If negative starts were an available option. First you tell a potential tenant the work you are about to do which was a lie. Notching was done. How are you going to try to move a nonsmoker, and yes you knew, into a rental DRENCHED top to bottom in Nicotine. Then when asked to make good on what you promised and you tried to increase the rent. Just greedy, predatory trash.

Just recently moved out here, have noticed that the previous management had issues, the owner bill is doing the best he can to keep things running smooth, I just became the property manager this week and I plan on doing the best job I can for the park. I have kids that are going to live here too so I plan on keeping a safe place for everyone. The trailers look great on the inside after the remodels. They have some pretty good maintenance guys so far, and tend to get on the projects pretty quick when there are any issues that get turned in.

This place is a dump of a trailer park! Please do yourself a favor and do not move in. The trailers are infested with roaches and other bugs. If something breaks they refuse to fix it. The best thing my family could have done was move out of this place!

One of the worst places to live! Everytime a new manager comes into power money is stolen & the owner tries to make the tenant pay it. This has happened exactly 6 times over the last few years (not by choice) that Ive been here. Tried to give the owner & managers the benefit of the doubt, but continues to disappoint and ruin lives. Please, do not waste your time here. You will be so much better off paying a little bit more for a place that will make sure your livelihood & money is secure.

We have lived here a while and I have to say past management did nothing to fix issues, our floors are still all jacked up the wall in the bedroom fell in due to a roof leak, the ac still isnt working after its been worked on 6 times the 4th time it caught fire! The plumbing sucks you have to plunge the toilets at least 2 times a day. The water gets turned off at least 2 times a week because of leaks but thats better than the 4 times a week that it used to be. Tenants get charged a large amount of money monthly based on how many lives in the home and not by actual usage. The new manager is trying I will give him that much but things need to move along a bit faster with repairs, you cant tell someone that repairs will be done the next day then not fix it for a week. The pros of the place is that rent is affordable, its quiet and no one bothers you. It could he a really nice place if the owner would allow management to make repairs correctly instead of patch jobs.

Constant turn around with management and takes to long to get any maintenance work done. The park is full of drugs and nothing is being done about it. The owner is constantly serving 3 day eviction notices to the occupants of the park without going through the proper legal channels. The roads all need major work because they are so bad that they could easily mess up your vehicle. Whenever it rains a lot all the septic lines get clogged up and backs up into all the homes. There are no septic tanks. Instead all the sewage goes into a pond at the end of the first road. There are many vicious dogs living on the premises that the owner allows to be there and they do get loose and bite the other residents of the park without the owners taking any responsibility for what their dog has done. To top it all off the place is full of wild feral cats running around having babies constantly that are tearing up the trailers underneath them and the owner does nothing about it.

Havent lived there, but I was looking for a place for my mom. They were very helpful and friendly! It seems like a pretty good place to live, especially because they check backgrounds and wont accept people with certain criminal backgrounds. It is more in the country, which makes it nice and spacious. The trailer we looked at was well taken care of. We probably would have gone here, but found a senior living apartment that better fits my moms needs.

The neighbors kids would come still drinks and food from my nephews birthday party. They were NOT invited. My sister told them multiple times they need to go on and never did. The parents just let their kids run wild over there.

There is a sewage leak around several trailers we have asked manager to fix the issue its backed up under my house and several tenants here are complaining of the smell and medical conditions it can cause its backed up under my trailer and many others around it I live in 48, and 47 and 46 have spoken to them about issue the manager is Tyler and assistant manager is Brittany both told me it was because of the rain. I am going to be contacting the news to come out and broadcast this issue as a person who has paid rent on time I dont feel renters should have to live this way or be told they will fix it this is been going on since September of 2018 there are several lawsuits open against the property owner Bill he has been made aware of it also.

Regardless of what they tell you... this place floods. Flooded again 5-1-11, This isnt the 1st time this park has flooded. It had flooded 2 times in 2009 (Oct. and Dec.) that I know about. I would be aware of this mobile home park as the homes here are placed back up for rent once dried out to home lookers, whom dont realize the mold and mildew in the walls. Other worries is the wiring in the homes. After being flooded out I was put into another home which had the entire kitchen and living room on one breaker. Im no home inspector but if I were this mobile home park would be condemned for unhealthy and unsafe homes. You can forget about getting any of your deposits back because there will be something in the contract that the owner will say you did or didnt do correctly. We handed him our keys and was told we will be mailed the key deposit and others as well......never received them. We contacted the manager and was told the owner said we forfeited our deposits because we didnt give them a 45 day notice we were moving out. Our lease was up july 1st and was moving out. The contract you practically need a lawyer to read and explain it to you.....the tenant basically gets charged for repairs to the home you RENT and good luck getting them to fix anything. We had a water leak in the main line coming to the home and was told it was a natural spring...after a few months of mowing around this stinky mess they called a natural spring, I told them they need to fix it. I had to show the maintenance guy exactly where it was coming out the ground and they finally repaired the leaking main going into the trailer. If you have and love pets, this is NOT where you want to live, your dog must be in a 10x10 fenced area. If you dog gets out or off the leash, we was told our dog would be shot. They posted this information at the mail boxes as well. Best advise I can give if your looking at renting here..... DONT! I was going to give this no stars but it made me pick at least one.

