POS. Needs to have so many things addressed. I know its hard with the state of things but it has clearly been miss ran for a long time. Management needs an injection of money and an ejection off bad housing and tenants that simply dont care.

Great trailer park to visit I had a Uber Eats delivery there and the streets are well marked and easy to find the address youre looking for.

Very affordable. Im from AZ, $1000 will you get a studio apartment, $1000 here will get you a 3 bd. 2 ba.

Needs alot of road work but the people are cool

People there take care of lawns and homes for most part. But the park overall needs a facelift.

I have been a resident for a number of years and I couldnt be happier. Mrs.Jones is such a pleasure to work with. She addresses issues in a timely manner and goes out of her way to make this community a nice place to reside.

Very nice mobile home community. We have our own 2 car driveway(which I have lived in a park that was on road parking and that was horrible.) We also have a nice community pool. Our neighbors are very friendly and we all get along great.

I am very happy with my brand new home. Office is very pleasant with me and havent had issues. Very quite.

My husband called today and talk with someone in the office. He said she was very nice and seemed to be very please with everything that was discussed. We are going to check it out on Wednesday so we are very excited that we may have found our first home being back in Michigan. I’ll will update my process with this home park as soon as we meet with them. Thank you for giving us Hope.

I wish I could give this place ZERO STARS ... I lived there for 2 years and regret every month I actually stayed . For 1, I bought this trailer from a friend and transferred everything over at the office perfectly fine till one day they said I needed to renew my lease and come to find out they never “filled” my lease agreement and LOST IT . So they they tried to make me repay and leasing fee and security deposit WHEN I OWNED THE TRAILER !!! ... then about a year later on July 4th My neighbor “accidentally” shot his gun off while playing with it and it had gone through my bedroom wall and out the other side .. the police had to come and he was so drunk that he didn’t hear the police at his door for almost 3 hours . I DO NOT RECOMMEND LIVING HERE .. they say they do background checks but obviously they don’t .

They robbed me blind on a water bill! We had a water leak and maintenance came out said dont worry its city side we will call them and you dont have to be home for it cuz no reason to go inside its underneath the trailer and like 2 months later i got notice from water department for major waster usage warning possible leak and i went out back and underneath and suffer enough there was a lake under the house and it was not city side it was my side and maintence never called anyone to take care of it and they made it sound like small leak and it was a huge leak and 2000 water bill later when normally no more than 90 dollars! They said we were responsible for it and thefirst week we moved in 3yrs before that something happen we said theres standing water they said it was from the air and when the cable guy came week later said there was a lake underneath i went to office they came down and was able to fix told me they would help with water bill since it was reported when moved and whenbill came they said they never said they would pay a portion of it and i think the water scam had been going on a while cause when i moved in there was a 1000 water bill already established there unpaid! And they were charging me late fees and court fees for eviction of non payment of water bill that was before i even signed a contract and i showed office the dates on water bills she said it could be a fake water bill that i altered so fittest year of me living i was being evicted with court cost added every couple month and if I didnt pay they would evict and i had to pay cuz i needed a roof over my head. Almost 2 years later everyone in office and maintenance was fired for stealing from the company and water scams etc..... Is what i heard and illegal evictions and they were going in stealing peoples belongings which we new someone had been in our place a few times and when i went up and told them i got security cameras/alarm they would have to let me know before entering we never had a problem where things were moved or taken again. We thought with new staff out was gonna be great but the same thing happened again but in a bigger manner cause i was evicted i refused to pay rent if they wanted me to pay a2000 water bill that was because their workers didnt follow thru with their job so they evicted us...

Ever since new management came the park has gone down hill. They took away security guards. They opened the 2 entrances that leads into the park that were passcode secure. There are a lot of break-ins now and a lot of garbage on grounds throughout the park.

Rude and unhelpful management, roads in horrible condition. Park owners constantly harass my family for extra money for any reason they can possibly come up with. Would not reccomend moving into this place. Owned by greedy, despicable people.

I stayed there for 3 years. The first year was ok but the next two were horrible. I had experiences from sewage issues underneath the home that was never permanently resolved. To frozen pipes for days, without water. The staff were either rude or unqualified. The garbage area was an embarrassment seldom clean and always overflowing. Getting in touch with the management company for unresolved issues was a joke. Adding additional charges and fines were a way of life. I couldnt wait to get my family out of there. Yes the rent was cheap. But you get what you pay for...

