I love living here. Its a beautiful park, I know quite a few of my neighbors and they are all great.

Sometimes these types of communities keep their residents a lil bit closer than neighbors should be. Its not this places fault at all its a beautiful place however there is more younger human drama that most 55 plus humans would prefer not to be emersed in on a day to day basis. Quality of infrastructure and facilities is four to five star however.

If you want your rent to go up all the time. Move in today. Way better options in both directions on 27.

Can anyone tell me where in the rules and regulations book that it says I HAVE to take my decorations down? After several times trying to contact the office leaving messages no one has called me back and I try to go up there and they are always closed.

Sometimes we have son issues to pay the lot on time and the manager goin begin to. Me send like millions letter i dont know why wates the time in send me to much letters I know the i have to paid .the they charge you $35. And not comfort with that extra $3 por day . and i dont. They cant wait.where are going soo much money if they cant paid for a company to fix the club house. And take to long for fixe it they have only like a 2 person working on it and they for ever almost a year.you can image that.

I lived at Pedalers Pond for almost four years. The people that are writing negative reviews usually are people that did not want to follow orders. The park is a great family park with lots of amenities. Close to 27 and close to stores, supermarket and the mall. They are building more businesses around the park which makes it convenient. Great place to start if you are looking to invest small to get to know the area before you make a big commitment on buying a home. Management is friendly and makes sure that the park is well taken care of.

Nice little quite mobile home park

High lot rent. Homes run in the 30,000 range. Monthly lot rent was quoted at over 500 a month. Park is quiet. You must pass background check, which was fine. But we heard very bad things about a power happy manager that makes your life miserable. We did not by a home there. The homes need lots of work.

Reconsider! Biggest mistake Ive ever made. Yeah it looks nice on the outside but management has alot to be desired. They are nice at first but believe me you will feel regret later

Was a ok experience. My first home buying experience and had a change of employees during the process. Also my father fell walking into the office on the kickplate that was raised a bit. But in the end I am in my home.

The grounds are kept meticulous,, Pedalers Pond employees are friendly and very helpful. Its a safe, peaceful living environment. I cant think of a better place to call home.

Lote rent is to over priced and u get nothing for your doller u have to cut your own grass pay trash bill ...if late on lot rent it cost u 100 dollers rather go to a 55+park thin deal with any of this. Allso the club house has been unfit to use for 1 year they have no handicap walk way all in all the park is managed poorly

Nice friendly place to live. Management needs refresher course on customer service and welcoming practices. Two pools, playground and neighborhood​ watch make it a safe family inviornment.

It need a lot of cleaning up to much junk laying around in the yards. It looks to trashy.....

We love the home and the environment. It is a wonderful community to live in. The only downfall is the substantial lot rent increase every year. I dont understand why the lot rent has to go up so much ever year when other mobile home parks in our area only go up by $4 or $5.

I own a house in this place big mistake after 10 month paying lot rent now cindy the manager said Im not qualify to live here ( joke) if so why shes been taking my money for so long and me been Hispanic I dont get the same treatment as others feel descriminated . No people skills, unprofessional . Sad when my kids can even play outside without been arrested by cindy.

From a business point of view Pedaler$ Pond runs a Tight Ship. From a tenent/customer point of view, I stand by first impression/review 8 months ago; Dont bite the hand that feeds you. Your tenents pay tyour bills, treat them with the dignity and integrity they deserve. ;-/ Andy G

Its ok, Ive just bought a home here and only been Ino the community a few months but its pretty dirty at times, no one picks up there dog poop, the trash site gets pretty gross of error the weekends I even had a wild animal jump out at me when I went to drop off my garbage. The staff definitely plays favorites with some of its homeowners and the rules only apply to some people. Its a shame it really is a pretty place, the grounds keepers really try.

When I first moved in in 2004 it was a lovely mobile home park now it is nothing but a trailer park with unkept yards unkept trailers and just unkept and that goes back to the management

Uhm It sucks. Theres way to many rules. Neighbors are stuck up sticks in the mud and they dont fix anything thats on there lot even though you dont own it. Theres alot of lawsuits against this place. Buyer beware do not Move in here.Uhm no I have been told by numerous people your in the wrong for many things,For one you sell somebody a home for somebody else never give us the title which was your responsibility, then harass us about the title threatening eviction because we dont have it, then you find the title but we cant get ahold of the original owner. Then Somebody else who works there cuts our water off without our permission which the water company told me is illegal.The department of Polk county has not notified me of anything! Also the polk county utilities told us that we could of got yall in trouble for one of your employees cutting our water off. It was also your responsibility to give me the title when I bought the place, Not harrass me 3 years after the fact about the title that yall never gave me.Im just stating the facts here, Our water pipe was messed up under our LOT not in the house. Yall was trying to say it was OUR responsibility to fix when several people told me its not. I can not wait to go to court against yall. I have so much proof its ridiculous.

Its a really nice place but to be in Lake Wales and being far from the jobs its too expensive.

Priorities all wrong on upkeep of facility time to repair excessively long you get results when you know someone if not your just a number your nobody drugs in community all over only certain people were harassed if there was something wrong with your home others overlooked
