Over priced rent, which includes nothing. They dont ever worry about their own rules unless they can make money (for example large aggressive dogs run loose, but your grass better not get long or they will cut it and charge you). The fishing/boating pond is fine lled with garbage and smelly algea and fungus. Also, there is no attempt to spray for mosquitos, so you can barely be outside in the summer. In the winter, oh boy be ready to fall down if you try to walk anywhere. They dont clear the snow unless theres more than half a foot! Complain at the office about an issue and be told its not their job to police people to make sure they follow the rules.

DO NOT RENT FROM HERE!!!! We lived here for 4 yrs and were excellent tenants and always paid rent on time! By the time we moved, we had left our trailer in excellent condition and paid for the best cleaning services to detail our trailer and make sure it was in satisfactory conditions! So much so, that the Park was already renting our trailer out 2 weeks after we vacated it! To our surprise, we were later sent an itemized list of normal wear and tear items that they considered to be “damages”! Some of which were already there before we had moved in! We were also expected to send them a check within 7 days or forfeit the amount for claimed damages! This park and it’s management is very shiesty in the way they operate! From the beginning you will be required to sign a falsified inspection report that is already completed by them stating that everything in the home is ok before even doing a walk through in order to sign a lease. This is how they try and get you in the end! When your lease ends and you decide to move out, you will be expected to pay for normal wear and tear things like pressure washing, deck sealing, furnace and a/c checks, carbon monoxide detectors, toilet seats, and removal of any satellite dishes regardless if they were already there before you moved in and you never even used them! If you so much as hang a picture or anything on the walls, they will also try and charge you for patching and repainting of small nail holes! Also if you personally decide to pay to have your trailer professionally detailed and cleaned by the best services in the area, prior to moving out, it won’t even matter because they will try and charge you for cleaning too! The park manager and her assistant also like to drive around the park in their van and look for anything they deem to be a “park violation”! They also LOVE towing vehicles!! Luckily we were never on the receiving end of those, but knew many who were. They also made national news this past year for sending over 90 people who owned older trailers eviction notices, telling them they either pay and abandon their trailers, or pay to have them removed!! It’s not worth the hassle and there are much better places then this to live in Goshen!!! They also run Brook Side Manner as well, so it’s best and safest to avoid renting or buying anything owned by Sunhomes!!!

Dont settle here, its a full time job, cost more than a 3 bedroom 1 bath home that I now own. Keep looking guys youll find something better, I can assure you.

Maintance always parking in my yard...get on some about power washing and whatnot but allow others to have the dirtiest place and mold

The new management goes around harassing everyone that owns their trailers. And keeps changing the rules.

Want my uncle to tar his roof in 40 degree weather which completely defeats the purpose of tar as it doesnt seal or set right unless its around 70 degrees. They want you to spend alot of money, to have problems paying rent so they can evict you, demolish your home, and charge you $3,000 for demolition fees.

They force you to follow rules, but dont even clean up around the pond. Rude staff, over priced, SLUMLORDS. As worried as they are about everyones grass, and homes that we own youd think theyd atleast make an effort themselves, Ive seen the maintenance guy throw trash out his window while driving.

I hear it cost alot but they have a clean respectable park

Beautiful home, great value and friendly management!.........Been here 5 months now; I still love my home, this community and my city.....Feels like Im living in the country! For a city boy, Im still getting used to mowing my own lawn, but I love the grass and fresh air!

Clean quiet little neighborhood. Confusing with the way the roads are setup.

Slum lords community, I mean sun homes community. COUGH. I dont get what your doing, as if these trailers are on Alaskan pay dirt. $500 a month for a little bit of grass..

Poor management has no respect for anyone rent is high no recommendation for Roxbury the worse place to live selling my trailer getting out since New management turned out to be the worse place to live people want to move out empty lots and trailer sure you get the picture

The community manager does not listen to complaints. They will put off any responsibilities as long as possible. They are only after your money.

Its alright, I mean small park, i geuss if its the only thing around and your kids wanna go to the park, go to that one. it is small but fun for the little ones.

Nice mobile home park.Trailers are just a bit to close together. Rental units were clean but some had issues they were trying to sell but they do get around to fix the rentals. To buy one, they do not let you take your time to really look at the place like you would like. You feel rushed. Units that sit empty till they can sell them... Through winter no heat., pipe lines not protected through a cold winter so pipes can burst once water is turned back on in the older units., hinges rust. They need to have a company come in to fix broken drawers, remove old carpet, more so if dogs were in there as you can smell the pee smell. Repair Furance if needed not just check the AC. Unit to see if it turns on. If home is still under warranty it should still cover everything as it is sold to someone else... Replace fridge and stove and dishwasher when you see issues with themHomes ARE NOT sold as a as is either.. They are sold as if a new home. Have heard many people say not to rent or buy a home in this park. Through when you ask why they wont say just not to.. Makes you wonder why....

Very rude management poor quality house keeping and they like to play games . especially if your buying the home . i very very disappointed in my self for moving into this park not Werth the hassle trying to move out asap . strongly do not recommend

I live here and i really like it the bugs keep me company and the crack head neighbors sing lovely songs the wild dogs kill all the radioactive rats aswell

The staff is extremely rude and negligent. They obviously do not know how to do their job let alone care to do it.

Is the manufactured home park that my brother bought a home at for him and his family. Staff is friendly and very helpful.

Its ran down people parking in the yards even though theres signs that say no parking in the yard trailers are trashed and the people in the office are rude

People had filthy yards

Decent homes but a bit pricey and the park management is lacking.

Lady at front desk was very rude to people ahead of me and to my roommate and I when we were asking questions.
