This is a wonderful,affordable place to live. My parents love it. The park is well maintained and concerns are addressed promptly.

Very clean park, plan on doing everything I can to make it even better, personally...I applied for a job there, was offered it before I left the interview by some very generous and down to earth people in the office. Cant wait to become part of the woodville staff.

Best park in clermont county

I live here. Ive lived here for 11 yrs. I hate it. The park manager gets worse every year. Constantly sending me letters. Your shed need painted, your roof needs coated, your flower bed needs weeded, your yard needs mowed, you patio needs cleaned off. Then she threatens, if you dont comply she will charge an extra $100. On to my lot rent. She has a tendency to pick on certain ones and she not picks them to death. I hate it here but I cant move at present due to poor health and family living with me.What ever you do, DONT move Here, you will regret it!!

I live in the park and our managers make sure this place is clean and looks nice. They care about who lives in the park also.

Woodville Gardens Ive lived here 8 years now and I have seen this place have its ups and downs. It became Under New Management here recently maybe a year ago.. I admit that this place has its ups and downs I believe that theyre really trying hard to work the problems out when they have them theyre short-staffed theyre on a budget but they seem to keep the place running pretty well. They tried to do their best to make everybody happy but theyre human too are there are one maintenance guy left are other maintenance guy had to move on and were going to miss him Carol I believe the lady who runs the park manager or Sunni office shes a sweet woman and she will do her very best to accommodate you to your needs as specified and this will chair accessible has a swimming pool the common area has swing set slides sand volleyball. Woodville Gardens has been here for at least 40 years .Now ladies and gentlemen to the truth of the matter is that we are all human and every place on every Walk of Life deals with the same thing. Doesnt matter where you go youre going to find whatever you find but what about Gardens is well-kept its nice and clean its a good place to raise your children..

Woodpile Gardens will always be top of my list as one of the best parks to raise a family in.Large enough common area both swimming pool and play area.

We lived here for ten years. We moved in 11/2007 moved out 9/2017. We encountered many ups and downs in our tenure here. From many changes in management,to having my Elderly uncles bikes stolen,being attacked by another tenants dog, having all of our vehicles broken into. Having police chasing criminals through the park. Being overcharged for water regularly. We were paying 40$+ per month for water in a Manufactured House. We now live in a house on land and pay 53$every 3 months! For some positivesWe lived in a double lot by a massive Beautiful field,serving as a nature preserve-Turkey,deer,fox, coyotes-all sorts of lovely animals (if you appreciate naturewe do)Mostly well manicured lawns,maintained trailers/homes-70s models on up. Fishing pond,pools and lots...lots of people . Manual rent payment,no auto draft.Our rent for double lot was about 400+$ per month. Park is huge,use landmarks to find your way through.lol.Until you get used to it. No felons are supposed to be permitted in the park- we witnessed the opposite. Look. On the level-if you are in need of a park-you could do soooo much worse. We came from nothing and made the most out of it. This is just our experience. What an experience it was. Its a great community for any one there is no drug and they are always making improvements to make it better

Its like any other place the good, the bad and the ugly .But it really is a great place to raise children. Goshen local schools are only but a few miles. They have spring and summer activities swell for the children. I for one love it here and I couldnt see myself living anywhere else.

If I could give no stars I would... Terrible try to apply for one of the mobile homes at the park, and they lost my application. Ohhh it gets much worse.They failed to tell me that there was a murder and a separate deaths in the mobile home I was applying for!! I was taken back but I said ok I’m still interested, and the guy who is renting the mobile home out hasn’t put any work into that place in the Five years he’s bought it. But he’s made his money’s worth there has been 7 different residents and one guy almost had it paid off which he’s asking $18,000-$20,000 but he ended up having a heart attack. and this mobile home is 30 years old. When I walked in that place smell of cat piss so bad you need a mask to go in, cats peed so much there’s no way to get the smell out unless you rip up the carpets and redo the floors, the guy again doesn’t want to fix it . He was going to take $200 off the deposit to clean the place.. you couldn’t pay me enough . It’s hazardous. Cat poop I mean everywhere even the tubs, there’s mice, mice poop, holes in the floor, the dishwasher is leaking and the whole floor is sunk in, leaks in the ceiling . Ac don’t work and the list goes on, and th Park and the guy who owns it doesn’t want to put any work into this place. I’m so thankful I didn’t move here !!!!

