Parking can be a pain.

This park is uglier than most. Outrageous lot rent for ugly.. Strange sales lady, she treated our friends in a very unprofessional manner with all her crazy manner. She is not the finance company, although she acts like she is doing the lending she is just showing ugly trailers, go get your financing without her. My friends could see another persons credit app on her desk, seems very insecure to us. Why should a saleslady have all your id?. She is shady lady. This happened a while ago but we had to let people know.

I love it here. Front office staff is friendly and understanding. Plus, my neighbors are awesome.

Its a very nice place to live its clean has a swimming pool. Laundry mat. Exercise room.pelopleare friendly.

Iwas visiting my son at his trailer one day and was very annoyed about not being able to park in front of his house had to park a half a mile away in visitor parking area and walk to his house which was horrible when your disabled i guess i was lucky to even have a spot open for me in the visitor lot but i cant believe there isnt any parking allowed in this park.I would never buy a trailer without parking for my cars and my visitors this park definitely sucks for this reason

Do not move here!!! Read the comments and you’ll quickly realize management is a joke. Save yourself the headaches and stay far away wish I read the reviews before moving in.

I work for a Landscaping company and weve been doing alot of work for the park to revamp the look. From what Ive seen, theyre putting alot of newer homes in and also just updated the Clubhouse!

I live here. It has its days of problems. But most days are pleasant.

This is where we live. We have been here for 3 years now. We are very fortunate to have wonderful neighbors that truly care about us, our home and property, and our safety. We have made a few friends out of a few neighbors as well. The grounds are typically in good shape, the staff is nice, the manager is polite and fair as long as you treat him the same way. The amenities are quite nice, and convenient; we have a pool, clubhouse, a gym, a laundry room, a playground, and a fountain. They hold a family event every summer that anyone living here can attend. They rent a large bounce house for the kids, serve pop, chips, and hot dogs and have face paintings. All the residents are welcome to help themselves to the free topsoil and mulch that is provided every year. We take pride in our home because we care like they care.

I Still can not believe that quality homes saw fit to RAISE The Rent instead of giving people a break in these scary times. Most are out of work, or obeying Governer Whitmere and staying home just to try and stay alive! I dont blame the staff here at all. They are all pretty cool. Never had any real problems, and they all (Especially Bernie & Kris) do a great job of keeping this place clean and well kept up. But the actual owners quality HOMES ARE Heartless!!!!!!!!

My son has a trailer next to the park and its horrible the kids scream as loud as they can constantly all day long and night they are unsupervised without parents just running around everywhere all next to his trailer and its a problem when him and his wife works nights so when they try to get some sleep its hardPlus parking is the worst only few trailers have driveways and every trailer only have 2 spots for cars so if you have more then 2 cars then you would have to park a distance away in a lot where visitors park its difficult to for when you do have visitors come and visit they cant park in front of your home if you have 2 cars already parked other then that the park is decent

I seen someone carry their child with a handicap up the stairs and into a non handicapped accessible restroom at the pool.Its stated on the website that this park is for all ages..It is not...If you have a handicap and need access you cant use the pool or the community center because the bathrooms are up and down stairs.When they raised the rent to remodel the community center and gym and pool area nobody cared about older and handicapped people.That shows you what kind of people run these communities.

Scheduled a showing for 10:30 today (February 17, 2020). I came in at 10:30, the person who was supposed to give me the tour came in 20 minutes late. 3 questions into taking down my information she asks what breed of dog I have, I say Pitbull, she says that they don’t accept Pitbulls and names off every other large breed of dog. This place is NOT pet friendly like they advertise, they should say that they accept cats and small dogs. Waste of time. The lady also said we should have asked over the phone but the website clearly says pet friendly not “friendly to cute small animals”. I came here despite the bad reviews and wasted my time.

