Check-in was a little confusing.... I arrived late in the evening and the office was locked. I rang the buzzer and waited about 10 minutes.Theres a sign with two numbers on it posted on the door, so I called one of the numbers and got a voice mail that sounded like a reservation line (I left a message but no one called back). I called the other number and someone answered and came to help me. It was all a little unsettling, but the staff member who arrived was friendly and helpful. The room was comfortable, spacious, and clean, so I was happy overall.

The staff is so amazing and very attentive. Amanda goes above and beyond to make sure you stay is a dream. Will be a frequent visitor

We stayed in the one bedroom suites. It was a nice stay overall but they didn’t take care of the pool. There were bugs and a lot of leaves in it all the time. The pool would sit dirty for days before anyone would come to clean it. Also we stayed on the first floor by the entrance and all day and night people were letting the front gate slam and it drove us insane. Common courtesy from the workers and other guests would be nice. The gate slamming was so loud that it shook our apartment. Other then those two problems I would recommend.

Jose at the front desk is awesome and arbino at the bar is super!! Just relaxing and no one to bother you!

It was a really neat place to stay. Very clean and the beds were awesome. We did have a coffee maker in our room but no filters. And we stayed two night and housekeeping did not clean our room. But was waiting in the breezeway for us to leave. Over all for a short stay we would stay here again.

This property was close to the beach a walking distance of about 5 minutes. Rooms were nice and clean alongside comfy beds. Be aware that if you are close to the pools you may be woken up during the night as the pools are open 24/7 and with it being Spring break we were woken several times. All in all it was a nice resort.

Overall this is a nice place. The location is great the rooms are nice size. How ever the most important thing the BED is the worat thing of the whole place. Its was the thickness of a piece of paper. The shower was great. The AC was good. I would stay again if they got new beds.

Our stay was horrible! I waited a few days before writing a review in hopes that management would contact me in order to resolve our problem. We stayed because a family member had stayed before, and so we decided to give it a try. BUT NEVER AGAIN. House keeping walked in on my significant other and I right after we took a shower, no knock...no warning...nothing. WE WERE STILL UNDRESSED!! When we went to front desk to address the problem they stated we needed to understand they have new staff. I feel there is NO excuse for privacy being invaded this way. He asked for a Do Not Disturb sign in order to prevent this from happening again, and there were none. We were told to stay the rest of out stay, and that a manager would contact us before check out. This never happened. It has now been 2 days since we checked out (3 days since the incident) and still no contact from the manager. On top of that, the air conditioner would work for a few minutes, then stop working. going in between blowing cold and hot air. Our main concern was the extreme invasion of privacy, theres no excuse for that. Being told by staff that we had to understand versus an apology just made it all worse. We stayed in the room the entire weekend in fear anyone would walk in again, and I jumped every time my significant other would walk back into the room after stepping out. I hope a manager contacts us soon in order to resolve this, its been IMPOSSIBLE to talk to anyone. Every time he went down stairs, or one of us called, there was no manager around. Im extremely disappointed. I was expecting a beautiful Valentines Day weekend and that was taken from us because of the experience we had.The one star is because a rating is required. If it could be a 0 or below, thats what I would rate it

1. Bathroom water was yellow.2. One staff member was relatively nice by showing me to my room and making sure I had a place to park. However, the cleaning service was a bit pushy, a desk clerk lectured me on losing my room card, and the staff is not friendly over the phone.3. Property is in pretty good condition.4. Pools, small gym, and Wifi are all in working order.5. The above issues could be dismissed since this place is a bargain for the location near the beach.

The night staff manager was kind, fair and worked with me personally to register. But there’s not much service even to speak of here. The bathroom wasn’t clean, paint was peeling on the tub soap holder and the hooks for towel hanging has broken off the bathroom door (the ring where it had been is clearly visible and the holes are not patched up). I know someone swept because the broom was left against my headboard when I walked in after a long day and evening. Not impressive. There’s absolutely no staff professional development that shows at all. Staff pass you as if they don’t see you. Not mean, guests just aren’t in the radar.

It was a quick one night trip that was planned last minute. We had no expectations but were pleasantly pleased. The staff is wonderful and the room was immaculately clean!

The check in was good and the rooms were clean and well kept. Unfortunately for me my room had the outlook of stairs go in to the next level hence 1 dropped star and my room was not made up after my first night hence dropping second star. That being said if you have a pool view and your room is made up then I recommend this hotel as good value for money.