The residence here must be filthy animals.When you enter the park off of Van Born you noticed the garbage collection area.Mattresses and couches bags of trash just thrown everywhere.Even though theres like 10 dumpsters.

A nice place to live, it has a fenced in pond, a nice playground, nice neighborhood, it just sucks that you cannot have big trash bins - to throw trash away, you must take it all the way out to the dumpster. But, overall a comforting place to live!

DON’T MOVE HERE . This is our (my family and I) 3rd or 4th time being under new management within 9 years. When I first moved here management was great but now with the management we have now there very rude. They charge us for ANYTHING! they charged us for having a flat tire but we walk down the street. there flat tires on a lots of people car. Plus they had to be sneaking around our house to see cause you can’t see it unless you can between both of our cars. & they took OUR CAR . Well a tow company did. Just cause we haven’t used the car in awhile. NOTHING was wrong with it and we couldn’t do anything about it because the police allowed them too. & since they’re charging everyone for nothing there using the money we give them for NOTHING just to buy new things .. new playground. the new benches & signs and flags they have around. But I guess they didn’t charge us enough to fix the road. The roads are terrible! These people are terrible! So ready to leave this place!

I live here

This place seems to steadily decline from what it once was. When I lived here from 2007 to 2011 it started to fall apart. For about the first three years of living there it was a gated community. Guests had to call in to be let through. It was easier to distance yourself from unwanted visitors. They had live security patrolling the premises. Im not sure what kind of change happened but it wasnt for the best. I wish I could get my mother out of that place. I dont think its safe.

Older trailer park. Empty guard shack

Barely even a roof over head. 4 yrs the place went from almost decent to worse and worse. When we first moved in they said they were waiting on windows for a room as the frames were cracked and broken. Had a small electrical fire the day after move in. Then the water heater needed to be replaced and at that time measured for the windows they claim they were waiting on. While doing the kitchen floor they measured the windows again. While doing the roof they measured the windows again while tearing up the yard. Water heater needed replacing again due to incompetence and the carpeting had to be ripped out from the water damage. During the replacement for the water heater and carpet.. You guessed it.. They measured for the windows. 4 yrs later and the windows were never replaced. Not to mention that half the wall sockets are popped out of the wall. That was just our trailer. You pay for security which is nonexistent and people from the surrounding neighborhoods use the community pool. Bad roads filled with garbage and glass. Garbage filled pond its amazing the animals are even able to survive. Dumpster area is always dirty which I get it is a garbage area but not that dirty. The management is appalling.

The management is poor. The roads have huge potholes throughout the entire trailer park and has never been fixed, even though there has been complaints made about it. They had an issue with overcharging people on their water bills and fail to take care of matters in a timely manner. The trailers are very nice but it just needs new management to permanently stick around, instead of constantly changing the people in the office. The corporation, Parkland Ventures, is extremely good, but the trailer park is not as good as the corporation its owned by. I do love my trailer, however.

Looking for a home not truly satisfied with the staff

Jennifer in the office is rude and disrespectful and does not follow up on anything she says. She yelled at me this morning while pointing her finger in my face. Her tone was aggressive and unsupportive. I came here to get an exact amount on what I owe. I consistently pay my rent on time unless my work orders are not being followed through as promised and documented by Jennifer. I had made several contact via in person and on the phone for weeks and yet problems in my home still exists. But when I hold my money until it’s fix Jennifer wants to get loud and threatening me with taking me to court . The excuse she has is that they have been busy with new tenants. This is very unprofessional and unnecessary. I ask to speak her superiors Jack and Oriana and she tells me no! This is so frustrating and exhausting to deal with. I work 12 hours a day and have kids to raise and I feel like my amenities should be in order and taking seriously when their not. Not a happy tenant at this point. Please dont’t get Me wrong it’s not the entire office that’s bad just dealing with this particular person. Oriana is professional and supportive. She is the community manager and with her it usually resolved. But with Jennifer it’s a hostile and negligent situation

Use to be nice when the gates worked, not just anyone could come in if you didnt want visitors they would be stopped at the gate.

Nice place for the people that live there to have for their parties and such.

One star is rating this place generously. Its disgusting in here. The homes are falling apart, the trash area is piled up and smells so bad you can smell it from the main road, the roads need fixing in here. Just nasty!

I currently live here and its pretty quiet and laid back. The only issues would be the big potholes throughout the trailer park and the management can procrastinate sometimes, when it comes to handling matters. The rent is affordable, but getting approved to move in can sometimes be a prolonged process.