Ive lived here for about 10 years. The pool is impeccably kept as are the public lawns, parks n flowers. As long as u keep up your yard, grass n snow. Dont garbage up your yard n keep cars running n licensed...u will have no issues with management. The office ladies are nice as is the realtor Kris @ Quality homes. I think all the negative comments are from folks wed rather not have living here.

People could keep there homes up better and management could do better maintenance

Been here for 4 months. Descent place to live so far. Cats galore. My dog hates them ...most times when she is out to use the bathroom...she barks at a stray cat. Ive seen dozens. Had some kids steal some of my halloween decorations... installed cameras for protection. All in all 3-4 stars SO FAR.

Its a low end trailer park. Most of the properties are in need of repair. Most yards need to be cleaned up as far as junk. People are allowed to have couches on their porches like in Detroit.... Not the standards you would expect for Sterling Heights

Too many cats roaming around. Grass law is crazy..... Very ticket happy. Good location though. Office girls/staff very helpful and friendly.

So terribly rude. When I say rude, I mean I have literally never met anybody as rude as the management of this park. They will harass you. They will make it as difficult as they can to get a home. Dont waste your time. Even if you get a home here, you would not be happy in this park. Every other trailer park around here is better than this one. It is not worth it. Just go somewhere else.

Easily accessible fitness center. Most neighbors within park are friendly and kind. For the most part, homes are well kept and presentable. The staff is helpful, especially the grounds keepers.

I’ve lived here for 5 years now and haven’t had any issues worth writing about. Most of my immediate neighbors have been here for a few years as well and are nice, quiet people. We all watch out for each other and our property. I was recently on vacation for over a week and my lovely neighbors shoveled my snow and kept an eye on my home for me. I do have cameras inside and around the exterior of my home that are always recording, so I always know what’s going on even if I’m not home. Some of my neighbors have cameras as well. (I do recommend getting a camera or ring doorbell if you can afford it)If you follow the park rules and maintain your yard/home then you won’t have any issues as well. Parking is fair. The park provides enough extra parking (at the mailbox/clubhouse/and the spots marked VISITOR around the park) for those who don’t have enough room and you can always park in front of empty lots. If you’re parking over the line into someone else’s parking spot, then yes, you will get a rightfully deserved violation. You don’t pay their rent so don’t expect to be able to park in their spot.Parking over the sidewalk/in your yard will also get you a violation. A) it looks trashy and B) children use the sidewalk daily to walk to/from the bus stop and shouldn’t be expected to walk in the street because of your ignorance to the rules.Don’t let the negative reviews steer you away. I believe the majority of the bad reviews are from tenants who don’t follow the rules. I’ve had my fair share of violations over the years, but I knew I was violating the park rules and I deserved them.Sterling Estates is a nice place to live depending on what part of the park you choose. I can’t speak for the rest of the park, but I can for the area that I live in.

Parking is seriously messed up. If you have a 4 bedroom house they will give you 6 feet of parking, whereas your neighbor who has 2 bedrooms and 1 car will get over 25 feet of parking space. And if you just so happen to park over the white line, just to fit because there’s no other parking, they will harass you, take pictures of your vehicle, and write you a situation. For the love of god, just don’t live here. The park wants to take me to court because MY BUMPER was over the line.

For the money youll pay on lot rent... its not worth it. They overcharge for their homes as well. Violations and drama constantly. The neighbors are rude and have no respect or regard for anything that isnt in their lot, so keep a look out of people cutting through your yard. I had to get a security system with cameras just to feel secure when Im not home. Dont get me wrong, its about 50/50 with the community, as I have someone right next door and across the street that are WONDERFUL people. However, 99% of employees treat you like some kind of degenerate though... its like they judge you for living there, when they all do too. Not to mention its their team thats bringing the people in...2 cents more: Bernie, the general manager, is an idiot with an ego the size of the moon... maybe hes compensating?..

They should place all the newer trailers together and the older worn trailers in the back somewhere. Updates needed!. My opinion. The 19900$ brand new trailer was nice dont crowd with furniture itll take away space.

