Where do I start with this one...?1. Neither the community manager or previous sales agent can be trusted.2. Maintenance is a group of unlicensed contractors who likely reside within the community itself.3. Security is lazy and doesnt take to complaints or actually do their job of enforcing some kind of order here.4. The community is basically a larger version of Wells ST MHP.5. Potential drug dealers throughout community.6. A lot of inconsiderate residents who dont seem to care about those who live around them. This is due to the lack of order and responsibility from both security and the community manager.Will add more as this list is very long.

Kara Litwicki is an absolute pleasure to be around, she has such a passion for her job. Kara goes the extra mile to help anyone and everyone. Day or night she is there for those in need, she sacrifices her personal time to make sure that her customers (past and present) are taken care of. Rest assured if you have the pleasure of working with her you will not be disappointed in the quality of services she provides. She is amazing!

We purchased a new mobile home and cant even get the air conditioning thats part of our contract. They are all completely unprofessional and cant get their stories to even kind of match this place is not what they try to make it seem like when they sell you the home.very disappointed wish i would have never moved in here

Kara Ward is extremely kind, caring, hardworking and understanding. She was so helpful. Over all, very good move in. But thats where the goodness stops. I moved in on October 8th. Have only had maintenance come out one time to fix things. Didnt even attempt to fix my dryer vent and never looked at anything else. For a month now Ive had a severely leaking toilet, leaking sink and black mold on my furnace drywall. No one answers the phone in the office or returns my calls. I had to call Neighborhood Code to get an officer out here. Maybe then they will do something. DO NOT move here.

I love the community that surrounds ridgebrook. I especially love how the community manager manages her time so well and makes sure everyone is well taken care of. She is such a great asset to this community, someone who truly cares, thank you for all you do!!!

I lived here from 2014 to 2019. The safety of the trailer park seems dependent upon what street you are in. I added motion sensing lights to the back of mine and my neighbors trailer after people kept smacking the back of my trailer/ I could hear people quietly talking back there late at night and I couldnt see out there as it was pitch black. The front streets have horrible drainage issues and the yards are nothing but mud holes. In the winter it seems there is a water main break every week that takes all day.I find office personel to be responsive and kind but you can tell the people sent by the corporate office bully the local people.Overall I had a good experience here but there were plenty of suspicious people.

When i lived there 7 yrs ago people were bullys especially the old owners.... They didnt care or they would just laugh in your face when you had a problem.... But now idk how it is out there... New owners great.... But i would never move back.... Sounds rough

I personally will never rent, buy or anything nor would i ever send anyone to this place, my parents owns thier moblie home but they dont own the land. My parents have been here for about 3 or 4 years, they keep posting letters on how they need to clean thier yard but its nothing wrong with the yard. And everytime my parents do what is asked of them and for 3 or 4 years my parents have told them about the yard and how the need to put a drain in the yard because when it rains, it leaves behind muddy wet puddles that mess up socks, shoes and my dads 3,000 ramp. My dad also has a Prosthetic that also becomes messed up as well. The manager(management) keeps picking so tomarrow im calling the better business bureau

I absolutely love the scenery and how proactive the community manager at ridgebrook is. She is very sufficient, tenacious within her work ethich, and never dissapoints. I absolutely love it here !!!!!!!!!!!!

Management and maintenance staff are great to talk to, but what I cant stand is the fact of working all day and coming home to no running water yet again which has been a very common thing. I can say that they are doing a good on moving forward with cleaning up the park and getting rid of the ran down vacant trailers that cant be sold which is nice finally.

Worst place I have ever lived. I own my trailer. I love my trailer, but have of the time I have no running water because they hit a pipe somewhere. The roads have more potholes than the main streets. I have not had a street sign indicating my road for more than 6 months and the park from my is dirty. I wish I had to money to move my place across the street. DO NOT LIVE HERE. TRUST ME

The turn around is just amazing, you could tell they answered the phone with a smile, although I didnt qualify they were very friendly.

They kept raising the price every year. I started at 185. Now it almost 300. The new lease is 48 pages. If selling your trailer you have to have management approval or you cant sell it. I gave my trailer to them just to get out from underneath it. I am glad to be out of there..

This was my birthday trip went to the lake not the trailers, was a nice Ice fishing trip, with good friends.

Very nice and helpful. Just moved in here and am very impressed with everyone here. Totally happy we decided to buy a home here. Everyone here has bent over backwards to make this a great experience.

They just had a new company by this place out. A lot of things need to be done in here. Since they took the place over the rent has been raised twice . They want your rent to be in by the first of the month how do you do that when you get your check on the 3rd of the month? I own my own home and they wrote a book for a lease in here. Going to be looking for a new place to move to. The roads in here are a mess they will tear your car. Peoples yards in here look terrible. So yeah Im looking for a new place to move!

New management is trying to rejuvenate the community and its appearance but site rent is far too high when water and trash are billed separately. New homes are being brought in...but at the cost of current residents when lot rent and water are constantly going upward.

From what Ive seen so far its pretty much a nice place. Ive talk to my neighbors and they say that there are some mean people back here and there some nice people back here. We just moved here about three months ago seems like a pretty nice place to really quiet back in here. So if you want to live in a nice place I recommend Valley hills.

