Its half trailer park and half campground. The people who lived there were really nice, but we were placed between to permanent trailers, which was really odd. Pool was open and heated. Playground was fun for children. Lots of dryers were out of order which made laundry challenging. Great church close by. Overall an O.K. place, but nothing special as far as the grounds and management go.
We are Thousand Trails members and reserved our spot a couple months prior to arriving. We arrived after hours and grabbed our paperwork from the board outside. We scoped out the site and it was muddy and lacked sewer. The paperwork said first come, first serve so we figured we could ask for a move in the morning. The front desk was friendly but laughed and said they never move people. It would take us moving 1000 people to get you hookups. That math seems exaggerated, but we still made it work. We dumped the night we arrived at the dump station near our site. And the sewer truck came by on Tuesday. Just inconvenient that we had reserved full hookups and were limited in doing laundry (we have on-board laundry) and short showers as though we were dry camping in the middle of a bunch of full hookup sites around us.The pool was closed for maintenance (just looked dirty full of leaves so not sure what the maintenance was for). The mini golf looks ok from the road but its in sad shape. The playground is colorful but hasnt been updated in at least a decade. The tennis court was nice.The campground smelled like sewage at times when we walked around. Pretty sure at one point our neighbor (also no sewer hookup) was dumping his grey tank. Probably didnt help our soggy, muddy site.The sites are a bit tricky to get into. All sites are located in a circle but the roads are narrow and the sites are positioned around the circle which means the front sides are tighter together and thats where most people park. It took us 20 minutes to take a 100 point turn to finally get level and close to the water spigot.It was nice to have a free spot to stay so we could check out nearby Daytona Beach, but this is not a place I would recommend to other Thousand Trails members unless you can get a guaranteed full hookup site or Elite site with a cement pad.Most of our neighbors were Canadian. Like out of the 20 RVs around us, 18 were from Canada. That was kinda fun. Not sure if its normal but a lot of the people around us also drove motorcycles. So we would get a lot of loud motorcycle noises early in the morning, throughout the day and late at night (like starting at 7am and after midnight). Not really that terrible, just a bit startling to have a motorcycle start and rev up a few feet away from you when youre falling asleep!We also had several neighbors smoking marijuana so we didnt love letting our kids play outside around the rig.
Have lived here 7 years..its truly what you make it. We have a lovely lot because we keep it nice along with the service they provide weekly during the summer months and monthly during the winter. It isnt perfect but it isnt brand new..from what I hear when it was it was gorgeous. If you want perfect look elsewhere...if you want acceptable you will enjoy your stay.
We arrived today, Sunday in the afternoon. No one was in the office since they close at noon on Sundays. We got our welcome packet, and proceeded to the site they assigned us. The site was very wet, muddy, and had deep muddy ruts left from the last RV that had been there. No way were we going to park there since we would have gotten stuck, and would have walked through mud and water everytime we went out. We called the office number but they didnt have another number to call for help. We called the reservation line and the woman tried to help, but the new site she sent us to was very tight and too short for us. I found an emergency maintenance number to call. After talking to him, he told me to check a list hanging near the door of the office. It had empty sites listed on it for today. He said to find one if those and use it for the night. Then go to the office in the morning. The current site is a little muddy, but not like the first site was. Also, all the streets around her are very narrow. We have a 40 foot MH with a car on a tow dolly. Very disappointed in this campground. Thousand Trails/Encore, you let me down.
We enjoy going there, but the owners need to invest in some upkeep. We were there previously and had gotten set up and went to plug in and saw a melted 30a plug. No big deal Ill use a 50- 30 adapter,nope bad 50 amp as well. Had to move. We wanted some shade but they wsnted to give us ff aull sun all day spot. Found a site we all agreed on. Last visit someone hadrunover the sewer connector and left some of their equipment, wasnt going to move this time just asked them to repair it. Didnt happen while we were there tho. I did ask for a free pump out because of their issue. Got it but had to explain why.
We got there about 530 and the office closes at 5 pm. Our envelope was on the board with our site number. It was raining so I was in our car and my hubby in our coach so I drove around to see where it was. Upon reservation I stated it was 40’ and 2 slides. The lot would not accommodate our coach and I called the maintenance number, explained it was flooded and not big enough he said, well there were a lot flooded and he just got another call, I said where can I move to, he said drive around and pick a spot. The power pole area to hook up was in water.... scary to have to plug in power when it’s full of water. Very poor drainage. Sites are really close together and the park needs help w drainage

