We spent almost a week at the Balmoral Resort. It is such a great stay especially during the pandemic. You have your own home with your own pool (if you select that). Plus there is a club house with a community pool and kiddie pool and slides. The kids have a blast. Very family friendly! We have stayed twice and will be back! Highly recommend it.
This is a great place to stay for a little vacation. they have a kids small quaint water park that the kids can go to. they also have a bar area with specials. I know on Tuesdays they have $2 tacos and $3 margaritas!! I recommend this place highly!
Terrible! They only have an answering service due to COVID and NO STAFF to answer calls or return calls. They cancelled my reservation by mistake and there is no reservation staff just an answering service! Im out money and have no place to stay for the holidays. Ive spent well over 10k on this place since it opened, never again!
Weak WiFi. Maintenance not responsive. This is a big problem. Management should also consider safety of people night time especially. Sometimes people bring 20 people and they do pool party loud music screams till 3 a.m. they don’t accept mails or they charge it. It is simply one week vacation place not for living there.
The 4 bedroom 4.5 bathroom house with private pool was awesome. The kitchen utensils and cookware were minimal if you planned to cook meals. We purchased, cookie sheet, metal spatula to use on rented grill, and definitely needed more pans. While the waterpark was awesome, the bar and grill was mildly satisfactory. Ads displayed at tables weren’t honored and servers we not very friendly. Mostly concerned about wrist bands! We had a great time and would go back despite the mild disappointments. .
My family of 12 and I are not happy with the experience at this resort. The house we stayed in was infested with roaches. When my sister-n-law to complain, she was basically told that they could not do much to fix the situation. She asked if we could be moved to another residence and was told everything was booked and that she would send maintenance to come out and spray the house again; they had to send someone our 1st day cause my nephew saw a roach crawl into the vent. They refused to have a professional exterminator come out or address the issue until Tuesday. We checkout on Wednesday. Balmoral Resort states on their webpage “Gold Standard Clean” so we booked trusting the vacation homes were clean, we would receive excellent service from their staff, and have an enjoyable stay. At this point we are very unsatisfied and unhappy the way we are being treated. My family and I feel like we are forced to stay here under these conditions, because there is no other resort around the area that can accommodate our family size of 12 in such a short notice on top of that we would have to come out the pocket financially spending more money than we originally did. This is unbelievable how Balmoral Resort is treating my family and I. Especially with the pandemic that is going around their is to make sure that all of their homes are properly cleaned and sanitized. Balmoral Resorts are not standing by what they are saying on their website. To add when we check in the resident was missing silverware, remotes to the TV, power cord to the TV, and the pool was not skimmed.
Very relaxed ambiance.Came out for the musicians, Matt and Kaliegh are so good together. My ears are always happy to hear them share their music.
Upon checking in we were told on the phone if we arrived early we could check in early but we couldnt because the unit wasnt ready and needed repairs after inspection. They gave us a 40.00 gift certificate for a party of 11. The cleaning lady was still there when we checked in at 430pm and she ledt without finishing. One room had been vaccuumed only. She left what little toiletries they had on the kitchen counter. We rented a grill for 60.00 and the delivered it in the late afternoon when i called at 10am. Asked for more toiletries and they said they were on back order. A heads up would have been nice. We spent over 100.00 on soaps and toilet paper, shampoos, dish washing detergent etc. It rained all weekend so we didnt get to use any of the amenities. Couldnt get anybody on the phone for 3 days. I called prior to our stay to check on reservation and also called several times for other things.
We had a great time at Balmoral Resort. I found the check in process strange. I somehow missed the email with the address to our home for the weekend. I called customer service and they were not able to give me any information. We arrived in the evening after the front desk had closed. What’s the point of customer service if they can’t give any information? Anyway I was able to find the email and all was well. The homes are clean and very nice for the rate. The kids had a blast. The pool water could be cleaner. The food at the grill was good, however during these corona virus times it was very off putting that the staff was not wearing masks!!! Especially at the crowded bar area. That was scary to see. Anyway when it’s all said and done we would stay again. It’s great for families and for groups.
What an amazing stay we had with my family. Beautiful home with a huge pool with an option to have it heated. Everything was clean the staff are so kind and helpful. They also have a great bar and grill with a huge pool and slides right near the bar and grill so everyone can have a good time. Lots of shops and restaurants down the road as well which was great. We will be going back for sure.
