The park is nice and quiet. Everyone seems to keep to themselves. Overall the management will work with you if you talk to them. They are usually very responsive to issues. They do enforce park rules, like no broken blinds and your yard needs to be kept up. Which adds to the overall welcoming feeling to the park.

For the most part I love living here. Staff and management are great. A few neighbors I could do without, but thats going to happen everywhere you go.

Yuck. Children walk in the middle of the road and give you evil looks instead of moving out of your way.

Used to live here before. Was welcomed back with open arms through management. Its a lot quieter, cleaner, n peaceful. No place is perfect, but my experience so far has been very pleasant.

Friendly they have always helped me when needed nice community. It’s been really well managed and is turning into a much nicer place than it was years before.

My brothers live there. Its a huge Mobil hone park. Large lots and very clean! Gotta love Longview Texas.

As far as cleanliness and peace of mind you cant ask for a better place to park your mobile home. Very safe and for the most part very quiet.

Very quiet neighborhood, however cant put up a fence so if you have dogs the have to be put on a leash. Then you deal with other dogs messing in your yard because not everyone follows that rule.

The friendliness of the management staff. They were personable as well as professional. The park was well kept. Yards green and cut. Their homes were in much better shape than any other mobile home park Ive seen. This truly is a community.

. Management is wonderful. They dont get in your business but try to help. When needed. Carmen is always smiling and helpful to anyone. Im glad I live here.

There is so much rules you have to follow by here for example,-dogs cant be outside ON A LEASH by themselves, you have to be outside with them or $50 fine-you cant build a fence around yard to keep your toddlers away from the street-each piece of trash in yard even if its a tiny candy wrapper, $25 fine for each piece- you cant have a flat tire on you car even if its in your little parking spot they give you outside your house, or you get finedI understand if this was some rich neighborhood but its a trailer park and your yard is only like 32 feet tell you touch the next house.

I enjoy living here for the most part. Pretty quiet, decent neighbors. Really the only qualms I have are that there is a LOT of rules. Dont like that even though I have service animal papers they are still allowed to turn away certain dog breeds. Our pitbull passed away shortly after we moved in, thinking because we had to leave him at husbands parents, and he wasnt having it. Wish I could put up a small fence for kids. Pool is sometimes closed more than open. You have to keep your yard mowed, which is a little difficult if you dont own mower, like me, but it is understandable too. Dont usually have trouble with anything else.

I currently live here. Its an alright place to live although it would be nice if they had a park for the kiddos, and there are way to many rules and restrictions.

Vehicular Man slaughter just waiting to happen awful community and too expensive.Not ideal living would NOT recommend at all.

Owners suck. Will tow your vehicle at any moment....

I grew up all my life here I think its amazing I made so many friends and it may be kinda ghetto but its not about the quality its about how people treat others and it was the best experiance I ever had

Decent for a trailer park. It has some bad apples but it hasnt spoiled the bunch.

Horrible, Just found out my neighbor is a registered SEX OFFENDER! Clearly not allowed according to policy but yet swept under the rug. Then management had the nerve to lie about it. Not the place to raise a family. Dogs run all over the place but yet again under the rules dogs are to be on a leash. Children have the worst mouths Ive ever heard.

When the trailer park first open it was a nice place, now it has become a place for high drug activity and crime, someones daughter that I know just moved there, they were taken advantage of by the people she purchased the trailer home from, she paid way too much for it, the person that sold it to her advertise it on Criagslast, we just recently had a bad storm in the area, the home next to her home had a large tree laid on her home and before she had a chance to ever moved in it had to be made livable, someone had stolen the A/C window units, and now it going to cost her more than the home is worth to try and get the home repaired, Im hearing numerous complaints about people saling mobile homes on the internet in this mobile home park, the homes, are in bad condition, and in bad need of repair, and before the new owners can get moved in some of the items in the home have been stolen, be aware of the peoples saling these mobile homes in Big Oaks they are scamming peoples that are going through hard times.

Manager is horrible and too many unsupervised children who have parents who are unfit. Lot of theft going on here.

I hate this place! Constant thievery & loud parties. Uncontrolled, disrespectful children & animals. Cheaper than renting in the area but Not a place to raise a family! Too much neighborhood drama.