Our 41 Class A can not bend around the trees.However, this time we are being invaded by German cockroaches coming from an abandoned park model. Evidently this has been going on for months. They have invaded our Clam, and are moving into our coach and vehicles.With no response from the park, I have turned our site into a toxic waste dump, but they still keep coming.Although the park is less than 50% capacity, they can only offer us 2 sites away from this area. But cant fit due to trees, etc. We are Thousand Trails and the rest are reserved for paying customers, even though they are not booked.If you use this park, do not accept a site near the hub. This is the activity center/bath house/laundry room building in the rear of the park.
Arrived to mound of fire ants right where our steps of our RV needed to go. Needed to call maintenance. Got bit several times. Standard lots have no sewer. But they do have a decent dump station. Wifi is lacking but it cheap.
This park used to be very nice and reasonable cost. Because I am a large Motorhome towing I chose the pull thru elite site, most expensive. I could barely get my rig with my 8 foot trailer in the spot. Mud, fire ants, gross picnic table complemented the spot. For me to park on the concrete slab, I felt like I was imposing on my neighbors spot. I had to park my car near the office. The cost to stay here is excessive and no discounts, ie. Military, AAA, Good Sams were available for my 6 day stay. Used to be a passport park but now Thousand Trails. The amenities, min golf, bocci, shuffleboard etc. is run dow like the rest of the park. Very disappointed since I normally stop here twice a year.
Nope, Thousand Trails member, the site assigned was a joke, not wide enough for a 8 foot wide TT. Permanent resident has overran the site with cars, sheds and garbage.Calls to owners to relocate went unanswered.
I prefer this RV resort to Bulow and feel more comfortable at this campground. I like that the grocery stores are within a 4-10mi. radius and there are a few fast food restaurants nearby too.

The grounds are well kept, love that the streets and lot are paved. The restrooms/showers are disgusting and in need of renovation. Love the pool, racquet ball court, put put golf and playground. People seem nice enough but like most of Florida Trump supporters are annoying and the Trump 2020 flags and posters are disheartening to see. Doesnt seem very diverse here.

I made my reservations on 4/15/2019. We arrived on 1/31/20 and I like another customer, wanted to cry. I have planned on this trip for a year and I get here and I am stuck in spot 93. We had 2 broken down picnic tables, the power box was so rickety we feared losing power at any time. We are surrounded by huge trees, huge branches, and other rigs that are overflowing their spots and are fearful about being able to get out. Since it rained all days but 1, our pathetic site was full of mud and sand. And, surrounded by permanent/semi permanent who have all sorts of trash and clutter everywhere. The sewer stench this morning, probably because there are so many sites without sewer hookups, made me want to puke. It should be for $70 a night. I should have a level cement pad and I shouldnt have to be with permanent residences. Way to ruin my first stay in Florida. And, unfortunately my next stop is another Encore property in Miami.
Old park, needs improvements. Narrow roads, many long-term renters. Grass sites except for elite category with 2020 rate of $68 plus taxes. Many sites are difficult to park w 40ft or longer as some of the long term renters have filled their sites w extra vehicles, bikes, grills, furniture, etc. POSITIVE, walking distance to a few restaurants and Harley Davidson Daytona

