The lot rent is way too much. And goes up 20 a year. It adds up fast. Especially if your on a fixed income..

Thinking of moving and went to visit the park. Met with Crystal and she showed us 3 trailers that were on sale. The park is very clean with a community swimming pool and play ground. Most of the trailers www on concrete beds and all had driveway to park you car.

I live here since 2017. The park is the best place to live in, and its neighbors are very nice people. :)

Its a low noise and calm place the houses look nice.

Please avoid this place if you have more than two pets. They only allow that many. It seems they don’t have a tolerance for more than two. My wife and I were turned away because of that policy.It still remains that Senior Citizens have more than two pets. Older dogs that are trained and are well behaved should be considered.

I have lived there since 2002 under the ownership of Chateau Communities, I believe.Lot Rent was $ 367.00 and Gail Osborne was our Manager and she was awesome. Sal was our Maintenance Man & was top notch, every knook & cranny was beautiful, including the pool.Each Spring, they would inspect your property and you were notified in writing, if your Lot was in good shape or needed attention.It was simple, you mowed your grass as needed & power washed after the pollen, kept your trash cans behind your shed & did your fall cleanup with leaves etc...You had ample time to take care of it, 30 days before they reinspected.Current situation maintenance men ride around all day, snooping around to see what they write you up for. I have been written up & forced to pay Hometown America $150 for power washing, after we winterized our hose for the Winter in November 17’The Sprinkler systems were long winterized in the Community, under the current ManagementCrystal Bennett!I now in 19’ pay $644.12 to be harassed by the Management.. I truly feel for the majority of Senior Citizens who live on Social Security.Otherwise if you must live in a mobile home,Berrymans Branch, is by far the best Community in South Jersey. Keep your yard immaculate and stay under the Radar.We loved the location and the Pool is beautiful,Unfortunately you can’t really enjoy yourself because of all the Rules. Have you ever heard a 10 foot deep Olympic sized pool that you are not allowed to dive in. Absolutely Insane!Corporate needs to get it together!

I just want to say I Totally agree with Cheryl Ceralto review on here. She said exactly what I was thinking. I didntHave any family involved but my husband & I lived there for about 5 yrs. We bought the trailer thru Patty right before she left. And you are so right. It changed so much. I hated it. My husband died in June & Im handicapped so I got out quick. I could never afford it anyway now. I just moved out yesterday & that manager has no compassion at all. She was very nit picky & kept checking on progress but then left us all sitting & waiting for her without even a text. I could go on but I wont. I am just glad I dont have to deal with her anymore. Also, Irmas last day was last week. I dont think know what happened but it didnt look good. Irma was the best. I wish her well. She brought me a box of food before she left sweetheart she was!

If you are ever thinking about moving here as a renter, please reconsider. Just dont do it. This park is run by crooks who will charge you for everything they can and rob you blind. We moved in in 2016 and within 9 months they gave us a notice to either buy the property (for a ridiculous price) or to move out once our lease was up. They let us renew the lease for one additional year, but on the condition that they jack up the rent by $50. I have never lived in a place that had such slimy standards, and such little consideration for people in need of a stable place to live.

I like it there because I live there but there are to many rules and the lady at the office is horrible mean and she makes up rules when she wants to and if she wants she can call the police on you.

Lived in Berrymans for 9 years and loved the neighborhood and my neighbors. Never had one problem until new manager. I bounced around the idea of moving out for family reasons leaning towards staying, but the manager made my mind up to leave after 9 years. The other staff members especially Irma are phenomenal. Sadly I watched them get bullied by the manager as well. It is a wonderful place and I highly recommend Hometown America properties. If you decide on Berrymans you will be happy as long as you avoid manager interaction. I would rate them higher but the managers unprofessionalism put a blemish on an otherwise perfect community and management team.
