Too bad, so sad! Can only rate this company 1 star. However, their rating should be in the minus category. Every month I pay by credit card with their contacted company, MutualPay Property, which includes a small service charge for using a credit card. Well, today, I received a delinquency notice threatening me if I dont pay. Legal action, foreclosure action, etc, etc. What a bunch of doughnut holes. I have my credit card statement in front of me showing that on the 1st of every month, the dues were paid. Cant even get a callback. Even the phone number on that letter is not in service. Dweebs!!!!!!!!!!!!!!!!!!

They never answer their phone or return calls. Only one person in charge of a huge property - if that person is not available then no one will be able to help you.

This company took over the management of a home I sold in July of 2019. Nearly a year later, I still continue to receive statements demanding payment for the HOA dues. I have called no less than 5 times, each time promising me that they will update their records and resolve this issue, but to no avail. They use the excuse that they recently took over this neighborhood from the previous company which, admittedly, was terribly sloppy. But it has been nearly a year now and I have supplied them with the new owners information multiple times with no resolution. Im tremendously thankful I sold the house before they took over, based on the way they have handled this situation. But if they continue to harass me with collection attempts, I will be forced to take further action. Furthermore, the woman I spoke with today, Jacqueline, was rude and unhelpful, forcing me to further escalate my grievance.

These jack wagons wont open up are pool when every neighborhood pool by us is open.Too lazy.Eventually this community of moondance is going to fire them and hire a new HOA that looks out for us.They wont respond when you call them.

They sent an invoice in error spending our association money to do so, were rude on the phone and said they had no plans to let any of the homeowners know that the assessment they tried to collect from everyone was in error. They were just planning on letting people pay.

We have lived in our neighborhood for 9 + years and we have always had issues with our own HOA and with ADAM LLC. The rates go up every year but they dont call back right away when you need them. They wont tell us who the HOA board members are. Most of the employees are rude and argumentative. They have harassed us and lied to us. They are hellbent on towing cars!

They took over my HOA and began charging me dues even though the seller of my house had prepaid for the year. I emailed Stacy and she didnt return contact. I called Stacy and explained my situation, she said to email her a copy of my contract showing that the seller had paid. I did and asked for a return email. She never did. Yesterday I got a late payment notice for 268.00 dollars on my $10 a month HOA dues. Stacy should be fired for her poor customer service.

I called Saturday morning to the emergency line because I knew they weren’t open and didn’t know my community manager’s name.Patricia called me back promptly, but she used a service which connects directly to your voicemail to leave a message without ever ringing. Very shady! She had no intention of calling to speak with me.How do I know that’s what she did? I’ve been an IT professional for 20 years and am aware of the service.If you google, “how to connect with voicemail immediately” the first google result is instructions for using slydial, an anonymous voicemail messaging service. I tested using it and received a voicemail immediately and missed call from “unknown” phone never rang.I’m not sure if this is just something this one particular manager does or if it is indicative of ADAM as a company.Also the real kicker, I was calling regarding my car being towed for street parking. According to the CC&R documents for my community, which is the final say for policy regardless of any other written documents, states that you can park on the street after all of your other driveway parking is used. It also states that anyone parked in the common areas will be towed. All the cars on the street were towed, but the common area cars were not.Learn how to do your job ADAM. Read the docs.

When they were the community managers for my complex, they assigned a manager that was a 3x convicted felon, for burglary and theft. And yes, his business card stated he was a member of AZ Asso of Community Managers! Apparently property managers can work under anothers license. This is the caliber of people they hire and retain even after being informed of the facts. It all ended exactly how you would expect.

Worst management company ever! As a courtesy to its neighborhoods, they occasionally ask the police to go through the neighborhood and give out parking tickets. I got a parking ticket when parked in front of my own house for parking backward! They dont answer their phone and never return phone calls! I dont even know what our dues are paying for! Our pools are not heated year round and are useless! Walkways are overgrown!
