Tidy and well kept. Each trailer home was a bit close. I had thought there was a bit more elbow space. The place was nice overall.
Family was in need of a home and we were approved within a couple days. Management is very down to earth, friendly, they relate to everyday situations and they get straight to business. No scamming, no nonsense and no worries. Comfortable place to live and raise a family. Thank you Tyler for all your help

Lies upon lies. Horrible management. They don’t know what they’re doing or what they’re talking about. Do not live here. Don’t waste your money here. My husband and I applied and got approved (under conditions apparently) and they told us we’d basically have to pay a little over $3000 to move in. I thought that was too high a price, considering the lease in only 6 months and thats half of the lease right up front, so we said no. They gave us a call back and said they could take some off the top and it sounded like a fairer price so we agreed. We went ahead and paid the $1100 deposit and then all we had left to pay before we moved in was $1323.23 (pet deposit and pet prorated rent included). They had told us that was all we needed to pay and that covered September’s rent so the next rent we’d have to pay would be October’s. My husband and I were very happy about that and excited to move in and live in this community. I called back today to change the move in date to a few days after the original date, due to unexpected events, and Jessica told us she’d give us a call back with the price we needed to pay because of the change in move in dates, but that didn’t make any sense because we weren’t supposed to pay for August at all. So we disputed that and after a few minutes she mentioned September’s rent would be due on September 1st and we were very confused because we had been told by the same Jessica that September’s rent was already taken care of in what we were going to pay. So we questioned why we needed to pay September’s rent again after they had already told us that it was included in what we were already going to pay. She said she was going to give me a call today to tell me that we would need to pay September’s rent after all, but I don’t believe that I was going to get a call for one second. They were trying to pull the wool over my eyes and it didn’t work. We told them that we weren’t going to live there because now they’ve lost our trust by lying to us because they didn’t do their jobs. I got my deposit money back. If you are considering living here, I strongly recommend choosing a different place. Avoid Strive Communities at all costs because they have no idea what’s going on and will try their best to rip you off.
Very quite & peaceful. Mostly nice mobile homes here. However, theyre packed so tightly in here that we dont really have a yard, or much room at all to build a fenced in area for the dogs. If you dont mind that & having very close neighbors, its a great park to live in. We feel safe here letting my 9 year old niece walk home from the bus stop, & safe in general.
Let me give you a true review from someone who lives there.The comment below is from the new manager. HORRIBLE...dont do it. New management company every other month. Issues that are NEVER corrected. Poor customer service. No concern for residents at all. My water bill is higher than my electricity and trash combined and they are increasing it again by 9% in the coming month. Neighbors are not required to clean their lots and leave trash bins on the road. Lots of feral cats. Bad smell from the wastewater plant down the road. They also just increase lot rent. So...they charge more, but give nothing back to the residents. TO UPDATE...They do community water billing. Currently for water they charge a rate of .87207. The city charges them .00388. For sewer they charge a rate of .95173. The city charges them .007360. An extra way for them to make money.

Let me start with this.. I been waiting for over 3 month now for my deposit mind you I left the place ready to move in.. had a video to proved I even had one staff member Jessica go before I give the keys check the place and she even said you definitely getting your deposit, ha! Big lie! Now made a complaint directly with the texas realtor commission. They where very helpful. Anyhow ppl dont let this ppl run over u.. I had called in a day maybe 32Times no answers thank God for phone bills was able to provide all the times that I called and with who i talk that day and provide that in my complaint with the realtor commission. I really dont think this management ppl had any license to operate this place. If you decide to rent here prepare yourself for hell! Tabatha its the worse manager ever.. n her employees are doing just what she wants.. gives the runs around monitor the calls so they dont answer.. completely unprofessional! I wish I can remove that star but was the only way to write this review!

Warning, Do not buy their homes or rent. They are a scam. This whole property is a flood zone. They will sell you flooded mobile homes that are rotten inside out. Through the years people have taken them to court. Almost whoever they did business with. The management changes every other month. They hire managers and dont pay them. The good reviews on here are fake, you can tell that just by researching. They have multiple locations. All under some kind of legal dispute. But you cant do anything because they have their family members working in courts. Even their renters come and go. Because they dont pay for a dime in repairing ANYTHING. Then they keep your deposit and fine you for some illegal charges. Its a very unsafe area as well. Be warned. There is a new place google it. Its sun mobile homes they are cheaper and newer. I have moved here and am so glad I did so. If they try to sell you something at this san marcos trailer trash place then you already are being scammed into some added charges that would be more than the cost of home. Google mobile homes and you will find much cheaper prices that are for newer. Buy your own land in the area that is cheaper. In summer youll get rats, possum, snakes and spiders of all sizes. Because of the old homes sitting on property. Found that out after one month of buying here. Whatever you do dont buy or rent here, think of my warning as god sent. please.