The quality of this park is going downhill. I know there have been some management changes, not sure if thats the problem or what. SO many things that could easily be repaired that maintenance never gives any attention to because they spend all day socializing. A swing at the playground and several broken boards on playground for MONTHS. The swing could be fixed in 5 minutes with a piece of chain. The putt putt course is moldy and the landscape timber are all rotten and broken, which again is a super easy and cheap fix. One of the docks has been collapsed for a year. The other feels like it will collapse any time. Washers and dryers are always having problems and out of order, probably because they are ancient. The same umbrellas have been broken around thee pool since this time last year. We fixed one of them, theres nothing to it, not sure why maintenance doesnt do that. Bathrooms are mediocre. If it rains the park is a swampy mudhole.Yes, its a good location and could and should be a really nice park but a lot of the details go overlooked. Staff isnt very friendly and permanent residents are less than pleasant. They make it seem like they have a lot of activities at the pool and hub (card games, music, crafts, etc) however if you arent a regular or over 65 then you get treated like you dont belong. There is so much potential to be a top notch park but the effort to make it that just isnt there. Some amenities cant even be used because RVs are parked on top of them.
Do yourself a favor and DO NOT book a stay here! This park is completely full of stationary campers and mobile homes - not what I expect from an Encore Park. The only sites allocated to non full time RVs are crammed together in the back. We are Thousand Trails members and we are here in the busy season but I have not had this bad of an experience at ANY other TT park during the busy season or non busy season. When we arrived there was someone in our assigned spot and no place to put us, we had to wait an hour for him to move. The spot they stuck us in (H5) was never intended to be a camper spot. Its as if they had to accommodate a few more people in the park so they put RVs around the meeting hall in the grass and installed power poles along the porch of the building. Furthermore, we are so close to our neighbors that theres not even room for us to put out our lawn chairs. After driving around and examining things, we clearly got the worst of the worst spot in the campground. It doesnt matter how nicely you ask to be moved, the office is not helpful at all. We are right up against a tree on one side and the camper next to us on the other side (the door side) is 2 feet from ours. It is terrible business practice to not have any discretionary sites on hand in case of emergency or other issues such as this. Clearly the spot they chose for our rig is too small for our rig (we gave them our specs beforehand and they choose your spot) but we are being forced to stay here. Im angry and theres nothing I can do about it because we made this reservation months ago and its the busy time of year in Florida so no other campgrounds in the area have availability or we would just leave.
We enjoyed our stay at Sunshine Holiday Daytona. Check in was somewhat confusing as we were assigned a site and upon pulling up to the site, realized it was occupied. We drove back around to the front and was assigned a new site. Decided to walk over and check it out before driving around again. That spot was also still occupied, so we went back to the front desk and were told just to pick a spot and let them know. This worked out much better as there were plenty of empty sites to choose from. The park was quiet and offered a decent amount of activities. My children thoroughly enjoyed the mini putt, park, and the basketball court. Their list of park rules were about the same as most, but there was one that stood out the most about keeping your radios down so you can hear, but your neighbor doesnt have too. This definitely made camping more enjoyable. In a day and age where people cant live without their TV and have one on the outside of their unit blaring all day long even when they arent watching, its nice to actually be able to enjoy the sounds of nature and the camping atmosphere. I would say that if you have a longer rig parking and pulling out can be a bit tricky. The roads are small and the lots are set up to form a circle. This wouldnt be an issue if the lots themselves were angled, but unfortunately theyre straight. Although not impossible to get in and out, just be prepared to do a bit of maneuvering. What also made it tricky was that people had multiple vehicles, motorcycles, and trailers all crammed into one lot. We enjoyed our stay and would definitely come back and stay again

I called and made reservations for two nights. I clearly indicated we have a 30 ft Winnebago and we need a pull through. We arrive after office closes and they stuck us in a site that fits maybe a small 24 footer and is a back in BEHIND A GARAGE!!!! Had to call customer service which took a while because campground office was closed. This will be my last Encore camping I do.
Very Outdated Bathroom/Shower, Laundry room. Patio was all busted up & No picnic table! No Containers for Dog waste. Pool was Out Of Service. For the money you pay its certainly not worth it. We left 10 days early because I couldnt handle it NO More!
Slummy. Cars and trailers with flat tires, abandoned park model with boarded windows and the tree lined with rotten old sheds that it looked like some people still use. Afraid to walk my dog as I was warned of snakes and rodents coming out of the abandoned sheds . We have visited in the past and this place is going downhill fast. Didnt feel safe as there are no gates. Rough people living there. It also didnt help that the front desk manager was nasty and rude. We left before the end of our stay. Really, really bad.

This place should not be called an RV Resort. It should be called what it is. Its a trailer park. 99% of the place is filled with people that live there, follow their own rules and make the place look and smell like a dump! Needless to say, we left after one night even though we paid for two. Would not return or recommend.
The management and office staff are worthless. They keep it filthy in all areas nothing maintenances at all. Hard to find anyone working or willing to work. Too much money for very run down facilities.Do not being family here the office staff treat children terrible.

