Went to look at homes for sale. Some nice places the place looked maintained. Several staff members riding around on golf carts. 1 guy was very nice the rest seemed pretty snooty. The lady I spoke to on phone (ricky) was nice and let us go look around the grounds. The lady who showed us the homes for sale was nice and helpful too. There site says 2 large dogs is ok and septic and water included. We where told that that was not true. Lot prices when I talked to someone prior was $495 but talking to the lady when we viewed homes it was about a 100$ more and up depending on the site etc. Most people who lived there where nice and they waved one person in a black car did speed around us and another person was definitely doing more then allowed speed. If lot prices where not so high wed consider living here
I resided here for a year. The initial move in was exceptional. Diane, Tiffany, and Ricky are amazing to deal with. The actual manager at the time was horrible. They do not follow their own requirements via their lease and multiple addendum attachments. There is a neighborhood rule book, not enforced. There is a referral program, which I utilized... it took them 2 months to provide me with the reward for referring someone to BUY a home, not rent. I gave them written notice with my forwarding address on it 30 days in advance that I was terminating my lease at the end of its term, and still, 92 days later, do not have my deposit back (my home was clean and damage free when I left). I was told on my initial call that they did NOT update my address sending the deposit back to the residence that I left with no attempt to reach out to me to verify both before and after they sent and received the check back. Ive made 23 different calls, being told each and every time the check was in the mail or on its way. Ive even attempted to reach their parent company to no avail. No response and no resolution in sight. The community is beautiful. Many amenities. The support staff is amazing. But buyer beware. I am extremely disappointed that it has come to the point I have to leave this type of review... but Ive made every attempt to work with them on the return of my deposit. I have also filed a complaint with the BBB.

We have lived her for a year and love it here!! They have a really nice pool. In the year since we have been living here they replaced the entire fencing, new playground for the kids plus building brand new club house!They have also brought in 20+ brand new homes this year and keep working to make it a better community!

Having lived in the community for over a year, I can say the community has been great and always finding ways to enhance itself! The community is what you make it. No community is perfect. Management is kind and easy to work with and get results when needed. Would highly recommend this place to live!

My wife and I decided to give it a try, so we put our application in. Within a week we were approved. Now we had some credit issues in the past, so we weren’t sure how it would turn out. But we were very upfront with management about it and they worked with us. We were approved. Everyone in the park has been very helpful.
Please fix the gate system so random people cant get in. Its one thing if you have a code or a sticker to get in but these people following through need to stop. Im sick of paying to live here and having random people get aggressive and combative because I stop them from following me through the gate. And when they sneak in anyway I nearly get hit by their car because they fly around me going 40 in a 10 mile an hour zone? Not right when I PAY to live here!
Excellent service. For example, the staff in the office asked me “How may I make you smile today?” So I told them. And they came through. Very pleasant.
I have mixed feelings about living there. For the most part the community is fairly quiet, but there are some problems. I know of a lot of what happens in the park because I also work there. But if I was just a resident I wouldnt see as much of the real goings on.

A friend recommended that we visit the park. So we did. We really like it. The amenities are exactly what we need. A very family atmosphere. We signed a lease the next day.
This place is a dump. Dont let photos fool you. Just went to look at homes there. Its a run down trailer park. Trailers falling apart, in bad disrepair and eye sores. Im not even sure some of these photos are of this actual community.
We have had to temporarily re-locate to the West Coast to care for my mom. But we are in the process of moving back down to North Fort Myers. We are moving right back to Island Vista. It’s a great place to live. We dont want to be anywhere else.
I love my home here in Island Vista. The amenities are great. My neighbors are wonderful. And the park staff (Amanda and Dawn) are very helpful.
Despite the reviews I decided to give it a try first off when we got there we were looked at as if we did not belong I payed no attention to that because I figured it had been a long day for them I put in the application and a week later nothing happens no approval no denial just we have to wait because I cant fix your credit score???? Im sorry but the reviews are so true I dont have to say anything But I will be contacting BBB and HUD because something must be done

Our air conditioner stopped working. And we were new in this area so we didn’t know who to call. The staff at the front office was very helpful. They provided names and numbers of 2 pros we could contact for help. The entire experience was very professional. TY!
In addition to this park, we had looked at other parks on Tamiami trail, and the surrounding area. Because we qualify to live in the 50+ age communities....But we chose Island Vista because its a family park. Our neighbors are truly neighbors. And it reminds us of when our kids were little.

I had a problem in my unit that was not the park’s responsibility. But management sent over a handyman who fixed it in a jiffy and didn’t even charge me. The office staff is very helpful. Thank you!
We just went thru a wicked hurricane here...hurricane Irma…. We didn’t know how our mobile home would hold up. But everything went fine. Management was very supportive and helped us get thru a very stressful time.
Our park is near beaches. Its near First Street in down town Fort Myers. Its near shopping. Its near outdoor parks. It’s wonderful.
Here’s a be a lot of young teenagers usually know what that means a lot of the trailers or run down does appear some remodeling going on maybe they are trying to turn it around I don’t know
Horrible living conditions. I was interested in property for friend. Only those that have no other options would live here. Donna IS EXTREMELY rude to prospective buyers. Surprised this place is still in business or at least I was until I read the reviews. I guess there will always be slum lords. I refused to allow ANY family member or friend live here or deal with the lack of professionalism.