Worst place to live ever. Managers embezzle money and maintenance let water pour out of my hot water heater all in the closet to cause mold and mildew. Not to mention all the drug activity and traffic all hours of the night.

Does not even deserve one star! Absolutely horrible! My sisters deposit was suppose to be $462.50 but was charged $600 the day of w/no explanation. Was shown one trailer but given another the day of the lease. Was told it was move in ready but the carpets werent cleaned or even vacuumed, nothing was cleaned, swept, or wiped down. There was 2 wasp nest and wasp flying everywhere in the trailer, dead bugs and roaches everywhere and a mice nest in the kitchen drawer with 5 live baby mice. There is a hole in the floor and still has not received a stove. Last but certainly not least the AC will not work it is well over 95 degrees in the trailer right now, she has called the landlord to discuss the matter because she has 3 kids and a puppy that can not stay in those kinds of conditions but the landlady said there is nothing she can do for her or anything about it possibly until Monday!!!!

The website and ads for this place say, Hillside Bayou Mobile Home Park is a family-oriented atmosphere. Our mobile homes span three streets and over 40 acres of peaceful tree-lined landscape. Each mobile home updated inside to include fresh paint, new flooring, modern appliances and more. Apartments are equipped with central air conditioning and heating for maximum comfort. Family oriented, there is a drug house in the park and the employees buy their meth there. Peaceful, at least once a week someone is shooting some kind if gun or another and the close proximity to the air force base insures there is constant air traffic directly overhead. There are three pot hole filled gravel paths that at one point in time were probably paved streets and yes there are trees. The paint was fresh at some point Im sure, but not when we moved in. The floors are rotted and covered in old carpet. And the only way to say the appliance are modern is that they didnt exist when people traveled the country in covered wagons. And more, yes each house comes with ants, roaches, and some even include mold. The units do have ac and heat just dont look at the broken ducts as they are filled with trash and animal feces to provide maximum electric bills. This place lies. If for whatever reason you do decide to move here READ the lease. You are responsible for everything and you are taking it as is when you sign. If there is something that you think should be fixed make sure it is done BEFORE you sign the lease or it will never get done. They tell you the water bill will be around $40. It has never been even close. Last bill was $95 for three people with one bathroom and no washer or dishwasher.

We lived in the trailer park for 5 years it had its ups and downs now the park is under new management and the park is coming back up to were it was when we had moved out there they have good maintance now that gets done in a timely manner i am the move in ready cleaner and the trailers are getting fixed the right way again the drug addicts and dealers are all out of the park it has been cleaned up and not trash all over the place good for familys

After spotting this companys ad in Craigslist and reading all the bad reviews (we decided to give them a chance....DONT), we rented Lot 104 in 11/12. The trailer was infested with roaches (they promised they would treat it.....they didnt), the carpet was water stained and moldy (they told us it had never been flooded and no water damage), our dishwasher was broken (they never fixed or replaced it), the showerhead leaked (again, never repaired), our refrigerator broke THREE times (only repaired once). I lived there, pregnant, with the company refusing to fix the terrible moldy smell, moldy carpet, or leaking water from appliances. We signed a lease stating there was a pool, there were even pool rules to sign, the head maintenance guy informed us later that the pool hadnt been used in years, and would never be used. The trailer next door burned almost completely down, and they began trying to repair it and rent it out again. The lease has tons of crazy rules and restrictions they tell you to not worry about, but then say you broke the lease when you dont abide. The woman who lives on site, Amanda, tried to fine anyone who shot off fireworks 50$, although the property is outside city limits. The police were called, and she was told she was in the wrong and could not legally fine anyone. We filed multiple maintenance request forms, which were never followed up on. In late August 2012, we were surfing Craigslist and saw the trailer WE lived in posted with pictures saying, Call for showing. At that point we found another place, and Amanda informed us we were free to move, we would just lose the deposit. She even gave us a good referral. While moving, we returned to our trailer to find employees had entered the locked door and gone through our belongings. Moved, never heard a word until today, when I received a bill for over 1,000 dollars stating that they had tried to make payment arrangements with me and I had ignored them. They reported the amount to my credit bureau without ever contacting me. When I contacted Amanda, she informed us that you can post anything on Craigslist, and that we owed rent up until the trailer was rented out (something she failed to mention before, or ever). Bottom line: The trailers are not even livable, the rent and lease are ridiculous, the employees are a joke. Amanda refused to give us a number for the owner. DO NOT RENT FROM THIS COMPANY EVER. Literally the worst place Ive ever lived, and the most difficult to deal with. If I could give it zero stars, I would.