We were booked to stay here for the month of January, 2020 with our travel trailer. Upon arriving New Years Day the office was closed, which was not a surprise as there was a note on the bulletin board with instructions as to where our site was. We had a hard time finding it and finally someone led us in the right direction. Well WHAT A SHOCK!! We ended up in the mobile home trailer part, in between 2 modular homes with a view of two walls and the noise of an air conditioner. Our slide out almost touched the one mobile. And there wasnt a pretty site on the other side. Most of the trailers are full timers and families with kids. Lots of bikers and people leaving for work early in the morning. The trailer across from us was a trucker and actually brought his rig and parked it across from us. Some of the mobiles were very well kept but there were also some real sketchie run down models. It looks like a bunch of very old trailers with lots of add ons over the years. The pool was was nice but one afternoon the stench of sewer was sooo bad everyone had to vacate because You couldnt breathe. Although our neighbour who was renting was lovely we ended up cutting it short by a week because we couldnt stand it. BEWARE because the website does not show the pictures of these sites, it look much nicer but is very deceiving. There obviously are no standards and In talking to long time residents, it used to be privately owned years ago but has gone downhill since RV RESORTS bought it. Yes l did complain but was told it was the only part with sewer hook ups which turned out to be false. Needless to say we wont be back.

Visited a friend and swam in the pool, very nice, clean neat and the people were very friendly.
They allow smoking at pool. Staff didn’t care. Staff also had a hard time telling me who I could take to about it at Corporate. Staff also said no one has ever complained about smoking at pool area. In speaking with 70 people at this site found others have complained. Super muddy, and to use 4wheel to even get into our spot. No sewer at our site they do honey wagon twice a week. Park smells most of the time. I agree this is not a resort it’s a trailer park.
We stayed 5 nights in an elite spot with our 37 foot motorhome towing trailer. Site was perfect! Large enough, flat, and grassy shaded area for our pup. Staff was friendly, pool was nice, bath houses were clean. Would definitely stay here again!

Desperate need of a facelift!!! Old, old playground and battered crazy golf!! Lots of bikers so not really relaxing! Not worth the money. Very, very outdated!

This RV park was a plus 10 park to stay in. Very clean and quiet park. Yes it is a little ways from the beach, but the drive down to Daytona Beach is only about 10 mins away. All streets are paved with many of the sites are concreted with patios. Would return there to stay when we return to that area.

Surely not a resort! We rented a cabin and it was filthy dirty. Plastic cover were dirty. Bed was hard and felt like it would break. Fridge had rotten tomatoe. Ceiling fan broke no light cover nor chains. Bathrooms dirty need updating. Glider broken on porch. Cabin rental was over $245 for 3 days. Nasty

Beware!! Was told I would get full hookup, but when we got to the site, we were shoved in an muddy overflow area. No bathrooms anywhere to be found. Empty sites but since we are thousand trails, even though we are an elite connections thousand trails, we were told we could not go into one of those sites. Not even a street. Muddy pathway that you need to back into between all the pine trees. Our mh is 38 feet. Our site is more for a 30 foot mh. We are sticking out into the muddy road. Not even sure if we will be able to get out. Marie at the front desk was nasty. Said this is all we have for you, period. When I asked if I walked around tonight would there be empty sites. She nastily replied, those full sites are not for thousand trails. We have been here before, but never again. Others are just cancelling their memberships. We will have to consider as well if this is our treatment like second class citizens. We paid over ten grand and fees every year. I do not believe other clubs would consider us second class citizens. BAD!!
The staff here definitely begets overwhelmed during bike week and Daytona 500. The office staff is amazing working as a team to meet all needs of every person. Cant always be done but before a no is said the office manager Bernice will do everything in her power to help you throughout your stay. We will return every year that my health permits. One thing rates are very reasonable except for bike week. But they do their best.
The campground is very nice and clean, well-kept. The pool area is beautiful and wonderful to use with both a shallow and deep end. Bathrooms are very clean as well. Also the on-site laundry is convenient. I dont understand others concerns about the site size. To me they were a pretty normal size, and weve camped all over. We also had a pull-thru which was easy in and easy out. The campground is also very quiet, but still conveniently located closed to all the beaches and coastal towns as well as shopping. I have only one complaint, and since its been mentioned by others in the reviews, I dont understand why the park hasnt addressed it. When you reserve online youre lead to believe youre reserving a full hookup site. But a lot of them only have honey wagon service, as was the case with our site. They didnt even mention it me when I went into the office to register on arrival. Just be upfront about what people are getting. Thats all.

