This is a an unbiased review because I dont live there, but on average I go there a couple of times a week for my job as an Inspector for the municipality. It is in a nice location for the Downriver area in Michigan, the setting is in the woods with many stores in the area. Also, of which is good, new homes are being added to their park and they are replacing old mobile homes with new ones constantly. Another great thing is they offer financing for new homes, which can help some people with trying to get their own home with lower credit scores. I am pretty sure that new 2 bedroom, 2 bath homes with most of the appliances start around $20,000 and up from there. I hope this helps out!

Ive lived here for almost a year and I just my first violation to confirm members of household. First off I own the trailer and secondly no one lives here but me and my daughter and that was put on my lease for the property. We are the only ones who have ever lived here in the past year. So this violation is BS. Tried calling office numerous times and no one answered.

I live here, the rent is high and the rules can be on the outrageous side, the office has a tendency towards rudeness especially towards ones with older trailers. The plus side is a gym and swimming pool, also once in a while the office will organize family oriented events. I personally wouldnt recommend to a friend, enemy perhaps.

I personally think the nicer trailers are located further u drive in. Not to pretty of a place to live in. 3 entrances.. surroundings changed at each one. Hope the drugs got cleaned up over there.

We have friends that live here. Seems to be a quiet little place. A tad bit cramped compared to other neighborhoods weve seen but its probably been around for a long time.

Check under the trailers b4 buying! They added an addition to our trailer b4 we purchased it. Instead of using sub floors, they used FURNITURE WOOD! Furniture wood crumbles very easily when comes into contact with water. Instead of trying to find the correct size bricks for support underneath, they had wooden boards holding one corner. The other corners were sooo hillbilly, different sized bricks, bricks werent even supporting anything.Drama 24/7 dont need streaming services, got cops across the street, people getting arrested. People pulling guns out on people. I mean cant beat free entertainment. . anyway park raised my rent 2 times in a year. Water gets turned off probably 4 to 5 times a year. Street floods, because drains are always clogged. I have a lot more to say but I already wasted my breath this long.

The new section is awesome

We stay near the front of the park and have no complaints about the neighborhood except a few random kids that run wild in the streets from time to time. Rent seems to fluctuate more frequently than we were told it would but its not too bad. We like it enough to consider buying a newer model trailer and staying.

Its an enjoyable place to live. My kids especially love to swim in the nice clean pool in the summer. And even though its small, its nice to have a fitness center available to use.

Leaving here as soon as possible. The management here no longer cares about how this place looks (other home owners homes looking like dumps). The lot rent keeps going up they say to try to keep it nice in here. Yet they will sell homes for $2,000.00 guess what kind of clientele (home owners) they get. Highest lot rent around and one of the most run down parks in south east Michigan.

Our familyhas used the clubhouse its nice and clean except too many steps it needs to be wheelchair accessible the grounds are pretty nice although with all the rain is muddy some of the homes could be cleaned a bit theres enough children to play with basketball hoops which needs repairs and a nice pool and gym is new

They allow unlivable trailers to be sold overcharge and rip people off. Extort money from their residents from saying their grass is too long when it was mowed 3 days ago. This place has a bad reputation for drug dealing and crime. Go through there and ask residents what they think of management if u dont believe me.

This is one of the largest parks I have ever become involved with. My first impression....years ago... was to think that its grounds are kept pretty. There is consideration taken, always, to try to keep up on beauty of the place. Security has been an issue on and off. I would say that some improvement should be considered in a few areas to justify the high rent.

Such a great little Community for you to raise a family in. The Owner is Very good about making sure this Community is Clean, Well maintained, is adding New Homes all of the time. When one starts to get to rundown they tear it down and put in a new home, they are also VERY Amazing about giving back to its residents. We have a Good size Heated Swimming pool, a Brand new State of the art Gym, Basket ball court, 3 different Parks/Playgrounds for the kids, they hold parties for the ENTIRE Community for Easter, Halloween, and at Christmas they have a Party were Santa and Mrs. Clause visit with EVERY Child, You get a free photo of your family with them, and every Kid gets a Gift (and not just a cheap dollar store toy, they get a nice gift), in July they have the Community Bar·B·Q were they have a nice dinner, swim, they get some of those giant inflatable bounce houses type things. They have contests in the Summer months for best landscaped houses, and for Easter, Halloween and Christmas for best decorated houses and the winners all get $50 off of their lot rent. Ive never lived somewhere that actually cares so much about its citizens and actually does things for the right reasons.