What a delightful place to stay! Modern, clean with very friendly staff. It had everything we needed. Great, relaxing courtyard with pool and bar outside our room. Jose was friendly and informative. We will be back!

I cant say enough great things about my stay here. My room was beautiful and clean. The staff were polite and efficient, and the grounds were wonderful. For the price I was blown away. I would go out of my way to stay here again.

Good location near the beach. Front desk staff was good and helpful. Cleaning service, however, was less consistent. Management owns several properties in area of differing quality levels. You think you’re booking Royal Palms, one of the better rated places, but then could be put in one of their other properties when they tell you they’re “overbooked.” Be cognizant of this. You may not actually be staying here. The property they put us in needed filter changes in AC and bathroom had mildew issues. That said, the ACs did blow cold and the shower had nice water pressure.

I liked the ease of walking up to the main boulevard, the proximity to restaurants and the beach. I felt very safe in the neighborhood. It was a good value for the $$

No longer a Gay B & B. New owners have created a very nice Hotel/Motel complex of properties. You will not be disappointed. Also many other Gay Guest Houses are still in this area. #1 is Grand Resort. Still has the Royal Palms Guest House feel.

The location was good. Our room was definitely not ready. We had third person in room; no sheets, no blankets for either of us and it had turned cold. No towels, zero! No lock on bathroom door. No soap, just unprepared. We had upstairs room which was hard for 76 year olds and a huge leak there which made steps slippery. Now with all the complaints it ended up good. We made a phone call and received everything I mentioned above. They put lock on bathroom door and all were so pleasant to help. So I would stay there again for sure and recommend it t others. Just a block from ocean. I would want t stay on ground floor but booked through Travelocity online. The leak is still there and needs fixing and it’s outside as u go downstairs. Couldn’t have asked for nicer people that worked there.

Great place to stay for a long weekend in Fort Lauderdale. It’s a cute place, very relaxing. Staff are helpful and welcoming. The location is a bit away from the main strip - which is great because it’s quieter and more of a crash pad after exploring. It’s a 5 minute walk from the beach which is great. There aren’t many food options nearby though, also bring your own water otherwise you’ll need to go to the check in area for the water cooler and sometimes it’s locked.

Ill be coming back. Great hotel and I love the Village concept. Staff was friendly and very accommodating. Perfect beach location!

Very quiet but cool rooms with great style. Comfortable.

Mold in our shower on the inside & out!!!! Water problems w/toilet flushing. Sister had to change rooms. Housekeeping did not speak English. Rooms not cleaned until late afternoon & dont think they ever washed our floors. We stayed 7 nights. Dingy, dirty looking lobby, no phone access to request extra towels, etc. Had to walk to the lobby! Do not consider this anyway shape or form a RESORT! Beach chairs were half broken & looked like they came from K-Mart. The towels were not resort quality. Nothing to put on the outside of our doors - like Do Not Disturb! I could post more but the main thing was mold in the shower. The pool was decent but no hot tub on site but we could use another of their hotels to use the hot tub. The only good thing about this dingy hotel was the proximity to the beach,

The hotel is a block from the beach and within walking distance of the main strip. The hotel is older but has been recently updated. The room was very comfortable and opened up to the pool deck. There was a ton of noise from outside the room at night .

Was nice being a block from the beach. A little bit of a walk to get down to the area of the better shopping and eating.Wish we could of used the pool but it was pretty dirty with tree limbs.Having the outside patio and bar made for a relaxing evening.

This was a big disappointment. Booked Royal Palms to spend Christmas and was shocked upon arrival to learn that they will move us to a different location because they are fully booked. But you will get an upgrade, they said. Turns out the upgrade was half a mile away from the original place, in a below average room, farther from the beach, and with terrible daily service. In two words, this place is bait and switch. Avoid it and spend your money at a hotel that is what it says it is.

We had a great one night stay at this hotel. It was clean, comfortable, and very convenient. The staff was friendly and helpful. It was close to the beach and lots of restaurants.

Lots of issues. The room seemed clean but lots of stuff was rusted and old holes in the walls. The bed frame was dirty and needs a paint job. They didnt fill in holes before painting. We got locked out of our room for 40 minutes because our key stopped working and the master did not work.