Im a resident of this community so I know first hand about this nice little community.First,, manegment they take care of the place.They make sure that with the help of the local athurities that its a great place to live and raise there children.

Not a huge fan, they allow people to have multiple big dogs that bark all the time charge you outrages fee of your grass is not kept short.. front desk not so friendly

The Place is going down hill fast the new manger is a joke. They put a new rule out in August2017 that stated DRUG ACTIVITY IS PROHIBITED IN WOODVILLE GARDENS IF THERE IS A DRUG OVERDOSE IN YOUR HOME THIS ALSO INCLUDES ANY GUEST IN YOUR HOME YOU WILL BE EVICTED FROM WOODVILLE GARDENS .. WELLL Linda a park employee had a overdose in her house couple weeks ago but they wont evict her im sorry she knew the rules she should have to follow them to .. She should be held to a higher standard then residents since she is suppose to enforce the rules ... The new mangers are bullies to only certain people and talk bad about the residents here

Streets and every yard looked good

Very quiet there during my visit there. Nice and very well kept Mobile Homes.

Clean. New or late model mobile homes. Trees. Home like atmosphere. Quiet. Close to I275.

Bad neighborhood. Full of young gangs. Pot users and much much more.

If I could give less stars I would. I have lived in woodville gardens for over 7 years. It has changed management several times. The current regional manager, Ken, can not be reach. If you request to speak to him, you have to wait for him to call you instead of getting his number from the office. In my opinion this is ridiculous. The lady who works in the office has been rude to me. When I called to ask a simple question about how they can just increase the rent and late fee whenever they want, she told me to call my lawyer. She has also taken a phone call while I was in the office and told that person my situation and laughed. Very unprofessional. She has also lied to me. She told me it was against the law for us to have rabbit hutches. After doing some research I discovered its not against the law, its just this parks rules. They sent me a letter saying I needed to pressure wash my home. I did. A week later they posted a note telling me to power wash my house again! While my neighbors homes have way more green stuff growing them then mine did. When I ask if the others that live here are going to make improvements, since they expect me to be on top of my house, they tell me its none of my business. Yet when its the 6th and I forgot to pay rent I get a note posted on my door, unfolded, for everyone to see. As if my business is everyone elses. We also arent allowed to park on the road, yet the same people continue to do so and nothing is done about it. The office seem to bend the rules for some people. While making others cross their ts and dot their is. I live here, it shouldnt be a popularity contest. I can understand wanting to make the neighborhood look nice. But Everyone should be treated the same. And the people who run/own the park need to do their part as well. The roads in the neighborhood are horrible, so is the rain drainage system. In front of my driveway there is always a ton of sitting water. In the winter its a giant sheet of ice. The pool wasnt opened the first whole month of summer if not longer. And when it did open the hours were outrageous. Anyone who works first shift was not able to enjoy it. I have an open electrical box to the side of my house that has been this way for months, and still is. The home next door moved. The park put bare pink instillation over what Im guessing is a water line or something. It looked horrible and not to mention no one should be exposed to instillation. I have a son who plays outside. After calling to complain they put a black trash bag over it. If the park can see green growing on my house, shouldnt they notice the raw instillation and electrical box without me having to tell them!?! Since I have moved in the rent keeps going up and the late fee has more then double!! Yet very little improvements have been made. They dont even have call waiting in the office. It took me 10 minutes to not get the busy signal last time I called up there. Where is the money going? Thanks We also have problems with people steal stuff out of cars and sheds. Which the park must know about, yet they dont feel the need to inform the people living here.

Rent goes up every year and I seem to not find anyone that can give me a reason why.... its not for taking care of the roads. Not plow or salt down. Pretty sad if you ask me.