Zero issues with our stay. Our house was immaculate, everything worked (the tv menus were ins spanish, but it was fine for me). The only issue was the check in code was incorrect and took my wife a half hour to gain access. Definitely would stay there again. Spacious, clean, and furnished. It was great.
Fantastic vacation destination! We stayed in the five bedroom pool home! Enough room for two families. Staff was friendly and top notch at the bar and grill. The house was beautiful and clean! The pool amazing! A place where you just relax and take in the sun! Close to Orlando & Disney, we even drove to Clearwater Beach for the day! The kids had plenty to see and do within the resort. We had a wonderful time!! I highly recommend Balmoral Resort!
Im ery pissed off at rhis point. Me and my family was told i would get my miney back because our trip was canceled due to Covid19. I has a Autistic child and also have health issues. They told me and hotels.com i would receive a call in June witch is 3 months later from when we was supposed to take our trip. It is now almost July and im still getting the run around. I have always used hotels.com but after this never again this is the 2nd time this company has pissed me off . I will be filling a lawsuit against this company. If anyone else is having this happen u should get u a lawyer too
We liked having our own house with pool. What we didnt like was the pool at house was green and had trash in it, nasty black hairs in bathroom that were not ours, appliances were caked with dirt and grime, cockroaches in house, house has a separate cleaning fee of $129 and the house was dirty when we checked in, the community pool was dirty, hot tub was not working, kid splash pad dirty, area around community pool SUPER dirty, pool attendant didnt check everyone for bands, a lot of people didnt have them on so wonder if some people were even supposed to be there. When brought findings to front desk was never offered an appology. All we got was I will have maitenance call you which they never did.
Overall, our stay was great! The house could use some paint touch ups, our dishwasher did not work and after calling for service still never worked, never came back to repair, blinds came falling off, they were all different sizes..we checked in with the garbage can full and it was never emptied while we were there and we had to figure alternatives for our garbage
We had a great time. Check in was a bit slow but no complains really. Rooms and the house were clean and spacious. The kids had a great time at the private pool that comes with the house. Will be returning !
Pool area was nice and great for kids but the music was very annoying at the pool, same songs every day over and over. Several things in room were not working properly.
Recently stayed a few nights in the Lakefront Manor House closest to the clubhouse. The house was great, the only issue we had is the pool heating.We requested ahead of time for it to be heated, and when we arrived on our first night both the hot tub and pool were ice cold. We called the next morning and it took well over a day and a half before either got to heated temperatures. We were refunded the charge to have the pool heated, but still kind of disappointed.If the pool & hot tub take ~36 hours to fully heat, Id imagine there would be an option to have it turned on prior to your arrival.Other than that, we had no complaints. Great house and service, would likely come back & stay at the Lakefront Manor House again.

Wonderful resort! Great location for the local theme park attractions, great pool patio area with water park type slides for the kids(and those willing adults) nice Bar n Grill with entertainment and activities almost nightly!
Awesome holiday! The last 3 weeks have been brilliant here. The complex is amazing, everything finished to a high standard. The property was spotless when we arrived and the welcome pack gratefully received. Great location to all the parks and action but far enough away to relax when needed. Thank you to Rob and his staff for taking such good care of us. Cant wait to be back
The check in was fast and quick and the young woman checking me in was friendly and welcoming. However, there was a male employee complaining to her about not receiving his paycheck, which I thought was unprofessional in front of a guest. She did her best to sway the conversation. The house we stayed in was impeccable. The only issue was the WiFi did not work. I was told that it was changed and when I tried the new password I was given it still didn’t work. The amenities offered at the resort was another plus as well. The only con I would say is the $200 cleaning fee that you have to pay upon arrival. I just think it odd that guest have to pay for that.
I stay for a family weekend to celebrate my husband bday during COVID. As a first responder he was exhausted and needed some relaxation. Unfortunately, we spend the hole weekend cleaning and killing cockroach and fruit flies. They were found everywhere in the house. It was horrible. We even found a used bandaid in the Pool area. The resort offer 30% for my next stay with early ckin and late ckout. I have try 3 times to schedule my stay and they always have an excuse. Very unprofessional, company employees don’t honor what they offer. I am a customer service for more than 10 yrs and I have never seen something like this. I will NOT recommend this place at all unless they change their customer services policy. I requested a call back from management and none has contact me. It’s being 4 month still waiting for a resolution to this. If something goes wrong with you stay, they will not honor what they offer. Very disappointed!!

