I have been living here for almost 2 years.. Its terrible having ANYTHING done in this trailer Ive been living with mold and roaches for the longest.. Then the head maintence man wants to blame the mold on me saying its from cooking... Ummm why is it in EVERY room then.... They offer to move me to another trailer but the rent will jump $200... Like really its not my fault!!!

I took a quick tour here today and fell in love with the neighborhood, even the staff is amazing. This is my first home I am buying and they made sure they answered every question I had. Not going to lie, I was a bit nervous as I had visit other properties prior to this in the area but the hospitality here was outstanding. Even the homes looked great from the outside, which made me feel secure, and as soon as I walked through that door I was even more please. Im definitely buying here. Thank you so much!!

My mother and sister live here. They say the office staff are not helpful or dependable. It is hard to get ahold of someone and you have to constantly remind them of maintenance issues you may need. The cost of the lots are too expensive for the unkept lots.What I have noticed is “the beauty” of this mobile home complex is only in the front. Most of the homes and plots are in poor condition and hidden with temporary fixes that just “look good”. The new and nicer mobile homes are up front while the troubled ones are hidden through out the back.

This place is run by the most dysfunctional management on the planet. I bet if their office were ever audited, they would be shut down, because of their disorganization. They will charge you varied rent, that may or may not be reflective of how much they hate you. You can never miss a lot rent payment, but theyll get all outraged over some other thing, that theyll make up, to threaten eviction over. The management is a disgusting example of real estate managers. Most other places, take the time to print up a list of reasons, but not here at Golden Valley, because printing up something for everyone, is a jab at their, already miserable, bottom line. They are trying to beautify a trailer park. Did you get that? They are trying to polish a turd, so that I guess they can somehow gentrify a trailer park...it makes no sense. I used to live there, but havent in awhile, but I got plenty of renters that still do, who have shown me this grand scheme. A word to the wise, mobile homes rapidly deprecate, so the investment is full of risk...anybody in real estate knows this...but I am guessing that the management, got their real estate licensing out of a box of Cracker Jacks, as their free toy...they are an embarrassment to the profession. So if you want to live in a trailer park, pick any park, but this one, because its run by people who are not formally educated in basic real estate knowledge.

This is a roach & mold infested trailer park! Found out roaches and mold was in my mobile home after I moved in. Warning Live out your Security because they will do Everything in their power to try and keep it! A bunch of thieves. I left several messages and no one has called me back. I have never been late on my rent the 2 yrs Ive lived here. Very dishonest! Ive called my lawyer today. Im using them for 3x my security deposit because they have not notified me as to why they kept my deposit. All my furniture was removed. Cleaning was the basic wear and tear. Sad!!!

Like one of the reviews I read that a woman shared & she said, If you want to be happy, DONT move here!!! I agree with her totally & completely! I moved here a little over a month ago & my family & I have been miserable! We have had several issues since moving here so I can relate to the negative reviews. I moved here because I had no other choice, felt taken advantage of because I started the application process at another location, but on a crunch for time. We were suppose to get a new home in the area we desired. It took forever to get an approval or denial. The home we were led to believe we were getting wasnt ready for occupancy & wouldnt be by our deadline so, I ended up here in a 1990 home & you can tell. It does look better on the inside than the outside. They are trying to clean the landscaping up a little. I just dont usually deal with dishonest people/companies. I needed a place to stay & I just want the service we pay for, which is honesty, I say this because we signed under duress, we were pressed for time, it was the end of the day...needed to move in the same day, glimpse through the lease quickly, signing, initials, a few days later I read it & realized we had just signed a 14 mo lease, thinking it was 12, I dont recall any mention of that!! Great customer service could be improved, no return calls, office closed a lot except when its rent time, this is what I have observed so far. The hispanic lady in the office doesnt like to be corrected when wrong & says I have been disrespectful to her because my voice carries when Im upset. Im her elder & she tried to tell me how to express my concerns but I dont have to answer to her & can say what I feel I need to say! Apparently shes not used to dealing with someone who wont allow her to tell them anything & believe it. Withholding information & making up rules as she goes isnt good in any aspect! The property mgr, I can talk to her & she is who I rented from but is not at this property a lot. Im not trying to be difficult or make unreasonable requests, just want to live peaceably & get what we are paying for. People here in GA in general seem to want your money but not give the services they claim to offer! It is pretty quiet which we love & people pretty much mind their business as I do, most not very friendly but we have met a few neighbors. I have heard gunshots a couple of times in this immediate area, dont know if it was here but, if not then very close. Look for something better if you can, Im basically paying the price of a mortgage!

Good prices for the area. I suggest visiting the property in the evening or weekends. You will see all the kids. There are a bunch.

Nice living arrangement

Changed management and they suck. Very unprofessional. They lie. They dont come and fix things. My roof fell in it took them three days to come patch it. Its still only patched to this day. My shingles came off my roof in the last storm about a month ago. They are still not fixed. The lady in the office is rude and disrespectful. Dont move here. Keep searching.

Nice as far as trailer parks go. Plenty of roaches mice humans and I am not sure how you feel besides upset with me but I cant find a great reason to return there

Stayed the night there at my sisters

Prices reasonable but have ongoing issue with people shooting off guns in the neighborhood. Really only complaint because the staff is professional.

These folks need to be more organized, and be tuthful to thier tenents. They are not concerned about their tenents needs.Will not come and make repairs in timely manner.
