplugged. The airconditioner was not putting out any cool air. One of the employees who came fix the flooding had to have intentionally unplug the cooling system. This could have caused my daughters skin to break out or her to have an asthma attack. I will find a way to report this company yo cooperate and anyone who can help other families from going through this.Trinity Duhon

I am a current resident. I was shown a brand new 2013 trailer and loved it. It had some issues with it supposedly from transit. Which is what I was told. Soft spots in the floors, floor cracked and sunken in around the A/C vent in the kitchen, broken window, etc... The electricity and water were not hooked up yet. And the A/C unit was packaged up in the living room. All of which I was promised would be fixed before I moved in. I paid them $1000 as a deposit and set a move in date of June 26. I arrived June 26 to pick up my keys. Absolutely nothing was fixed. No power no water. A/C still sitting in the living room. Some how they slapped in a water valve (that is still leaking) and hooked up the electricty around 4 pm. The A/C was not installed until Saturday morning. I had to cancel all of my help, installations, and new services...i.e. dish network, alarm system, internet, because of this. I am now four months rent into this place and absolutely nothing has been done, nor can they tell me when it will be done. I am writing this solely as a result of the last phone conversation I had with the parks manager. In which I offered to continue to pay lot rent until the issues were resolved, but nothing more towards the rent of this trailer. To which she replied very politely and cordially, in essence, that if i didnt like it I could move out. They have broken the Louisiana Renters Rights act on multiple counts to the letter of the law. The major ones being prompt repair and maintenance of the property, and they will not refund the $1000 deposit even though the property was not livable on the agreed upon move in date. I will be filing suit against this company.DO NOT RENT HERE!!!

I have been here 2 months when I first moved in they told me that my refrigerator was messed up but they would have it fixed within the week they finally came got the refrigerator took it to the shop took the doors off in my house left them in the den and they are still in there that was a month ago they lie and tell you what you want to hear I didnt have a mail box at the front were all the other mailboxes were they supposedly wrote my number on one of the mailboxes and contacted the local post office to let them know the situation i have even contacted the post office and as of this moment I have never recieved any mail in my mailbox the only mail i have ever got is from the front office i have had to cancel debit cards and have them resent and still have not recieved my mail they are shady acting there are aggressive dogs allowed out here in a place where little kids run and play not to mention how they were suppose to fix little odds and ends in the house and never had our airconditioner has already froze up which my husband had to fix because you cant depend on these people do not rent from here they are sorry and unprofessional.......

This place has amazing homes.

Stay away. Stay far away. They will make promises and not keep them and then give you lips service about getting them fixed. I have lived here for five months and only one things that I have complained about since my move in has been addressed. Some times it is the management sometimes it is the corporate office.