For the price you cant beat this place. Home was big clean and new. Pool slash spash pad was great. Staff was all helpful. Grill rentals are available and if u go with a family and plan to cook bring your own pans they just have the basic so cooking for 10 isnt easy. Distance to Disney and parks is only like 30 minutes. I will doing this over a hotel again for sure
My trip started off with a little hiccup BUT the manager made sure that my vacation was awesome. The staff were all friendly and very respectful. The bartenders at the grill was awesome and very attentive. The amenities is like no other. Swimming pool with slides for the kids, fishing, jumbo games by the pool, volleyball field, gym, etc. They offer movies for the kids with free popcorn on Tuesdays and Fridays and even a live band every Friday. Staying at this resort their is really no need to go anywhere else. I will be back.

At this point I would not give them one star if it was an option. I recently rented one of their homes on a long term basis and their has been nothing but issues since. A/C went out and they expected my family and I to stay in our home with the interior temperature at 99+ degrees and no reimbursement for a hotel or willingness to put us in another home for a few days. It took going to the office and demanding another house to stay in for the community manager to provide us a temporary residence. 10 days in to being here no pool service and my pool is green; mind you they cleaned the resort homes on both sides of me. There is a laundry list of items that need fixed and they are still not being addressed. Save your time and energy.
This is our 3rd stay. It is clean and price is good for the quality. Normally would post a 5 but this year we had to switch houses 2 times because something wasnt working with the house, also it was 98 degrees each day and the air was on 75 per their control so there were a couple of stifling muggy nights for sleeping. The door codes on different days didnt work but I think that was because the houses were switched so many times.
We had a wonderful stay...love the place and the amenities for a really good rate for the whole family.

Had a great time here and would stay again!~ Loved the space and the amenities. Home was clean, spacious and well layed out. Kitchen was well equipped. Kids loved the arcade, putt putt golf and the pool/water slides. Staff was very helpful from start to finish. They were very helpful with the packages we had delivered prior to arrival . Pool light was out and they had it replace within 24 hours. TVs were awesome and were in every room. Overall had a great time and made our visit to the parks very comfortable. Washer and dryer were great addition. Central location to a lot of restaurants, grocery stores, and attractions. Even did a beach day about 1:30 from Clear water beach. -- Would for sure stay again--told all our friends about this resort.Note:All homes private pools are not heated -during cooler months would recommend.Grills are not includedMain pool and water slides seemed to be heated - bearable during cooler monthsSplash pad and kid water park area were not heated.(during our stay)
Great resort. Homes are well maintained and high end. Lived every minute in the home. Been 2 times now and was equally happy the first time as I was the 2nd. Wont stay anywhere else in Florida.
Great place. Staying here for a soccer tournament. The only downside is the pool and hot tub close at 6 pm. That is way too early! We would all love to swim and eat dinner poolside at night. I wish they would consider extending the hours. Theres no lifeguard anyway so not sure why they wouldnt keep it open till at least 9 pm.
This is a nice place to be if you’re planning on just staying on the property. It has some nice amenities for the kids (water slide, pool, etc). However if you’re going to the theme park it’s about 45 minutes on I-4 that seemed to have really bad bottlenecks (Christmas break traffic). The property is conveniently located to a Winn-Dixie grocery and Walmart (5 min drive). The property itself was clean and well groomed. Road noise is well masked by the water fountains on the property, but emergency service sirens are still plainly heard on occasion. The house has decent facilities. Pots and pans were limited if you’re planning on doing much cooking. Adequate amount of plates and silverware for family of seven. There we’re just little things that keep me from rating this as a really nice place (garage door was broken when we arrived, there is no garage door opener, the front door lock would intermittently not take the code, pots and pans were in poor shape, staples like toilet paper, paper towels, garbage bags, weren’t provided). For the price I was expecting a little more. Bottomline: if you’re trip is for the theme parks I’d stay closer to those activities. If you’re on a family vacation and want to stay put and enjoy the Florida weather, then this is a good option.

