Great place to live. Very quiet and peaceful community. Very well maintained.Had to change to 1 star, wow Beverly is the most ignorant rude manager I have ever experienced. Stay away from Silver King properties.
I am changing my 5 star review from 2017 prior to new owners to a 1 star. If I could give a lower score I would.*****On a good note, I will say, I know and love many of my neighbors. I am on first name basis with many on my street and in the park.*Silver King, the new owners, have been big on plans and light on keeping promises. Thry were fast to raise the rent and slow to make changes*The extremely poor managment since July 2018 has made it so that I want to move. If I had the money to relocate after pouring about 30k into this one step up from homeless I purchased Dec 2917, I would move.*I am a disabled widow on Social Security and management has not been fair handed and has not and does not evenly apply the rules or policies to the residents.*Everything has gone downhill severely in the entire park. .*Landscape maintenance, the what used to be lush grass areas which is now covered in sharp stickers. When I took my grandchildren to play I spent 5 minutes pulling stickers from my screaming 1 year old grandaugher. The managers only comment when I told her was, We didnt bring them with us.*The waterfall has been an empty eye sore for months. The pools turned dark green and was closed all winter and even now remains closed and although cleaned again, rules have changed*Landscaping plantings in pots were removed or were deliberately allowed to die. When I told the manager I would be willing to nurse them back to health she told me (running theme with her towards me) that You have too many plants in your yard!*There is no longer a Santa mailbox, Christmas or Easter party, monthly newsletters. We can no longer have yard sales, or rent the club house. ..cant even go IN the clubhouse.*I was told I could not put in a little library, a shade tree, or an archway. When I asked the manager about my previously approved home colors, I was told I had to get them approved again, even though paint was already purchased. I cant put up garden shade cloth without permission and since I have not been granted permission for anything, I wont have a spring garden this year.*I have disputed my electric bill every month since July 2018 when my single wide was over 400$. From July to November it was in the 400 range or more a month. I refused to pay it after the second month. I paid 100$ which was more than it should be. It was proved to be a faulty meter. My bill is still wrong and reflects late fees I do not owe. It took 5 months to finally get my electric meter replaced. The manager still has not refunded the several months I overpaid on electric by hundreds of dollars. I keep being assure that corporate would handle correcting the bill*I was given permission by previous manager to install mulch in April 2018. In June I installed it. -$$$ The mulch lowered the ambient temperature of the exterior of the home, reduced weeds, reduced the dirt that flew in high winds, help with soil run off and mud when watering or in rains. Added to that it was improving the caliche soil that we have in the park.*Management sent me a certified letter Sept 2018 telling me I had 10 days to remove it or be evicted. More $$$ I could ill afford. I had it removed. They verbally said that since I complied thry would pay to have rock installed for me. We discussed 1/4 or 1/2 river rock in lieu of crushed gravel as it is more forgiving when I fall. (I am physically disabled) ...nothing was installed.* Managment did send me a thank you letter for quickly complying. Empty promises that have not been put in writing mean nothing to current management. There are others in the neighborhood who have mulch and nothing has been said to them as of 4/19/19. Managment Did not want to go there with me again when I asked about rocks and the mulch.When I call the office the majority of the time the manager does not answer or return my calls.I am fed up, and will would not be able to get my money back out of this place, which I considered to be my retirement home...my last move. I am a prisoner of the Silver King Company.
I dont live there but my boss does and Im telling you Im afraid to get my car tires dirty when I drive over there. Somebody needs to get management to do something in that Park. It could be nice if they make people clean up and clean their driveways and their porches it would be nice but Im so glad I dont have to live there. Good luck to all that live there
Weve been here 20 yrs. We have spent thousands of dollars up keeping our house and lot area only to feel embarrassed & degraded by the condition of the park we live in. Since Silver King Co has taken ownership of this park, it has drastically deteriorated to a run down, unmaintained and overly expensive park. The grounds are in disarray with most street lights not working in over a year, one of the buildings has been completely boarded up since last year, the pool is closed most of the time & new pool keys not working - mgmt knows this, the playground equipment is broken, outdated & dangerous, the dog run was taken out immediately after new ownership, the mgmt is rude and only cares about getting their free rent, there is no maintenance as can be seen throughout the park including the RV lot/empty lots. You cant go after the residents before the park itself has been cleaned up & maintained. Silver King Co owner isnt responding or taking care of the concerns over the condition of the park. I feel that Silver King Co are slumlords, they raise the rent and close off park amenities. I feel that they are forcing people out of this park so they can close it.
Really needs improvement. So sad the fountain and trees are GONE!
LOOK ELSEWHERE- seriously! This used to be a decent place to live, but the new management are ruining it at a record pace while constantly raising the rents! There used to be 2 laundry buildings, went down to one to cut costs (years ago), but now youre lucky to get to use that one at all. Its always closed. Nearest laundromat is over a mile away. Dont even waste your time with this place! Im outta this trash heap!
Ive been here 3 years. I love my home, love the location and wouldnt trade it for the world. Your home is what you make of it. If you want to pay a 30 year morgt. Then do it. Im here because to own your home totally is great. My next move is when and if i ever save money i would buy my own land. Then you have it all. But i looked at alot of places. You CANT find better for what you pay. If you want better your going to pay 800.00-1200.00 a month. Theres nothing wrong here at this park. In the middle where all the pine trees are, you can walk your dog, go swimming, play pool, bbq with family and friends or just sit and not do anything. . How many of you can own a house and do all that in your yard. Remember owning and owners are one thing. And manager is something else. I think and know that our manager is the best. If you have had issues in the past. Of course your not going to like them. All i know is that i would never be able to do the job that this lady does. If we do are part that we are suppose to do. She would have nothing to say. And about the way this place looks. We all have to do our part, keeping the out side of our homes looking good and dont let other people or their kids mess up the extra things we have. We had a dog park and there were people not wanting to pick up after their dogs. The gym was where my bf liked going, until some one shout the windows out and did more damage. So if you want to feel like a home owner, be one. If you want to feel like a renter, your going to be told what your not doing right. This is not a brown nose message. Its real. Thanks

