Too many ducks, like waiting on a slow train. After seeing the parks reply I must add, sans ducks, its clean, quiet, well maintained, the mail box thing is better and over all compared to parks from Miami, Galveston, Tucson, that Ive been in all over the US., Its in the top 10. Reducing duck gaggles, More fish to catch and roaming in car security (not the get out and interact types, but just a presence to see and report to the office unless its a crime in progress, then call and assist real PD, ambulance calls with traffic assistance, lock outs with lock smith, not carrying groceries types, defusing Karen and Ken calls) would move it into the top 5. Good Job so far.

I personally love my home and the community been here 3 years . My home is spacious and clean and I keep the property up. I truly appreciate the office staff especially Renee more than words can explain honestly she deserves a raise! The office and Maintenance staff are truly good friendly people very sufficient. Lastly It’s super affordable and safe! My kids love it here!

Hey West Village Estates. Resident of 8 (going on 9) years here. Just wanted to let you know I cleaned up your playground (AGAIN) for you. So my kids can have a safe, clean environment to play in. You increase our lot rent every year and make very little improvements to the neighborhood, how about using some of that money for bringing the neighborhood back to what it was before Sun Communities bought you out?You may want to check the playground security camera (if it even works) to see who threw a party around 9/6/2020 and left all their trash for me to clean up.Sincerely,Over this park and your bull.

They raise the rent every year and the home I was sold isn’t nearly worth what I’m paying on it. If I hadn’t been desperate I would never have continued living here. The maintenance team that was supposed to get it ready didn’t do even an okay job. Unless you’re desperate look elsewhere.

I have lived here for 15 years. Since Sun Communities took over the community and the services have definitely taken a turn for the worse. Before they took over I would have recommended this park to everyone. Now? No. Run.

Enjoyed a celebration for a family member in the clubhouse. Very nice. Another family member lives in the mobile home park and reports many of the residents are quite neighborly.

Very rude sales associate. I had plans on moving here and paying a year worth of rent upfront but before I could even mention it I was told that I couldn’t afford to live there even though I already live in the sun homes community down the street from here and pay the exact amount of rent I planned on paying here. It’s fine though they can keep their nasty attitude and I will take my money elsewhere.

Ive lived here over 10 years. The only problem I have is the rent is raised every year. This year its $14 more. Grounds are kept very nice, I love the management team in the office. Corporate needs to reevaluate the consistent rent increase. There are other residents like myself on a fixed income and it seems like the consistent rate increase will force us to move out if it doesnt stop. I dont want to move.

Dont move in here. They sell sub standard homes for top price. I like that no one bothers me here much at all. Every year they raise the lot rent. The matinence here know much of nothing. I wouldnt have paid near as much as I did if I knew the real shape this house was in. Buyer beware n if you do buy make SURE you have it checked out completely.

I have lived in West Vlg for 26 years. The first 10-12 years were great. I was proud to have guests over and see my home. When the new mgmt took over things changed. There are a lot of renters in here. They dont keep their sites neat; broken windows, sheets or blankets at the window, cars and trucks parking on the streets every nite, guys doing maintenance on cars and trucks in the their yard and parking spaces, multiple gaps in the skirting, screen doors missing,etc. Maintenance used to be helpful but now they only maintain snow removal. When I first moved here, there was a maintenance crew that would come to your home for minor mishaps. I like my place but if you ride around and look at some of the other sites, its really depressing. Some of these sites have looked terriible for years.

Management is okay, they dont respond to homeowners complaints most of the time, maybe if you rent. They go up on the lot rent every year for past 5 years and want first dibs on your house should you decide to sell, but want to offer an insulting low offer! It is maintained well and there is security patrolling at night.