Overall the stay was very good, the house was very nice. All the rooms were well kept, we had one issue with one bed, but it was handled in a timely manner. The pool heater was an issue, could not get the pool hot enough for anyone to use the pool. The Resort did refund all the pool fees though. The house could of had some additional kitchen items that would have made the stay even more enjoyable, there was no gridle for cooking a large breakfast, we had 11 people there, pots were limited as well.
I changed from a 5 star to a 1 star because the lady in the photo forced us to leave and had everyone (staff) watching us like we were doing wrong. It was a great place I was highly recommending it but not anymore. Not after the way my family was treated. It says open to public but was removed from the property. Ill have my family and friends stay elsewhere when visiting next time.
I had an amazing time at balmoral. Originally rented a 6Bedroom house but there wasn’t any available due to COVID so we split (2) 4 bedroom houses which was PERFECT! near the Waterpark/clubhouse. Staff was friendly but the only thing I can say is that there was only social distancing. I did not see anyone sanitize or clean pool tables, lounge chair, or near the bar & grill as guests left. They were very attentive to our food & beverage needs. Staff was not wearing face masks. I will return again Maybe 2021-2022

When I called the resort i spoke to Natalia, I explain to her how the kitchen in the house we are staying in 202 Kenny had roaches crawling on the countertops and floors. I asked if she could move my family of and I to another resident to stay on. Unfortunately she said everything was booked and couldn’t relocate us and that she would send maintenance to come out and spray the house. Keep in mind the day we check in several hours after we checked in my nephew saw a roach in the bedroom he was staying in crawl into the vent. We immediately called the front office and reported it. They sent out maintenance with handle held Defense Spray you get from Home Depot or Lowe’s to spray the room. Apparently the spray did nothing because the kitchen is infested with roaches. I also explained this to Natalia she put on hold and contacted Shemil the general manager to see what our options where. When Natalia got back on the phone she said, Shemil options where I had to wait until Tuesday for them to send out pest control or they can refund my money back and we can stay some place else, also keep in mind if they gave me a full refund it will take 5 to 7 business days for it to go back to my account. I would still have to look for another resort to accommodate my family of 12. I asked Natalia can she call Shemil back to see if they can send out another pest control company out other then one the utilize, since they didn’t properly check out the resident to ensure it was clean and free of pest before checking in my family and I. Natalia called Shemil back to inquire about it, Shemil said no that we had to wait until Tuesday for them to send out their pest control. My husband and I (and our 2 dogs) absolutely love it here!!! I would have given the review 5 stars....but.....the service at the bar/restaurant is bad. Really bad. The servers are nice, and seem to be trying, but it is definitely the weak link of this resort. Not sure if they haven’t been properly trained, or what the problem is. We are pretty laid back, easy to please people (and great tippers) and would have loved to order food and drink while we were at the pool yesterday, We saw a server once in about 4 hours. And it wasn’t busy at all. Our first experience was Taco Tuesday. We sat at the bar (again, not super busy) for at least 15 minutes before even being acknowledged. Since you can’t carry in your own drinks, the service really needs to step it up a notch or two!

