My husband and I were in contact with them for a few weeks about a unit and possible move in date. We applied and were accepted, they knew which unit specifically we wanted. A week before having to move we hear back that the unit is still available if we wanted to see it. We did and loved it but as we were asking Becky questions she came off as unsure. I didn’t trust a lot of what she said because I was getting the same shady feelings you get when a used car salesmen is messing with you. She said that day she could send us the lease to sign we would just need confirmation numbers for utility and vet records and money order. I said I’d call and email in an hour. I responded back in ten minutes saying we wanted to go ahead with the process I sent her confirmation numbers vet records. No response. I wait till the end of the day email call them left a message. No response. Three days to go until we have to be out of our house and she leaves me a voicemail saying that someone came in that same day we were there and they signed a lease for that unit. That it was gone and they had nothing left until next month! Thank goodness we had a back up plan and have somewhere to live because if I would have trusted them we would be homeless! And that’s the part that is really messed up about the whole situation, they knew we had to move in three days and still chose to lease it to someone else even with our application being accepted and them having everything they needed. We were ready to sign that day and give them the money orders. I just don’t understand. Poor management skills and they obviously could care less about us being potentially homeless. Thankfully we found a community that actually responds to emails and calls back. A community that respects us and our time and doesn’t rent units promised to other people. They are shady seriously shady. Don’t trust them don’t put all your eggs in there basket cause at the last second it could all blow up in your face. Have a back up plan or get it in writing. Don’t get attached to a unit either.

My husband and I were promised a specific unit and they leased it out right from under our nose literally ten minutes after we had just toured it and were told the lease was coming in our email. We had changed utilities and given them confirmation numbers vet records. We’re supposed to move ASAP so thankfully we had a back up plan otherwise we would have been homeless and they couldn’t care less. I don’t understand how this happened and we have yet to receive an explanation even after calling and emailing. Shady staff extremely shady and that words gets thrown around a lot if you read the reviews. Shady is the best word to describe them. The staff just seem like liars and opportunists, they don’t care about you so don’t trust them ever.

This place is littered with people who think theyre ghetto just because theyre poor. Just drive around, youll see some of these characters floating around. Unfortunate because there are nice families who live here but ultimately its just embarrassing to be associated with this place.

I have a couple for friends and family that live there. On the surface, the trailer park seems wonderful. But the roots are shady. My cousin has a trailer that is a handy man? And yet they get some kind of notice almost monthly because of the porch being insecure or chipped paint or them leaving lawn chairs in the lawn.I honestly feel like its an angry neighbor or the companys way of saying we dont want you hereIve also had a friend who lived here, who owned her trailer. When she moved out, these people had some collector agency come after her for $1400 in repairs to the trailer that SHE OWNED!Long story short, i personally would not recommend this place, they are too shady.

Over all clean grounds. Could use some side walks or bike paths. Generally a decent place to live.

Its a nice mobile home park and there are a lot of good customer service services but they have unrealistic expectations of their tenants or soon-to-be tenants

They sold me a trailer when I was 8 months pregnant that had black mold throughout. My husband and I tried to fix it up because it was a ‘handyman special’ but we were forced to stop. They weren’t willing to help us or work with us. They lost our monthly rent payment, and tried to double dip even though we had a receipt. Shady office staff. They Turned around and sued us after we left. HORRIBLE PLACE TO EVER TO DO BUSINESS.

Run down place not kept up to much, they did redo the pool which is nice. Nice clubhouse for holiday parties. A lot of police calls going on in this complex, rough group of residents.

They charged us over $900 in “damages” when there wasn’t any. They said they had to repaint when they really didn’t.

This place likes to charge you for stuff that is not broken. I got charged 357 for a door that was all in tact when i left. when i called to ask about it and tell them I wasnt going to pay for something I didnt break I got told by April in the office that she would give me a call back. Its been over a week now and no one is returning my calls and I got a letter in the mail saying its going to collections on my credit. Worse and most unreasonable place ive ever rented. Would give ZERO stars if I could.