They illegally sold a trailer with no title to my friend. Now he us stuck there for the past year and a half. Just getting the run around from them when he calls. Lawyers will be involved soon but just sad they did this to him and his family.

I live in Ridgebrook. It is very affordable, my neighbors are great. There is one across the street and a couple homes down that come the weekend and they are partying, Hispanic music blasting and yelling, which sucks because a lot of people work on the weekend. The only other problem I have are the stray cats,.omg, there are literally 20 stray cats that live our here and the man on the corner at the end of my street is the one that is feeding them so they never leave! And can we say fleas, fleas, fleas...so if you have pets make sure they get their flea pill in a regular basis because if not.... You will have fleas in your home! Those are my only complaints. Ive people are awesome. Ive never had a problem that required help from maintenance but Im sure I would be fine my son-in-law works for them!

Its great and peaceful iv lived out here for a few months the rent maybe high but they are always here when you need them me and my girl friend like it here but I will say they should clean up the park with I took my girls friends siblings and I really think they need to go look at whats being drawing in

I hope that things change here. We just got new owners which is good. I see all of the red ss and i believe that those stand for scrap. Hopefully they do because my street is full of abondoned mobile homes. Lived here for about two years now and it has only gone down hill. Whoever had the park for the past 3-5 years didnt know what they were doing. I think this is a big step towards a better valley hills.

Large mobile home park with rental or purchase options a large pool and Clubhouse a kids park easy to locate and close to shopping and gas station.

It s decent place some of the homes honestly need scrapped. Rent is very reasonable. Never had a problem living here other than a few inconsiderate people that play garbage music too loud once in a while. They in fact do background checks before you can move in here.

Rent keeps going up. There also seems to be different (more leniant rules) for renters. This place was nice when I moved in now its going downhill. Would not recommend for long trem living.

Seems to be pretty budget friendly and it isnt trashy or anything, but they could do more to make the grounds look a little better.

Pretty decent place for the most part. Ever sincenit was bought out its kinda gone down hill in the last 3 years. No communication between the management and tenants anymore. There was a murder on our street a year ago. Its truely a scary place. Wanting to move out.

1 year update from my original 1 star review. There have been some important updates done such as speed bumps and entrance/street side landscaping done... but still not a nice place. How bad seems to depend in the street. For every person or family who takes good care of their lot, there are too many lots with junk cars, abandoned cars, trash all over and even broken windows.Lots of missing yard lights(making for a security issue..yard lights are the parks responsibility) and an overall obvious lack of caring about the property. The rent goes up, but the service does not improve.Overall this park has improved a bit since my last review to the point I wont call it a ghetto - but it still needs a lot of work to get more than 1 star. I would really question the 5 star reviews here as being authentic.

I live here and it was to be a descent place. The people at office are great and luckily most of my neighbors are ok, accept for one that lives across the street and couple trailers down she is always screaming and yelling at her kids, and the one next door to them her kids run around all hours of the night and have even beat up a little 8 year old and when we intervened the cops were called because this 12 year old girl was threatening to do horrible things and her mom egged it on to me and my children. the place as been recently bought out and some how now my payments for lot rent never get added and can get a hold of anyone to fix the problem. Very unhappy and hope to move in a year after graduating college, and take my kids somewhere better.

Im sorry but this trailer park is a joke. They kicked me out because I supposedly almost burned someones trailer up on 4th of July. Im sorry but I didnt theres Meth heads chomos crack heads spice heads that live in there... Yall wanna call me bad well excuse me but how can you excuse someone of doing something if they never did. Makes no sense maybe you should have taken all the dumb asses out of there before threating me and kicking me out. People are trashy, people with loud music on all the time nice speed bumps btw lol people still speed if your going to have them also put them in valley hills member theres kids that play everywhere in there. Also to be honest thanks for kicking me out actually nobody wants to live in there and if you decide to live there then sorry to be you because its not gotten any better...!! You will make the wrong mistake and the pool during the summer is horrible theres always leaves in it and who knows what else now and the tree line yall have by the park looks stupid what are you trying to compete with lol just dumb. Also maybe yall need to redo the park and put things up and start fresh everyone at the office about it complained about it when i lived there oh people are writting cuss words this and that get it together people haha but they never will what a crappy place its horrible i give it one star because yall cant keep your trailer park clean and healthy i reccomened not moving in

Trashy place rude neighbors if your a welfare case and live off food stamps or have no desire to better yourself this is the place for you their background check is going up to the local court house and its only for this county they let little dogs out here that bark their heads off personally my neighbors are trashy they leave crap on cloths lines in the middle of rain storms. The date is 10/21/12 their cloths have been out there since 10/16/12 their blankets are flung throughout the yard they wont clean up they set their trash outside for pickup friday sometimes they wont grab their trashcans until sunday or monday the neighbor across the street is a hardcore alcoholic who gets so wasted he cant even walk downstairs im moving on the 25th of this month been here for 5 months biggest mistake of my life thats what i get for trying to be cheap, trashy disrespectful neighbors. Im single with no kids all my neighbors have 3+ kids living in tiny metal boxes, Only reason i would suggest someone to buy a place out here is to burn it down this place needs wiped off from existence
