Decent neighborhood. Maintenance isnt very good. They just get the house your moving into good enough to move in to. Maintenance will come to half fix things sometimes make them worse than before. They basically force u to buy the home and if not they make it known that u wont be able to stay as a renter. I was promised to have things fixed in my home and still has not happened. Once they get u to buy the house thats it you cant get them to do anything for you even though they say they will. I didnt really want to buy the house but fealt I had to in order to have a place to live because if I didnt I know they would force me out. Even if u buy the house u still dont own the land and they will up the rental price for the land every yr so by the time I do pay the house off the land will be more than $1000 a month and going up every yr its not fair at all but now Im stuck. Im not very happy with it but had no other choice. When I was signing papers to buy the house they let it be known that there was no turning back and if u do change your mind your automatically out on the street. Im very worried for the future but again have no other choice. Moving here went from a happy experience to a stressed experience I do not recommend it.

What happens at the Arbor spring community house? The chubby young lady driving a van yelled at my daughter today while she was walking the dog, I pay my rent on time and in 7 years that I have lived in Arbor Spring I had encountered a problem as such. I ask please demand a little more respect from this young lady that her racism is noticed and Arbor spring a little stricter when hiring her staff that is not rude and racist. I will not allow her to once again yell at my daughter that we all have rights and she is just the others to act as she does.When I put my complaint in the office I was ignored. I ask for respect and demand an apology.

Arbor spring is the worst place where you can go to live. I was not there long only 7 months and it is a nightmare by day and at night to be there, my car was stolen once in front of my house, on another occasion I was knocked on the door of the driver of the other car where no one was responsible, the The crane lifted my car more than 3 times with all the permits that I had paid in the office and in the end no one from Arbor spring was responsible for the cost to recover my vehicle. The staff is quite rude, rude and dishonest when you want information from them you never get an even reasonable and polite answer, the people they have in the help center is a horror to deal with, very racist and even compulsive. I paid to fix my mobile home on one occasion and they charged me a lot of money and just put patches and paint on it and when the rain came down the walls the water ran and damaged some furniture, I asked for an explanation and again a fatal experience dealing with the staff so racist that they dont even allow you to explain the whole situation when they refuse to give a reasonable answer. I paid to park my cars and I asked for a visitor sticker and they told me days later that they couldnt park with that sticker, in the end I recommend this community at Zero if they dont want to have an unpleasant experience in every way, they only take advantage of the money that You pay but they do not help you at all to give you solutions to problems caused by themselves where you can not even sleep easy without thinking that it will happen the next day. I had many ocations in which I went out to work so early and the tow car was always lifting a car, almost dragged a car, regardless that many of the cars to be lifted by a crane must be with platforms and not dragged as they do there. In 57 years of my life I have never had such a bad experience, I was disappointed with Arbor spring and its terrible treatment by the RACISTA staff.

Of all of the many places that I have lived, I have never found a place as nice as Arbor Springs. Everyone is super sweet and helpful and treats their tenants as if they live there themselves. There are caring and considerate and care so much about the community with several community outreach programs. There is also a great school right across from the complex. They always answer any concerns or maintainence issues within the next day. I would highly recommend anyone to live here. They are so wonderful!

This is a place where I am very comfortable, I have had nothing but good experiences, maintenance has been on point and the office staff have been awesome all in all for me it has been a great experience.

Be careful of the home you choose to buy cause some are filled with molds that are just covered up with paint and a whole bunch of spiders. First time I moved here I found a spider that looked like a Tarantula in my kids closet, when my husband tried to look for it, it was gone, I’m positive it there’s holes in the corners of the rooms. They have great deals on the trailers but it’s not worth it.

Ive been living here for a while now, and this is without a doubt my favorite place to call home. Everyone here makes you feel like family, a trip to the office is always met by smiling faces. Charise helped us into our house, and made the whole experience easy on us.

Love everyone in the community always willing to help when we need it! They go above and beyond!

Very sad about my experience. Dont get me wrong, Brianna was so nice and helpful but apparently I was denied due to my credit score and a felony on my record. Well the apartment I applied at told me my credit score was way above what this place told me. And I have never had anything on my record. I feel like the Yes community is a very shady place and has a worthless company doing credit pulls and background checks because when she asked them to recheck it they said no?!?!. I am just so very disappointed with my experience!!!

