Place was not ready to move into at the start of my lease, so I moved in late. Had to clean the whole place top to bottom because there were massive grease stains all over the living room wall and the kitchen ceiling. The landlord lost my paperwork and accused me of never turning it in. Maintenance is very nice, but rent has doubled and these trailers are not worth $600+ a month.
Moved into one of the newer 1 bedroom units in Mid 2017 and now soon to be moving out mid 2019. Its a quiet trailer part for the most part, although there is a loud car/truck or train that passes sometimes, but nothing I can complain about. I moved into a clean unit with full size washer/drier with central A/C and heating. The one maintenance problem I had was the water main pipe into the unit froze due to the heater tape/wrap going out on it, it was fixed within about 3-4 hours. Most of the people in the park keep to themselves, but are friendly. Ive seen the cops this park once, not sure why though, but they get called to the one next to Town and Country 2-3 times a month in the summer, usually for shouting (once they actually needed to ran after the guy), but an extremely safe place as far as I am concern. The only thing I can really say is a negative is that the unit doesnt hold heat well and you will have a nice electric bill in the winter months, nothing too crazy but more than I like. If nothing else, its a fairly priced place to live.
Lived in an older trailer during grad school. Rented from Dave for 2 years. I never had an issue. Things were fixed when needed. Easy to contact. Fair pricing. Reasonable. Respectable. Property kept very nice! Quiet environment. Adequate security deposit returned upon leaving.
Its an okay place. There are a bunch of empty lots.
Dave Compton is the epitome of a slumlord in every sense. He is rude and acts like he is your king and you, his peasant. He will talk to you like youre a dog. His rentals are not maintained and he does nothing to fix them.Our trailer was sagging in the middle so bad that it felt like we were walking uphill. If you put something on the table, it would slide off. We were forced to put books under everything because the place was not level. There was mold, everywhere. Our ceiling was caving in at multiple spots. You could tell that he tried to use the cheapest fixes possible. Would throw some paint on the mold until it came back.You will need to get a cat to kill all the mice. Our cat was killing at least 2 a day. We started smelling a real putrid smell that we couldnt locate. We finally found it to be a mouse caught in a glue trap from the previous tentant. We found several of these during the year we did at Compton. I speak of it like a prison because thats what it felt like.Our windows leaked so bad that when it rained outside, it also rained inside. There was mold in between window panes that was so thick it looked like grass.Our washer broke and he gave us a decrepit old one that shook the whole house when you used it. We complained and he told us that were lucky he doesnt make us go to a laundromat.Our a.c. and heat only came out of one vent instead of the other vents in the house so it was always freezing or real hot in our house.We had 5 different types of carpet and 5 different types of cheap stick on tiles from repairs. He refused to spend extra money to fix them correctly so your floor will look like a collage.He will walk into your home whenever he wants. No knocking, no phone call, no nothing, just him unlocking your door and walking in. This happened many many times. Came out of the shower in a towel and there was strangers in my home unnannounced. If you complain or ask for a courtesy phone call, he will make sure you know that youre his tenant and hell put you out on the street.He changed the way he billed you in the middle of our lease. He went from a paper bill to an online bill sent via email. This would be fine if he had asked for our email but he never did. He waited until we asked why we havent received a bill to rudely tell us that we were bothering him.Previous tenants never returned their mailbox keys so we couldnt access our mailbox for almost 3 weeks. When you sign the lease, he does not tell you that you cannot move in on move-in day. The previous tenant leaves the last day of the month and you move in on the first day. He does all repairs before you move in (hence the horrible repairs) we moved in to carpets that were soaking wet and saw dust all over our floors.With Carbondale having a rental surplus, stay away from this slumlord. I dont know who I blame more. Him for trying to profit off these slums or Carbondale/Jackson County for allowing him to rent these places for a profit.Stay away!!!

The one star is mandatory if I want to write a review on Compton, that being said I never had a roach problem until I moved into a unit of theirs. They entered my unit unannounced, anytime they wanted. Once I was out of town, again they entered unannounced ultimately leaving my unit completely unlocked for four days. Wasps had their entrance into my unit as well, by way of an opening on the body of the trailer itself. An old stove that produced dangerous levels of carbon monoxide anytime the oven was used that instead of replacing (Carbondale Fire Department can testify to this) told Dave Compton Just replace it, its outlived its use. And then if you approach Dave Compton about an issue regarding your unit, you might even get his common reply of I am busy, you have 8 seconds...what do you want? His maintenance men share the same attitude as Dave Compton himself. Save yourself the money, and grief and go elsewhere.
