There were some very nice neighbors but the majority are SNOBS. They also dictate comments on their Lake Haven Happenings web page. These are the same people who act uppity because they own an over-priced MOBILE HOME, LMAO !!! Definition of Delusions Of Grandeur ! They place went downhill quickly in the 8 months we were there. Parking is EXTREMELY limited and water leaks are frequent enough to make you wonder when the next time the water will be shut off. It happens A LOT. So between the attitudes, risk of being towed (for NO reason), water leaks and CONTINUAL yearly increases of lot rent ..... I wont miss it !

I lived there for almost a year because Im a friend moved here together and she purchased a mobile home. For the past 3 years they have raised the lot rent quite often wow having numerous water breaks throughout the whole park. Some of these homes I know date back to the early sixties. Theres been various areas of yard that has been saturated with water for long periods of time. I hope they are able to find the right people to get this property up and running without continuously charging the people for their problems.

Lake Haven is a very nice and well-maintained 55+ park, but there are extreme rules at this manufactured home community. Also, I have seen first-hand accounts of a lot of unpleasant neighbors. The pool and lakes are scenic and clean. However, the lot rent is much pricier than most in the area. It is currently over $750 per month. You own your home, but you have to pay the unusually high monthly lot rent until you sell it. They raise the lot rent incrementally as well...

Owning a home in this area is not cheap. This was the most economical way we found. We did not want to keep up with the Jones by over extending ourselves on a house we barely use. So, we opted for a place here.We bought the best lot we could find which ended up being the most dilapidated home in the park. Lots of work to be done. But we can do that no problem, just takes time and some elbow grease.Less than 2 years later we have a new home on a lake with wonderful landscaping that doesnt cost us much compared to the average home owner. We love it and we wouldnt change a thing about our home.As to the park itself. It needs some updates. The courts either need updated or torn out. The sidewalks are all caked with moss and mildew. The landscaping in front is new as is much throughout the park. It is a nice change. Staff in the office have always been easy to deal with. There are 3 pools to choose from, one is heated, and they are never busy so to speak. The fitness room is clean and large enough to get a nice workout in. Tons of roads in the parks to walk or ride your bike if you dont want to venture out on the actual roads.Lovely area where you can walk or ride to groceries and things to do. Tons of things to do within a 5 mile radius. Loads of shops and restaurants too. Lots of pawn and discount stores to walk through as well.

Lake Haven is a very nice place to live however, as with all community living there are many rules and a very small HOA group that runs the show. (There are 3 separate parks within the community and each have their own social clubs which are a lot of fun!) The main HOA at Lake Haven very rarely has meetings with all 3 parks to solicit the homeowners opinions and ideas. In addition, the HOA here does not accept electronic communications, there is no email address or website for the HOA. All items must be communicated in person or in writing leaving no audit trail or accountability. They are very old school as is the the office management. The office management has had lots of employee turnover in the one year that we have been living here. Things have been falling off their radar and there has been little to no park management at all. The park used to look a lot nicer when we first moved in and now the Palm trees at the main entrance or no longer lit up at night and quality of the landscaping has been deteriorating. The shuffleboard courts are a huge eyesore and we have even had some homeless squatters living in them! In my opinion they should be torn down and made into additional parking. Other things to be aware of here is that having 2 cars and guests that visit overnight can become a problem very quickly as parking is very limited. The rule is they will tow your car for $200. if you are parked it on the street after 10:00 p.m. You also have to plan ahead and get a hand written paper guest pass for your guests vehicles if you plan on overnight guests and then hope that there is parking near the pool available for your guests. If you buy a house here please make sure you can park all of your vehicles in your driveway or you will have issues. Also, there are 3 pools but only one is heated and not all of them are lit up at night. There are also a lot of water main breaks that happen, maybe once every 6-8 weeks and when that occurs we are without water for a few hours while they fix it. The HOA fees range from $740 to $850 depending on where in the park your house is located. Make sure you know your total HOA fees before buying here. Make sure you know what the HOA fee will be after they add in all fees such as water and taxes etc.. and ask how much the increase will be each year. If you can afford the very high HOA fees and dont mind close community living with mediocre amenities then its a great place to live and you certainly can’t beat the location to downtown Dunedin!!!

Beautiful little park with friendly people; unfortunately our plans to enjoy the BBQ area were rained out, but it cleared up long enough for us to enjoy the pool with our friends who just moved into the community.