The owner SAM ZELL is worth an estimated $4.8 BILLION and carries the nickname Grave Dancer...known for buying senior communities, raising the rent far beyond what they can afford, so they abandon their homes. He then does minor patches and resells these properties for far more than they are worth.Island Vista Estates is managed by a rude, ignorant, oversized load named Dawn Phillips who spends the day waddling around the air conditioned office. The office lump knows nothing of the happenings outside of the office walls until her Golf Cart Minions arrive with their clipboards to report what they see by riding around...they dont lift their considerable loads off the cart seats and have been seen driving those carts into yards. Violations du jour will be typed up and distributed via tribe of gold cart minions and hung on doorknobs because they fear interaction with residents. There are NO written documents stating rules, rules are changed as the office lump makes them up.Allow me to give an example. This can be backed up by documents and photos.My relative resides in that park and is a paraplegic with use of NOTHING but arms, neck and head. This man has NEVER missed a rent payment as it is automatically transferred from the bank and has NEVER had a negative conversation with any neighbor, and he rarely goes outside of his home. 3 months ago he received a notice stating RULE VIOLATIONS...wheelchair ramp needing to be made a proper ramp, no expanation of proper ramp. Exterior needs to be pressure washed and weed eater needs run around the exterior. He has a caregiver who is a middle aged woman who is also disabled but helps with household tasks and errands, she arranged for pressure washing, weeding and purchased some plants to improve the look of the home. she purchased lumber for the ramp improvements and was working on that with help she could get from friends. They had built new steps to the front door and were working on the ramp as weather permits during rainy season. DURING the completion of these projects 3 additional notices were left on the door for noncompliance of these same projects...even though it was obvious they were being done.As the handrail for the ramp was being installed, the truck containing lumber was parked in the grass for easy access. A WARNING was placed on his door about parking in the grass. So, a personal vehicle was moved the the guest parking lot across the street and the truck moved into the driveway.Before I finish, I must explain...there is enough parking at each home for 1 to 2 cars. 2 of the neighbors have boats, 2-3 cars, a work van, 3 trucks and 2 golf carts. There are 6 guest parking spots. These 2 families use all of the guest parking for their vehicles. The caregiver went to the office manager to explain the parking issue and was told by Dawn Phillips I dont care, that is not my problem, move out of the grass or be towedto continue, my relative had an appointment and when he returned, all guest spaces were filled. he parked in an empty driveway across the street at an empty lot, there is no trailer there, just the driveway. He awoke the next morning to his car being gone. It had been towed! If cost him $160 to get the car from impound. He didnt want to cause a problem by complaining to the office in fear of further harassment. The ramp rail is complete and it should be 1 or 2 more days until the porch railing is complete and all SUPPOSED VIOLATIONS will be satisfied.YOU WOULD THINK! He woke up today to find another notice30 DAY EVICTION FOR NON COMPLIANCE WITH RULE VIOLATION!
Island Vista is a gated community for all ages its not just 55 and older but it looks like it belongs in Suncoast
People that dont know this place do not move here!!!!! absolutely horrible these people do not care about their residents here their rip off the the lot rent is to high they keep going up on lawn care services......the previous owner that i bought my mobile home from told me when they people come and read the meter for water that they will over charge u for water if u domt check ur meter often....she told me shes caught the park twice in 6 months because they over charged her....they eventually gave her money back.......heres another one for u guys........u have to set up automatic withdraw from ur account for rent....if u dont catch it they can get u with late fees it happend to me the first, month being here because there merchant who takes care of their automatic systems is always late taking money out.......and was charged a 150.00 dollar late fee ........which was there fault ........these people are really picky on who they want living here ...in a sense i can understand if someone been to jail multiple times.....but someone thats never been to jail....and give u a hardtime about it ....u can just tell....and with the person that wrote comment about this park being infested with crime ....u are absolutely right about this..........there so much crime here its not even funny .....i would say about 50 percent of the crime is the people that live in this park especially the kids that roam the night breaking trailers, a car windows....these people have given their resident such a hard time and if they rip u off such as over paying they dont like given back money........its extremely hard to get back ur money they only credit ur account especially if u work hard and make a little of money.......to be honest i hope they clean this park up.....these people are your typical crooks especially dawn the property managerthis lady is extremily rude...u try talking to u and she talks over u she has such a vulgar attitude....when i try to call donna wood its like she doesnt even exist......i called this lady like 10 times and left numerous voicemails.....never responds....at allits f*&^&*^ ridiculous ...i called the corporate number same things noone answers and leave a voice mail....no one respounds.....sad to say im getting evicted from here because these dumb as people dont know how to write a lease correctly........they told me one thing and are now saying another thing...........i rest my case .......and if u guys are still curious about moving in feel free to msg me i have paperwork

Had two places for rent advertised online and sent an email about visiting and was told to visit anytime. Went in to look and the people up front told us corporate was holding those places to see if they sell first despite being advertised for rent. Thank you for a waste of an afternoon and false advertising.
Horrible customer service and that was just over the phone. Would never do business with. Completely rude and unprofessional. I will be letting ALL of my real estate associates know to stay away from.

Rudest peoole I have ever met...
The homes in our park held up very well through the hurricane that hit a couple of weeks back. A lot of credit goes to the park managers and the owners (Equity Lifestyles) for enforcing the building codes on fastening our mobile homes to the ground. Our home, and all our neighbors’ homes, came out with very minor damage. Thank you!