Awesome place. LUCY is great. She made me feel so welcome like i was family staying at her house. The rooms are cute and trendy. Extremely clean and the most comfortable bed i have ever slept in. The only thing i would recommend is do not disturb signs for doors. The housekeeping just came in my room. I would also recommend interior safety latches. The doors dont have them for extra safety and security. Overall great stay i would definitely recommend

The check in process was very difficult many people checking in after us got their rooms a lot quicker felt very unorganized. Bathrooms and showers were not very clean on the inside of shower.

Room was big and clean, but everything seemed dated. Water was brownish in sink, toilet, and shower. Charged an extra $20 fee for parking, wifi, and towels without telling us (we didnt have a car to park and the wifi was so bad I just used data). Loud pool music until 11p and thin walls/floors so the wind and other guests stomping about made the nights sleep rough. Nice location though!

Ive stayed here before back when it was a clothing optional gay mens resort, Unfortunately they did not update their information in the best they say is that theyre gay-friendly whatever that means. The place is nice as far as accommodations go but I would not have spent an extra $50 a night knowing that it was an all family venue.

Positive: Room, location, Staff was outstanding (during the day only) unavailable at night Negative: The unheated pool was unusable even by a New Englander. Too cold. Radio playing loudly from noon until 10 pm through speakers at one of their adjacent hotels. Our unit 3105 was less than 15 feet from their pool. No one in the office after 6.

Positive: The staff was outstanding. CONS: The UNHEATED pool was a great disappointment. In previous years it was heated. Noise issues. Lack of being able to get ahold of the front desk or a callback. Negative: NOISE ISSUES: A hotel was 14 feet from our unit 3105 Royal Palms. The hotel played loud music from noon until 10pm. . I called the front desk 4 times after 7pm to get them to call the hotel. No one ever got back to me or answered the desk at Royal Palms.

There are so many great things to say about the resort, the rooms service, the cleanliness, the accessibility and convenience to all the fun things around, however; but the most memorable thing that sticks out about my stay there was the friendliness and the reassurance of the staff when I checked in. My flight came in way early before check-in and they had my room ready and assured me that it was OK. We had accidentally parked the rental car over the edge sidewalk and while we were in the Uber traveling to dinner we received a call from the night manager Matthew. He explained how strict parking enforcement was and I explained to him that we would not be able to get back until later that evening to move it. He humorously said, “if I was strong enough to move it, I would do it.” When we returned home that evening from dinner, Matthew had placed a pleading, sympathetic note on our car, to the parking police about our situation. What an awesome thing to do and want an awesome caring person. We did not get to meet Matthew and we think he went above and beyond caring for guest. Let me assure you, all the staff members treat their guest just like Matthew did... Can’t wait to book there again and we will

I stayed there for a week and CANNOT WAIT TO RETURN!! Room was clean, bright and well decorated. Two blocks from the beach. The property had three different pools on site from which to choose. It was like having my own private oasis. The manager Lucy was honestly so personable and just lovely to talk to. This will now be the only place I stay when coming to southern Florida.

Well due to the COVID19 we managed. But there was no food no drinks and the beach was closed

Staff was polite. Everyone greeted you with a smile. The managers concern was that the stay was a happy one. If there was anything of concern in the room she was very attentive of it.

While this is technically a hotel, it is more like renting a small apartment-style space, and so you should not expect to be treated and served in the same way as a major hotel; I think that by design it functions differently.Really great, no-frills space and in walking distance to any and all frills or attractions you may be seeking.Great common area space that is clean and calm.

This place has no ability to open their own rooms. Sitting at -almost 2am and no one has the ability to open our room since the system has apparently had a ‘problem’. Best option is to stay somewhere else even though our luggage, etc is in our room.The word rediculous comes nowhere close to being ok for this.No other option is even offered other than waiting for an engineer who may or may not be able to force the door open.

Price was right and the location is great. place was a little dated, but in a weird way i like that because it reminds of the old fort lauderdale.

A confirmed reservation doesnt secure a room at the Palms. We were put in a sister hotel down the street separate from our cruise travel group. If felt like we had been scammed. They said they were overbooked. The room the moved us to was very unpleasant and smelled terrible of mildew. Our luggage and clothing picked up the smell and reminded us of the awful night and rude service for the rest of our travels.

