I have lived here for almost a year. It is very neat, clean and super quiet! I feel very safe at night and if something should happen theres always someone on security detail.Anytime I message about a problem or concern I get almost instant response and service.They definitely do an amazing job running this community!!

I’ve lived here now close to 3 years all the neighbors are very friendly and if anything tears up or breaks down they come out immediately no waiting like some places I’ve lived where it can take up to 2 weeks. Maintenance here is A+ and all the staff is very helpful the owner Brett always gets back to me in a timely manner the outside is always clean you never see any trash laying around you never hear noise outside after dark the last place I lived it was guns being blasted all night long, only thing I ever hear here is a occasion firecracker on Holidays, if your looking for a nice quite peaceful place to live this is it in Douglasville

I viewed the property 9/15/2020, it had previous tenant furniture still there. I agreed to take the place, put down $2400 for 1st & last month rent plus $300 cleaning & $400 earnest fee. He gives me a receipt that says $2400 earnest fee. Joshua called me Friday 9/18/2020 asking me to turn on utilities, so I told him will do it Monday 9/28/2020 prior to moving in. I get another call 9/21/2020 telling me I can move in 9/22/2020 and I stated that I would be moving in October 1,2020. Kris tells me the lease starts on 9/22/2020 so Im like how does a lease starts and havent signed anything? havent did a walk-thru (puzzled). Then he starts pressuring me to turn on utilities 2 weeks early. Today is 9/30/2020 i still havent signed a lease because he charging me for a week that I have NOT occupied. I just turned on utilities 9/28/2020. Hes telling me November rent will be prorated $800 plus $225 for a week I havent lived there. Theyre trying to scam me out of $225 in the midst of a pandemic.

This company has been awesome to work with! We never have any issues, maintenance always answers work requests promptly, and the leasing office is always available for any questions we have. My husband and I worked with the manager Chris today and are excited to renew our second lease!

I’ve lived here for 2 years! It’s a nice well kept neighborhood. I love where I live and the location is great! Anytime there has been an issue, they are quick to come and resolve the issue. Highly recommend this place!

THEY JACKED ME FOR MY PAPER! ---Got approved for a home TWICE, two different time frames, once in 2017, once in 2019... lets just say I never got the keys to the house. Long-story short... It was always something. In my opinion, theyre scamming for application fees. Quick to get you in their mobile homes, but as for their houses... youll get played, lied to and bamboozled. Honestly, I knew from the start the 2nd time that they were back at it again, the signs were there, but was hoping for the better. Never a 3rd time.

If there was a way to give negative stars I would.Owner is horrible. Please read all paper work. If your moving put a 60 or 90 day notice I cant remember. If not automatically is rolled into a new lease. Roaches everywhere. They must of been hiding when I did my walk through.

I dont rent from the trailer community, but actually rent one their many homes they own in the area.Very smooth process with staff. Everything is laid out clearly and understandably. When it comes to maintenance, everything is sone fantastically. Maintenance crew responds same day if not the next when work orders are put in. And they dont leave till its actually fixed. Offcie staff is great as well, from the first time we came in to inquire all the way through renewing a second lease. Zero issues.

Never been there. Just travel I-20 to work and traffic was probably stopped long enough for my GPS to pick up the location. Im not familiar with where it is but it must be located near the interstate. Thats why I gave it 3 stars. It may be worse than 3 or rank better than 3, which is why I remained neutral.

Regular place, quite and nothing out of the ordinary

I filed an application for the home on 2805 Cochran road in Austell Ga. I arrived to the home to see that people were still living in it. Then after speaking to Chris I knew Something wasn’t right because he asked for cash. I then spoke to Amber and she was rude. I was almost desperate so I was dealing with the nonsense. I then started receiving text after 9pm at night. I informed amber that they could give the home away I didn’t want it after she said someone else was looking at it. I received a nasty text from Brett and called out my name because I didn’t fall for the scam. I have spoken to my lawyer and it appears I can move forward with harassment charges. Thank God I didn’t fall for this. I’m also reporting them to the better business bureau because I don’t want anyone to fall for this.

This shanty town is one of impeccable luxury. Wonderful mid century craftsmanship throughout, all tastefully updated with a quaint utilitarian chic. This vibrant and diverse community is very welcoming and really makes its impression upon arrival!

This mobile home park is very clean. Homes are well kept.

