Not to bad of a place was there cutting down trees, ended up helping an old couple that were trying to left another person that was in wheelchair down some stairs, luckily I was around.

Not a good place to live. Management is hard to reach and are very rude when you do reach them. A lot of home owners are selling there homes because of this reason.

We found a trailer that WE LOVED and we were going to start the process of buying. I am glad we didnt! The one time I talked with office to get the application they were rude. And after hearing how they like to tow cars in the guest parking (They are ruthless) I heard a few good things but mostly negative. Glad we arent going to live here, sad we dont get the trailer....

Management is horrible and because they make a profit off of the towing company, they are unregulated. They will tow your car from your driveway and make some excuse why they did it but cant prove it. Oh you want tohave guest over and use the guest parking.. well be prepared to drive them to the tow yard. They do not care and they do speed through the complex. They had someones car up on the tow truck completely hanging off and they sped off while the neighbor was chasing and yelling that they were dragging the car and damaging it..The pool is always closed for maintenance and was barley open for use during the summer. What is the point of paying HOA when they dont do their jobs but yet have harsh rules for tenets. Only good thing about this place is that it is clean and quite.

I’ve been here for 5 years and I absolutely love this places! I’ve seen it change and to most people it’s scary and bad but honestly I love how this places from a senior community came to be a family community. We have more activities like the Christmas party and some other stuff. I mean like any other place there’s the ups and downs but overall this is a great community to live at and i feel safe and happy. I honestly couldn’t have asked for a better place to live at!

Clubhouse was pretty clean and nicely decorated for Christmas theme.

The only reason I even like this place is that its clean and my relatives really like it here! They could be a bit more generous with their parking!

Dont do work at this place you You stop the drop your tools often a customers house and Ill send a tow truck behind your back where youre dropping tools off lesson 5 minutes and have your truck towed they get kickbacks from it

Everybody who gets towed to be sure that the towing company is doing a correct job. i have left message to the HOA and no call backs. before you enter there is no rules on how to park. the only sign they have is no parking in the street. so i will be fighting this to the end.

We have lived here 5 years, quite park, most of the homeowners take care of their spaces, The predator two truck companies are out of control. It says gated but the gates haven’t worked in over six months.

I am saddened by the negative reviews. Disgruntled people often say mean things.Look for yourself. Check it out here. Its a nice place to live. Yes, there are rules. ALL communities like this have ruled. Its the homeowners responsibility to follow them.

The manager, Gail is great! I think the owners make her job difficult.I changed my mind!! I wrote the above last year.. I have been out for 6 months now and still dont have my security deposit back. Apparently it sat in a desk until it expired even though I called looking for it until November.. its now February they said they would write a new one but nothing yet and they are very rude when call asking about it. So glad I moved from that slum!!!!!

I lived in this mobile park long enough to have my trailer broken into constantly and vandalized by convicted felons living a few trailers away. There is absolutely no security. The gas street lamps are charming and the dim lighting was perfectly suited to help conceal the persistent criminal activity I endured for the 60 days I lived there. The lot fee is exorbitant a is the additional fees for included utilities. The park is a joke, the managing staff is a joke, and he place is flat out dangerous to live in. Good riddance to bad rubbish. I pray the ownership collapses under the weight of their own indifference. If you move into this park after reading the plethora of reviews warning you not to, you deserve every bad thing that will happen to you.

Whats the lot fee couldnt be any worse than country club Estates! Theyre probably both owned by Bayshore and thats all they do care about is money and raising the fees which in the long run will completely damage the owners. People will stop living in them because the reason why people did it was because the lot fees were low and they actually own the manufactured home and could handle a small lot fee but when they raise it to the price of the home thats ridiculous. More and more people are moving out of where I live because they realize they can buy a home and paid the same amount of money. I am having a very hard time selling mine because of the lot fee

I have a family member that lives there and the management is no help it is a senior park they have no respect for the seniors just want to collect there money and they dont offer any help to those how need it.