Brianna helped us find a great home here and Natalie went beyond to make sure we got it! Super friendly staff along with a safe & clean environment.

Community is very nice. The people living here are very nice and respectable. Management is the best part, they take the time to address all the problems you may have. Summer time activities for the children and an open community center complete with a park. Great place..

I worked mainly with Brianna, who was absolutely amazing! Natalie, the manager, went the extra mile to help me get my home quickly. Every one in the office was so welcoming and they had fresh cookies! My home is beautiful and I couldnt be happier with the experience!! Thank you!

Absolutely love the manager, Natalie. My mother is hard of hearing and she went the extra mile for her. Shes even helping me move to be close to my mom. She really cares about her residents.

Ive lived here for several years, I must say its been nice, safe and pleasant..Natalie and the staff are always helpful,..Ex: wind blew a huge limb off a tree, landed on my.new shed i had just purchased, Natalie made sure it was replaced and set up..Great service..

My husband and I went to Arbor Springs twice looking for a place for our family, and both times they were very friendly and informative. They like to get the residents involved with the maintenance of the community which I find refreshing. The streets are clean and the neighbors we met (i just walked up and spoke to them) were very friendly, even though some didnt speak English.I think if people have a hard time getting a hold of the management, they are most likely out on tours. When we were there they were very busy both times. There was almost always someone out on tours and the others were busy with people in the office.Natalie is doing a great job getting the community to its full potential. :)

If I could do no stars I would. Thank God we are finally out of there after only 10 months. They cost us over $9000 in cars due to their construction (flooding lots & streets). Then when we gave 30 day notice (the required) they tried to trap us there longer. We got out (all required fees paid-rent, pay back to Yes Communities and deposit to ensure lot was back to original condition) 1 day before our 30 days was up but 1 week after we wanted. Awful place to live. Horrible Staff. Big turn over in staff except for manager.

I never do reviews, so knowing that Im actually taking the time out of my day to do so should tell you something. The management here is absolutely unhelpful and rude. I have lived here for years with my family and it has only gotten worse. 3 of our vehicles have been towed in the span of 6 months. It gets expensive and management doesnt seem to care about their residents at all. Having worked for Property Management in the past myself, I know what a great community looks like, and this is definitely not one of them. PLEASE live somewhere else if you plan on moving here

Trashy place. Management is rude. Floor was caving in and both front and back porch fell apart but nobody would fix till we moved. Very loud on weekends all night long, drunken parties in the yards cops there often for fights. Had my car and house broken in to twice. House was graffitied on the inside after a break in. Dogs and cats run wild. Get parked into your own yard often. Pool was closed most the summer by health inspectors. For the same amount we paid to live in that mess we have a 3 bedroom brick home in a nice neighborhood. Its a rip off.

The worst management I have ever seen. I have been told several times by the manager Natalie that if I want things fixed like locks on windows or plumbing I am more than welcome to fix my issues on my own. I am a renter not a buyer so it is the management who are responsible for maintenance. She even called the police on me for wanting my problems addressed. Do not make the mistake of moving in here.I recently moved out because they will not make any repairs. The ceiling caved in a few months ago and They didnt even attempt to fix it. The whole place is rotting away literally and has every plumbing problem you can think of. I have a video of the manager Natalie screaming at me and admitting to knowing for a year and a half about most of the problems. In that video her reason for not addressing any of the issues is just because I havent. Now shes keeping my deposit because of these problems which are not my responsibility to fix. Please do not let these people screw you over like they did me. They painted over roaches lol these people are crazy and will screw you over every chance they get especially the manager Natalie.

Worst customer service been living here for the past 8 years and till now i had a problem with the manager. I currently live at arbor springs and had an issue went to go talk to the manager and she started yelling instead of speaking even told me if my mother spoked english why wasnt she speaking it never did i have a problem with previously managers until they hired this new lady. Also they do no have any one that speaks spanish so goodluck!

Mangers n stuff are rude, very unpleasant, uncaring for all residents. There is 3 sex offenders on property management / knows of theses offenders.there is a no felony on yes community / arbor springs, the sensors on property is treated so unfair. And at last,there is this family on property can do as they wish only cause the lady works the pool .one of their son has done from small / to very large things on property to breakin the laws,he is now over the age n is a firearm felony,.but yet a youngster gets in fight and they lose there home.