I lived here for 2 years and despite having a bigger home now, I miss this place ALL the time. I felt very safe in this park and all the neighbors were super friendly. I would run laps around here after sunset, walk my dogs before sunrise, and go to the pool and gym at random times of the day and this place is honestly peaceful at ALL times. I never had an issue with management or anyone for that matter. I truly loved this place and recommend it to anyone.
Very nice park once you get past what you see at the entrance. Lol!! Was a bit pricey for lot rent. But given the Asu familiarity. Very nice amenities.
They need a new management team
I have live here for 7 years, and it has been pleasant. Over last few months since new company Silver King took over, it has gone down hill yes. The previous landlord and maintenance crew were great, Jennifer would take care of any problems that she can handle, and the maintenance, were some what nice, but did there job, and helped some of the community on the side. This new company however, seems unprofessional, the office hours are not even correct, it’s whatever hours she chooses, she leaves whenever. There’s also her family that’s in there quite often, I see them come and go from their house. However, they said they would make this place look “better” in a notice they passed around. Right off the bat they were putting down the previous owners and workers. Since they have taken over, the main maintenance man left and from what gone around, the young man apparently had gotten fired over nothing. The new maintenance is okay but doesn’t seem to know much, they have to use a landscape crew to do all the landscape work, it took one man to do all of it previously.. but okay. This past month the pool was green and disgusting, rumors went around that the new office manager said that the previous maintenance crew were doing the chemicals wrong and that’s why it turned green. That doesn’t make sense. Rumors also went around that she said jennifer also had stolen files and broke water lines in her old house. Interesting to say the least. Why would a office manager talk bad about previous workers? My final complaint, our September rent bill was outrageously high, we try and go in and get fix but she say she can’t. But yet she fix my neighbors bill. Very upsetting and stressful when an office manager can’t fix something like that, Jennifer was on top of stuff like that.Overall, The community here is nice, the downfall is new company. Shame on them.
The name of the park should be changed to Tempe Mobile Homes since they have recently removed the last cascade, or waterfall, from the park. Managers, maintenance, and gardening staff have removed the final tricling of water that assists in drowning out the airplane jets and the vehicular traffic of the Loop 101 less than a block away. The increases in lot rent have not given any resident reason to celebrate any new services, activities, or facilities in the four years i lived there.
I have lived here several years and have been very happy. I find management works with you if you are within the rules of the park. There have been lot increases but compared to renting apartments in the area I still find it reasonable. The grounds are kept up and I have had no problems with anyone that runs the park. I like the location and find I can get anywhere in the valley easily. It is on the bus routes and not far from the tram in Mesa.

We have lived here more that 20 years and it use to be nice. Now its awful. The manager doesnt care about anything or anyone. The neighborhood is disgusting. You cant even go into the clubhouse anymore. They raise the rent every year which isnt worth what you pay. Oh and lets not forget the over populated cat problem who continuously uses the bathroom all over your yard so bad you cant even go outside. I would not recommend this place to anyone. Keep looking, there are better places out there.
Was a great place to live but with new management it seems that higher lot rent and poor upkeep is going to be the new thing. Now it seems to be a good place to leave.