Went in to get info about available untis and financing. Sales lady was the only one there, she was rude and basically told us to come back when we had money. Made us feel like an inconvenience.

Lot rent and a mortgage is way too much we have seen way too much a small child shouldnt grow up in a place like that we spent 21 years in our disposable mobile home. Repairs are more expensive cutting-edging is demanded unless you do like we did and cut it down to dirt and youll have to replace that grass too snow removal is expected to be removed a certain way cats are free but they charge $10 for a service K-9 schools sucked everything sucked including both neighbors unless you like drinking smoking and partying then youll fit in just fine

I have lived here for over four years and used to really love it here but this new manager is a total jerk. He considers outdoor toys like water tables to be outside storage so now I have to get rid of my childrens toys because theyre too big for the shed. People can have inside furniture outside but my sons cant have their toys that they play with daily.Hes constantly harassing people about the grass even if its already short and even if its been raining for weeks.And his notices give very little time to fix any problems, two days to paint a shed? Are people expected to call off work just to paint a shed?We used to have a service that would pick up large items from the curb but he got rid of that and replaced it with one you have to call and pay $75 for. He didnt even bother sending us letters to inform us about the change.And when the pool is closed early, he cant even put a sign up explaining why. Thats the least of my complaints but I still feel it needs to be noted.The man has zero sympathy, empathy, feelings in general. And I cant wait to move.Update: a grill is now considered outside storage

Management is working to give it a face lift by getting rid of the old & busted homes out and bringing brand new ones in.

Affordable, peaceful for the most part, pool is clean, gym gets the job done, roads are salted, management is tidy and reasonable, also the landscaping can be a moral booster in the spring.

The manager is a jackass to put it lightly. If your grass is about 2 inches he’ll violate you even though half the empty lots and some other tenants have about 10 inch grass and nothing done. Yesterday I came home and there was an inoperable vehicle and expired plates, but yet I know of 10 other cars that have expired plates. Do they have violations? Of course not. I think he singles certain lots out. Lot rent this high I should be able to keep whatever I want in front of my house. If you asked me if you should move here. My answer would be “No if anything you should find a better park.”

We get write ups for not mowing our lawn but our yard floods and we dont want to ruin our new mower. In the winter they plow your car in, and they do random stuff without asking your consent. During the beginning of winter they tore our yard up and turned it into a huge litter box for all the stray cats. And then it took them a month just to put in the new grass and its already dieing!! So I give the park 1 star because it is a nice neighborhood but I give the office ladies 5 stars they are awesome.

If I could give then zero stars I would. The new management is a joke. Ever since he took over there have been nothing but drunks and drug addicts living in here. My neighbor next door is on parole and pedophiles have moved in on the surrounding streets. The police have a mandated patrols schedule its gotten so bad. My neighbor never leashes their dog no matter how many times myself and others complained to the park. All they do is send them a letter even after the dog nearly bit my toddler and has bitten a neighbor womans elderly dog. Now those same people have chickens living in their childrens playhouse. Which has caused rodents to move in.Management does not care about the real issues, but if it rains a week straight and you dont cut your lawn within 24hours of it stopping they will fine you $50. The rent goes up a little each month as if we wouldnt notice anyways.The pool and clubhouse are disgusting. They built a new fitness center, but cant seem to clean up the abandoned and dilapidated trailers in a timely manner.The only good thing I have to say is the women in the office seem pleasant. They are kind on the phone at least. Who knows if they truly care because their boss does not. Thank goodness I am moving soon as this place is going down the drain and quickly. Hopefully a natural disaster levels it.DO NOT MOVE HERE!! Biggest mistake we made. Five years here and I honestly should have seen the signs.

Saw a child who was probably about 12 years old get hit by the “lifeguard” with the pool net because she claimed he was being too rowdy (all he did was splash his friends who were laughing and splashing him back). Was subsequently told by her boss (an older man) that it was “not my place to be saying something” when I reported her actions to him.