Check in was ok I was shocked not to see the employees with any masks on. We got to the room it appeared to be clean however the counter had something dried up on it. I had to go to store to buy cleaning products to clean it up and everything else since kitchen counters wasn’t clean, what else did they miss! (although we pay a cleaning fee ) I go to use the dishwasher it doesn’t work, I try to plug in my cell to charge the plug doesn’t work, go to the other outlet plug doesn’t work look at the house phone it’s isn’t on just plug in. So I tried to handwash the dishes...while I’m missing a stopper for sink and I have hand towels to wash dishes no dish rag. I’m frustrated now. I call the front desk and mentioned it they said someone would come out sometime later it fix it and bring the missing items. Maintenance person was very nice he was able to get the dishwasher working after a little while but wasn’t able to get the sockets working said someone else would come (never got fixed while we was there).We decided to use our pool. We enjoyed it until it got dark. All of our neighbors around us had pool lights. We called front desk and asked how to turn on the lights. We was told that some houses pool lights don’t work and they had to order parts but due to COVID it’s taking longer to get. So I asked is our house one that you had to order she couldn’t tell me an answer said it’s a light switch that will turn it on. I understand back ordered issue but no one mentioned our house was one of the defected ones and she didn’t even know which ones worked or didn’t. What the point in having a private pool if you can’t enjoy it whatever time you want to.Well than most terrifying thing happened. I woke up to get some water and the front door was wide open!! I stood there in fear shaking as I’m trying to call my husband to wake up. I check on my son he’s ok. My husband is asking me what’s wrong as he running towards me and sees the front door open. He looks at me and says that door wasn’t open when he woke up to get a protein shake at 3am. I immediately call the front desk notify them what happened. Her response is did you close the door last night?. I calmly explained to her that we check all doors at night before we go to bed and again before we actually lay down. She says ok no one has been in your house. So I explain to her my husband got up and door wasn’t open now at 1pm it’s open. Someone opened it . She said she was going to let her manager know. I asked to speak to a manger and was told she was. I asked to speak to someone else in charge and she said no one else was there and that she emailed another manger. At this point I’m beyond disgusted how do you email an issue like this. They made it seem like it’s not a big deal when a customer is telling you they woke up to the front door being open and they are terrified! I hung up called the police department they came out super fast. Remember there was no other manger there well after 5min of the police getting there a manger shows up! The police do a walk through everything making sure no one was hiding out anywhere. The manager that couldn’t come to phone had time now to actually show up to the house. He had a sheet of paper that he claimed we a log and that no one use any codes and that we must have left the door open. I explained to him also that is not true due to my fear of doors not being lock and me double checking my husband. The police officer came up with the idea that someone must had their schedule confused and thought it was check out day for us and they saw our stuff and than shut the door but didn’t pull hard on it. However the resort manger said no codes was used and that it happens people forget to lock the door. Again I say that is not us we double check. He let us change the code to what we want but we was so disgusted on how they handle the situation. He blamed us for the door instead of investigating the issue when we knew it definitely wasn’t us.
Also the outdoor pool blue seat cover/ cushions were not there like in the pictures
The house we rented is very clean. Having our own pool bas been great. The kids have been in it every day.
We came on a family vacation, spent a lot of time at the pool which would’ve been nice but the music at the pool was absolutely annoying! The same handful of songs were played over and over and over, I’m still hearing them in my head days later. Pool area closed too early as well in the evenings. They also tested pool chemicals during the hours the pool was open so my kids had to wait after we had just got there to use certain areas of the pools. Also we were put across from a construction site and heard beeping ALL day and had an ugly view. Our room was falling apart the bed caved in because the cheap slats shifted underneath, the kitchen sink fell down and the dryer only started if you held the door shut with your knee. We also got locked out one day because the keypad needed batteries. We had a garage but no opener! Only positive was the staff was friendly and check in was easy.
Our vacation was awesome. The house at Balmoral was immaculate. We fit 10 people with plenty of room to spare. The private pool was great for the kids. The clubhouse had an awesome game room and workout area. The clubhouse pool and waterpark were way better than I could have imagined. The staff were I credibly friendly and helpful

Great resort. Very clean and very polite staff. Houses are fully stocked with pots, pans and everything you need. There is a Publix within Walking distance. DO NOT GO TO WALMART. I will be back to this resort as the prices are great and just perfect for families
Pictures can be deceiving, the resort is not kept up as one would hope given the website/Facebook pictures. One of the slides is broken. The guest guide book states the kids water park and slides close at dusk, the rules posted to the pool gate state 7:00- so far they have been off at 6:00-6:20 every evening. It’s June is FL, it doesn’t get dark until 8:15 ish. No fishing poles though they claim to have them (someone broke them and they were not replaced). One volley ball for approximately 250 homes. Putt putt equipment is only for two children and never available. There does not appear to be additional Covid measures in place, in fact the resort is less clean than prior stays. No masks, no additional cleaning, no additional sanitizing. There are two hand sanitizer stations at the front and back entrance, one of which was out of sanitizer yesterday. The office therefore pool towels are unavailable after 6 pm. There are minimal events (other area resorts offer daily activities). The houses are large and convenient but the upkeep is poor. Weeds in the pool area, broken screens in the pool area, dirty dishes, dust in the vents, the floor boards are dust and hair filled. A few other very specific issues. I have asked to speak to the general manager 3 times with 3 different employees to correct the situation without the courtesy of a response. There have been highlights of our experience to include the server/bartender Jennifer (super sweet and accommodating) and the pool technician (polite and professional). If you are not easily stressed by lack of cleanliness, like I am, you probably won’t mind and have a great time. Last year we had zero complaints and it was awesome.
