High lot rents. Poor road maintenance. Its under new management so hopefully it will get better...

All of the following are in my opinions and interpretations of Ridgewood Estates. Beware of any good Google reviews on here after January 2017. When I first moved in on May of 2017 I was offered to be entered into a drawing for one month free rent if I left a good Google review. This park is owned by Impact Communities, formally known as RVHorizens. Just google the names and you will find a lot of bad reviews for them. Management shows disparate treatment. There are quite a few people trying to move out of here. The only amenity we have left is a half basketball court. The pool was just filled in and the clubhouse has been closed since December. Utilities are not included in rent so I am paying about $680 per month. This may sound close to other parks but without amenities it is not worth it here. There is also a lack of maintenance in the park, the roads are full of potholes and there are a lot of trees that have not been trimmed properly. Roads and driveways are so rough that kids cannot ride a razor scooter on them. I have seen them flip over and do a face plant. My daughter slipped on the loose rocks in my driveway causing scrapes and cuts. There is a lack of parking spots so if anyone parks on the street their car may be towed. The exit to the street has tall grass that makes it difficult and dangerous to pull out onto Hill Field Rd and they refuse to cut it. There have been numerous sewage backups that either run down the street or into peoples homes causing damage at times. There is currently a crew replacing al sewer lines and fresh water lines. The attached picture show the conditions in the park after a new sewer line was installed, picture was taken 5/17/2019. This was originally a 9 month project, 6 months in we heard that they were 4-5 months behind. They are currently 7 months into the project and have about 1/4 of the sewer lines in. They have not started the fresh water lines yet. They have hit water lines 5 times, power 2 times, and gas 2 times interrupting service of those utilities. Bottom line, this is the worst experience I have ever had.

DO NOT EVER MOVE HERE! Been here only one year and regret it deeply. Impact Communities raises lot rent every year. Mine is just raised from $620 per month to $680 per month. The place is a wreck. The management has no clue how to deliver customer service. Theyre mean and uneducated. The dust is atrocious. Ive asked countless times for them to remove debris created from behind my new trailer when it was placed with no results. RIDGEWOOD IS A RIPOFF! ANY PLACE IS BETTER. (Any positive reviews are fraudulent)EDIT...Since the above review there has been a feeble attempt by Impact Communities to regain some respect for their horrid operation known as Ridgewood Estates. Firstly, the debris behind my trailer (evergreens chopped up to make room for the trailer placement) are still there. Furthermore, the construction company in process of removing asphalt for new pavement left a three yard pile of dirt and broken asphalt right in my driveway. They also have no traffic plan to ensure proper egress and entrance. With that they have left large rows of dirt and broken asphalt. My son left for work and is forced to drive over these mounds resulting in damage to his undercarriage. PAY NO REGARD TO IMPACTS STATEMENT BELOW....ITS ALL LIP SERVICE. AND I MUST IMPLORE ANYONE SEEKING A NEW HOME....DO NOT CONSIDER IMPACT COMMUNITIES...HEED OUR WARNING .... IT IS AWFUL...

This community is nice, clean, with large grass area for family gatherings and a basketball court. They also offer an event hall for residents. Staff is really nice and easy to work with. Would recommend this community to anyone. It is also in a great location around many shops within walking distance.

Place is under constant construction. They have finally just gotten around to paving the streets after years of having the equipment just sitting there. It is way too overpriced for what you are getting.

Angie has been wonderful and understanding ️ as the park manager. She has stepped into a very hard role as a manager and is shaping up the park. Thank you for all you do

Park is old and unkept.

In the beginning it was good. However, if you inquire, gently, about issues then you are met with extreme hostility from both the manager and assistant manager. They cannot even answer the questions asked because they are too technical and that we just need to get over it. Very upset about how this is turning out. It as so promising before.Furthermore, the lease will not be honored and is consistently violated unless it is in the interest of the manager. Blatant violation of the lease has been documented and the Better Business Bureau has been contacted. Utah Codes have also been violated and documented.*EDITIf you plan on moving here be prepared for management to force you into a 5 year commitment whether you buy your home or rent they will require you to make a 5 year commitment.Things have gotten worse, so much so that the county and city have become involved with the actions of the Park Manager. This is also no longer under RV Horizons but Impact Communities.

Amazing new owners. So much improvement in my short time here. I was nervous moving into a trailer park after losing my home in a landslide but the staff is fantastic & fun, maintenance is friendly & things look prettier everyday. Love my neighbors too. This is a great place to live.

I got to see my niece and nephew along with my big brother, it was pretty sweet

Worst place to live managers suck. Water gets turned off for no reason. The property managers never respond when you have concerns. They are never in the office. All in all good community just really bad managers.

He, has sold the place. basically run out of town and sued by the current owner. RV Horizons is the owner now, as of feb 2017. they are working to bring the park up to decent standards, doing a decent job at it too.

Overpriced scuzzy trailers. Needs a facelift and purging.

Iam buying a home in the community and i love living here i have lived here since june and would live no where else ever the managers in the office are complete sweethearts i love the wildlife here also i have no complaints what so ever except for the small amount of busy bodies that have nothing better to do then complain but thats with any community if you are looking for your forever home this is the place this is my opinion and i value it highly.

Great nice place to live when management isnt riding your butt about every tiny little detail and would be better if management would communicate with the residents better

Great staff in the office willing to help you. The community is really turning around and there are so many nice looking new homes.

DONT BUY HERE... they will tell you lies lies an more lies under new management threw RV Horizons. way over priced homes an the cheaper homes are in disgusting condition, also will turn off water every day without notice they break many home owners rights....... ONLY REASON I GAVE ONE STAR IS BECAUSE IM NOT ALLOWED TO TAKE AWAY STARS.........

The owner promised us from the beginning and all throughout our stay he has no problem buying our home back now he wont even buy it back what a real jerk

Overpriced compared to the market or even to Lakeview right across the street which is 100 dollars cheaper larger and nicer. Dont settle shop around.

Nice and quiet community

Went looking for a place to possibly move in and the owner pulled up and was a complete jerk. I would never EVER move to a place where there was an owner such as he. We were just looking at places with for sale signs and he kicked us out of the park for no reason and gave no explaination and we were not causing trouble to anyone. I cant believe how he treated us. WORST PLACE EVER I feel sorry for those who do live there and have to deal with that guy