Please do yourself a favor and DO NOT MOVE IN HERE! When we left the park claimed we did $700 in damages to the paint on the walls of the trailer we had rented for over $900 a month, 12 months. There were zero damages done to the walls in the trailer, we took photos and a video for evidence before we left. When we asked them for evidence they sent pictures of walls that were perfectly fine, one had a small scratch. Also whats confusing is they managed to get those photos after they supposedly spent $700 on paint supplies and repainting. Ive since disputed the bill collectors that have contacted me and every time I present the evidence they stop pursuing and send it to a new collector. This park is run by deplorable people who will try to get you for all they can when you leave. Dont do this to yourself stay away. Ive never had to deal with something like this in my life. If I hadnt taken video and photo evidence I would have nothing to go on, so if you do currently live here MAKE SURE you take evidence of the condition before you leave. I never had any problems with the employees, but whoever owns and directs this place is a thief.

My daughter just moved in and we rented a room at the club house for my grandsons birthday party.. Its very nice and a good price too.. Cant wait to swim in the pool with the boys.

Phenomenal experience with the move in process. Rebecca is AWESOME and she really works to get you into a home. She made my transition as smooth as possible and communicated superbly throughout the process. I highly recommend! I was a little worried about transitioning from apartment to manufactured home however there isnt a significant difference. Get a fresh start today! Call Rudgate Manor...

Very nice accommodating and very clean

I would give 0 stars if I could. After living there for a whole year was terrible. And thats coming from someone who has rented homes their entire life. The lady next door was always starring at us through her windows ALL THE TIME. They also charged us for this chandelier that was hanging by a red carrabeaner that they said they would fix and never did. Also charged us for 900$ or so for paint and then sent me pictures of blank walls saying they needed new paint.. Im not joking BLANK WALLS. We said we would gladly go to court over it. Then they just let it go to the debt collectors instead. Also glass is always on the ground and if you look even semi attractive and decide you want to walk or bike the area people will cat call at you in the neighborhood. Never will I work with Sun Homes or Rudgate Manor ever again.

The worst community one can ever live in.. I wish to leave this hell Asap. Never live in Henry court.. the worst neighbors Ive seen in 28 years.. I work Monday through Friday come home at 7pm typically everyday.. but if I play some music 10 mins past 12 Am .. the cops will be already knocking the doors. Thank God at least the cops are understanding..My neighbors have cameras facing my parking. If your have cars more than 2 burn them.. if you have guests coming I pity you. They will be insulted by your neighbors for parking near the house by mistake.. parking only for 2 carsThe kids play in the street.. I pray everyday that they dont fall on my Cadillac..they play around your cars..The neighbors and the community are highly incorporativePlease please please spend a few hundred more and live somewhere else.. a few extra bucks is worth your peace in life... Staffing agency set me up with a job at Redgate Manor as a groundskeeper. This took place on a Thursday morning and I was told I start Monday. Well later that evening I was asked if I could actually start the next day a Friday and Im a single father of an eight-year-old son and thats just too short of a notice before me to make arrangements for my son for school. So does staffing coordinator said thats totally fine youll start Monday. Well the whole weekend goes by and Monday comes and I go to Rudgate Manor and the foreman is like this is excellent I have three people here we need all the help we can get its been only need four 6 months now. And gives me a job to do and I work all the way up until he comes to the area I was working at, at 3 p.m. and 5 p.m. is the end of the work day and he goes on to say all my manager says only two temps are supposed to be working today Im going to have to send you up to the office and send you home. Oh and I just want to make sure that you get paid cuz you came all the way here and you worked thats my main concern is getting you paid. They couldnt even let me finish out the next 2 hours to get off at 5 a clock. And sense I was sent home they didnt have a time card for me or anything and the staffing agency said I couldnt get paid until my hours were confirmed and that there is a new manager is there now and oh the manager is not there and wont be for another week and shes the only one that can confirm my hours I worked that day. I asked both the staffing company and the office rudgate Manor isnt there somebody else in a high enough position that can confirm my hours or can you please get in touch with your manager and have her relay the confirm of my hours. Thinking you know its not much to ask they have lost phone call place that can take just a minute and help me get paid the money Im owed and deserved. Especially under the circumstances that happened. NOPE the office employees couldnt have cared less about helping a former employee get paid. And also that the staffing agency rudgate Manor used or uses is out of state and I believe its why I have to do an I-9 verification before I can get paid and that is having a person / friends / family member having someone get emailed and I-9 verification document from the staffing company and for them to fill out just a few questions and then sign it and its all to confirm that you are a US citizen in allowed to work in the US. Which I find to be really ridiculous, 1 because rudgate Manor should have done that right on the spot the second employees check in. 2 the staffing agency should also he usually be able to have each person fax, e-mail or go on to a website and upload your information and your staffing agency coordinator be the verifier. And one coincidence and funny thing was that the whole time I thought rudgate Manor sounded so familiar and not until I was working and took a moment with the foreman and another employee talking about stuff that I realized its the same name and complex owner that my sons mother lives in although its just the Clinton Township location in complex. and foolish me I thought it was a sign of good luck and that it was meant to be. And it really sucked because I loved the position of being a grounds keeper immediately the foreman and other two coworkers were awesome and so easy going and down to earth and stablished an immediate close working relationship and if I could have stayed on I know especially the one co-worker him and me would have become really tight and possibly actually really good friends outside of work and the foreman was an awesome guy you could tell right off the bat and working for him would have been a pleasure. But both the staffing agency and the complex screwed me over by sending a person there the Friday before I started that Monday and gave up my job my position the money I was to earn to somebody else,an didnt even bother to let me know or get ahold of me. So for any company to handle Business and Professional matters in that manner they deserve negative Stars

