The Cooling Springs mobile home park is an absolutely wonderful place to live! I lived there for over 4 years and never had any problems. It is surrounded by a beautiful pond and they offer trailer lots with private backyards along the waterfront. I would highly recommend spending the extra money to get one of the waterfront properties, it is worth having the extra privacy and view! It is very dog friendly and had a lot of friendly neighbors. There is a gate at the entrance, several security cameras, and a sheriffs office right across the street; it was a very safe place to live. The staff is super professional, extremely friendly, and very easy to work with. I was very sad to leave, but very thankful for the years that I spent there! Definitely the best mobile home park in the Lake Charles area!

Quiet, CLEAN atmosphere with vending machines for long stays such as mine. Everything you need right there. Will return more often

Nice quiet place, quick to town, friendly neighborhood.

I have been a resident for 3 1/2 years now and its great. The lot rent occasionally goes up as well as the water. There is always a train or plane going by which is extra noise if your looking for a quieter place. Everyone stays to themselves but a few people let there dogs roam and poop in your yard or even walking them on a leash and do not clean up behind them as is a problem especially when you dont have a dog and have to clean it up. Or when your kids go play outside and step in it! The staff are very nice snd helpful, they will address any challenges to the best of there ability. We stay on the water so the view is beautiful and your allowed to fish catch as nd release. No swimming or canoeing! They have a laundry mat down the road as well as storage facility and rv park.

Can’t say enough about the staff at the office, very caring and attentive to my needs and requests for the rental mobile home that I live in. Beautiful nature and ponds all around the gated community. I feel totally safe living here.
