We were charged $125 because they mowed our lawn one time. It had just been mowed a week prior, and was not overgrown. When we called about it that day, they told us that it was an accident and we wouldn’t be charged. When we confronted the manager about the charge she told us it needs to be paid because it is out of her hands, and she added a late fee. I feel we are being overcharged and scammed.

Want you to mow and do away with weeds if not get charged $125 that will be on your next rent statement! Some people work for a living and tired office people just sit and act like they work hard! If it rains then wow just making money off us because you had to put a hose in the pool

Peace and quiet love it for my 4 month living there Nice response on important stuff like I reported my boiler was dripping water next day they sent to fix it . Besides that regular maintenance they take a while to fix. price little to much cause its rent and water pay at the same time But overall love it

The pool is only open until 6 so when kids want to go and I work, I cant take them, until I get home, and by then the pool is already closed

Expensive rent for lack of support. Poor follow through for maintaince. Little response to concerns. Usually have to either ignore issues or fix out of your own pocket. Look forward to lease expiring to move somewhere better. Immediately upon posting an honest review violation tags placed on rental property. Poor company. Go elsewhere. Vindictive and petty. Poor to horrible customer service, with the keyword service being non existent. Regret ever signing lease and look forward to it ending.

Dont get me wrong, the new trailers are nice. Its just I dont like being lied too or con. They say two months free rent, and in those two months. You dont move in at all, theyre getting the trailer ready. They just want their comission bonus, plus if you do move in. Dont sign the arbitration agreement, jury will most likly always side with you on these cases.

If anyone is thinking about moving or buying a home in Evergreen Village, please DO NOT go this route! You will have YEARLY rent increases. Every year. Almost $500 for LOT RENT! You can Def. find something cheaper!

I’ve lived here for 12 years now. I’ve seen manager come and go. They raise lot rent every year. The problem I have is people don’t follow the rules of the park. Like snowmobiles and stop signs. We have kids out people need to watch out for them. Speed 10 mph slow down. Loud radios in summer time turn your radio down coming in. There’s a lot of great people here but there’s a few are not.

Its an ok trailer park community. Its a quiet and clean park if your are looking for community living. They do have a playground and a swimming pool. I personally have not been in the pool but it looks very well taken care of. They dont have much for actual playgrounds the one they do have is starting to show its age. Their basket ball court is not much to speak of just an empty lot with a basket ball hoop.

We were lucky to get a 4 bedroom 2 bathroom modular design home.. We love all the space and the price to buy is very reasonable.

Well to start, Im not a picky person. I do like it here though its quiet the other people are nice and the staff has been amazing to the whole family. Maintenance always does that little extra and if they cant theyll put in the word to get it done.

Great place to live. On site pool and I have my own yard and off street parking.

We moved in about two weeks ago and the staff have been super friendly! We just had a problem with our garbage disposal and not even 30 min after I told them someone was here to fix it. The place is really nice and its very quite here. We are across from the play ground so I figured there would be noise from the kids playing but they are usually home before 7. I would definitely recommend this place to anyone lookong

Its a pretty decent place to live not to far from anything Sioux City has to offer. The only complaint I have is once the snow melted there is alot of trash all over the place

*****LACK OF CUSTOMER SERVICE!!!Me and my husband bought a trailer months ago and was not up to code so we have had to invest a lot of money into it. We have two little ones and it has been really hard for us to invest our money into the material the trailer needs. Despite this ; since day one when we bought the house we felt harassed to sign an agreement/lease and pay lot rent .We have been paying lot rent since we bought the house (which we do not live in because it is not live able). But because our investment on the material we were not able to pay lot rent in full this month. So I go into the office and try to pay at least some of the rent and pay the rest next week. My experience with the lady that attended me was HORRIBLE!! This lady is the SALES LADY and when I went into pay it she pretty much called me out on how I owed this much and that much and that I could not pay this amount that I had to pay in full. Yes I do understand that ; but what made it horrible was that I felt like a bug or some type of something that her money was not worthy enough .Not to mention that she was not the only one in the office their was other workers their and they heard it all! I felt like why does anyone else need to know how much I owe and how much I am paying, this is my business and nobody elses. I think this is what made me feel the worse. I felt she lacked professionalism of how to handle a situation like that. I had no privacy whats so ever and to top it of she just let everyone know how much I was paying. I have Never felt so belittled like that before I was embarrassed that I could not afford rent and that everyone had to hear about it! Not everybody has the same income and situation and there for feel staff should be able to work with you and give you options instead insults and trying to get rid of you because your money is not accepted here type thing. I could not understand that this was happening because like mentioned before I do not live here but thought from how they advertise and made themselves to be that it would be a great community with professional and courteous workers and staff members. I feel this lady lacks respect and common courtesy to homeowners/ residents and professionalism overall.