Its not a bad park. Nicely located near Daytona beach, Ormond beach, New Smyrna beach and St Augustine. Pool was nice. However we were put in a back lot that was muddy and full of ruts from the last people trying to get out. We are in a class A 34 foot. As we tried to get situated, I went to the desk to see about another site. They had one to accommodate us and I was thankful. We were scared about getting stuck in the mud. And the 2nd thing is we thought we were getting a full hook up and neither site has septic. They tell you that that is considered full hook up but no one at the front desk mentions that to you. So we are trying to figure out what to do. The guy next to us tells us that a guy comes around on Tuesday and Friday to pump you out (free). Now why doesnt anyone tell you this when you check in??? We were told that next year they were going to have septic on most of the sites. We survived but this is not our ideal situation! Sites are close together. This would be nice for a few days but wouldnt stay too long.
I have family that actually lives here and everytime I visit its always so clean and very homey. I always feel very welcome by everyone here at the park!
We got upgraded to a great campsite #376 lots of space on a corner lot. The camp grounds were immaculate. You do need to take your own garbage to the waste containers but that was no biggie. They had some live entertainment on the first weekend to Bike week. The office closes at 5 pm which is a bit odd considering there is a lot going on like people still checking in late and live entertainment around the pool till at least 11 pm.I think because the park has mostly seasonals they are lucky because if it was just transients they would need security. The seasonals maintain a neighborhood watch and social events day to day. It is a beautiful campground and we would definitely come back.
Too noisy and too crowded, hope I never have to camp there again
Truly sad to say the least this is by far the worst park we have ever stayed at. Nor sure where the Resort comes in here, other than maybe the pool, we had to park in the mud and grass. As we made reservations on the phone with online line resort (because No One in the Office would answer the phone) and paid for a Full Hook Up site. As we checked in, I was told that I didnt have a FHU, that I would have to use the dump station in the back of the park.As the ladies in the office proceeded to tell me, that the FHU was NOT available because other people decided not to leave. And then said, you didnt call here for our reservations and made them over the online phone reservations resort line.This is what you get when the Owners are not on site, and owned by a Corporation. And you just have people working for there space.The bathrooms, by far the worst I have ever been in, where the water runs on the floor like a water troff. So when the lady next showers the water runs all over the floor, even to your stall.Truly disappointed in the price, customer service, parking in muddy grass.
Gotta be kidding me! The sites are so small and close together. Only 30 amp or you pay a premium. We almost damaged our motorhome getting into the site. Laundry room is old and run down. Dump of a place.
If you arent a snowbird or a full timer, it isnt the greatest campground. Only staying because we joined Thousand Trails and it is close to our house in Ormond.

We drove from NC to spend 2 weeks. It was my birthday which we were going to celebrate with High School friends and family coming up from Bradenton. Our trlr length was given when we made the reservation and confirmed two days before we left. Upon arrival we were given the site number. When we saw the site it was a mud hole and routed out. We didnt it would work but made the attempt. While trying to get into the site a neighbor camper had to move his vehicle so we could pull into the site. Our fifth wheel wouldnt have leveled out. Therefore, we chose to leave that site. It was muddy, 4 wheel drive had to be used along with having another neighbor move their vehicle so we could get out. Our truck stuck out in Rd in front and our trlr in the back. The staff was nice and polite giving us a full refund along with their apologize. We appreciated that but was very upsetting to us not being able to see our friends and family.

This place is awesome. Never been to an rv camp site before so it was all new to me. This place has everything including a pool, playground, put put golf and tennis. Everyone is super friendly and helpful. Our vacation rental wasnt the best because of the owners sheer lack of making sure we were comfortable wasnt one of her priorities even though we paid months in advance.