The roads need to be taken care of asap, the renters do not get fast or friendly service.

More like Westlands Empty Lots Gallore instead of Meadows! Also residents should learn how to maintain their so called Meadows (LAWNS)!!!

Ive been living here for 12 years.

People there are very welcoming.

Horrible up keep. Everyone takes trash to one spot that has trash everywhere. If you dont have a car you have to walk your trash a distance. It takes weeks for them to fix things.

Easy access

Their homes are bigger than I thought, very roomy interiors.

Needs a privacy fence around trash bins (at the entrance, of all places) and lighted sign showing WESTLAND MEADOWS. Makes the trailer park look like trailer trash.....exactly.

I have lived here since 04/2009. When I moved in it was a gated park with 24 hour live security guards at each entrance.Since Parkland Ventures has taken over it has really gone downhill. No gates or guards and they selectively enforce the lease and are renting to some questionable people.I am trying to find a new park to move my house me to because of the poor neighbor they moved in next to me.I would not recommend that you consider Westland Meadows, there are to many nicer parks.I have complained about the music, the dog barking, the trash and many other things concerning my neighbor, and nothing seems to be done except I am told they are handling it..The worst park in the area and is going downhill by the day. I think they have almost a hundred vacant lots, hmmm, I wonder why..?GM

I currently live in the park. I see things are trying to be done, but dont see the bigger issues being taken care of. Like the huge holes! And like others said the dumpster area! Since moving in around 2011 i have had to replace my tires multiple times! Its kinda became a monthly thing! And flooding is getting pretty bad. I enjoy living here! Just really wish as the lot rent every year keeps going up that maybe maintenance can keep up so it wont cost us even more extra repairing tires! One last BIG thing me and my mother notice is that NO ONE can stop at the stop signs! Sorry to say ALOT is maintenance or staff that i watch from my Windows! And the school bus stop is right at the corner. Maybe instead of pot holes put in some speedbumps! So ppl can slow down! They act like theyre on a race track!! PARK WORKERS ALSO. My 17yr old daughter was almost slammed into by one!

It seem like rent go up every year its crazy its better to get an house at this point rent is starting to become unaffordable at this point.i thought living here i would save money not spend more money feel sorry for family that have low income cause rent just went up 15 pluse 10 on other things but besides all that its a nice place to live friendly in quite

This place is horrible! Can’t wait to move, the staff barely ever answers the phone and when they do they are extremely rude and not helpful at all! Also it’s a joke to try to get anything fixed. You might as well do it yourself. Very sorry that I moved here!

This place is horrible. They raise the rent every year saying for maintenance and security which is a joke. Theres pot holes everywhere. They never return your calls. There office hours is seriously no convenient at all. They also have the pool open whenever they feel like it. Dont live here.

I have lived here for over 2 years now this would be our 3td owner its the worst of all they give you bill alot that they cant tell you what they are for, the ower himself is never available to talk to when the office. They are rarity in the office and when they are they give you nothing but attitude, i cant wait to leave this place. I will never tell anyone ever to live here

Great Place To Live

Nasty rat infested park full of flees and bed bugs. Do not rent from these people they cut corners anywhere they can. The dumpster area is filthy. If the maintenance people cant keep that simple area clean how can they do anything else..this place is a complete joke. When I was in the office I could hear the property manager cussing up a storm. Not professional what so ever.

Theyre office needs more working person friendly hours and actual responses just got my first response after 2 yrs of trying to get In and they didnt even answer the question.

I only have one complaint so far and its about the pool.. One yall opend it late it was suppose to be open by memorial day and instead it was open almost tords the middle of june. And 2 every time me and husband try to bring our kids to the pool yall are always closed.. Even on days when yall should be open. We cant bring them on weekdays cause he works so its only me with 2 kids. So we try to bring them on saturday or sunday and either we find out yall where open late so we dont go or we try to go in the afternoon the next week and we find out yall are closed.. So starting to get a bit upset about that.. Well like i said that is my only complaint.

Looked like a park thats in the middle of disintegration. A bunch of empty lots, junky trailers and the roads are full of potholes.. But considering they are not getting revenue from the empty lots.

These people are jerks and liars!!! They purposely lied about rent that was paid in full and thrown a signed lease away to win an eviction case. Also, the judge who resides over the case in court is a lying slimball too!!!