GREAT place to see. Our nephew owns a mobile home and rents a space there. The people that rent the space to him are GREAT people. They are nice, considerate, kind, co-operate, and willing to help you in any way with anything--especially directions. Would love to live there, if i didnt have a place of my own. They are wonderful, and, the people living there are very nice. GREAT PLACE!!!!!!!! The beauty is nice too.

Its HUGE!!!! WOW!!!! I only saw one part where we pulled in. They are all trailers. I was expecting manufactured homes. I heard the rents and PHEW!!! HIGH!!!!! TRAILER/LOT RENTAL ALL IN ONE IMO IS HUGE for just a single wide!!! They are some OLD TRAILERS, TOO!!! TO MUCH MONEY!!! IF THEY WERE NEW, I COULD SEE IT!!! NOPE! NOT FOR OLD TRAILERS. I was NOT IMPRESSED AT ALL

Best trailer park ever

Rent goes up every year, the people that work in the office are very rude! I dropped off my rent check which is over a grand a month for a single wide home and when I asked the lady at the desk to write a reciept she scoffed at me and had an attitude about it. I will never be signing another lease here again. Expect your rent to go up between 35 and 50 dollars each year. They never return calls or emails either.

A very huge trailer park located in Sterling Heights, Mi. Very complicated to get around even with a navigator system, you have to know that area. On trash day, this trailer park has an abundance of trash set outside everywhere, definitely not a good day to visit. Very kid friendly however, many play grounds for hidden to enjoy. Not really my ideal home spot, though beauty is in the eye of the beholder

Quiet park, pretty clean and decent rent amount.

The company who took over has made a mess of things. It has good neighbors in it. My thing is they supposed to be watching the place at night? Ive passed by the clubhouse a couple of nights after getting a vehicle and was shot at by people who were goofing off with Roman candles not saying that its bad but it is kind of dangerous because of gas and stuff. Another thing that I disagree with is that we have three people living in a trailer but was threatened to have my vehicle towed and slapped with a $386 fine or something for having too many cars in the parking lot they told me to park my car at the clubhouse and for someone who works 12 hours shifts and lives on the other side of the trailer park its not right

Rudgate is wonderful in taking care of any matters that you have going on in your home.

This is a very clean park with a nice refreshing pool. The staff there are very sweet people. My mother has been living there for quite awhile and she really likes it as well!!!

The only problem i have is they arent strick with dog owners. Peiple walk their dogs and dont pick up its poop! I have also come across a few dogs with no leash or owner in sight! Other than that its pretty ok. The school is right around the corner and shopping is about a mile away

I deliver for Meals-on-wheels to Rudgate Manor and in the time that I have been delivering there I have never seen any location there anything less than well kept. I never see garbage, i never see loitering, I never see evictions. It is low income housing and many of the people that live there are elderly. If youre thinking about moving into there, you can trust that its a decent place to live.

These people are only interested in money. They dont care about the residents at all. I have been trying to get my yard filled to cover the tree roots. They have actually caused injury to three children. Made several phone calls with no response. The manager tells me its my responsibility to maintain the lot that I rent!!
