I ended up staying there 9-10 months. They send you to do walk through by yourself. When you give them what need Fixin they dont fix a darn thing & didnt even try to. After about 2 months small roof leak.They wouldnt budge. Homes where broken into when my niece lived there including hers & She tried to tell me but I didnt listen. I felt uneasy cause one night a man was sitting on my back porch & my neighbor came & told me. That was the last straw. Need new mangement & update. Its quick & easy to get in & homes are ok but they need security to ensure the safety of their residents. Yes there are cameras but they didnt work. Only the one pointed at the office. Everybody story is not the same. Make your choice.
Ive been here for 3 months and I find it a great place to live its been pretty quiet in the area the landlords are very great and Ive had no problems with bugs at all but I believe my trailer was remolded before I moved in.....

I would not recommend if you are particular tenants. If you are tenants who need a place ASAP then here’s your place. It took me two days to get approved. I did not do my homework I just moved there. I assumed it was a quiet place and secure place being cameras were up. After moving there my house was roach infested, all weekend long music blasting in the whole park, had a neighbor from hell who couldn’t control her kids and outside fighting w boyfriend, my car hood was damaged due to kids playing basketball, witnessed several drug deals. The Sheriff dept patrols but did no good. It would be a great if some of the young ladies would stop moving their riff raff boyfriends in without background being checked but in reality that will always be and parents really watching their kids because some of these mothers today don’t care. I was paying $525.00 a month and felt like I was living in public housing bc of what goes on there. If I have to live like that I’d rather my rent be subsidized. After a month I moved due to my own fault of not finding more out before I signed the lease. Owner, maintenance, and office staff great. Not their fault they are just giving ppl a place to stay but can not control what goes on after 5.
I am enjoying living here. My home was remodeled before I moved in and I love it. The maintenance men are pretty prompt and the management here is easy to work with. The area is patrolled pretty regularly so I feel safe. Everyone is pretty friendly that I have come across.

Pretty quiet. Everyone minds their own business for the most part. Im not very outgoing as I once was, but Im working on balancing Life.
PROS: This was my first time living in a tailor park and so far Schools are great, month to month lease, Landlord is awesome and very understanding when life happens. Sheriff department patrol the neighborhood at random times throughout the day. Rent is reasonable, lawn care provided, cameras are also installed in the neighborhood to prevent crime. Summer time is the best for the kids because they can play outside and you dont have to worry about anything.CONS: Mold throughout home (we rented two mobile homes and both had a major mold problem) landlord stated that all we had to do was clean it with bleach. Mobile homes infested with roaches landlord will only spray one time and if you handle the problem yourself he will not deduct it from your rent. Maintenance was only available M-F 9-4, no emergency service or holidays. Plenty of times we had pipe leaks, water pipe under house busted, faucet or refrigerator problems that we had to fix ourselves, still wasnt deducted from rent. HVAC system went out winter (2x) summer (5x) and we had to leave the house and stay somewhere else until it was fixed. Upon moving in dont expect it to be move in ready or cleaned. They just do enough to get by and get someone in the unit.

Only thing good about this place is the low rent cost but pwc light bills can reach anywhere from $500 to $1000 and the landlord refuses to fix the wiring in his homes I wouldn’t do it stay away

It is clean, nothing like it have I seen sents I move hear. Reasonable rent, the landlord is great to work with.
I live there for now the landlord is great but the maintenance staff arent that great. I have told them multiple times about the electricity in my frontroom not working. The first time they came to check he used a tool to check and said the outlets were working but when we tried plugging something in it didnt. I let them know again about it and again he checked with the same tool and tried to say the same thing that it worked but then he tried plugging something in and it didnt power on so he said that the crosswires under the house had gotten disconnected. I still dont have electricity in my frontroom and it has been like that for over a year. Also their is a hole in my kitchen floor that has been their for about 6 months and all they did was put wood over it. They said they would be back to fix it but still havent been. The only thing they are prompt on fixing is if something catches fire. I have only lived here for 2 years and only staying here while I try to get the money to move out of state.
Its a nice place to live.
From the shootings to the 600$ electricity bill I wouldnt recommend noone if you have section 8 you will be paying a hundred dollars more on your rent!
Beware...you will lose your security deposit...stuff already broken when moved in and the maintenance man never fixed...so if I have to take it to court I politely will...done with shady landlords