Camping on an off weekend. Tons of open sites and they stick me on the only site that was freshly dug up, no grass. To make matters worse when it rains the site floods. They do have a very nice pool area, but for the price ( $70/night for elite) I shouldnt have to pay extra for wi-fi. Also maintenance personnel ride around blowing off the roadways onto the campsites at 7 am? This campground caters more to long stay campers.

Everybody is nice and they help you out whenever they can people do have to realize there they only have a short amount of time to get work done so yes they do start at 8:30 in the morning cleaning the park

The place is not well kept. There is puke in the men’s room that has been there for well over a day. That’s substandard anywhere let alone somewhere that charges $150 per night!

TERRIBLE!! Were currently sitting in the check in area stranded because the office is closed and they arent answering any of the phone numbers provided. They tried to put us in a tiny, muddy spot with no sewage. The neighbor told us the last people parked there had to get towed out!!! This place is the worst campground were ever been to, avoid at all costs!
I was told electric wss included when i signed up for a month, planning on staying at least one more then at the end of the month was told Oh no they shouldnt have told you that which makes it extremely expensive for what the park is. Way more than its worth. I have been all over the country and this was a first. Unfortunately I was late leaving town and had to stay but I will never return.

If youre in anything longer than 35, its really tight and bordering on insane to navigate if towing. We were in a 40 with jeep in tow. First booked an Elite site which was grass and not near long enough for our rig. Changed to a premium site, (more $ again) still not long enough for us without unhooking and VERY tight. 75.00 a night, petty much a ripoff IMHO.
I visited friends who camped here. Nice playground, beautiful pool.

Spacious park with many amenities (no WiFi). Parking areas are mostly natural terrain thus, you will track in a lot of dirt and debris. Big plus is the price if you are a Passport America member.
Place is nice, staff are friendly, sewer hook up would be nice.
Its ok but if you are longer, 40 or more, then I would recommend paying the $60+/night for an elite site but still plan on backing in these pull thrus.The resort is nice enough, roads are paved, elite sites are paved, sites ok once in them but challenging to get it.Office person we dealt with was nice but not very good at finding the appropriate site. After 4 sites we gave up and got an elite site. One had trees placed so that we wouldnt be able to open our slide outs, another had a long timer already in it, other was too short and the last a class a wouldnt fit under the trees unless you are looking to make it a convertible.Would stay again only if we couldnt find anything better.

Weve been staying at this RV park for nearly 10 years and its been going downhill over the last 4 to5 years. If you book your reservation here and are expecting to have full hook ups and a pull through site you may be disappointed once you arrive. For the last 3 years weve been put in substandard areas having to back into very tight sites, no sewer hook ups even though your led to believe its included when you choose your grade of site online. This last visit just after thanksgiving 2017 we were contacted enroute to the park and were told we were being moved because of torrential rains the night before. Again no sewer hookups and no price reductions were offer for the lesser grade area. I specifically asked about sewer and was told we have a truck that can vaccum the sewer and that was fine...no big deal but turns out that was a lie, the truck is only available on tuesdays and fridays so we have to dump at one of two dump stations on site. The regular larger station was under water so you must use the only other one available. This station is so small and cant accommodate larger units. Total nightmare, save yourself the torment...find another park. We wont be back.
Sites are tight, bathrooms out dated but clean,people were nice and it was quiet.

Dont go. Had electrical issues and even though maintenance man came & checked pedestal & box, which was okay at the time, we had spikes and we couldnt run a/c and it was hot!!!!
I have never been treated worse anywhere, for anything, at anytime. The customer service women in the front office do not deserve to have their jobs. These two are the nastiest, most disrespectful people I have ever had to deal with in the hospitality industry. There was absolutely nothing positive out of Bernice mouth. People like me pay her salary, and she treated me and my wife like dirt. We let them know we would never be back and her exact words were thats probably a good thing. This is a nice park, but there is no way I would suggest anyone spend any money here. If you have any other option, including a Wal Mart parking lot, take it. This park does not deserve your hard earned money...unless you want your vacation ruined.
Friendly staff, nice quiet area. All the benefits of country with the beach and city within minutes. Pet friendly, kid friendly.
Great park, Family friendly, Clean, Safe, pet friendly Passport American is a plus here. Have stay here several times. Im very hard to please !