This place is really cute and clean, the staff is friendly and if you need something fixed (like a door) they fix it really fast. Theres a pool area, tiki bar and mini gym. It might be off season but its really quite and the pool area at night is super romantic.

Don’t do this to yourself. Front desk is a BANK ACCOUNT horror story from hell! I specifically handed this woman the card and she charged a card I didn’t give her. Then they didn’t have all of my rooms WHILE checking in other guests while we waited for the manager who CLEARLY DINT GIVE A DAMN about us being inconvenienced for 2hours after driving from DETROIT. This place is unique but they have extra charges over and above the Travelocity price which was a shock at check in and the bed was the most uncomfortable bed I’ve ever slept in also there is a window in the shower with no covering so it’s like showering in the open

The service was fine and the personnel is nice and friendly. The area is rather quiet. Its a clean hotel. Parking was $10 (ten) dollars per night. Its only a few minutes walk to the beach/oceanfront. And its more like a ten minute walk to the Las Olas beach area. Its not a bad place to stay for the price.

DO NOT Stay here. They charge extra fees once you arrive and will not let you park on property despite advertising a guest parking lot. Also - the front desk manager, Michael Alvarenga is not helpful. I provided him with our contract to show that he was not honoring it, so he gave me a phone number to call and told me good luck.

Cesar at the front desk checked us in, extremely helpful & professional......and cute! Accomodation was spacious & clean, ample convenient parking, excellent value & proximity to the beach.

Check in was easy and staff was friendly. The room was a standard low-end hotel room but nowhere to put your clothes away. The only service in the room was making the bed. No trash was emptied, nothing was cleaned, no coffee, fresh towels or washclothes were left for the next day.

When we got there it was late, and I didnt even look at the pictures online, I just said there it is, were going to that one. I was very surprised at how beautiful the court yards are, they have multiple pools, it was very clean everywhere, the beds were comfy too. The courtyards lock so that added some security to our nights. We will probably come back again!

Lovely staff in an aging building. Pools could have been cleaner but didnt see anyone actually using them. Ocean was mere blocks away so why swim in a pool?

Someone came into my locked room at 4:00 am, yikes!!! Couldnt sleep after that, plus the wind was howling through the leaky door.....AWFUL!!!!

Lucy and the other front desk agent were excellent. I would’ve wanted DO NOT DISTURB DOOR SIGNS.

Decent but two weeks in a row the a/c in our room was not working. The first time they said they couldnt move us because they were sold out. After 3 1/2 hours of sweating our butts off, they magically came up with a room for us to move to. Why not just move us when we originally asked. Should have offered us a free night or discounted rate. Neither was offered.

This place was horrible. Night Receptionist didnt offer any tips about the area but I overheard the day receptionist giving other guest all types of tips that would of been helpful. Had to go to office 3 times because keys didnt work and maintenance took over an hour and still couldnt fix the issue. Then power kept going out so we checked out.

I dont recommend this hotel for multiples reasons.First, they didnt put us in the good bedroom when we arrive late in the afternoon. We went for a nap, being exhausted of the trip. Suddenly somebody entered the room without knocking, while we were naked on the bed. They said they were sorry for the situation and that they would take care of it but finally we only got one room card instead of two, and instead of getting a small % refund or something else, I discover today that $30 has been add as extra items, knowing that we didnt use anything else neither the mini bar or else. Cant call them back, the phone number in the confirmation email is not working.There are no phone in the room in the hotel, so impossible to call them to try arrange things when we were on place.Lots of broken objects in the bathroom. No refill ever of soaps and shampoo.One day we arrived at 4h pm after going to the beach and the room was still not cleaned.Had to call at 11h30 pm the last evening because there was a party in the pool and it was so loud with music and screams that we couldnt sleep, even if we were leaving at 4h am in the morning.I went to this hotel 2 years ago and it was great. Dont know what happened, but the experience this time was a lot different and I will not go there in the future, knowing there are plenty of better places around.

Staff very friendly and accommodating. Superbowl party set up was fun. Nice heated pool. Walls and ceiling dont block out noise very well so expect to hear loud neighbors and stomping of feet from above. Great location, within a block of the beach.

A sassy, hidden gem! I needed a last minute hotel room in my budget and Im so glad this was the first available place I found! Very clean, stylish, modern feeling rooms. Cool pool areas and overall great vibe. Perfect location just blocks off the beach. Loved this place!

