The roads are horrible and they have raised rent every 6 months to year. They need to redo roads. It needs a new surface. That is what a good owner would do for paying homeowners. Patching it wont do anymore!!!

The constant amount of rules are ever changing, a lot of them aren’t even in the rule packet they give you when signing the lease. They make up “rules” if they don’t like something about your trailer. The lack of lightning at night is dangerous, residents speed through the streets. The “maintenance up charge” of lot rent every year just goes into managements pockets and never into the park. They post passive/aggressive notes on tenants doors to do something or they will charge $50 dollars to do it themselves because it is your lot and your responsibility. Your home on the outside cannot be made personal to you by any type of decoration or they will charge you to take it down themselves and if you refuse they stick a 14/30 eviction notice on your door. The payment system is now online and it charges you a convenience fee but it’s not convenient because you are not able to pay at the office which is closest to your home; you now have to go to Walmart or some other store, wait and pay the extra charges. No exceptions, even if you are disabled or don’t have a car you still have to do it this way. This option is not stated in the rules, it is another made up rule. Every other rental place allows tenants to pay in anyway because money is money. No one is paying in bitcoin or euros or pesos etc so there is no reason other than not wanting to deal with disgruntled residents. By not allowing payments to be accepted at the office, it is like they go out of their way to not deal with their tenants. When you do call they have terrible service and try to rush you off the phone. I do not recommend giving your money to these people. You’re better buying a house. If only they would get off of Facebook and stop trying to sell houses and show that they can fix issues, maybe more people would want to live here

I would put zero stars but you have to put something. The ppl who run this place are horrible! They just raised the rent but never do anything around the park. They give out tickets to everyone for the littlest things. They are harassing everyone! I will be complaining to the owners.

People that live here getting ripped off on their lot rent they do not repair the roads and when you buy a trailer from them they always have problems even though they say its fixed and the management needs to get there stuff together

Very clean and quiet!

The best mobile home park in Manhattan. Friendly office staff. Cheapest lot rent in town! When we moved out, it was a simple and no hassle process. Highly recommend countryside parks!

Love this place, been calling it home for a wile now and it is the best

New manager is from Colonial. Only a matter of time before she runs this park into the ground. She has zero respect for residents and talks to you with the most degrading attitude and tone. I was looking forward to moving my home here until i realized this is where that terrible woman went. Look at her reviews. Do yourself a favor a steer clear. Could have been a nice place until they let the trash in from the surrounding parks. Luckily the park im currently residing ins new manager is much more knowledgable, respectful and prompt to handle issues. Dont let the low lot rent make a fool of you. The new manager will have this place empty before you know it. Such lack of respect for residents, when we are the people paying her bills. Such a shame.

Great Neighbors! Safe & always cheapest lot rent in town. Close access to North Field Park (Playground & the Linear Trail) & ATA Bus Stop.

Nice place to live. Its clean and quiet. If you have little kids, there are plenty to play with here. The neighbors are friendly.

Enjoyable Country View, great Neighbors good management, super maintenance men. A family that watches after one another.