Too much drugs, drama, bad kids, speeding, dirty trailers. 50$ to now your grass half assed and dont whip right. Dont see maintenance anywhere anymore. Its horrible in here. I lived here before came back BC I thought it was nice before. Huge mistake. Now I am stuck here wanting out. Dont live here

We have lived in the expansion section of the Park since January, 2013 and it has always been quiet, peaceful, very well kept up, nicely landscaped and clean.I really have no complaints other than the charge for water & sewer are High! In fact if not for that I would have gave 4-5 Stars on this Review!The cost for rubbish pick-up went up recently however everyone received a new trash bin with wheels which keep animals out plus makes the park look more nice although in my humble opinion I believe it would be great if we had a recycling program with a separate tote like so many cities are doing now in order to help do our part environmentally!

The best advice to anyone thinking of moving here? Dont. Period. There is nothing redeemable about this place. I moved in, and there is a hole in my fence that connects the two parts of the park together, which by some kind of freak occurrence means that I had 60 different people walking through my yard every single day. This went on for a year and I didnt mind, but then I had a bicycle, a weed whacker and pretty much all of my outdoor decor stolen. On top of that, there are missing pieces of my shed where people have been trying to break in. Awesome. Thanks neighbors.So! I put up a fence over the hole where people have been crossing over from. Since then, the fence has been bent up from people climbing, there have been holes dug from people crawling under.. and dude.. get this.. someone has been taking wire cutters to chop it apart. Ive put it back up 4 times now, and every time someone cuts it back down and opens it up. This is insane. There is no respect for a persons right to live here. Just criminals. I bought a home to raise my children in, and I dont even feel safe letting them outdoors here. I honestly thought I was moving somewhere they could enjoy their yard and play freely without worry.I brought this to the attention of the office and the apathetic answer from them is have you called the cops?.. and no, I havent. I dont know who is doing it, and I dont even think each crime was committed by the same person as the last. I dont feel like dealing with the police and honestly, this should not be what my life has become here. What I believe is that Huron Estates should be responsible for providing a safe community. You can plant all the flowers you want out front, this place is still a ghetto.

Do you like heavy drug traffic, neighborhood theft, violent assaults, constant police interventions and generally feeling like your kids cant even play on their own street? Huron Estates has all of that plus a condescending office full of people looking for every reason to evict anyone who lives here!Today I received a notice on my secondary car telling me they plan to tow away my vehicle in 24 hours for not having a plate. First off, my vehicle has a temporary plate in the window that was covered by snow. Secondly, I park in reverse with the back of my car up against my house/bushes so the only way they could have come to this conclusion is by coming up to my home and rummaging around outside until they found a reason to harass me. And third, I have 3 parking spaces on the lot I rent, what business is it of theirs if I keep a spare car in one of them? I would like to fix up this car to be ready for my daughter to drive in 4 years, but you all really demand I keep paying for insurance and registration on a car that nobody plans to drive yet?This place needs to address its own issues before making its tenants feel like second class citizens.

After years if lived in here, the new manager everyone likes for he is actually getting things turned around and looking alit better in here, police patrol thru the night as well as we have our own security in here, whom are residents, never know they are patrolling, thats the best way, never know who is doing it and where, and always different cars as well as on foot

They have ridiculous rules such as children can not use any kind of safety device while in the pool. They claim its a Michigan State law, apparently its only the law there. I called the Twp and they were stunned by this. I have taken pictures at many locations with children wearing floaties and life vests.

COMPLETELY UNSAFE; DO NOT MOVE HERE! Ive had neighbors try to break in my house as well as neighbors damage my house and threaten my physical well being.The lawn crew (Emerald Rich Lawns) that they use damages the skirting on the backs of many of the mobile homes in the area. I have video footage of the crew aiming their mowers at trailers with no guards which Ive tried to show to management for reimbursement, to no avail.The office workers are rude and only concerned with $, so much so, that you would hope there wouldnt be so many potholes on the park roads.Dogs and cats run loose all over the property and the office is aware. When I originally moved in they even tried to help me with the issue by loaning me a trap to catch them. Now they could care less, so much so that you cant walk down any sidewalk in the park without seeing animal fescese on it.Just recently, kids came through the park and spray painted the windows on a bunch of trailers. The office did nothing about it to remedy the issue.U less you plan to have a camera/security system active at all times, this is not the place to move. Unless you enjoy damaged property and being harassed by the ones doing it.