Get your house inspected first. Water heater tank was 25 years old. Plumbing went bad; one thing after another (shower, sink, toilet). Leaks in the house. All my wiring wasnt capped behind the walls. When my buddy went to fix the electrical he said this place scares him. When you try to sell your place, they allow the interested person to cancel their deposit. I had already put a down payment on my apartment when they allowed this cancellation which really screwed me over. Why take deposits in the first place then? Neighbors and staff, minus the manager, are awesome. Two months later I owe them $15 for water? Now I have to go out of my way because they only accept money orders. If you get your place inspected and never plan on leaving, this is the place for you.

I have been living here for 4 years, and I am sick of this manager giving letters for the grass when I cut it once a week and cant seem to make him happy, there is so many people here that blast music well into the night and its horrible here and if they decide they dont like your grass they cut it and charge you 50 dollars and they dont do a good job either my grass was maybe an inch long it dont grow much when it dont rain. I am so sick of being harassed by these people I didnt know they had cut my grass until I looked at my rent letter and then I am like what the hell is this extra 50 dollars for, its bad here dont move here. I agree with all the bad ratings on here harassment is what they do best

Everything a person would need in a trailer park

The summer of 2017 I have literally been written up for my grass every single week. The grass cannot even grow enough in one week to deserve a write up. They do it to every trailer. They did not do this my first summer here 2016. I have paid every month on time since i moved in but last month I paid rent but could not pay water that they tack on ( was hard enough that month to get rent) and they charge me 50 bounce fee on 33 bill. I am so moving out asap. Sucks because my kids love their schools. Find somewhere else and save alot of stress. Parking is horrible too. Neighbor parks in my spot every other day.

Its gone waaaaaay down hill and the management doesnt know how to manage anything.

Rent is too much. Manager nit-picks. A lot speeders too, thinking theyre on Utica Rd or Van Dyke when the speed limit is 15mph. Even the school buses, UPS, fast food deliverys, do it. A big facade. All show and no go. Now theyre raising rental space again $20.00 thats $40.00 this year. Is this guy planning for his retirement or what? Needs some investigations! In the past several years, theres only been maybe a $10.00 increase per year, figure that out. And figure that times 750 lots ??? per month. Duh Also, I spoke personally to these lawn care contractors and they told me they charge $25.00 per cut and $15.00 for the trim, yet the park charges us $50.00 duh again. ???

This is the nicest mobile home park I have seen around. A lot of the homes are old but the water fountain and beautiful trees are nice to look at throughout the year.

To many run down junky homes. They look like they should be condemned. Clearly​ people are not held accountable for their home sites. Brand new $70,000 homes for sale, next door neighbors home is total disaster! Storage out side curtains in windows are rags. Screens are torn. Why would I pay that kind of money to live their? Instant depreciation​ of my home as I sign the papers! Drive through park and look around before joining that community.

Everyone on their team is very amazing as long as you express yourself like an adult. They do their best to accommodate everyone within their means and uphold great standards in our community.

Ive lived here for 8 years. The office staff and grounds crew are very nice and accommodating. The area of Sterling Heights the park is located at, is a good area. The only down fall I see, are some of the disgusting and inconsiderate people that live in the park.

If I could give no stars I would. Water goes out several times during the same time of year (December), brand new place (by Clayton homes) wasnt put together well at all and everytime they come to fix it something else gets ruined and they claim they didnt do it, druggies/drug houses, neighbors fighting all the time late at night/early morning, the manager tells certain people to fix stuff but not others, cars speeding down streets, the clubhouse has no handicap accessibility, people screaming like theyre being murdered and waking you from a dead sleep at 4 am, and yet lot rent is over $500. DONT MOVE HERE!!!

