Always clean. Theyve been working on the roads but not very well. Potholes are huge. Community is nice. Friendly neighborhood trailer park.

Just wanted to give a huge shoutout to Dirk for getting us in here! Took nearly 3 months due to, what I felt were, unnecessary questions about my income that was clearly enough to live here even WITH a prior acceptance letter, and, of course, COVID delays on the home, but Dirk fought the good fight! Thank you to the park manager, too, shes very nice and friendly, and talked to us on the phone, as well as in person a while back. Very appreciative and grateful!

This is the worst community to live in. Do not move in. Not worth the $540 lot rent at all. I moved out almost 2 months ago and this company still has not returned my security deposit. I left there owing them nothing so no reason I should not have it returned. Now I have to take them to small claims court We brokered our home with the park and that means they get a cut of the sale to help you sell. Well that never happened. Never posted pics of my home, never gave me the for sale sign I was supposed to get. Never showed my home. I listed my home for sale one day and had it sold in a week. The greedy manager and company still took the $1,150 in commission stating that she worked for that money. Such a joke. We had to call animal control and the health department because the park was letting people feed the rats in the area and wondering why the community is infested. Tried to get the park to do something for months and they just kept saying I am reaching out to the regional manager and we never got an answer. Too many issues of people with infestations in the area and I know there was quite a few residents who let for this issue alone. The roads are terrible and the manager is clueless to what her job is. I would give it a 0 if I could have. Save your self the trouble avoid this park. Trash community police are always there.

Manager is super sweet and helpful. I think they need more help, but they do go out of their way to try. Manager is not above going out and picking up trash, coming to your home to help sign papers when you can’t make it to the office. It’s very personable and I appreciate feeling cared about.

The new updated homes are nice BUT..... the PLUMBING and streets are AWFUL. Everytime it rains the plumbing backs up. The office employess are VERY SLOW TO SEND someone OUT. Being without a BATHROOM FOR TWO to three day is VERY INCONVENIENT ESPECIALLY WHEN you pay YOUR RENT EVERY MONTH. LOOKING TO MOVE VERY SOON.

Pretty clean trailer park, pool and small park with a basketball court. Not gated but its pretty nice.

Dirk and the manager are extremely helpful and nice! Very grateful for them. Had an issue in the past with the phones (hence the old 3 star review), however that’s now been fixed.

Had a major major issue with the previous staff harassing me. By putting notices on my door about my grass being cut. I cut my grass every Saturday if weather permits. Yet last summer almost every week the staff put a notice on my door to cut the grass on Thursday. Also a complaint about my dog because of the breed. I have documentation of him being being neutered having all of a shots and prove hes an emotional support dog. All these documents were turned into the previous staff. Then about a month ago the new staff put a notice on my door threatening me about under no circumstance will a dog of that breed be allowed in the park. I called and told them that Im not getting rid of the dog. And all the documents they need are on file. Then the guy says oh well let me check the file they should have definitely check the file before putting a threatening notice on my door

I lived here for just a year. I got a position somewhere else. The neighbors are very friendly. The leasing office staff is very helpful. Even after an understanding with Leticia, we were able to rectify the issue.

Easy to find addresses was delivering for Uber Eats.

Professional employees, very helpful. Park has been cleaned up.

Mixed with some nice and really old homes that need a facelift..looks to be quite neighborhood

Its run down and youre lucky if you dont tear up your car the roads are so terrible. They have large holes and pieces of cement missing on the roads. I would not feel safe living there.

I moved in here around March and I love it here. Corenda in the leasing office is amazing she is very helpful. Its always clean, I have seen reviews about a lot of stray cats but Ive honestly only seen 1. They are currently fixing the potholes on the road so I have no complaints and I have no issues with neighbours.

I’ve only been living her 3 months and the water has already been turned off 4 times because the pipes underground keep busting. I’m in the shower, no warning, soap in my hair and now my water is off. They said they’d fix everything that was broken within the first 2 weeks of moving in... again it’s been 3 months and a soul nothing. Would no recommend. After this lease we are out!!!