Stay was terrible. The rental house ac continued to go out. Were forced to relocate my family to nearby hotel due to home being so hot. Due covid-19 office was closed and on call person did not respond until next day. Neendless to say upon returningreturning, young lady did send out tech to repair ac in home and reimburse for one night. Later that day home was BACK hot ( ac went out AGAIN) We were allowed to stay over night at another home, however could not use pool. They did provide small ac units to try and cool off home but was useful for one room only. I will not use to location for a stay again

The resort was amazing. The staff was welcoming and professional. A true delight. Usually we stay at a hotel style resort but now that Ive stayed here, its the only way I want to vacation. The personal screened in pool was spectacular. I also utilized the grill option for an extra fee to do some outside grilling. (Even though it was propane) (Im a charcoal and wood guy) and it felt like home. The 4 bedroom, 4 and half bathroom house was amazing! Clean and immaculate. I will return. A lot of stores and restaurants nearby for all of your needs. Peaceful and quiet. Big plusses in my book.
Loved it here. Only negative I see is that its not near a coast and true beach. Houses come fully furnished with TVs, cutlery/dishes, coffee maker, blender, pots/pans, AC, bedding, washer & dryer (cost included!) and Wi-Fi.Resort has a water park with Clubhouse/Restaurant. Along with the houses, this was my favorite feature. Construction still ongoing as the complex is still growing.Staff was excellent and very friendly/accommodating. I am hard pressed to find another spot that fulfills all your needs other than staying right on the water somewhere or right on a resort-owned property at one of the Parks.Balmoral Florida should be in the Top-3 of any of your choices!Stay on the water?Stay at the Park?Stay at Balmoral?I will definitely be back at some point in the future!
We had a wonderful and relaxing experience vacationing with family and friends at this resort. All of the staff was eager to please us and promptly resolved the minor accomodation issues that can be expected, even at a new facility like Balmoral Resorts. The restaurantBar and Grill staff made us feel like we were at our local pub with very reasonable prices. I highly recommend Balmoral Resort Florida whether you are a young family with children or a senior group like us looking for superior accomodations at reasonable cost.
Very nice luxurius stay. 5 stars because the customer service is very responsive. Very private with many amenities. Great stay for any age. Especially children
Stayed from a Wednesday to a Friday after a couple of days stay at Legoland. It was refreshing to be in an adult like open space after being cramped in a small children themed property. Balmoral provides enough linen, broom, detergent, etc. The space was very clean and aesthetically pleasing. The pool was very clean and warm. The only issues I found were the water park was inoperable for the three days there, so I had to deal with the fussing and explanation to the children everyday. Also, the garage has to be opened from entering the front of the property and that was inconvenient with bags and kids, good thing there were two adults. I would definitely stay again because of the cleanliness and location.
Very nice house. Specious and fairly well stocked with supplies. There is only one of each of dishwashing liquid,garbage bags ect no extras. When I arrived it looked clean until I went outside food crumbs and stains everywhere. I called the desk and no one came to clean it up. The cleaning fee is a bit much so I was rather disappointed. Other than that it is very nice.
Poor customer service, roach infested units, pretty beds but uncomfortable mattresses. We reported the roaches, they sent a cleaning lady and pest control contractor. Thats great for future guests, but we had to worry that bugs would get in out luggage the entire stay. Trash cans stayed on the curb for days creating a foul odor. Location is horrible for visiting Disney and Outlets. Be prepared to drive at least 30 to Disney and 1hour to the outlet. No privacy at house pool, you can see and talk to your neighbors while they are in their pool.