I bought a home from them in February of 2019 and have electrical problems and the floor is warping and nobody has done nothing about it I called the seller and nothing got done and I called the manufacturer and still nothing done so I called my own electrician to find out I have a lot of problems I have wires hanging out and can’t use but one small appliances at one time if you use more than one it blows a fuse and it also blew my tv and garbage disposal also

Love my home but hate the fact they will give a water shut off notice due to maintenance for one day, then take the liberty to shut it off again the next day with no notice.

I lived on petite St there about 7 years ago. I dont know why everyone is saying its ghetto, and drug dealing. Ive never seen any drug dealing. As far as ghetto, ghetto can mean alot of different things. Its a mobile home park, its not gunna be classy. Theres ghetto areas and drug dealing everywhere, even in Bloomfield. I like the park and would recommend it to anyone.

Nice in the beginning until you go further and its straight ghetto and would not have my kids walk by themselves in the nighttime or daylight. They need to do something with the drug dealing there.

I live here the park should be better, the pool should allow the little kids that dont know how to swim to wear arm flotes.I know they are trying to make parents go in with them but it make a it really hard for the one who have 1 or 2 yr old or the one teaching their kids to swim. And they need to start getting the kids that wont move out the street when people are driving.

The staff here are horrible and the management is terrible. They give no warning of anything and try to use intimidation tactics to bully all of their residents, yet they still have sex trafficking happening, and fleas and stray cats everywhere.

YOU HAVE THOUGHT OF MOVING HERE AND HOW GREAT IT WOULD BE, DO NOT !I moved into this park approximately about a year ago thinking this would be a great area to live, price was right etc.The person who sold me the trailer ( Mitch), had made a written agreement of things that would be fixed before moving in, did not complete the list at all . I have had to replace my floors, carpet, siding, and much more due to the condition they were in before purchasing my home as well as Mitch not completing the work before I had bought the trailer.Some ofnotices for things that are not even occurring on my property, charged for them to fix these imaginary things. Such as a charge to cut my grass when neighbors as well others in the community have had their grass not cut or trimmed for over a week and are not being charged, when my grass is cut the day before receiving a notice for my grass not being kept up to their guidelines.I have had my screens off my windows stolen, people have had their trailers set on fire during Memorial weekend this year, a neighbor near me had their wiring and water heater stolen out of the trailer for a weekend they were out of town. Other neighbors have complained of things being stolen, The office does nothing except tell you to watch your house more often.Ive made the mistake of moving here and plan on leaving like many others as soon as possible.

Lived here for a little over a year. We are moving next month. This place sucks and is the worse place to raise kids. Had the cops called because my son was outside playing. Hes 7. Been written up for the grass. We cant cut our grass after it rains because theres a lake in my yard. Have a dead cat in front of my house and itll prob a my sit there til my husband gets home at 6pm. They do not allow the police to capture any animals in the park. I ended up in the er because i got attacked by a cat (I knew the owner of the cat and was at his house) called the cops because Huron township does not have an animal control. They came out but found out you have to deal with the park. They have been known to trap the cats and let them go in the woods. Weve had coyotes in the park.. water has been off twice so far this year and both in the same month. Debbie is VERY rude. Even when Im a day pass the due date she calls my ex husband to find out why I havent paid. Its none of his business. We dont use the pool because they overuse the chemicals.

Bought a double wide in here in the winter time, moved in was not there but a week and the furnace did not work, called the office and they said it was my problem cause I bought the Trailer, it cost almost $300.00 to have someone come out and cleaned the 3 inch thick gunk out. Then the master bedroom had a ceiling leak and rotted out the wall and floor. People letting their kids (Teenagers) run all over the place and being disrespectful to others in the community. Looks nice on the new side but the old side looks ghetto. Sold my home and moved less than a year later. Would never ever recommend anyone to live there. Over priced lots!!

