A review you shall have, based purely on what I see visually compared to when I lived in that Mobile Home park in the late 1970s and the very early 1980s. Ed Camferdam and Francis Camferdam owned it back then. I had a new 1979 Franklin 14 x 70 that sat right there on the corner as you first turned in, right next to the bowling Alley.. Directly in front of me was a building that Francis used as a laundry for the park residents, and in front of that was the West Fla Motel and Ray Cranfords restaurant. Mr. Camferdam had a mobile home sales lot right there next to the motel facing 9 mile rd. I ran it for him. I think there is a car wash there sitting right there where the sales office was . I was so young back then. Newly divorced and a new baby to boot. That new baby is now almost 40 and about to have a new GRANDBABY of his own. What happened to the time?? Ed and Francis Camferdam are now long gone. I havent set foot in Pensacola since 1983 but I do want to come back. Bqck then almost every Mobile home in that park was new. I know, I put about 80% of them in there. I KNOW you dont want to hear this, and I will say up front, that this isnt very fair, me not having spent any time there in almost 40 years, but most of those mobile homes i can see in the pictures from what a friend took and what I can see off google earth, look like they have been there since I lived there,. I dont know the current owners, but from what I read they care a hell of a lot about the type of people that are there and are making improvements everyday. I know the type of people a mobile home park attracts, and unless the owners stay on top of it, it will turn into a cess pool of drugs and lowlifes. It looks like the owners are trying, and for that I commend them and as I near retirement I would love nothing more than to get a mobile home and move back down there. I am in Birmingham, Alabama now. One suggestion I can make to the owners,and I know you cant do much about it with people that are already there, but as they move out, make it a rule that no mobile home gets in the park over 5 years old, and that ALL mobile homes are underpinned and have the tires and axles removed and stored. That worked for us, and with the average life of a mobile home being about 12 years, that should work to keep the park looking nice, but then again we had a Mobile Home sales lot to keep a fresh supply of new homes coming in as the older ones were moved to other places. Maybe I am just trying to step back in time, but its your Park, that just a suggestion.Jeff Campbell

This trailer park is unlike anything I would have imagined. The neighbors are friendly, quiet, and respectable. The entire park is being renovated by bring in new trailers, clean roads, and and a strong staff and headship. They are committed to making this park safe for its residents, kids, and community. Not to mention we also have a very nice playground and church right next us. Please contact Pete Morgan, my landlord for any additional information. I promise it would be worth your time. God Bless!

I agree with the other reviews, the ownership is great and has always been great to work with. The area is quiet for the most part. Our biggest gripes and complaints are with the workers that come into the area and the lack of respect they have for people who live there. It comes from feeling like you are always being watched by the maintenance guy because he drives in circles around the complex from sun up to sun down every day of the week and parks in front of your trailer for hours on end. From reading the other sugar coated reviews it makes it sound like the best area, but lets talk about the couple of trailers that are constantly watched due to drugs being sold from them, or the random foot and vehicle traffic going to and from them at all hours of the day and night. Keep in mind this park backs up to a hotel/ motel that is known in the area for its drug distribution and usage. How about you go and look at the public records for the area and see the crime rate, it may be a shocker to you considering the sugar coated reviews previously posted. This does not even touch on the feral cat issue there is that keeps getting worse from the litters of kittens that keep happening, or the neighbors that let their dogs run randomly off of a leash to come defecate by your steps so you step in it first thing in the morning. Caught a cat urinating on my steps this morning. If we had to do it again, we would not have bought a home in this neighborhood and at this very moment are waiting for the right time to sell or move our home out of this area before it continues its downward spiral to far. The only reason I gave it one star is because of Dave (one of the owners) and him being so helpful and responsive to us.

We moved in the beginning of September and we love it here. The owner and property manager are out there daily cleaning up and fixing up the property. They care about turning this place into a nice community for their residents and it shows!

This little park is the perfect size and in the perfect place. Anytime we have had any issues with our home or the lot (only a few minor issues) management has been right on top of fixing or resolving issues, even when they didnt have to get involved. Most of the issues seemed to be a few bad apples (the bad ones seemed to have moved on). They are constantly fixing and upgrading the park; it seems to get better and betrer! I love my home and the neighborhood!

We moved in April and love this community! It’s a quiet and friendly. Managers of the community continue to update and improve it. Any issues have been resolved in a very timely manner! We just love it!Sean and Donna Ayre