This mobile home park is unlike any other Ive ever been to or seen, its very up kept and professional. There is a beautiful water fountain with a grass area thats huge including picnic tables when you first pull in and the pool and office are located right there as well. Its huge also! Dont under estimate the size of this place just by the look driving by it. They have many rules also to keep the place looking nice and a great place to have your family and kids comfortable. The only complaint I have is that if there isnt room in your drive way then your guests have to park up by the pool and grass area and arent allowed to park on the street by your place or you will get towed which I think is just a little to much and quite ridiculous because like I mentioned before its a huge mobile home park and a far walk for someone to come over and see you. I actually had people not come over just because of this reason, and also who wants to park so far away and not be able to see their vehicle
Rent keeps going up, every year the 10 yrs. That we have lived here, and havent seen any improvements, at this rate I will never be able to sell my mobile home, because the rent is too high. And the utilities are SO OLD they constantly have them shut off for repairs. Electric boxes are so out dated, that my lot rent and utilities cost me $2000.00 a month to live here OUCH!! Could have gotten a house for that much, with a private pool. Nobody is gonna want to live here when they find out the lot rent cost so much.
Been here for 10 years now. Love the location. On a bus route, orbitz route. Close to the light rail. And easy access to the 101 and 202.
Dont live here. New management already increased prices with no attempt at fixing potholes or dog park. Rent Bills are wrong and there are no calls back. Lady in office says she doesnt even have a phone number for her manager only an email. What lol easy cop out. Literally had to go into the office to get anything accomplished. And i still have no proper receipt.

Like a small village within a big city, plenty of speed bumps to make sure traffic is always safe, this is a cozy and quiet mobile home park that also allows RVs for short or long term stays...highly recommended.
New management is doing a great job.
Very good managers, property is cleaned daly even on weekends, pool is Always blue never green. Good place to live.
Nice place to live quiet nights and all ages and holiday fun for the kids, clean pool and park.
Maintenance man, in golf cart, is super friendly and helpful. He seems to get a lot of work done, and jeeps the park looking very nice regardless of the rude people who destroy everything in their path. Some people are nice in the park.
The layout/design of this mobile home development is confusing to say the least! Good luck trying to find a specific lot number

A new management company (Silver King companies) has purchased the park. Ran off the manager Jennifer and the maintenance guy Rick. Since this occurred in July the place has gone 100% dowhill.. I have had 2 property issues since then.. And they are not about promptly responding to anything.. I waited 2 weeks for a gas line repair. Management does not communicate in response to issues. Now that Rick is gone the park grounds look awful. The weeds are taking over bushes are not trimmed. The pool has been closed and unmaintained I have never seen it look so bad. They cut down a lot of trees, some understandably so due to the last monsoon and crazy winds.. but some of the trees where not an issue and their absence has ruined the esthetics of the grounds... It no longer looks like the pictures posted!. I will be selling and getting out of here as soon as I can.. Im very disappointed and saddened by this new company. I used to love it here.
Very friendly family community. Everyone is respectful however different cultural holidays gives great opportunity to get to know the neighbors! Location is a big plus since we are about 10min drive from Tempe marketplace and Mesa Riverview. About 15-25mins away from ASU depending on traffic. For Rv living the summer and winter rate is great deals.

Jennifer and her goon of a handyman are a poor excuse of a manager. ive lived here for almost two years, i wish i would have never moved in, i hope more people start speaking up ageist her and her crooked practices. there are yards that are filthy abandoned trailers, drugies ect ect. just a heads up dont try to make your place nicer than hers you will not only be fined but you will be harassed. i will be adding pictures of what im saying tomorrow. iv should have recored the handyman today as he tried B&E into my neighbors house when i confronted him he took off in his little red golf cart. Buyer Be Aware of the management here, the people though are FANTASTIC.
They will complain about every little thing you do. If your dogs bark, you have to keep them indoors( they are dogs and deserve to walk) and if you want to take them to the trailers dog park....its locked. There is never parking for guest. Plus, they ALWAYS cut your water. Sometime without a warning, and its sucks when you have to go to work because sometimes you are unable to shower. In addition, it took the trailer park a year to renew our gym, to only add sticker and old unsafe equipment, which later we had to pay for the new gym key. Front desk customer service is horrible, half of the time Jennifer is on her phone or vaping, and has an attitude towards clients. I been living here for years, since I was underage, and every time I go to the front desk I feel uncomfortable. And it shouldnt be this way because we are paying rent.
I lived here going on 6 years.In the rules of the park states no pit bulls. But now we have about 14 pit bulls in the park.I talked to the management at the office and she seems as long as the pit bulls is a service dog its ok.Mmmm all 14 has service dogs?The park is getting run down and the lot rent keeps going up each year.Theres no improvement being doneThe homeless is staying in unlocked auto and some even gets into vacant homes.We have no security in this parkThe streets needs to be taken up and new put back down.I guess we might need someone new in our park office who cares about the park and the safety of the people who lives here in the parkAnd theres much more going on in here in the park.
