When I first moved here from Texas to visit my mom who lived here the manager (Paula) drove up and asked me for my I.D and why I was there.. I obviously told her to get bent and my mom moved. I hate even going there now as my daughters grandparents live there. I advise no one to move there

Recently moved in. Rick made the applying process easy and explained everything. Paula is awesome as the manager. She had the maintenance guys take the appliances out so we could use our own. Shes always willing to discuss any questions you may have and gets back to you quickly. Love the community.

Im trying to call the to ask a question apparently they only answer when they feel like it. Or when its convenient for them

Cant find people a homes very easy

I live in this mobile home community there is a nice outdoor Pool, playground for all ages, there is a fitness center, they have a free breakfast/meal once a month normally on Saturday/Sunday.

Ive been living here for the last 3 months and always get the answer I need from office staff which are well put together group. The reason for the high five is the prompt service we received when our pipes were frozen. They took care of it the next morning with pleasant service. They are always bustling about taking care of things, having community events and improving our space. Thanks guys.

Lake Forest really will work with you, even when life has thrown you a few curve balls. The management team is friendly and understanding. The neighborhood is quiet and family friendly. The amenities are amazing. I would definitely recommend making it your home!!

Awesome! Love the pool quiet place to stay, gym is nice and so is the totally free pancake breakfast each month. Office totally got redone with new library. They have a area for you to store vehicles or boats etc under camera lock n key as well. There is those reviews were people complain about things but Im sure those are the people who dont keep their yards up and are defiant when it comes to having to follow the community rules. The manager and staff are more then nice to everyone I have seen as well

Advertises how great the place is, NOT!!! The park is not spacious. The parks security cameras not real & not turned on. Has her own family living there, rules dont apply to her or them.

Lake Forest has very friendly people . The management is really nice too. I love living here . I couldnt ask for a better place to live than Lake Forest!!

Expensive to live there and then having to also pay for your trailer. Too much.

Snow and ice is not maintained at all. No snow removal. Nothing put on streets to eliminate the snow or provide traction. Often turns to ice and is very dangerous around many blind corners. No sidewalks for pedestrian safety. Falsely advertises security guard on duty. Only security is done with very few cameras that may not be operating. Not family friendly. Yards are very small and not enough room for small children. One very small fenced in park at busiest intersection. Signs posted and residents told not to allow children to play, ride bikes or skate in streets. This is impossible as there are no sidewalks. No parkings on the streets per management and posted signs. Each mobile home has 1 driveway to fit 2 vehicles. Only 1 small unmarked parking lot at 1 of the entrances for guests to park. The parking lot is also used to store maintanence equipment, vehicles and mobile homes. Any maintenance on residence, mobile home or lot is the responsibility of the tenant. There is additional cost if maintenance personel repair, replace or maintain outdoor space.

Management and staff are excellent. Addressed every issue ive had since becoming a resident. Great neighbors and a great community!!

I lived here for 6 years 1989-1994, Ive never experience more racism in my life, A knife was pulled on my son and his cousin, while I was at work, over what would amount to a dollar store toy. They were both threaten with castration. Although the people running the front office at the time, were nice people. Wasnt much they could do, cause the 99.999.9% of the white pop. of the trailer park would turn against them, if they help you too much, and we werent white. We were the only people of color in the whole trailer park. My son was jumped and chased home daily. One time he tried to run into the office bldg./community bldg. And the Racist repair man at the time, with the constant bleeding left arm injury, locked the door so he couldnt get in, hoping that he would get beaten up.My son won that fight, thank GOD. Other park employees helped him hold the door close. Anyway, it took the front office 6-8 months to evict the racist guy, who attacked my son and cousin, and I had to bring in his conviction, before they would throw him and his whole racist family out, and it still took half a year or more for them to do that. Hopefully, 21 years later, they are doing much better and much fairer then back then. Also the somewhat nice mangers left, because of the husbands heart problems, and they replaced them with a KKK manager, who I hope is no longer there, she was the worst. and the park at that time was a mess and out of control. I was renting and the central air never worked the whole six years I was there. We were constantly singled out for everything that went on there, by the neighbors, so glad that I left, and Never ever to return. If you are a person of color, be very careful, before you purchase anything there, your family might be singled out and a target, like mind was. Sincerely, former resident, who lived in Horror at that trailer park.

I have lived here for 2½ years. I absolutely love it. There are a bunch of rules, however, that is no different than living in an HOA or Covenant Controlled Community like most other cities have. The rules help ensure the values of the homes dont decrease. I am glad they dont let people park in their front yards and make you mow the lawn. That is a much nicer community to live in.They have monthly pancake breakfasts which I love because its a great way to meet the neighbors. They just completely redid the office so it has a nice great room that you can rent for parties, and the gym is 24 hours. Its mostly cardio equipment, but its free. The pool is really nice. My house backs up to a bunch of trees, corn and open space so its nice to sit out back and just watch the deer and crazy wild turkeys.Overall I truly enjoy living here. The office worked with me and got me into a home even though I was in a rough patch and had less than stellar credit. Anytime I have an issue they address it or refer me to someone that can. The office staff are really great - Rick and Paula. They have helped me settle into a nice home and community and I plan on living here for awhile. As for the comment that they raised the price $100 per year or $20 per month - I have lived her for over 2 years and this year is the first year anything was raised and it was increased by $13!! That includes them upgrading everything around the community and fixing up the park. You cannot live in a nicer community for this price and own your home.

They want the rent payment on time every time & if you are late they will hound you like a dog. I just got a job and Im late with this months rent. I told them I got a job and dont get paid on the 28th of August, thats when ill pay the rent. The house u moved into had mold before I moved in. The person that moved out was a maintance man for the trailer park. If you plan on moving here dont. I dont trust tgem

The living is decent but the regulations are from a biased landlord.

For one I lived there most of my life. There is no lake. rather just a pond that dries up almost completely in the summer. The whole forest thing they go on about has been widely littered in. Not only that but all it reall is, is pretty much just a ditch. You are not even allowed to walk through it, or go on the many trails that used to be there even. If you do then the manager and security calls the cops.... or the manager may try to find some way to kick you out. The rent goes up 100 a year IF YOUR LUCKY. Some of the residents have to deal with it going up $20 a month.You also dont have to do very much to get harrassed there either. By adults and children alike. MAIN WARNING: Be careful of manager Paula, she will make up reasons to terminate your residence if you pull the slightest mistake, like parking in your own yard. Cant own dirtbikes or 4 wheelers there either. The gym on it has no weights. The pool is nice though. But this is better for the elder folks that stay inside most of the time or like to go on a stroll around the streets.

Very unprofessional and unpleasant to work with. Was not approved because of a “drivers license”. And used background information against me and my family from over two years old. People all make mistakes. It’s a mobile community not a country club.