My friends tried to get a place here some time ago and was turned down, I guess because they had both served time. This is a trailer park, not great but, better than many I have seen. Hopefully this will be a good place for them for a bit. This park has some nice places, even some double wide homes. The park is quite well maintained, lawns cut, well landscaped. Time will tell about how well managed it is, for now it does appear that my friends will be getting a new place in this park.

Hello, they are not a professional development, they still your hard working money to stay there and wont fix a damn thing in a reasonable time. But there quick to put a family out and quickly change the locks.

I should’ve read the reviews before applying. They were very unprofessional and made me drive an hour to hand deliver them pay stubs and then they still denied me and my boyfriend but still took the application fees and made us think we were going to move in? Waste of time.

They are liars only looking to make money. I moved in and was told that the bugs will be gone and they where not it was infested and not clean it took me three months to get it livable. I had to get carpets cleaned and was afraid to walk into any close space for the fear of roaches falling on me. Then to top it all off spiders was nesting. An they never complete service order!!!!! I mean NEVER!!!!! It was so bad I broke my lease and they have the nerve to garnish my wages without sending out proper notice!!!!! They are crooks in every way you can think of.

We lived in one of their mobile homes in lithia m.h.p and when we moved out the lady in the office her name was glinda she said we owed nothing and it was when our son was in kindergarden and years way after he had got out of school they came after us saying we owed them alot of money that. We do not owe them.they stocked us every where we moved they found us trying to take us to court and then they sent papers just the other day saying they was garenshen my husbands wages.which is bull crap.all i can say is if i was anyone else i would not live in none of their places and if you do i would keep all of my reciepts and yes they own almost own every mobile home park in douglasville ga and other places and when you move out i would take pics of the place so you can have proof.this place is a nite mare.i see why they own alot of places because they are ripping alot of people off.they went as far as going to another county to file papers on us.

There are roaches in the mobile homes the insides of the mobile homes seem to be falling apart and the show room home is nothing like what they actually move you into and honestly 850$ dollars a month with no utilities included is a bit over priced for an out dated mobile home

This place is a scam. I moved out years ago and the crooked manager Brett keeps sending papers claiming I owe thousands of dollars! He has the magistrate judge of douglasville in his pockets. Read all the fine print because he tries to come after you for money! He sends threatening documents as well as harassing texts, somebody needs to stop him from trying to scam people!

Lease agreement is ridiculous and the city to approve of these guidelines is just as ridiculous.

I currently live here and Im currently looking for another place because the owner to the office workers are frauds! They charge you money for stuff they suppose to do like maintenance work. They rushed and moved my family and I inside without doing any work and have literally charged us to fix the house and I was told they would do this by another resident but by then I had already paid and got my keys so I was stuck. He has lawyers and judges in his pocket so he feels like he can keep scamming people but every dog has its day! DONT MOVE HERE I PROMISE TO GOD IT WILL RUIN YOUR LIFE YOUR FAMILY AND YOUR CREDIT!

Great place for a short term living plan.

Very crowded place. Trailers are too close together. There definitely isnt any room for privacy. If you have children then its perfect because this trailer park is filled with kids! Management never answers the phone. Sent me on a goose chase several times. I tried to purchase a home and they wouldnt even let me see it. Not to mention they kept calling me in for a viewing and once I got there, they would always have a lame excuse on why I couldnt see any of the homes. The first time the guy said things got behind and to come back the next day. The next day I called before going. Once I got there, again, another excuse on why I couldnt see ANY of the trailers. The 3rd time I was told none of the tenants wanted their homes to be viewed. Not sure why they would call me in for a showing on three different occasions without having a home ready for showing. Very unprofessional. I Would not recommend.

I rented from Brett whiteside for 6 years and never late one time. I was at the end of my lease when my brother in law was murdered in front of my home. My children were traumatized and so I moved at the end of lease without putting in 30 day notice . I did do all the cleaning painting and ext... He still charged me thousands of dollars and is a heartless jerk. I pray the lord will spare him cause him and his puppy dog for an office manager is as back stabber...... Please read all the fine print. He will get you in the end...

The landlord here is very petty he,wnt give u a water bill but will cut your water off if u owe 1.00,,,he cut my water off for 17.00 after I paid my rent he called i was break at wk I told him i will pay when I get off at 5pm!! When I got off the office was closed and he shut my water off,,,i would not recommend nobody stay here my lease is up in aug and I cant wait!!!!!he charges ppl 65.00 if rent isnt paid by the 3rd,,,maintenance ppl be coming stealing out of ur hoyse,,,i have cameras in my place I wnt allow anyone in place to fix anything if Im not home