I have lived here for 4 years. We loved it when we first moved in, but then everything started falling apart. Bought our place as is, had to have an electrician out 6 times, when he finally found the problem he said we were incredibly lucky that the place didnt burn down. Then we had no hot water, come to find out they lit the darn thing but never hooked up the piping so there was just an open flame in my hot water closet, had to have them send their guy out to fix it. When he was done the house was filled with smoke within an hour, so they sent out an actual heating and cooling guy who, yet again, said we were incredibly lucky bc ut wasnt hooked up right and was boring the foil tape in the inside.After all of this winter rolls around and my furnace didnt work so my dad fixed it, THANK GOD, bc they werent interested in helping.Along with this lot rent goes up every year, I am on a premium lot whatever that means. so I pay more essentially. My lot floods whenever it rains so my daughters have only gotten to play in it 4 times in the 4 years weve lived here. Neighbors are awful and constantly stalk my house, to the point where they are attempting to look in windows/open windows, my girls are terrified to stay there which the office is aware of, and do nothing. Yet I get written up for EVERYTHING. My van had been broken into 3 times, every car had its back window busted out a few years ago by teenagers while security was patrolling. There was also a shooting at the front of the park thats near Hannan road, and of course the staff did nothing, not even warn us of our safety (I found out about it by a friend who knew the person whos house was shot up).I have called twice a day every day for the past 2 weeks attempting to speak with staff, but they never answer, they leave 1/2 to an hour early every day, and I swear they are never there on Saturdays despite the hours of operation.I just want to move, but cant sell my place without offering it to them first, but they never respond!!The pool is never open on time, and is closed for weird reasons and petty excuses all the time, we dont even bother trying to swim there anymore. The park is over run by teenagers smoking dope and cigarettes, swearing and doing awful things to the place making it unsafe for my little one.... I just want to leave, were miserable.One positive note is all the ladies in the office are decent people, my daughter loves Renee. and Renee has done a lot for us in the past. I just wish theyd answer the phone so I can sell my home and get out.

Do NOT buy a as is house here. These people will throw n staple things together to make it look its best but I Repeat dont buy as is they will rip a single disabled person off quickly. I have had a washer they sold with the house flooding my Closet they didnt care at all about anything that was lost n only helped till I mentioned legal action. I bought a new washer after a year n a half its flooding because theres a crack in the pipe. Everything RUINED AGAIN. Now they dont wanna help at all. Buyers beware this is ghetto fabulous at its finest. People running the place DO NOT CARE! NOW I CALL THE ATTORNEY.

The smell that comes from the landfill and GFL and their compost pile is absolutely horrible! I will walk outside to leave and have to cover my face to avoid the feeling of nausea. The Lot rent increases at least $15 a year and they dont take into account that some people that live here are a on fixed income.. The Water bill is never predictable one month it will be 54$ and the next 181.00, they will take as much as the can because they are owned by a large Corporation named Sun Homes and have zero compassion for the residents in the park.

They sell a house with numerous pipe problems Ive called since moving in several times and its never fixed properly. Then told you bought as is. Yeah thanks for selling a newly divorcing Woman on her own a crap house. These women dont care just oh well you bought it. Really helping? You have messed me up even more. Literally hate this place now. Not even a year now I hate what they have stuck me with. It isint fair at all. Do not buy here or get ripped off.

If I could give zero I would I wish I could have stayed at my townhome where I had security. I lost my job you cannot give partial payments of any type so if Lord forbids something happens to where you cannot pay rent or late on the rent this is not the place to be. My first 4 months living here and neighbors told my son we didnt belong there. If you are African American I suggest look elsewhere

Sick of living here. Potholes everywhere, homes falling apart. Neighbors that are extremely loud! Dirty pool they never really clean even when ducks poop in it. Stray cats everywhere, tons of ducks and angry geese.

These are great mobile homes, but you have to watch your property. Theyll steal you blind in moments even in broad daylight.

Horrible place to live, keeps raising lot rent, no security guards who are suppose to do what they are hired to do, so man gun shots always going off, but then they are more worried about the ducks and what they eat and putting a sign up wasting more of our money.