I lived here for over a year. They hide your mail!!!! And the staff is extremely unprofessional with the attitudes they put out. I wouldnt recommend this place to anyone. And If you have an issue where you need maintenance be prepared to have them show up without notice over several weeks.... They walked in on my girlfriend while she was in the shower and blamed here that our music was to loud... Just a few things youll be dealing with here. Good luck!

I have family that have lived here for years, I dont mind visiting but the streets (other than the main street in) are a disaster, over the years I have seen potholes that would tear an oil pan off of a pickup truck, only to be filled with gravel that usually washes out over time.Better streets would definitely increase capacity in the neighborhood, and probably better tenants.

Maintenance sucks and gotta do work by yourself or it wont get done. Lousy ass roads. Place is run down. Manager is easy going tho.

Its a good place to live but too many cats

Been here almost 4 years. one of the maintenance men are very unprofessional. The guy likes to harass some of the tenants. The pot holes are horrible. I have put lots of work into my van due to the pot holes and if its brought up to the office they do nothing about it. The stray cats are a big issue also. If the cats get in the garbage you get in trouble here and get blamed for the mess they left.

Really liked the customer service of staff, they make you feel welcomed - very approachable, makes you want to do business with them!

Horrible roads, dont care about residents, ALL THEY CARE ABOUT IS MONEY!!! Houses are gutted and crap, HUGE stray cat problem, empty lots not maintained regularly. The management is only concerned with writing rule violations/demand for payment notices. Not worth living here, would HIGHLY recommend somewhere else! I plan on moving soon to a better park.

I went and viewed a home and then began the application process i then stopped because leasing agents started talking very uncomfortably and very unprofessional so i just stopped the application process do to there lack of respect for potential residents. Im nt signing up for ignorance. Noway

They are starting to clean up the place now, but be advised that there is a guy who lives in lot 78 who is catching all the stray cats and i think taking them some where and doing something with them, he drives a blue van, i have gone to several shelters looking for my cats who got out and no one has them. SMH

Increased lot rent to fix roads and did a few patches, bought new homes instead. Many rules.

In the process of selling our home, they told us it would only take 30days since the park is buying it back. Two months later were still on them because they are dragging their feet while were trying to move on with our lives. Then they say they will wave the lot rent fees because its their fault and they serve us with default papers. Cooperate NEVER returns your calls and the office staff cant do anything to help you. DO NOT BUY HERE!!!!

I have lived in this so called community for over two years. And i am almost at a loss for words at the deplorable conditions of this establishment. The main concern for anyone who would think of moving into this community is the fact that this management has no concern for this community other than squeezing every cent possible out of the tennants without any plans to repair or upgrade this community which is rapidly turning into a slum. The roads are full of considerable size potholes that were filled in with coarse gravel and some none at all which has lead to standing puddles of water in the streets. The street lighting is almost non-existent and some streets are completely void of any! which has lead to rampant thievery which the mangement has no plans of combatting. My grandfather lived in this park when it first opened over thirty years ago,and i from personal knowledge know that a majority of this park is built on swamp area that was not properly prepared for placing homes on. There is rampant flooding throughout,with sidewalks cracking and buckling and whole trailor pads shifting and sinking leading to major damage of the trailors placed upon them. Dont let the pool next to the office fool you,i have heard through the grapevine that it will not be re-opened due to damage that the mangement feels is not worth there effort or resources to make the simple repairs to. Which in a way is comforting due to the fact that last summer i refused to use the pool due to a lack of upkeep which i could only compare to as using someones used bathwater to swim in, which eventually lead to the pool turning into a green foul smelling cess pit! I am in the process of moving out of this community as quickly as possible and would recomend to anyone thinking of moving in to run away not walk away from this overpriced ill maintained place and do yourself a favor!!!!

Extremely poorly maintained streets including large potholes on almost every road throughout the community as well as common areas unclean with debris and uncut grass (where their was grass, mostly dirt) with dead shrubs. sidewalks were crumbling and dirty on most streets as well.

My aunt has lived here for over 10 years. I really wish she would move because the park is really terrible, people have broken into her car, stole parts off her car, and messed with her yard stuff. Lots of riff Raff live here, and management does nothing about it. The roads were also terrible for so long, but they began to fix them so that one good thing...
