CEDAR KNOLLS REVIEWThis isnt a criticism of management or their policies, just my personal review. I lived there 2 months shy of 18 yrs. Management was fair, as long as the rent was paid on time. Rent was $423/mo when I moved in, and $747 when I left. It would go up every year, average $20-30.I left the park because I have no idea how to repair drywall, deal with electrical or plumbing issues, and no business will touch a mobile home, for their insurance reasons. You have to be a decent DIY. At least the houses themselves are a decent distance from each other, avg 40 ft. apart. Every year, mgt would demolish one or two older or unsightly mobile homes, and replace them with new ones. Lawn care enforcement wasnt much of a priority, but they at least allowed renters to modify their lawns, as long as they got approval. Many neighbors did great work on making their lawns look really nice.One of two things I didnt like was the language barrier with a growing Latin community. Its hard to be social with people if you cant speak with them. Even when I could, my Spanish is almost nonexistent, and most of their English was spotty at best. Aside from the excessive festivities (many love to have family gatherings & parties), I never had any problems. Several homes have a lot of cars parked in front, or on the street. This was an issue mgt tried get a handle on, but on occasion they did tow cars away.The other downside was I had the misfortune of living next to the least/worst maintained yard on the Germane (west) side. A family of 5 waited to the last minute to mow their lawn, always left their grill, lawn chairs, fire tray, tarps, etc. out in the open in sheer disarray. No pride or shame on their appearance. All being officially unemployed, one could only speculate how they paid their bills. The fact of their random departures and returns, shell game their cars (pulling one car out to let another leave, so no car runs twice in a row), and their trailer got tagged, I had my theories. The term mules comes to mind.Overall, you get what you put into it. A flat rate, combined with what you pay for the trailer. Sometimes, its MUCH cheaper than a real house, esp when its paid off. And, like I said before, if you know what youre doing, you might come out ahead. Decide for yourself, and good luck.
I went around the block and took photos, I counted 24 illegally parked vehicles, its not a good place for handicapped or disabled because they allow residents to Park on the sidewalks. So you are forced to walk in the street. Regarding: Cedar Knolls trailer Park Management. we are disabled and handicap we would like to be able to walk on the sidewalks without being forced into the streets. we have brought to the Managements attention repeatedly. But according to your manager at this site its ok to have cars illegally parked on the sidewalks. I find it amazing and very disenchanting that I am in a community where the Office does not care about the safety of elderly, disabled and children. it took over 2 years for them to patch a huge hole at the end of my driveway, I had to report to my home health care coordinator. to get anything done. and the list goes on and on poor snow removal. in the winter walks are not kept up except mine. they plow snow up to the mailboxes so you half to walk in the slippery street, the handicap gentleman on the corner from me fell in the street this last winter and laid in the street for 20 mins before anyone saw him. this is a huge safety issue, yet your management here does no care or seem the least bit interested in making this a community. on the website its false advertisement. there is no spacious clubhouse/party room, theirs no organized activity. and you and your grandchildren would half to walk in the street all the way to the pool and the speed limit on that street is 35 mph. so i guess they encourage children to get hit by cars. I find this very hard to believe that this can happen in the state of Mn and something needs to be done. I know I do not feel safe in this type of nonsense. This place is a dump and the staff encourages by never enforcing there rules
PLEASE BE ON THE LOOKOUT FOR A BROWN CHEVY Equinox! On Geneva way when you approach the stop sign she pulls in on her phone and has almost hit me head on! She has done this to other people before . She looks at you laughs as if it’s funny ! Be careful !
A mobile home park that doesn’t look like the stereotypical mobile park. It looks very clean, well maintained and has a nice park for kids
It is sad to say that this place was a good place when we first moved here but then like all things rules start to change, rent goes up, sewer, trash and water must be pay for now. now more rules most likely the reason is so they can force old home owner out so they have to sell or move their home so they can move in brand new mobile homes to get more sales. what a lovely neighborhood. By 2020 expect you lot rent to be 1000.
Beware!!!! Spent a total of 15 years there. Very shady management. When i was selling my trailer to buy a house, i sent 12 different people to apply to qualify for the lot rent. Each time, the management was malicious and said my trailer wasn’t worth buying, but that they could sell them a new trailer.Very dirty management.I have a friend there now going though the exact same thing. 7 months, some 8 potential buyers, same horrible management.
Overall management is top notch ! Paul, Bob and staff make it happen. The grounds are well-maintained,pool house and the pool area always look nice.
The woman on the right side if the building in the office was extremely rude. She made me wait thirty minutes until i was helped. She was on the phone on what sounded like a personal call and was talking so loudly about how hard pregnancy is. Okay newsflash, Not interested.I was interested in actually purchasing a home there. However, the staff there made it less desirable to do so and made it harder to want to. Super rude, she didnt even apologize for making my mother and I wait. We have seen other ads online on their website about places being available, however when asked she said they only had two available at the time. False advertisement.
Do not apply here Im a current tenant they will literally lie to you about anything to get you to sign the lease after my lease is up Im gone from this shady place
They are working on updating and getting in newer homes, but still have some incredibly run down properties.
Cedar Knolls is a nice community, the staff is great, on top of there game. I see and here them plowing as soon as is possible. Have been here almost a year. Have not had any issues. Thank you For a great ave to live.
Kind of dirty, unkept moblie home park. The staff was not friendly, except the maintenance guy who was installing a new moblie home. He took time out to talk with us. The lady from the office was not helpful and seemed bothered by our schedule visit.
Office staff is very helpful. They do a great job with the property maintenance. Its a nice place to live and quiet.
Live there for years wish I never left there a great community they plow when it snows even before it snows Their maintenance staff Are nice people

Lot rates are high and increase every year with no improvements to the area. The snow removal gets worse and worse every year! Sometimes 2-3 days before streets are plowed, and they never salt!