We started staying in a 3 bedroom home and when we got there in the early morning because we were traveling from Illinois the home was infested with roaches in the kitchen. We called to get this resolved and being so late they couldnt do anything. The next day they couldnt do much for us to accommodate my handicapped mom so we had to leave the resort. they do charge a resort fee and upon checking out they wouldnt give it to us even thought we werent there for a long time. We are trying to fight to get that back. The front desk and the resort itself werent very helpful and they would rather not make people happy so they argue with them.Each home is owned by individual people and it is up to them to make sure each place is fully exterminated. They are poor on that so dont stay here, it is a shame because the homes are great. They also love charging everyone for everything and the area where the water park is small and not worth it. We stay here every year and always love it here this time was not so great, when we got there they said they had to change our house because the pool heater was not working...ok no biggie well the house we got to after unpacking and started cooking we noticed it was extremly hot, well the air stopped working and was frozen...ok..moved us to a new house immediately..great thank you well then 2 days before we were scheduled to leave the air stopped working again so had to sleep 2 nights without air it was almost 90 degrees in the house...as a parent of watching my kids not being able to sleep and sweating and us only getting 4 hours of sleep and then having to drive 16 hours home, im sorry to say we will not be returning customers....and im not the one that usually complains.
We had a great time. We will be back.
The resort was very nice, clean, and well kept up. Our two bedroom town house was very comfortable. My son loved the pool, splash zone, water slide, and game room. There is s bar/grill at the pool that has pretty decent food at reasonable prices. The staff at the pool/ clubhouse was also very friendly. My only complaint was that I was not aware of the resort fee and cleaning fee when I booked through hotels.com but I did find it later in the very, very fine print. Also, there is not much in the area as far as restaurants and shopping.
It just beautiful, nice resort pool in backyard with water park.
The overall stay was amazing!! Minor hiccup in the beginning and had to change rooms but the staff was on top of it and made sure everything happened smoothly. I have low ratings on the cleanliness because there were some unwanted critters in the home but again the staff was prompt and pest control was right over. The kids had a great time. The waterpark was amazing the game room, restaurant etc. Was unbeatable. Cant wait to come back. It was perfect for my family. The staff was attentive and made sure everyone was happy.
This was a great place to rent a house for a large family. Houses were clean and modern. The on premise water park was great for the kids. Would recommend to anyone.
This place looked real nice but both of the beds in my room were infested with bed bugs (I have a video of several just crawling around) and I got a bunch of bites on my leg the next day. Never staying here again! extremely disappointed for such a beautiful place and area, such a let down and I’m just overall disgusted at the dirtiness of this place. The sheets and blankets weren’t even clean as well! They had stains and brownish stains and marks. What the hell is that! Extremely disgusted and just such an uncomfortable stay. Barely slept during my nights of stay because of this.
Excellent accomodations! Immaculate property! Our only complaint is the long check in procedure which is obviously for liability purposes. This is the second time we stay here and we are totally impressed. Both times we had 3 bedroom pool homes and they were like new. The beds were very comfortable and the homes were perfectly stocked with everything that we needed for our two night stays. Although they did provide a couple coffee packets, we needed regular coffee filters for the coffee that we had brought with us and the front desk kindly provided them to us without a fuss. We have highly recommended this property to our friends and family and we plan to make this destination an annual tradition.
We stayed in a 4 bed/4.5 bath house, which was perfect for our group of 7. The house was great - it was clean, new, and quiet. The private pool as well as the community pool were great (although the community pool was almost too warm to be enjoyable). The house and amenities are great, especially for the very affordable rate charged.The reason Im not giving 5 stars is:- The check in process took way too long. Perhaps it was the time of day but there was only 1 person working and 3 groups in front of me, so I spent 30+ min waiting to check in. (You can get into the house before this but you do have to check in at the clubhouse in person to ensure that your door code stays active).- As other posters have mentioned, there are ants everywhere! We thankfully did not have much of a problem with ants indoors as others did but the outdoor patio was covered in ants (that bite). It seems like they could do more to address this.- It seemed a little tacky to me that they only supply 1 roll of toilet paper per bathroom and 1 roll of paper towels. I havent stayed in a place like this before so maybe thats standard?
The good: 5 stars-place is great.-reservation people (Maybol, Nicole) are amazing.the bad: 2 starts-pool heater never works.-last time i asked for a grill that never came.the ugly: 0 starts-the night lady at the front desk is awful, she really dont know nothing about the word: service to clients.
We had an excellent stay at the resort. The staff was amazing and the rooms were very clean! The only thing I would change is the pool hours. The kid side seemed to close a little too early for our crew and one of the slides was closed. Other than that I highly recommend this hotel for your next stay!!