Very welcoming and hospitable hotel in a lovely area of Fort Lauderdale. We chose this hotel mainly for its proximity to the centre and the beach. The rooms are a good size and have everything you need to be more than comfortable for your stay, including very comfortable supersize beds, large flat screens with plenty of channels and very effective air con. The hotel is part of a larger connected community of buildings including a couple of good restaurants, a convenience store, a few bars, whilst allowing access to 2 modest fitness areas and multiple pools. It has to be the staff that made our visit so much more memorable, particularly Lucy from the reception and general hosting areas, she was absolutely great, giving us 5* advice and support without prompt sometimes. Plus Jose keeping everyone happy and merry in the bar areas all hours, a very endearing and hard working team.

Place has definitely seen better days. Staff was very nice but room was dated and tile floor had thick layer of grime. A white towel dropped in the floor came up with gray all over it. Same with white socks. Better places to stay for less money nearby.

Great boutique hotel! beautiful decorated, clean and close to the beach and restaurants. Miguel our welcome check in person was very nice and helpful . He took his time to give me and my husband information on the facility and best places to go eat . We are definitely coming back !!!

This is definitely not a 4 star hotel. The rooms look like they underwent the cheapest remodel ever. All the furniture is cheap Ikea stuff. Theyve painted over major holes in the walls. The platform bed creaks like it might break every time you move. There are missing fixtures, with just mounting brackets or more holes left unrepaired. Everything is kind of dingy and grimy and damp. Our key card stopped work on our first night and we had to wait an hour for them to get a technician out to fix it. The woman at the front desk said she would take care of us for the inconvenience, then basically hid from us the rest of our stay.

Went to visit a friend and he was staying there...cozy little place with lots of virgin white decor. Comfy bed but the TV wasn5 working. Huge showers with waterfall showerhead..wonderful

Great location and staff. However the outlets in the bathroom didnt work, the mirror in the bathroom was too high to use for anyone shorter than 6ft, the bathroom floors because there is no shower door, the room smelled musty, and was told that there was a restaurant and hot tubs but either they were hidden too well to find or didnt exist altogether. Rooms do not have phones, the bathroom can did not work. The perks of the location did not outweigh the poor maintenance of the facility.

They do not work on cleaning the rooms or getting us towels until super late. It’s after 5 pm and we’ve asked 3 Times now to please get the room serviced. No apologies. No sense of urgency.The pools are dirty. There seems to be a lot of shady happenings around the hotel. The exercise room is non functional. There is stuff piled on the exercise equipment. I am super disappointed. This place used to be nice but now it’s being run down.

Terrible customer service, bathrooms with dirty and mold, towels do not change, in my apt when it rained, I got the water, if you get to register after 6pm, there is no one to serve you. I do not recommend it, do not waste your money. And from this old gay hotel, there is not even a shadow, how excellent it was

AC couldnt be adjusted in our room. The room needed a good cleaning. Stains on walls and counters in the kitchen. Furniture was very dirty as well. Front desk staff were friendly but only talked to them for check in and out. Windows and walls are thin, so if your a lite sleeper bring your ear plugs. There is also construction going on next door so some surrounding streets are closed making it difficult for Ubers and taxis during the day. Not very handicap accessible either. This place could be charming with a little effort from the staff and a bit of remodeling. The location is awesome and is only a short walk from the beach and many restaurants.

A good deal for the price, nothing special about it, but it was cheap. Clean room, bathroom and king size bed. Towels needed replacement for being ripped and torn, but again, you get what you pay for. I was just fine for our needs, the parking is an additional charge of $10 per night

I wasnt able to actually stay there BUT I was TRYING to. Trying to check in or book a room face to face was a nightmare. There was no one at the front desk so we had to ring a bell from which they spoke to us from stating that they were coming without any other information to state that they were actually coming from a DIFFERENT LOCATION and that it would take awhile. After standing for too long we rang the bell again & told them that it was very cold & windy and just wanted to check into somewhere warm. Another agent spoke to us, through the bell, & rudely said we just told you we were coming once again without letting us know they were coming from another location. By the time they showed up we were fed up & decided to leave because we didnt wanna stay somewhere with such poor customer service. Which sucked because the rooms looked so nice online. Guess I learned my lesson in trying to check in at night!