Garbage pick up doubled and its far easier to pickup with the new 90 gallon plastic containers. Prior to it took 2 men with the regular garbage cans, manually had to be thrown into the truck. Now its an automated arm that throws it into the truck and only one person to operate it, it should be cheaper if anything. Also many other parks, water and sewage are free. And out of nowhere they raised everyones lot rental $20.00 and times 750 lots? Wheres all this $ going to? A lot of Skunks, Opossums and too many stray cats. Smelling Skunk sprayings aint nothing nice especially when they dig under ones resident.

Comeing to f x channel American horror story sterling estates trailer park the last few years of torment but when I first moved there in 1995 our side was the old people section. At 5 years old by the last few years the drunk neighbor threatened to burn my trailer down and he said he will get the marshmallows and put a death with on my now dead grandma who was taking care of my mom who was recovering from massave stroke. And calling me names like retard I have asburgers while I shoveled the snow during the blizzard not like did his part of the sidewalk we had a new manager bob who fixed up all the streets and street lights and extremely nice but good guys finish last and he was fired after a short time then came the horror story clouds when none other than Tonys father become the manager now one thing is i was happy living there until the last few years. And I never was trailer trash it was those who give it its reputation was nasty neighbors. Then came the senseless beatings. One in front of my bay window just as I got to sleep that how I survived by never leaving the trailer other then cut the grass and grocery shopping at 43273 home of 21 years back by the train tracks and factorys. thank you for your time

I live here been here for 5yrs everything is ok but the manager is a real jerk he will write people up for the dumbest reasons and if you try and talk to him he is never around or “busy” he will only write up certain people i pay my rent on time i try and keep my yard clean and still get written up atleast twice a month i really sick of it there is houses almost falling apart roofs coming down drug dealers right in front of my house and not once do i seeor hear a write up to them! This just out of hand i pay way to much to be written up and not being able to live in peace!!!!

Nice place to live. A lot of improvements roads, new homes, new exercise room is brand new, the pool is a nice place to hang in the summer. They do a lot for the kids all free, Easter Bunny at club house, Santa, ever child gets a present, v yearly picnic thats all free, b bounce houses, hot dogs, chips, sno cones, face painting. Very nice. their staying on ppl to clean up their yards from toys, junk that just sits and sits, keep them neat. Ive lived here seven yrs. No problems. The ppl in the office are very friendly.

Its sad. I watch everyday the park employees going up and down every street spending there paid time writing residents up over things that dont even exsist. They advertise that we have a heated pool never once in the 7 years ive been here has it been warm. Also adertise that they are pet friendly but have issue with every pet you have and expect the animals to stay inside at all time because god forbid you take them out you will get written up. They can never be happy even when bills are paid on time. And the kids in here are more wild then the parents that arent around when they jump in frount of moving cars dont move here.

I just moved out after living here for nearly seven years.never once was late on lot rent.first manager was great,but they let him go because he was too hard on the tenants-made them pick up their yards,etc.new manager is more concerned with the height of the grass and planting flowers at the clubhouse than making some tenants clean up their yards that resemble landfills with all the junk accumulated.had immigrant neighbors that lived like pigs,let their three obnoxious harass us,light fires,monopolize parking spots,play kickball against our home,and management would do nothing.a living hell for a disabled senior.cars race up and down streets despite posted signs-drug use is open throughout park.moving newer homes in without cleaning up existing slums!ladies in office are terrific,but they can only do so much considering what an ineffective boss they have to work for.

The manager that runs this place is a jerk if you complain about something you get right up after right up after right up the guy is gone as far as saying that he owns the place theres a 15 mile an hour speed limit through out here repeatedly I have seen him driving at over 30 miles an hour with children present his name is Bernie and hes a jerk completely incompetent and everything else another good example would be the trash they have decided that its okay to up our costs to lower their costs even though were paying a lot of money in rent for the spaces theyve done this without asking us or anything else I would suggest staying away from this place this is not the place you want to live unless you enjoy being bullied by a bottom feeder
