This is where I live its a mobile home community in every sense of the word. Neighbors are friendly and helpful kids can play and make new friends. Weve only been here a few months but we feel like weve known our neighbors for years. The rules are strict but that helps keep the park safe. In all if youre lookin for a nice safe place to live for your children and family to live its hard to beat Lake wood Estates.

Rent is raised 5 times a year.. roads are horable.. no one ever awnsers at the office.. power goes out on all 170 trailers when it rains... trash men only take what you can fit in the smallest cans ever made... people break in to your cars while you sleep.. break into mailbox when your at work and they charge you 200 dollars if they want to mow your lawn for you....

Its a trailer park with high rent. You pay for well water here. They have septic tanks that like to backup and not bother fixing it. Harass tenants for grass if not mowed weekly. Charges $200 per yard if they do it.

There is no point of the yes community headquarters to have office people at Lakewood estate the tenants run that place if the tenants want someone out of the park they tell the office and there investigation is BS

Very nice trailer park. very clean and decent place to live. they do a gold key once a month to make sure that your needs are taken care of in your home. pay your rent on time and dont piss off the friendly neighbors. everything and everyone is wonderful in this park. probably the best in the quad citys.

Was talked into going from renter to owner. I have been here 3 years. My land lease expires in 2 months. I got a note on my door saying my lease will not be renewed.(No reason given) And its unconditional. I have a family. A wife, child, dog and cat. They are basically throwing my family into the streets with out cause greater than wanting my lot for one of their overpriced newer homes . Never trust them . I did and now my family will suffer.

If I could give zero I would!!! This place is a crook!! They will rent you a decent place but to fix what is needed no!! If you buy they will sell you places that need condemned and not help you out and tell you youre on your own they let the places infest in bugs and not handle situations properly rude as can be do not buy /rent warning you now

I have lived here with my family for over a year, and we arent moving soon. I love Lakewood because of the decent people and the lake behind our mobile home. Ive seen a lot by the lake. Theres been an otter, giant goldfish, and thousands of frogs. Nice place for both adults and kids

Very nice place.

Not enough Yams. The amount of Yams in the park is terrible, Ive only seen five so far and all of them were called Sweet Potatoes. The park has a large amount of lemons too. AND LEMONS ARE TERRIBLE.

I live here and its great office workers are professional maintenance people are great as well

Was a nice place but way overcharged. Tried to raise the rent twice in 18 months. Very petty with the rent and

I live there for 10 years they raise the rent every year and I dont see anything that is improving. Glad Im gone

Management changes frequently, dont stay up on background checks for new applicants. Are very willing to accommodate any paperwork requests if originals are lost. Problems with staff members being in office around time of paying lot rent...similar to a game of cat and mouse, usually 3rd attempt someone is finally there to collect the rent.

Employees are rude and will belittle you when you try and stand up for yourself. They have lied directly to my face and told me to study the laws of the state because they know better. I may not be a scholar but i know my rights and when someone is trying to bully me. Instead of trying to help the situation they have nit picked at every little thing and changed my rent twice now which is a direct violation of the lease. They enter your home whenever they please and will brush off all of theyre wrong doings as not theyre problem. They are a corporate and only care about money. They have been nothing but tyrants to their tenants and im not the only one they have done this to. They have also told me if im not happy i can leave. Thats no way a landlord should be.

Tend to rotate on staff! Never there when rent is due. Need more amenities for children. Ive lived the for 2 years and these are my main complaints.

They were selling us a brand new place moved told us they were going to do all this stuff for us just to get us in the place we moved in and nothing happened that nice big tub they show in the pics is 55 gal they have a 30 gallon water heater and cant have both showers going on at once It will run out of heat they tell you what you want to hear but when they have to replace somthing they wont the place were I parked my boat for storage is a joke my boat was constantly getting messed with wires cut parts taking out and the pond is a joke to nothing but tony fish not worth the 1200 we aventaly started to pay we told them if they did not get there stuff figured out we were out and we moved to a house with a grauge for less then what they charge this place is a ripoff do not but rent from the park if you can find a cheap trailer not threw the park then its okay but do not trust a word that the sales man the managers the workers