This is a terrible place to live. I am currently looking elsewhere for a new residence. The office staff is often rude, condescending and highly unhelpful. The lot payments are very high. They raise the price on the sewage/garbage pick up/water and other included fees on a constant basis and in often significant amounts. Yet there is really no improvement in the overall care or aesthetic value of the park. There are numerous sex offenders living in the park, yet there is no notification of such, as is supposed to be required by law. Especially in the cases where the offense was involving minors. The parks are unkempt. The packs of teenagers that roam the park, which block roads, shout profanities with small children within ear shot, also deface the playground equipment with profanities and drawings of penises. Punk kids/young adults go through here setting fires, stealing/breaking residents windows(car and home) as well as yard decor. People cut through other peoples yards on a regular basis. Trampling grass and flowers, even leaving bike trails through peoples yards. There is a big issue with flea infested yards and spreading due to all the stray cats. Many dog owners do not clean up their dogs feces. They either take their dog to poop in other peoples yards and dont pick it up, or their own yard/sidewalk is littered with an obscene amount of dog poop. Cant even walk on the sidewalk of some of these homes without having to worry and watch out so as not to step in feces. Stray cats galore. Which the office is aware of, yet does nothing about. Lots of residents let their dogs out without a leash or tie down. I have had several dogs run up on me, some acting aggressively. Just a few weeks ago, my Mother, my son, my mothers dog and I were walking around. A pit bull got out of the owners house without a leash and ran up on us. Luckily it was an older puppy and was not aggressive. However how were we to know that or what if it hadnt been so friendly. I had my 1 year old son in my arms and my moms dog, which was on her leash, was scared. I have noticed several large breed dogs(pit bulls, Rottweilers, boxers, etc) that act aggressively, not be on a leash or properly secured while outside. Yet the park does nothing about that either. The people here that help sell the trailers lie to people to get them in here. Ensuring new resresidents what a wholesome, safe, quiet community it is here. They assure you they will fix things that are on the land or not in/on the trailer, like driveways/sidewalks. Yet once you move in, they do nothing about it. Stating that they never said they would fix such things. That its not their responsibility. Or claiming that things that were present or damaged before a person moves in, was not in that state and that the new resident did the damage and is thereby responsible for it. They often turn off the water throughout the park, with little to no warning, and with no close estimate, much less a definitive answer as to when it will be back on. Constant brown and black outs. The parks system/grid is clearly outdated and unstable. Bad roads. My family and I had moved here in a pinch and under falsehoods from Janice (one of the main sellers advocates for the park). I would not reccomend this park to anyone, unless they are in an extreme bind and need to desperately find a temporary residence quickly. Not an ideal place to raise children either. There have also been several cases where the news has been here for murders, suicides and many drug problems, including people overdosing. There are a lot of addicts and dealers residing in this park. Which is evident by the obvious drug deals and people blatantly asking other people for drugs out in the open. Also several instances where very small children(2-3 year Olds) have gotten out of the house late at night alone, because their mother or father are down the street getting high or drunk. This park, particularly the older, ghetto part, is the stuff of bad trailer park stereotypes.

The owner is a crook. the clubhouse was built by maintenance guys and illegal immigrants. stay away from this place at all costs. the city will be contacted Monday morning 8/1/2016; right along with the news channels. Sincerely the tax paying American contractor that chose to walk away to not have his company name associated with non permitted hack work done by illegals. Lawsuits to follow, you can thank Lively home improvement for all the other non permitted work that happens in that place. The owner should be tried and jailed for the safety violations and his treason to this country by employing illegals for cash.

I live on Charlamange and I think that street looks great..Im very happy I didnt move in on that dump side tho my street is the only nice place..trailers are kinda small but at least u have somewhere to live and it is nice inside..BRING DOWN THE FREAKI RENT ALSO LIKE FOR REAL $650??

The lot rent, at least on Charlemagne, is absolutely, totally insane. Not even within the realms of sanity. Ive lived in Parks, and paid $80.00 lot rent. $100.00 lot rent. Even $150.00 lot rent. The lot rent ranges with Huron Estates MHC (and weve talked with neighbors) between $566.00 and $650.00. Its steadily risen. Which is stupid beyond all belief. My god, if the Mortgage is even near $300.00, and then with a $650.00 lot rent, then why in the NAME OF GOD, wouldnt you buy a house with a basement. The mortgage is nearly the same. Theres no advantage, and their NAZI like attitude to making sure the grass on Charlemagne is precisely 1 tall, is insane (its just a way to take on fees, which are already ridiculous). Were moving, very soon. Lot rent has gotten so expensive, its not even worth it any more. And thats without getting into the frequent electrical outages, and all the problems with the water.