Per previous reviews: I dont think the people commenting that the managers are sweet have ever had to deal with them in any way outside of just paying their rent and requesting maintenance.I moved back to SLC to get a place for myself and my parents, as they got older and needed some help on a daily basis. When moving in, we were told what our rent would be (WAY too much for the place, AND it just went up by $150 as of June 2018) and then told that the Water, Gas, and Trash Were Included. I take that to mean Already Factored into the Cost but thats not what they mean here. The version of Included that you receive here is that they ADD the util charges TO YOUR RENT BILL, so yes, its included on the statement you receive to pay your rent, but not included in the cost youve discussed and agreed upon with the rental office, so our second months rent here was $115 more than we were lead to believe, and has been at least that much since.IF YOU ARE considering moving here: Read ALL of the comments regarding the towing!!! They have a system in place here with a tow company that is a combination of extortion and plain ole highway robbery. To live here is to see Vultures Circling in the form of Tow Truck Drivers creeping through the neighborhoods about every hour, if not moreI had a friend visit, whos (rather nice, expensive) car was parked in the nearest Guest Parking. He was there for MAYBE 4 hours or so, it had gotten dark, and we went outside to sit on the patio in time to see flashing lights and hear clanging chains. His car was being towed. He ran down to stop the tow truck guy (a hulky pony-tailed, tattooed from head to foot fellow, you know, that friendly-looking type that you would ask directions from or have babysit your kids? ... er, wait, I mean: Obvious ex-felon. Yeah. That one.) I went inside to grab my phone and wallet, and by the time I got back out to the scene, the guy was taking the chains off of the vehicle. When I asked why he thought it was acceptable to tow that car in particular, he said Its been sitting here for 2 days now. To which we both corrected him and said how long my friend had been there. No, its what I say it is, and the car has been here for over 48 hours. So, to get to the point: He told my buddy that in order to NOT tow the car, he would need to see a residents photo ID and it would cost $75. When I got there, my ID was never asked for nor shown to him, but my friend ALREADY had paid him the money, which he pocketed, and drove away with.The next day, I went to the office with this, they shrugged and said Theres nothing we can do.After I kept applying pressure and asking what was to be done about it, I received couple dodgy answers:We called the tow company and that guy has been let go(Still no $75 back to me or my buddy - even as a discount off future rent)(The guy obviously still drives a tow truck through here. Meaning he wasnt fired and I was lied to)Cut to: Yesterday Both of my folks are in bad shape; One in Hospital and one in Hospise. Same friend as above has been over to help me with my parents dpoke with Gayle the Manager, who knows me (My name is on the lease) and knows my situation. Asked her why she towed the car, she started spouting what I can only assume is fine print from the Lease Paperwork. My father passed away yesterday in the Hospice - I explained this to her and asked her to please just give me a few days to get my things and get transportation out of there. Her response to anything I said was: I dont have your rent

My mother has lived here for quite some time. The last 4 years has really gone downhill.she pays way to much for her lots base. These people are rip offs. horrible horrible ownership

Ok every one here is wrong these managers are very nice and generous.

Awful. Thats it in one word. They increase your rent, and lot rent, every year by at least 3%, the newspaper had an article about how they are running these elderly people out of their homes by raising it so much. The lot rent here is more than most peoples house payments (currently 670$). The staff is horrible, and demand walk-throughs of your property twice a year, have their rude friend the tow guy lock up your stuff and charge you a few hundred, and they cant even give you a call, or a simple notice via email, mail, posted to your door, about issues or infractions (and there are a lot of infractions). They have a constable serve you, and then charge you the 80 dollars. There are a thousand yappy small dogs, music blaring at all hours, and people constantly stealing things. The gate system doesnt work, so anyone can get in or out at all hours, and there are such restrictions on the amenities that they may as well not exist.Over all this place is about a -5 stars, but the lest i can give them is 1.

This is a horrible place. The staff is rude and violate your privacy. They allow their Towing company Alpha Towing ( who the management is personal friends with) to tow vehicles illegally they also allow them to break windows in your vehicles. They try to illegal evict anyone who owns their homes so they can buy them cheap. They have people walking around on your private lots taking pics. I would give them a negative 10 stars if I could..

Horrible management my friend had her rent to be drafted out of her bank account, the 1st time was ok the 2nd time the management send out the police to tell her why hadnt she paid her rent, she told the cop she was supposed to have it automatically taken out from the bank account so she went to the management and they said that she dint fill out the draft form right!! And plus her rent she had to pay $50 per each person each day she was was late at the end she paid about $830, plus I believe they have a bussines going with the tow truck that they hire because they have constantly the same tow truck taking cars including mine and their rules is that you only are allowed to park 24 hrs I was there only 8hrs and was taken away

If you want to be completely miserable and abosultely HATE where you live, deal with miscommunication, rude management, this is the place for you!. The rent goes up every year, the gas is charged by the office and if the manager dont like you the bill will be more than others. If this place dont change managment and their gas prices, it will go down hill soon. I think this mobile home park can do better with different management!!!!“I rather sleep in a homeless HIV tuberculosis ridden dump than to live in this place again!!!