Had a great stay here in one of the 4 bedroom homes. Homes are great. Only complaint is the beds and couches are not comfortable at all. Bring a memory foam topper. Water park was great for the kids and all the staff are super friendly. Will return to stay again this time with memory foam.

Great service and good value. Friendly casual atmosphere. The steak is to die for. Succulent and tender. Non stop salad and lemonade as standard. Popular place, car park is always full. Been there twice now and going back again for final time before we leave.
We stayed in a four bedroom villa with water view and have to say it was excellent. The condition and cleanliness was brilliant. The instructions for resort entry, given it was a late arrival, covered everything. The welcome pack had everything you needed for to ensure you did not have to run out to the nearest grocery store. The resort itself was great, with friendly helpful staff who we contacted on a few occasions and resolved our enquiries very quickly. The pool area with the added water flumes for toddlers and children was a nice touch. I cannot comment on the restaurant as we did not eat at the resort but were again friendly and helpful. The resort does not have a shop but a large grocery store is near by. Location wise is about a 40 minute drive to the theme parks, but could be longer depending on the traffic on highway 4. The one area it could improve on is the cost of additional items, as we needed baby/toddler equipment (cot, high chair, stair gate) which was quite expensive to hire and should be included in the price given the overall cost of the holiday. If we come back to the Orlando area again we will definitely stay here again.
This resort is beautiful.... The pictures online are exactly what you see when you arrive. I have zero complaints. We stayed in the manor for 3 nights and I felt in love with the home as soon as I walked in. I highly recommend staying here. I hope that the resort stays kept up, cause we plan to return more often
We loved our trip and accommodations at Balmoral Resort. We were a family of 7. My husband and me along with our two daughters, one son-in-law and two grand babies. The house was well laid out with bathrooms for each bedroom. The only negatives for the home we had was the dryer, which took forever to dry towels and clothes and the coffee pot was a single serve. We just went to Walmart and bought one. The heated pool was a huge hit! We spent hours and hours with the grands playing in the warm water. Keep in mind that there is a separate charge for a heated pool!! If you are going in cooler months it is well worth it. We spoke with people at the resort pool who did not know about the option and could not use their pool as it was too cool.The restaurant, pool, hot tub, and splash pad at the community center were all great. The large slide was extremely slow though, not much fun.I would absolutely go back to Balmoral Resort Florida in the future!
We enjoyed all amenities and the kids had a great time. We had a little difficulty adjusting the thermostat but that was very minor. Plan to visit again!
Resort was well kept. Room was clean and spacious. Having an attached garage was convenient, although you had to walk around to front of building to open and close the door (there is no remotes, and garage faces rear of building). We didn’t realize that toilet paper and dish soap would not be provided, so once you used what was in the room, your on your own. 2 adults and 4 kids burned through one roll of paper towels and trash bag real quick. The pool area was excellent. Kids loved the water park. For a new resort there was definitely wear and tear on the equipment. But it was clean and everything worked. Staff was friendly. Bar ran out of dark rum for 2 days (we stayed for 6), and they weren’t fast at making drinks or making food. The manager told us they were a new staff and trying to get in the groove. All in all, great experience. We will stay again.

Nice place but completely disgusting. House 208, in the room with the twin sized beds had bed bugs which bit my sister and currently in the urgent care for the bites.We are never staying here again.

The house at Balmoral was perfect, light, spacious and airy. The staff we very helpful at all time would recommend a stay here. The surrounding amenities looked great although we didn’t use them this time.
Our stay was decent. Minus the Ants. Ants were EVERYWHERE! in the bed ( in one of the bedrooms), kitchen, stairs... maintenance came and sprayed, but that didnt comepletely get rid of them. We also received a phone call upon leaving asking did we take a BBQ grill. That was kind of disturbing. Other than... All was well. The home was beautiful, the entire resort was beautiful and family oriented.
We’ve been going here since they opened. I have never had a bad experience here until this last time October 11. The rooms and showers we full of ants. I had to call guest relations on three separate occasions. There was no kitchen towels or dish cloths. When I called guest relations I was told that each joys was independently owned and that it was equipped with everything that the owners supplied. Therefore I had to go and purchase kitchen towels. Thank God for the dollar Tree.
